I live in Rye Sobo. I am absolutely outraged by my experience with this apartment management. In my opinion, this is one of the most unprofessional and frustrating companies I’ve ever dealt with. We are still owed money, and the handling of this issue has been nothing short of infuriating. Every time I try to get an update, I’m met with vague answers, shifting timelines, and promises that never seem to materialize.
From my experience, the staff appears completely unorganized and unprepared to manage even basic resident concerns. Communication is slow, inconsistent, and often feels dismissive. I’ve spent far too much time chasing down information that should have been resolved long ago. My new landlord was even disrespected on the phone with this company.
I am beyond disappointed and exhausted by the constant runaround. Based on everything I’ve gone through, I would strongly warn others to think twice before dealing with this management company. They need major improvements in transparency, follow-through, and basic competence.

Im located in the Pomona Ca and renting with Sienna Residents. From the first day we were not approved than within 20 min they used a Bitcoin account going back 3onths than approved us. Sept 4 me andy boyfriend moved in they knew he was the only one with income. Oct 10 we got a 3 day pay or quit and within a week they used a notice to enter premises stating inspection only to make contact to ask for rent along with having a security guard with them and stating they have filed for eviction. On Nov 4th received another notice to enter premises I wrote an email stating of there harassment has been given to my legal team and I ask then to stop they never showed up I called the court house to fund out they never even filed. Here it is the 6 havent been given 3 day pay or quit but another notice to enter premises now for reason inspection of if the unit is occupied. They refered us to the city to help with the rent. I've come to conclusion that they can't afford to file eviction so they think they can scare me out using the notice to try and find something so they can use it for breaking the lease and also still trying to harass me without filing another 3 day because they know I have a case. This is for the Greystar Management for the Sienna Residents in Pomona ca

In October we applied for an apartment and got approved. The lease agreement stated the move in date to be 11/7/25. We submitted all required forms, paid for a holding deposit, paid application fees, paid for renters for the whole year, Paid for internet, set up PG&E for gas, set up **** for electricity. The only thing left to do was sign the lease on move-in day. We didn't hear from the Arbors as it moved closer to our move-in date and had a weird feeling. There we multiple attempts to contact the leasing office in the morning - after noon. No one answered any of those calls. On 11/5/25 we were able to get a hold of the leasing office. We explained that we are scheduled to move in on 11/7/25 and we were told by Kariyzma that we are unable to pick up keys because the lease is not ready and they are unable to generate a lease. We explained to her that we already had a lease agreement and had already got approved. That we just needed to sign the lease. She stated that they are unable to propagate a lease agreement and that there is nothing she can do. We explained to her that we already submitted a letter to our current place of living that we will not be renewing. That we have less than a week to vacate or current apartment. She said there is nothing that she can do and that we need to figure it out. I then went in person to the leasing office to get more information. I spoke with Kariyzma she told me they were having "IT issues" and that they are unable to generate a lease agreement and have no idea when we will have a move in date. I expressed the frustration with the tight time line we have to figure this issue out. She said "We can probably get your lease agreement sometime in November but I have no set date and I can't promise anything". I asked her to pull the lease as they have put us in a position were we have less than a week to find somewhere to live. I requested that they refundall payments for application fees and holding deposits.

I am a former resident of One12 Courtland Street. I am reaching out in hopes of resolving an ongoing issue regarding my $1,500 security deposit, which has not yet been returned following my move-out on September 28.
During my tenancy, I experienced numerous issues with my apartment, including theft, persistent leaks, mold and mildew, and HVAC malfunctions. Despite submitting multiple maintenance requests, these problems were never properly addressed. The living conditions ultimately became uninhabitable, forcing me to terminate my lease early and secure alternate housing.
This situation caused significant personal and financial hardship, including property damage, loss of belongings, and considerable stress. Since moving out, I have reached out to multiple property managers and leasing agents but have been repeatedly redirected without resolution. I have also filed a case with 311 regarding the mold issue.
I respectfully request that my security deposit of $1,500 be returned promptly, given the circumstances and the lack of adequate response during my tenancy. I hope Greystar, as the current management company, can ensure that former residents are treated with fairness and understanding.

The Del Rey in Las Vegas is terrible. Please avoid. My electric meter was attached to the wrong unit. (So I was paying someone else’s bill for 7+ months), they took 4 months to fix the issue and do not compensate me for the overpayment. The local news ran a story which I believe cause them to retaliate against me. My security deposit check was sent a week after I moved out only for them to stop payment and charge me the move out fees 2x. The office will not help you and they will blood you and ignore. They do not care if you are disabled and on a fixed income.

They do not appropriately address noise issues or health and safety in this building. There are many people smoking and vaping nicotine and weed/marijuana and it leeks into everyone's home. Furthermore, escalation to management, is pointless, they do not even return and email or phone call. Do not recommend Greystar Management for the Derby Apartments in Phoenix AZ.

Greystar management is one of the worst anywhere. There's no care for residents. Also, there's no transparency in the rent charges. They are cheating people with added charges and duplicate charges.

This company is one huge scam. Please tell me how my 750 square foot apartment in Cumming, GA, racked up over $600 in utilities for the 19 days of prorated living before our lease ended? We moved out on 9/19 and paid our last payment that we were notified of on 9/1. Suddenly that prorated amount has increased in the form of a bill that includes an extra $30 in base rent and over $600 in utility fees. Absolutely insane to received a statement in the mail that we owe this amount of money well over a month after we moved out. Live in any other apartment complex than this one, they will try to get you for every cent that you don’t even owe them!

I am submitting this complaint regarding Greystar (Spring Creek Apartments, Corvallis, Oregon).

After vacating my unit in excellent condition—with video documentation and thorough cleaning—the property retained my full $1,500 security and pet deposit and billed an additional $1,228.20 for cleaning, pet odor treatment, and vinyl replacement. No walkthrough was conducted, and no receipts, photographs, or invoices were provided to justify the charges.

This appears to be part of a pattern of excessive and undocumented post-tenancy billing by Greystar, which has drawn regulatory attention in multiple states. I am seeking full reimbursement of my deposit, removal of the erroneous balance, and a correction to my account.

I am happy to provide documentation (video, lease, billing statement, and Oregon landlord-tenant law citations) to support my claim.

My deceased sister was a tenant at 639 Geary St, Apt 505, San Francisco, CA 94102, for almost 20 years. I submitted her notice to vacate effective August 15, 2025, which was confirmed by the property manager. As of today, there has been no refund of her security deposit and no final statement provided.

I have followed up multiple times, including sending a certified demand letter, but received no response from the management or corporate office. The lack of communication and accountability is completely unprofessional.

The company is withholding the deposit in bad faith, possibly taking advantage of the fact that the tenant is deceased. This situation has caused unnecessary stress during an already difficult time.

For such a large company like Greystar, this kind of treatment is unacceptable. They appear to care only about money, not their tenants.

Future renters beware: Keep thorough records and be prepared to escalate to small claims court if necessary. I strongly recommend avoiding properties managed by Greystar.
