      We lived at the Caspian apartments for five years come to find out we were living in black mold. The third floor was flooding every time it rained and left inches of rain on the floor. Nobody did anything about it. We had to contact the code enforcement to do something, I had to pay a mold company to come in and test the black mold it tested positive. My husband and I have been very sick. We didn’t know why for the last three years I wound up with extreme severe asthma, breathing problems, bad my husband up having to use the machine just to sleep at night, waking up, choking in the morning, and nobody understood why we were so sick it baffled all the doctors specialist and everybody come to find out we were living with mold all these years. The building does nothing about it. We contacted Graystar. Nothing we even sent a letter to the CEO, nobody does nor do they care. All these apartments are infested with mold dangerous mold. Something needs to be done. The building needs to be condemned and needs to be redone. I have many many pictures to send that will show the flooding the black mold in the apartment. We have notified the tenants. They won’t even let them out of their lease. Tenants are trying so hard to get out of their lease and they won’t let them out. They’re making them live with the black dangerous mold we were fortunate we were able to get out at least ended but now we are very, very sick from it.

      I was accepted to the Novel Val Vista property in Gilbert AZ. I asked to please resend me the worksheet I wanted to make sure that all fees were calculated before I gave notice of where I am currently living. . It took a week for them to send it to me. Although they kept saying they were emailing it that day. It was finally sent and the price changed by 100.00 . By this point I was frustrated and amazed. I said you know I am just not feeling good about this situation. I would like to get the admin fee back. They offered to give me the price they had quoted but I just in my gut was tired of begging for something that was supposed to have been sent. These are not budget apartments. High end. They said it could take 2 -4 weeks to get your money back. It has to come from corporate. I was livid. I asked to talk to a regional manager. Her name is Lindsay. She said she would look into when I will get my money back. She would call me. Next day nothing. I called her same thing as soon as I find out I will get back with you. This has gone on for over 2 months as soon as she hears something she will get back to me. My last correspondence was an email from her that she is on a sabbatical until August 6th. Corporate responded with an email and no follow-through either. In fact there was no person by the name that even worked there. So at this moment I am out 250.00. Plus the application fee of 50.00. This company Grey Star is being sued by the attorney general here in AZ for price fixing. I can see why. So my suggestion is don't just look at the property beware of the company and the management team. If it is this hard to get an admin fee returned imagine what the return of deposits are like and getting things fixed where you live.

      I live in a Greystar-managed property in metro-*******. I've actually lived at this property since before Greystar bought it. Since their purchase of it, the quality of life has dropped significantly. First off, they are raising our rents every year. However, their rent raising has been considered "illegal" and is currently being investigated in the state of ******** (look it up). Since moving here, rent has gone up $300/month and will increase again this year (most likely by another ~$150/month). I pay over $1500/month for a 2 bedroom 1 bathroom apartment. They have also signed us up for a MANDATORY trash collection. They added a mandatory $20/month rent increase with this, which you are forbidden from opting out of. We do not live in an elderly neighborhood, nor is where we live "unsafe". Our dumpster is a 1 minute walk from my front door.They have also now banned grills from our units. To make up for this, they've installed "grill stations", which are fairly nice I must say. However, upon installation, they didn't place any gas for us to use the grills. Whether or not this has changed, I do not know. I do know that there are only 2 grills by me. They're also located next to one of the pools on site and are constantly occupied. Whether or not these tenants supplied their own gas or not is unknown. They've also installed an automatic gate service at the property entrance. Again, a nice feature, except it's constantly broken. No real explanation of how to use the gates was ever sent out, just a "download the app" email. Traffic is constantly backed up into the main road. We are also directly across the street from another apartment property and this only adds to the trouble at said entrance. Finally, our bathtub liner is peeling. I've had maintenance out to look at it and they hired a contractor to "fix" it. We and our pets had to leave the unit for 8 HOURS and after ~24 hours of not using it, it started peeling again.

