1 starAfter living in numerous other apartment complexes, I have never encountered the kind of unethical charges that were applied from our lease at Aventura Clear Creek in Overland Park, Kansas. Despite taking great care of the apartment and even providing before and after walk-through videos, we were hit with unjustified fees that seem designed to exploit tenants. Additionally, we were charged for nearly an entire month’s rent in fees for giving insufficient move out notice of one week. Originally they expected us to pay an insufficient notice fee and still move out on our regularly scheduled move out date all while placing new tenants and drawing rent/fees from two tenants at once - this is unethical and potentially even illegal. It’s not just a matter of money; it’s about the principle of fair and honest business practices, which this company clearly lacks.
The management and staff turnover is alarmingly high, making it difficult to get any consistent support. We experienced mold growth from windows that were old and improperly insulated. This took over a month in the winter to address after hearing from maintenance this is their #1 complaint from tenants, but they do not take a proactive approach to fix known issues.
I’ve never left a negative review anywhere so I hope this speaks volumes to how terrible our experience was. Please learn from my mistakes and avoid this company and this complexReview fromRamil A

1 starI recently moved into Sawyer Providence Apartment #3412 on July 12, 2024 and when I moved in, I paid $1,648. But due to an unforeseen personal crisis, I had no choice but to terminate my lease and move out shortly after, on July 24, 2024. When I visited the Sawyer Providence office to discuss the termination, the manager, informed me that I would need to pay $3,296 rent for two months , and also pay a $3,186 termination fee, which sums up to $8130 for 12 days. This came as a devastating shock to me. I tried to work with them to find a fair resolution, but my efforts were in vain.
I am now being demanded to pay a total of $3,296 for two months' rent and the $3,186 termination fee which sums up to $6482 or paying rent until they find someone to re-rent the apartment . If they cannot find someone, I will have to pay until the lease end date, which would amount to $19,776 .
I am a hard-working individual in the IT industry, striving to be a responsible citizen and raise my two children to be well-educated and contributing members of our society. My wife and I are doing everything we can to provide a good life for our kids, ensuring they have access to extracurricular activities like gymnastics and math programs. These opportunities are vital for their development, but now, I’m faced with the heart-wrenching reality that I may have to cut back on their education just to meet these unfair demands. Because I will have to cut back on my kids' education to pay The Sawyer Providence Farm.
When I explained the situation to my children, they were devastated. The thought of having to stop their activities, which they love and excel at, is crushing to them and to me as their father. I feel helpless, trapped between the demands of a corporate entity and the well-being of my family.
I am humbly asking for your help in finding a solution. My family and I need your support to stop this company from enforcing such harsh penalties.Review fromJason C

1 starI currently live at The ******* at ******************** in ********************* , the property charges 75 dollars a month for amenities and half don't work, they do nothing about the sanitary clean up and don't secure the place, allow dogs off leash and to swim in the smaller pool , I called them out about a charge and they falsified a document. It's a terrible place to live with hidden fees like a community electric and gas and water bill each month. 1 starI had Midtown 205 apartment booked on *******.com for a two week stay. Three weeks before the scheduled stay, I get a message from Greystar: "We hope this message finds you well. We apologize for any inconvenience this may have caused. Unfortunately, we are unable to accommodate your reservation for the specified dates. Please cancel your reservation through Booking.com directly, as they will assist you in finding alternative accommodations. Thank you for your understanding.

I confirm this and cancel on my end. Immediately in few minutes, the apartment is available for booking.com for much higher price. I think this practice is unscrupulous. If they feel that they can rent the apartment at higher price then they won't honor honour earlier bookings. As a customer, you are left hanging in the last minute. 1 starAbsolutely horrible experience and predatory behavior and business practices. This is a disgrace of company that is just in it for the money. I moved out of my apartment in July and when I got all back the letter I still owed money which I was okay with I get it I had a trash out. Untill I saw my utilities statement that said 3x the amount that paid when I asked why they said its from when you move in we dont start billing utilities so you will always be ***** days behind. 1 starPlease read reviews before moving to Greystar as they are all true, atrocious customer service and illegally benefiting from people however they can. In June a newsletter was sent to all residents regarding paving work and what areas residents would be allowed to park in during said work. It was emailed and posted on the door. My car was illegally towed in parking section on June 10th although both newsletters stated work would be done June 7th. It has been two months of propert management doing absolutely nothing when it took one simple call to tow company to retrieve picture which they have delayed because they know they called and it was illegal. Pictures were sent to me showing nothing posted section not blocked and I was towed days after said day for final day of paving only to be told they were “still working”. No new notice or any communication that area was not accessible for time being or more work needed to be done. I work from home and car had not moved so if something was posted nearby on a tree which is what property management is saying “may” have happened that is not suffice as I work from home. I have never lived somewhere where property managements goal is to make money off illegally towing people meanwhile fixing absolutely nothing in apartments. I am taking legal action as pictures show nothing posted where I’m parked and they would have to notify residents. Everyone that works on office is rude, illiterate and has absolutely no customer service etiquette. DO NOT MOVE HERE you will regret it everything is true that you read, company is being sued for such activities all over multiple locations including charging additional fees not expresses in lease. This is not a community, Bob Faith needs to have properties taken from his ownership as this states volumes about him as an owner as he has no interest in doing anything to make changes or resolve resident complaints. 1 starBEWARE.Many items go missing at this Greystar managed building, as many have already stated. Nearly every week there were emails send out to tenants about securing packages in the mail room and to not leave any laying out, even though there is literally a camera at the mail room which "does not work".My bike was also stolen from a locked location. Upon asking the front desk to check the multiple cameras around the building they said none of them were actually working and did not capture anything.A failed maintenance item (blind mounting rack) fell off the wall and sliced my face open, which resulted in a head injury and nerve damage. All of which management is not accepting liability for.Know before moving in that a move out walkthrough is not an option to them, even though singing a legally binding lease indicates it will be and you will be paying a move out cleaning fee, carpet cleaning fee and potential painting fee.Lastly, cars are always being broken into inside the garage. 1 starLived in an an apartment for four years. Always paid rent in full and on time, gave notice before moving out. There were numerous issues when we lived there including no hot water. Had a written agreement on what would be subtracted from our security deposit. Ten months later, they not only kept our security deposit, but sent us to collections for made up charges. 1 starI'm being up charged for rent. I had the same price before greystar brought the property and now it's like each month our rent comes up and when we ask the office or property manager they told thats the amount youve been paying
