1 star1) They unlawfully entered my apartment without my consent (office manager/maintenance worker/3rd party entity doing apartment checks) while I was home in my t-shirt and underwear - I had to yell at the maintenance worker to get out of my apartment in order for him to get out. When I saw him around the ground he would smirk as if it were funny. I called the leasing office to speak with the assistant manager - never received call back. Called Corporate Greystar- left numerous messages, no call back.
2) Worker/Employee from Greystar (or someone with access to residential apartments) were going into apartments without Renter's knowledge and stealing items from occupants. Leasing office kept denying. No owning up to or responsibility taken by Greystar.
3) My AC went out (I LIVE IN THE STATE OF ARIZONA where we have been having record heat)- it was dusk, they said "it was getting dark and could not run the risk of getting up on the roof) - so they hooked me up to a pseudo non working temporary ac unit that kept my apartment at 97 degrees.
4) Finally I had enough of Greystar and their various managers/supervisors either quitting, being moved to a different property or getting fired (I am not sure which but with so many coming and going within 3 years and all of their terrible management up to this point...one can only imagine) - Anyway after living on this property- since 2004 - that is not a typo---- 2004, I said enough of Greystar and decided to move. Upon leaving my unit spotless, and paying my last community utility bill via their web portal, they refused to pay me my $200.00 refundable deposit. The manager Ilsa also stated I never paid my last utility bill, which I did.
5) Not only is this a terrible unlawful company, they outright assume tenants are lying - but in actuality it is Greystar employees who lie... RIGHT TO YOUR FACE.

1 starMy family moved in February 2022, the apartment was disgusting, never cleaned, mold in the toliet that took 2 months to even replace. When we signed our lease we liked that it had a no marijuana addendum. However for the year and a half we lived there our neighbors were constantly smoking marijuana to the point it was affecting mine and my husband's health. We broke our lease stating the breach of contract for the marijuana and other issues like maintenance, and the entry gate not being fixed in a timely manner which lead to my husband's car being broken into. They are stating that we owe a buy-out fee and other cost, even though per land lord and tenant laws under health safety and quiet enjoyment we do not owe them anything. Forget trying to get ahold of anyone in the on-site office or corporate they never answer the phones. Then when you send an email to customer care they only communicate with the on-site staff and only hear what they have to say. In the year and a half that we lived there the ratings went from a 4.6 to a 1.2 that should raise some sort of flags that something is not right.Do yourself a favor and stay away from this property and any property run by ********.Review fromTom R

1 starI totally agree with the lousy reviews I see on this site. I lived at the ****** Album Ranch from Dec 1, 2021 to Aug 20, 2023. The property management is absolutely deplorable. Serious problems go unresolved. People are allowed to live in this active55+ community who obviously need to be in assisted living or mental care units. The staff is comprised of mostly disinterested ****** ***** women who ignore most complaints. There has been a high turnover of residents. I refused to renew my lease because of poor management and substandard building quality. Half the security doors either wont properly close, or will jam to the point you cant open them. Barking nuisance dogs are everywhere. The **** compressors are roof mounted and they sound like a train running over your apartment. Worst of all, this building is surrounded by numerous other apartments for all ages, and the entrance to those apartments is adjacent to the west end of the Album. My apartment sounded like the ********************. Many residents who were there needed to be in assisted living or memory care facilities, but apparently there are no screening criteria other than the ability to pay for an apartment. It was the most miserable time of my retirement. Ive never been happier since I moved out of the ************************. And yes, they try to stiff you for as much money as they can. They want you to pick up the tab for substandard construction. They will even charge you for wear and tear on their carpet. They tried to make my neighbors pay for a jammed security door that couldnt be opened without excessive force. In fact, most doors there are lousy and jam or slam so loud you can hear first floor doors slamming on the fourth floor. If you really hate your loved one and want to put them through h*** on earth before they die, this is the spot to take them. These are my opinions based on a horrible almost 2 year residency at this place.Review fromAnn Marie D