      If I could give it ZERO STARS I would. I used to live in **************************************************** in *********, *** Old. Damp and Dirty. This place is a dump. We could have taken them to court for the amount of times we had to live through mold abatement, plumbing, and rodent issues. There is zero transparency with fees and charges they add into your lease each month and good luck getting anyone in the main office , like ************** or *****, both of whom have an awful chip on their shoulder. Corporate employees at Greystar are even more useless. They are in absolute denial of the living conditions that exist in these apartments. There are tons of beautiful places to live in neighboring areas; this place is the first on your list to avoid.

      We have begun the process to legally pursue several legal concerns regarding greystar property in ******* ******** the short week that my client has signed his lease, he has had to deal with:-unexpected additional charges with the leasing contract -no access to his mailbox for > 2 weeks (which means no access to his mail order medications and necessary legal documents for work)- prejudice interactions from employment in the leasing office

      DO NOT APPLY HERE!!!! I applied for an apartment in April and my application was canceled without any type of notification or notice. I called a week later asking what was going on and they told me my application was canceled because I applied for a room that wasn’t available. It took calling them on and off for a week before I could get on the phone with someone who knew what was going on and could help me. The assistant manager told me their website was not accurate and that all the rooms that were listed were not actually available (even though I had called and checked about the specific room I was applying to). They were accepting $325 dollars for applications and administration for rooms that aren’t even available. I have called them over 10 times in the last two months trying to get my refund that’s supposed to come through the mail. I was told I had to wait 60 days (not including the weekends) until I could complain about my refund. It has been exactly two months and I haven’t received anything and they never call back when they say they are going too. A complete scam.

      I’ve been a resident at Elan Menlo Park apartment complex for over three years, and I’d like to share my thoughts. Overall, there are both positives and areas for improvement.

      Pros:
      Clean and Well-Maintained: The apartments are consistently clean and well-maintained. Kudos to the maintenance team for their prompt service!
      Helpful Staff: The office staff is friendly and efficient.
      Convenient Location: Being close to the highway makes commuting easy.

      Cons:
      Safety Concerns: Unfortunately, there’s a significant safety issue related to package deliveries. The lack of security in the packaging area has led to several lost packages. It’s essential that management addresses this promptly. I have talked to the office and they said owner does not want to add security!

      Parking Challenges: Finding parking within the complex can be frustrating. Street parking is often my only option, that is not even available if it at nights.

      In summary, while I appreciate the positives, the safety and parking issues need attention. I hope management takes steps to enhance the overall experience for residents.

      I live in The Gentry property located in Louisville, KY and will start off saying the building and the unit I live in are great besides the busy street and restaurant noises throughout the night.
      The management of the property changed about 8mo ago and the organization of the front office has definitely declined. I recently got news the my mother is ill and I may have to move home to assist her. I went on the portal to access my lease agreement and did not find it. I emailed the front office to get a copy and they respond 2 days later saying they can’t scan it in but I can pick up a copy. To my surprise, my rent that I signed did not match what I was paying. It was listed about $50 cheaper. When I went back to talk about the rent discrepancy and also talk about possibly working through different options about terminating the lease early, the office manager was quick to solve the rent issue but unwilling to look into any options I would have to leave early to go be with my declining mother. She even told me that she had to do the same thing recently who had to move because of the military and there was nothing she can do about it. I found this to lack extreme humanly decency. There was no empathy or sympathy given for my situation nor for someone who is serving our country. Before my situation, we had change trash vendors TWICE, the vendors who pick up dog waste didn’t show up for about a month and the pool maintenance has not been handled properly. I think these instances show the lack of providing the best care and understanding for their tenants. Although I do realize that Greystar is a company and trying to run a business, I believe taking care of it’s customers and putting people in place that can treat customers as humans and with compassion should be as important as receiving a big paycheck. I only hope that my mom can hold on for another 4 months for me to be there full time with her.

      University Station doesnt care about their residents. Management is worse than children, safety isnt a concern - locks on the building have been broken for nearly a year, maintenance is typically neglected but somewhat on the mend. Trash is often piled high around dumpsters for days, trash shoot and other amenities commonly not in service. Packages stolen due to non-secured entries. Each employee gives you a different answer, but luckily each one of them is just as rude and dismissive as the other. Lastly, Ustation management continuously threatens residents with fines, after already charging an arm and a leg for subpar luxury.
