      this place absolutely *****. Poor management of billing. there is no reason i should be Aug/Sept bill in Dec then get a double bill in January. every month I pay, I am paying for a bill from two months prior. Instead of using these types of 3rd party utility service, that charge you extra fees by the way, it should just be charged through the Municipality.If there is any way to avoid this c*** company, please do so

To confirm, Conservice is contracted through your leasing office to manage the utilities for your community. We process and pay utility bills as received from the local utility providers. The utility bill amounts are then passed onto the resident. If we do not receive bills for a specific utility, you will not have charges for that utility that month. There may also be months where we receive multiple bills at one time. You can find more information about why this can happen here: **************************************************************************************************************************************** reviewing your account, I see while we were calculating your statement due 02/01/24, we processed multiple statements from the local utility providers. Utilities are typically billed one month at a time, but we have billed for multiple service periods on this statement to ensure there are no further delays in the service periods being billed. Please note, the service periods listed on the bill from the local utility providers are what is listed on your Conservice statements. As soon as a bill is received from the utility company, it is passed along to you on the following post-month. I am sorry for any confusion this may have caused.       This company is horrible, they charge multiple amounts of money to your utility bill and when you call they say its nothing they can do. Its no reason I should be getting billed 3 different times for one month alone. If you can avoid conservice please do. And guess what Im not paying 3 separate bills for one month. If I could give it less than 1 star I would

      Inexplicable and unexplained increases in cost. Lack of breakdown of costs for utilities covered to clearly recognize what can reduce your bill or otherwise manage water, garbage, electricity. They provide virtually no analytics - just the cost for the month. The ever-growing cost. The unexplained, fast-growing cost!Awful service that ought be avoided at all costs - unless you have to use them for an apartment complex don't use them. If you do live in an apartment complex using them pay close attention to your water bill. Numerous lawsuits have been filed against Conservice for illegal pricing. Just what you want in your next front-end utility provider.

      Horrible I went from having about a 25 dollar water bill to suddenly be charged 171 dollars when I called customer service about why this has happened they said they were unable to read my meter for 3 months (me nor property management were notified) so I was charged at what they assumed my usage was for those 3 months and refused to come out and read the meter as those were holiday months and they say there is no real way of knowing what my usage really was. I wasn't even home most days during those months. They have also refused to have the meter replaced to ensure me this wouldn't happen again. So they have taken

In reviewing your account, I do not see that we did not receive a reading from your meter. Rather, the reading we received was significantly higher than usual and you were not charged for water on the bill due 12/01/23. However, the next bill showed the consumption decreased and you were charged for your actual consumption. Typically high consumption can mean there may be a maintenance issue in the unit. If no maintenance issues are found, you can reach out to the leasing office to have the meter checked as well.       When I moved into my building many years ago, our utility meters used to be read separately per each unit. Since the building was sold almost 2 years ago, they started pooling the utilities. Now, almost 2 years later, the bill has gone up from an average of $50 to $250!! They refuse to come out and do meter readings, saying that they are "unable to access" the meters for proper readings. I have contacted them many times, and they refuse to come out and are just sending us "estimated" meter readings, which just average out for the entire building. Not to note that MOST of the units in here are empty since the sales and angry tenants are moving out or just straight up leaving the units. I have contacted the city and am currently finding ways to not only require them to come out and do proper readings in order to REFUND me for overpaying but also investigate a lawsuit for the management and new building owners themselves, as we have not had essential things working. I haven't been able to use my AC/Heat unit in over a year, yet utilities are 5x more?? Make it make sense!! If you ever move into a building and they say they use this service, RUN!

For properties that are billed according to their individual consumption, we simply bill according to the meter reading received. However, if a reading is not received from the meter, the consumption is estimated based on a property or unit average. In situations like this, an estimate is made to avoid a potentially large bill once we do receive the actual read. Once we receive the actual reading from the meter, we typically evaluate if any overbilling or underbilling has taken place and make any adjustments as necessary at that time.Please note, any questions regarding maintenance issues or having the meter checked can be taken up with the leasing office directly.       Conservice violates tenants, including my family, by their lack of consistency when it comes to their billing practices. The company is constantly responding to complaints by stating We bill the tenants once we receive the bills. Now if I am a tenant and I was able to have my utilities in my name then my local utilities company JEA would bill me EVERY month. I do not have to hope for a bill, or wonder if my bills will be doubled and triples for months in arrears because guess what, *** would send me a bill every month. Conservice, how can you state you provide people with proper billing when you are NOT providing utility bills every month? We want to see what information you are getting from the local utility companies in real time! Not three to four months later. The water and sewer bills are insane. How can one even regulate their utilities based off of bills that are two months or more old? On top of that our usage has declined significantly over the months, however our bills remain high and I just dont understand it. I will be reporting them to the *** and any and all consumer law services because this is unfair to tenants. The price of rent is already high and this company is accumulating bills and making peoples rents unbearable. If JEA will give me a bill every month then Conservice should do the same! Please make it make sense? If JEA gives Conservice my information every month on my utility consumption, why am I not receiving a bill every month? American homes 4 rent is not helpful at all in all of this because I can easily get utilities put in my own name but they will not allow it and its disgusting man. Why are hard working people having to go through this when its not even necessary? I am filing a complaint with every consumer protection agency that will allow me to because the billing practices of Conservice is unethical and American Homes 4 rent needs to allow tenants to get their own utility service!

      They charge without reading the meter. They come in for surprise inspections when they need to justify charging for heat in the summer. They have a fee for hot water, which is a duplicate from the regular electric company. This company needs to be investigated.

To confirm, Conservice is a third-party utility management and billing company contracted through your leasing office to calculate and manage the utilities for your community. Any maintenance issues and/or inspections are handled by the leasing office directly. Additionally, in reviewing your account, I see there is a base fee for heat which is based on the *************** bill while your individual heat charge is based on your individual consumption. The base energy charge is calculated by taking the community bill and splitting it among all residents based on the occupancy and square footage of their unit. Both the base heat and the heat charge are for the gas used in the unit. The electricity charge you receive from the electricity company would be for any electricity used in the unit. I am sorry for any confusion. Please note, a description of each of your utility charges is available on the back of your Conservice statement.       I rent through American Homes for rent. They have hired conservice as a third party bill collection. They have triple me water and electric in two months . They also between the months of *********** says that one of the bill providers have forgot to submit their billing statement so they would have to add it to next month rent for 4 yrs now.i complained their over the billing account so I can't get any info from the bill providers on the account. So they ************************ can charge what they like.

      This company charges by how many people live in your apartment. I live in the same apartments just a different building and my water bill is more now than it was when I live in another building. My bill has doubled in just 3 months since I first moved in. The bill went from $30 to over $60 and I am told its because I have 3 occupants on my lease. Please tell me how that makes sense. Im not happy, its causing financial issues for me when my water and sewer bill is more than my electric bill. Please make it make sense.

In reviewing your account, I see the ********************** method for both your current and previous unit is where we split the *************** bill among all residents based on the number of occupants in their unit. With this billing method, the water and sewer charges can vary from month to month depending on the total amount received from the water company. I see the reason for the increase in your water and sewer charges is due to an increased community bill as received from the water company. Please note, anytime there is an increase or decrease in the *************** bill, this will affect all resident's individual charges as well.       Awful I have a faucet leak in the bath tub that I was unaware of , but the faucet handle is lossen etc: my bill. Has been $175.23 etc: every month for one person here are park place phase1, the faucet was broken , when i moved here. In laye 2018 before parkplace started charging for a water bill, the maintenance doesn't do there job , that faucet should have been fixed when I first moved here , scam
