My father and I went over 45 days at Greenhouse Villas without a working AC in the middle of summer. Maintenance came multiple times but never fixed it, and after we gave our lease termination notice, they claimed a professional was scheduled—yet no one ever showed up during our final 2 weeks. We were left in 85+ degree heat inside, which is completely unacceptable and likely illegal.

We had to buy a $200+ window unit just to survive, which spiked our electric bill and still didn’t keep it cool. Our pets got sick, and when we asked for help or reimbursement, the leasing manager refused and showed zero remorse. The only thing she said was that it was “concerning” we had a “new” AC unit—ignoring that it NEVER worked.

If the staff had to live like this, it would’ve been fixed immediately. But because we were just tenants, they didn’t care. This place is unprofessional, neglectful, and completely lacking in basic human decency.

      Do not rent here. Ever.

I do not recommend one of Greystar's apartment complex due to ongoing issues with billing errors and lack of accountability from both the leasing office and corporate management. After moving out, I was incorrectly charged rent before my move-out date. Despite multiple attempts to resolve the issue with the leasing office, the credit I was owed was never issued. The situation was made worse by the complete disconnect between the corporate office and the on-site team. Even after providing clear documentation and proof of communication, the situation stalled. After three months of back-and-forth, I ultimately had to pay the incorrect balance just to move on and corporate does not bother to answer their phone/email.This experience was both frustrating and unprofessional. If you're considering living at one of their properties, be very cautiousespecially when it comes to communication, billing, and being promised things that ultimately arent honored, even with proof.

The apartment forces people to pay people $75 per key (you can buy a pack of 50 online for $10) implements trash fees, for leaving the trash out to early although they o ** have a one hour window. The management is predatory and the customer treatment is deplorable.

I give 0 stars! This company is a scam!! Run!! Hidden fees and funds every way to over charge you when you move out. Daughter lived at an apartment that was ran by Greystar. She joined the military and gave more than a 30 day notice. Because she did not get her orders till the 4th and put her notice in 4 days late they charged her a months rent. This was a 56 day notice. Because she did not give it on the 1st of the month before the month moving out they charged her a months rent on top of having a cleaning company they use that she paid to have clean her apartment. They charged her cleaning since it was not done to their liking. Mind me the floor was coming up and they never fixed it but they worry about some scuff marks. Then charged two different fees for trash. Please do yourself a favor. Don’t move to any apartment that is ran by Greystar.

First s/o to ******* for being good at her job and helping people as a customer service rep. **** on the other hand should get audited because I have called him 3-4 times at different times of the day. He never answers and never calls you back. Greystar was an ok management company. Where I am upset is getting our move out charges and them nickel and diming you for everything youre worth. There are so many rebills every month gas, electric, utility-other (whatever that even means) and they dont explain what it is for or why it changes so much every month. Most months we paid about $100 in rebills and that is on top of our normal bills we had to pay the city. That large of a number could be understandable except for the fact that Im confident the pool they bragged about was the reason for a lot of that money and it was broken for more months than it wasnt in our 18 months of living there. To end it all after we spent over 2k breaking our lease we got $0 back from our security deposit. And we owe them money for all these rebills. If you can help it I dont recommend a greystar property because of the shadyness/ vagueness with which they make you pay random stuff.

I am writing to formally express my disappointment with my recent experience at Sterling at Stonecrest. Despite repeated confirmations, the unit we received did not meet what we agreed to.
My fiancé and I were assured multiple times that the unit we applied for, signed and paid to live in would have a specific's- hence why we chose this community. When we raised concerns, we were met with dismissive and unprofessional treatment from the assistant manager. No call from the mgr as promised but Izzy’s efforts to help was acceptional , but overall, we felt misled and disrespected. This experience has left us displaced, out of pocket, and deeply dissatisfied.
From the start, my family did not feel welcomed or valued here. There was a lack of genuine care and consideration, and every so-called accommodation came with an added cost to us. It felt as though we were being retaliated against for reasons that seemed personal, not professional. It’s unacceptable that we were expected to pay more or lose money over an issue that was not our fault and could have been resolved amicably.
Promises regarding refunds and resolution were changed repeatedly, adding stress and financial strain.
We were never given the opportunity to tour the actual unit or view it before signing the lease. We were given conflicting information and misleading assurances throughout the process. We never intended to leave, but ultimately, we are relieved that we did. Having previously lived at another Greystar property, I had only positive experiences — Unfortunately, what we experienced at this location was the complete opposite and deeply disheartening.I did not choose this community to be disrespected, spoken down to, or manipulated. This type of behavior does not inspire any trust or sense of safety for residents.I feel it’s important that you are aware of how we were treated in the hopes no other potential or future residents have to go through a similar experience.