1 starI resided in a Greystar property from 2020-2021, and I was a responsible tenant that maintained a clean apartment and paid rent on time. Ahead of moving out, I requested a walk through with property staff in writing and never received a response. Since I thought the unit was in good shape, I didn't press any further and moved out.
After moving out, I received a bill from Greystar for "damages" to the unit. When I requested documentation, they sent me photos which reflected normal wear and tear (for example, small scuffs on the kitchen cabinets). When I disputed the charges in writing, the person I was speaking with ghosted me. I continued to receive occasional auto-generated emails from the Greystar accounts receivable team over the past couple of years, and each time I told the representative that I had disputed the charge they stopped responding to my emails.
Today, I was frustrated and disappointed to find out that Greystar sent my account to a debt collector. Greystar has repeatedly failed to resolve this issue themselves when given the opportunity, and it's unbelievable that this kind of predatory behavior is allowed. I hope that Greystar is held accountable for taking advantage of its tenants with fraudulent charges like this and threatening to ruin their credit without good cause.Review fromRcampb333

Novel Atherton’s tag line should be “best lip-service by the most incompetent staff you’ll ever meet”. This joke of a complex is just that; a joke. You’ll end up paying a big LUX price for a mediocre, at BEST, experience. The only thing arguably worth the steep price tag is the location.
Novel Atherton and Grey Star has to be by far the most unethical company I’ve ever seen. I moved out of my original apartment a year ago and STILL haven’t received my security deposit back. Efforts made to rectify the situation continuously fall on deaf ears and false promises. I have lost count of how many times I have talked to staff at this point; specifically the manager Adam. Adam always seems to “understand my frustrations” and says he’ll get on it, but never follows through and then “forgets” about any previous conversations had. So here we are. A disgruntled former resident, having to go rouge on a social review platform in hopes it finally gets the attention of corporate to escalate a rental situation that shouldn’t have to be advocated for.

1 starCould you give negative stars? Greystar may be the worst property management company on the planet. They charge top dollar for mold-infested apartments and threaten eviction for anything. They wont return your calls when your air is broken, but by god if youre five seconds late on rent then youre getting two calls a day. *****************, the **** is up on the same level as Tammany Hall in sliminess. 1 starIt has been roughly 4 months I was asked to issue a roughly 2k holding deposit for an application. I did not move my daughter into the apartment and they still have yet to reimburse me my money! No one answers calls nor responds to voicemails at this establishment. I want my money back! 1 starIf youre considering moving here, DONT! The office staff is NOT helpful AT ALL. I have 2 outstanding service tickets open and they just dont care. 1- my mailbox is broken and I cant retrieve my mail. 2- my toilet is running non-stop. I cant turn the water off, and my water bill (included with rent) is going to be astronomical. We have a gated community, but the only working gates are the drive through. ALL of the walkthrough gates are open for anyone to walk in use the pool or whatever. This used to be a nice place to live. Not anymore.Review fromSophia B

1 starManagement of our complex (city gate apartment in Denver) by grey star has been atrocious. We have lost thousands of dollars at this point to stollen packages, car break-ins, towings that don’t meet state compliance laws with unclear parking signage, and pet medical and hotel bills from the month we were without AC last year in June-July. Additionally, when we moved into the apartment building, our apartment was not ready and was still in active construction. There was dust everywhere, lights taped up, and bits of ceiling all over the floor. We were told we would receive comped rent for the nights we had to sleep in deplorable conditions, but never received any sort of rent alterations. On top of our personal grievances, the internal building is covered in vulgar graffiti, the garage door is broken, the keypads to keep the building secure don’t work with some never locking and others never unlocking, and all but one treadmill in the gym have been broken for the year and a half I’ve lived here. In the time I’ve lived here, we’ve had 3 different major leaks causing damage to our internal apartment, and as mentioned above, a month of no AC during 100 degree plus temperatures.
Our front desk staff is lovely and so helpful, but the overall management of this property is atrocious. I will never live in a grey star building again and recommend everyone avoids them at all cost.
