Do NOT be fooled by the smiles and good cheer when being shown around. Once you sign the rental agreement, you've just signed a deal with the Devil. Greystar is horrible, with a national reputation as a bad landlord. They are disingenuous, outright dishonest. They get away with it because they know most tenants lack the resources, time, courage to fight their relentless chipping away of tenant rights. Are there satisfied Greystar tenants? Of course, but much in the same way there are satisfied *********** customers...as *********** perpetuates MASSIVE fraud on 3.5 million customers. So they pay $185 mil in fines....But Greystar is worse. For they target your quality of life at home. In my situation, my entire building is suffering from stuff that is forcing people to flee their homes or greatly diminishes use, or even puts their health in danger. Whether it be mold, or water coming in from a ceiling they refuse to permanently fix ("We're waiting for the roofer's insurance to handle it") while the problem persists for MONTHS, construction that has gone on for months, so loud that pets are peeing indoors and barking incessantly, where the drilling and pounding and pumping is so loud, people can't work or sleep, and again, have to flee. Yes, they are entitled to make improvements. But they abuse the right, and offer NO consideration on the rent. For example, for several months now, we have lost the use of our patios, laundry facility, view (entire building is encased in thick plastic and scaffolding), had peaceful enjoyment OBLITERATED, etc., and if you dare ask for a few bucks off the rent - because you're still paying for patios, laundry, view, etc. - they either ignore you or tell you, "Too bad. Pay in full."Google Greystar and lawsuits, civil actions, etc. THAT'S who these people are. NOT the smiling people that show you around.

We found mold in the bathroom they did a cheap deglaze and told us it wasnt mold we complained when the glaze job has started to peel and bought a do it yourself mold kit to prove it was mold and were told it was our fault for using a bathmat. They raised our lease more than the state maximum allowance and after threat of lawyer were told since we were such good tenets they reconsidered and only raise dot the maximum. The management never returns calls or gets back to you. Their is no recourse.. the lease they sent me which I eventually signed they send e-mails telling me it was broken and said we didnt sign the proper addendums which it doesnt let you not sign. They put things in the lease and charges that dont make sense and then tell you you wont be responsible and you have no option but to sign They force new programs on you that you dont get to opt in or out. Since they want to deliver internet you HAVE to get their package. And I just love getting emails telling me rent hasnt been paid when meant for other people they gave us a package room and yet packages are still scattered in the halls left outside.. and especially around the holidays you get multiple messages for packages that are not there so your not sure if you get everything Ive had to get another POBox to make sure I get important things. If you have a pet they come into your apartment without consent when you try to make arrangements, and when they tell your they are coming and they miss their appointments they just show up and expect to be let in my wife was in the shower and they were expecting to just come in to inspect the fireplace they used to offer lease terms and now the wont let you do anything less than a year without doing month to month (great so now that we are looking to move and didnt get our offer accepted Im stuck here longer). Since I cant do anything someone should heed the warning. If you have the option look elsewhere

From over 30-years in houses, I moved into ***********************, a Greystone property, after my divorce. I was planning to build on my Canyon Lake property. The experience at ****** was so enjoyable with excellent facilities and elite management, ***********************, I decided to stay. ****** was promoted and moved to another property. The replacement management team was a different story. Within months, the wonderful ******/Greystar experience began to go downhill. I do have to say that the maintenance team is top-notch, professional, caring, skilled, and fixes problems often in an hour or 2. Since the replacement management took control, dogs were out of control, and I am a dog lover and owner. The size limit became ignored. Yes, as tenant you can have 100+ pound dogs above them tromping on other tenants' ceilings. Dog barking is crazy now. Many dogs are off leash, which I don't care about if they are trained, however, some of those owners encourage their dogs to bark while chasing ***** and playing with other dogs.A neighboring has rageful outbursts for 10 or more minutes filled with screaming, violently throwing chairs and cages on their porch. Pot smokers who gag and choked on hits so loud they wake neighbors up at 5am and I'm an former hippy.Government safety regulations are often ignored causing serious risk for the tenants. It doesn't matter how many times tenants report to management, they get placated with a smile or a hug and nothing gets done, even addressing the violence. If a resident persists, Greystar management just throws it back on the tenants, "Call the police, call Animal Control, take pictures of offenses of angry policy breakers, record infractions and on.The outrageous part of this is that Greystar on their website promotes their integrity, mission, values and "Tenant Caring Policies." They don't enforce these codes of conduct. My lawyer found 5-cases of gross management negligence and 2 safety infractions. Beware!

This Company Literally will not fix any of my concerns. My child's room smells like pee and poop. He Will not sleep in his room because of the smell I went to the office put in several work orders for issues to be resolve they told me to get out my lease free of charge instead of helping me with getting the issue resolved. My bathroom tub need recalking the proper way I was told that they would come back to put a clear coat on so that it wouldn't keep cracking. I have big palmetto bugs coming from out of cabinets red fire ants in my home. No one is willing to help only offering for me to opt out of my lease

For a rent of 2000+ a month you would expect for the basic necessities to be available. Then when they realize that the purchase is a complete bus they completely sell and abandon everything with auto proper transfer leaving residence without mail or basic necessities needed for the day by day Then when they realize that the purchase is a complete bus they completely sell and abandon everything with auto proper transfer leaving residence without mail or basic necessities needed for the day by day. The property manager Kyle B was the worst one I have and since my college days. Graystar homes you probably do not move in they are the absolute worst

I just spoke with ************* who informed me that there will be no accommodations made for threats to mine and my daughter's life here at our front door at ***** community.

His LinkedIn says that he has over 25 years in property management, but I guess he is out of touch with customer service and conducting business in an ethical way.

It is absolutely appalling that a tenant who has been through what my daughter and I have cannot get any compensation when we are having to be forced out of our home that we just moved into in March due to safety issues among many others.

I will continue to escalate this issue until someone who has an ethical compass can accommodate the forced move out of my home.

I asked for a month's rent compensation which is a small price to pay for a child's life being threatened, not to mention my life as well.
