      Conservice violates tenants, including my family, by their lack of consistency when it comes to their billing practices. The company is constantly responding to complaints by stating We bill the tenants once we receive the bills. Now if I am a tenant and I was able to have my utilities in my name then my local utilities company JEA would bill me EVERY month. I do not have to hope for a bill, or wonder if my bills will be doubled and triples for months in arrears because guess what, *** would send me a bill every month. Conservice, how can you state you provide people with proper billing when you are NOT providing utility bills every month? We want to see what information you are getting from the local utility companies in real time! Not three to four months later. The water and sewer bills are insane. How can one even regulate their utilities based off of bills that are two months or more old? On top of that our usage has declined significantly over the months, however our bills remain high and I just dont understand it. I will be reporting them to the *** and any and all consumer law services because this is unfair to tenants. The price of rent is already high and this company is accumulating bills and making peoples rents unbearable. If JEA will give me a bill every month then Conservice should do the same! Please make it make sense? If JEA gives Conservice my information every month on my utility consumption, why am I not receiving a bill every month? American homes 4 rent is not helpful at all in all of this because I can easily get utilities put in my own name but they will not allow it and its disgusting man. Why are hard working people having to go through this when its not even necessary? I am filing a complaint with every consumer protection agency that will allow me to because the billing practices of Conservice is unethical and American Homes 4 rent needs to allow tenants to get their own utility service!

      ************** regret to see you have not contacted us directly in regards to your concerns. To clarify, Conservice is contracted by ******** Homes to manage the utilities for your home. We simply bill according to the terms of your lease.Additionally, Conservice processes and pays utility bills as received from the local utility providers. The utility bill amounts are then passed onto the resident. If we do not receive bills for a specific utility, you will not have charges for that utility that month. There may also be months where we receive multiple bills at one time. You can find more information about why this can happen here: *************************************************************************************************************************************. The service periods listed on the bill from JEA are what is listed on your Conservice statements. Service periods are typically a couple of months behind the due date in order to receive an ************** reading. Also, as soon as a bill is received from the **** it is passed along to you on the following post-month. I am sorry for any confusion this may have caused. Please note, the bills received from JEA can be sent to your email upon request.       They charge without reading the meter. They come in for surprise inspections when they need to justify charging for heat in the summer. They have a fee for hot water, which is a duplicate from the regular electric company. This company needs to be investigated.

To confirm, Conservice is a third-party utility management and billing company contracted through your leasing office to calculate and manage the utilities for your community. Any maintenance issues and/or inspections are handled by the leasing office directly. Additionally, in reviewing your account, I see there is a base fee for heat which is based on the *************** bill while your individual heat charge is based on your individual consumption. The base energy charge is calculated by taking the community bill and splitting it among all residents based on the occupancy and square footage of their unit. Both the base heat and the heat charge are for the gas used in the unit. The electricity charge you receive from the electricity company would be for any electricity used in the unit. I am sorry for any confusion. Please note, a description of each of your utility charges is available on the back of your Conservice statement.       I rent through American Homes for rent. They have hired conservice as a third party bill collection. They have triple me water and electric in two months . They also between the months of *********** says that one of the bill providers have forgot to submit their billing statement so they would have to add it to next month rent for 4 yrs now.i complained their over the billing account so I can't get any info from the bill providers on the account. So they ************************ can charge what they like.

To confirm, Conservice passes along the bills from the local utility providers as they are received. Any increase in the utility charges typically comes from an increase in consumption. In reviewing your account, I see we recently reviewed the increase in the water charges and sent an email to you with more information regarding the increase. Please note, both the Conservice statements and provider bills are available online at www.utilitiesinfo.com for your reference. Any provider bills not available on the website can be requested through our **************** Team directly. Additionally, if we do not receive bills for a specific utility, you will not have charges for that utility that month. There may also be months where we receive multiple bills at one time.       This company charges by how many people live in your apartment. I live in the same apartments just a different building and my water bill is more now than it was when I live in another building. My bill has doubled in just 3 months since I first moved in. The bill went from $30 to over $60 and I am told its because I have 3 occupants on my lease. Please tell me how that makes sense. Im not happy, its causing financial issues for me when my water and sewer bill is more than my electric bill. Please make it make sense.