They are all about taking money from you but when money is due they are slow about returning it. Most of their community managers are terrible and I've rented from multiple. The last one would gaslight me even though they don't live in my house so they don't know what packages I receive at my door but they claim that no packages ever get delivered to the doors. For your deposit return, they don't mention that they are responsible for sending the link and if it's hasn't been sent it's their responsibility not the smart disburse third party money return company this makes the person who's owed money have to do like this call to the third party then have to contact the actual company that is responsible for doing it. Not the third party that has no control

This has got to be one of the most putrid places I have ever lived in my entire life. If I could give this place a zero star, I would. Aside from the cockroach infestation… Getting anything fixed is almost impossible. I have about 20 work orders out with no resolution after months of requesting. The cockroach problem has not been even addressed by management and they could care less about their residents. The water heater smells like someone came and took a dump in my pipes, with cockroaches piling out of them in the middle of the night. My bathroom flooded twice and their solution was to patch holes and now my bathroom smells like straight mold. The washer and dryer don't work, the dishwasher is literally not usable. My sink fell out and my toilets have all broken several times and I've had to fix it all because of the non-response times of the maintenance workers. I suggest you skip living in any Greystar community as they will never let you out of your lease and they will never assist you and then you are forced to spend thousands of dollars to break your lease to get out of their disgusting repulsive excuse of a place to live.

Before signing my lease I made a clear request to be placed in a private unit, preferably in the back corner and with no tenant living above me ( not yet anyway, I am aware that a tenant may move in later on) -This was a key condition in my decision to move in. That request was ignored, even though there was a vacant unit in the same building that met my exact criteria and has remained unoccupied to date.

Constant noise and lack of privacy. The walls and floors are extremely thin- I can hear people walking up and down the stairs, upstairs neighbors stomping on the floors, doors slamming and even conversations and TVs from adjacent units. It is intrusive and makes the space feel anything but private and peaceful.

Maintenance showed up to my unit without any prior notice just to change air filters. I was working remotely from home and was completely caught off guard. My dog became overly excited where I was forced to leave with my dog and wait outside while maintenance entered every room of my unit. It felt like a clear invasion of my privacy. When I raised this concern to management and mentioned I may need to consult an attorney due to lack of proper notice and privacy violation, management refused to speak with me further and brushed me over to their legal team.

I needed to submit a doctors note and deliberately made to jump through hoops just to obtain a 2nd parking permit for my caretakers vehicle- a burdensome and unnecessary requirement.
Their parking vendor will boot cars immediately without a pass-with no warning notice. $160 is charged. to remove.

Utility charges are expensive. Conservice is the 3rd party vendor Fieldhouse uses and they have a terrible reputation for overbilling customers. Each month there is a discrepancy with the charges. Conservice " forgets" to bill a few of the buildings and garages. Tenants are now double charged utilities.

Rent is pricey after multi tenant rent increases, garage fees, pet fees, parking fees.

I have been a happy resident at this community for 2 years until this go around in regards to my lease renewal. The consultants in the leasing office did not have any information on the renewal offer within the 60 day notice of the lease term. I went into the leasing office day after day to get a follow up. The renewal rates didn’t come in until about 40 days before the end of the lease term. I spoke with the assistant property manager (Kristen); she notified me that it would be no more than a $85 increase, however the resident portal was showing a $300 increase. The following day I went to speak with the property manager (Jaclyn); she notified me of a $100 increase. I agreed to the $100 increase, but the resident portal still displayed a $300 increase. I went back to the leasing office again the following day to discuss the amount that was appearing on the resident portal. Kristen notified me that it will be a $200 increase on rent and they will accept a 30 day notice which was in the next 2 days. The managers in the leasing office did not try to compensate for the inconvenience in anyway.