In reviewing your account, I see the ********************** method for both your current and previous unit is where we split the *************** bill among all residents based on the number of occupants in their unit. With this billing method, the water and sewer charges can vary from month to month depending on the total amount received from the water company. I see the reason for the increase in your water and sewer charges is due to an increased community bill as received from the water company. Please note, anytime there is an increase or decrease in the *************** bill, this will affect all resident's individual charges as well.       Awful I have a faucet leak in the bath tub that I was unaware of , but the faucet handle is lossen etc: my bill. Has been $175.23 etc: every month for one person here are park place phase1, the faucet was broken , when i moved here. In laye 2018 before parkplace started charging for a water bill, the maintenance doesn't do there job , that faucet should have been fixed when I first moved here , scam

      Conservice rips you off with trash fees. Trash fees have gone up without any explanation. The fee was $1.63, and in October I got charged $26 for trash. This is not even valet trash. I asked both the leasing office and Conservice about it and they both confirmed that this not a mistake and that the fee is now $26. So I paid it. It is now November and I just received the new bill. The trash fee is now $40! How does it go from $1.63 to $40 in 2 months! This is not even a valet service!

To confirm, the trash bill is calculated by splitting the *************** trash bill among all residents based on the number of occupants in their unit. The trash charge can vary from month to month depending on the total amount received from the trash company. You are billed a portion of the overall bill for the communitys water and sewer services as outlined in your lease. The total amount is divided among the residents based on the occupancy and square footage of their unit. You can find more information about why this can happen here: **************************************************************************************************************************************** reviewing your account, I see while we were calculating your 11/01/23 statement, we received and processed multiple statements from the local utility providers. Utilities are typically billed one month at a time, but we have billed for multiple service periods on this statement to ensure there are no further delays in the service periods being billed. I also see the only other statement that had multiple service periods was the bill due 10/01/23 which included two water charges. I'm sorry for any confusion or inconvenience this may have caused. Additionally, the service period is typically a couple of months behind the due date in order to accurately obtain the meter reading and bill for the consumption used.       This company is a scam, over priced. I live in the *************************** apartments. Ive only lived here for 3 month, my utility bill from this company makes me rent go from $979 to $1225+ monthly, because they over charge for utilities. My electric bill isnt even anywhere near the price I pay for utilities, they over charge for sewage $107 to be exact, water is $81+, when I called to complain, the company simply told me that the reason its so high is because they charge everyone in the apartment complex for how ever much everyone uses plus their own usage for their own unit! I told them thats not right, I shouldnt have to pay for other peoples usage plus my own, I should only be paying for my own usage. Its way too high, and the price goes up each month. It makes it to where I dont even feel comfortable using any water in my unit because it seems like every drop is $50. They shouldnt be a utility company, theyre taking advantage of people who barely have anything. I hard use water, Im hardly even home more than 4 days a week, so theres no reason my bill should be this high! Its ridiculous! BBB please investigate and help everyone who is being taken advantage of by this company, you guys really need to take action immediately! God bless you all!

      Unique - I am happy to see you have been in contact with our **************** Team in regards to this. To confirm, at your community, you are not billed according to your individual usage for the water and sewer charges. Rather, you are billed a portion of the overall bill for the communitys water and sewer services as outlined in your lease. The property management pays a portion for the common area usage and the remaining amount is divided among the residents based on the occupancy and square footage of their unit. The water and sewer charges can vary from month to month depending on the total amount received from the water company. Since we do not have a way of measuring your individual water usage, this is the most accurate way to complete the billing for your community. I am sorry for any confusion or inconvenience. Additionally, the gas is billed in a similar way as the water/sewer charges but is split among all residents based on their occupancy only. The drainage charge is split among all units equally and the remaining charges for water base, sewer base, and trash are all flat fees. Please note, you can find a description of each of your utilities on the back of your Conservice statement for your reference.       Probably one of the worst web based/electronic billing company I have ever been associated with. I never received a welcome email from my apartment's complex as advised, and their sign up process is really archaic, and frankly doesn't even work. Super tempted to leave this apartments' complex just because of this company.

To clarify, once Conservice is notified by the leasing office that a resident has moved in, a Conservice account is automatically opened for that resident at that time. We will then begin billing that resident as of their lease start date. Additionally, residents have full access to their online Conservice account at www.utilitiesinfo.com where they can review their monthly statements as well as conservation resources.
