1 starThe complex (Alpine Ten55, Celina, TX) continues at a steady decline. Upon moving here in December of 2024 we were pleased with management and upkeep. Unfortunately, since the new management company has taken over there have been a barrage of issues, and the latest reviews reflect it. They’ve discontinued service providers for basic upkeep and cleaning. Upon bringing my complaints to the front desk this evening, such as the lack of cleanliness that was once a part of this complex has become nonexistent. The bugs and dirt that has overtaken the halls is completely unacceptable. However, while management neglects the upkeep of the property, they are becoming obsessive over minor infractions by the tenants. While they remove the onus of expectations from themselves they point fingers at the occupants. Upon approaching staff today concerning the lowered standards, we were greeted with a nonchalant attitude and pure rudeness and disrespect. The staff member made it clear that he had no care to hear our complaints, he also snarked that we should pick up their slack. It is apparent that the management and staff are not concerned with the wellbeing and living conditions of their tenants. At the least, tenants should be respected and treated accordingly. If you’re looking for basic expectations while paying inflated rent prices, this is not the place to be.Review fromSaphira S

1 starThey have treated me so horribly here.
They Put a $75 fee on my account for a dollar that was bounced back from my bank even though I PAID my rent early. And they blocked me from paying online for a dollar that was bounced back ONE TIME. I have to now take my time and get a money order from store. This place is horrible! I’ve reached out multiple times. The MANAGERS ARE NOT willing to help you out.
Also the complex is very ghetto and loud with a lot of low income people and families . The pool is loud where people will bring there ten kids at night! The complex is getting dirty .
Also They don’t respond to maintenance requests . I have to ask 3 times.
DO NOT LIVE at the Briscoe. I warn you!
I chose the Briscoe because as a school TEACHER for the state of Texas I don’t make a lot of money and it was affordable and super cute and modern. But a bad choice! DO NOT LIVE here! 1 starThis complex has proven to use bait and switch tactics. They have promised a heated pool (nonexistent) to get a signature on a lease. They promised me a signing incentive (6 weeks free and all administrative costs reimbursed upon signing which they never delivered. I was at fault for not looking at my lease at the time I got my keys but they were days late in supplying my apartment and my car and son were outside waiting to be unpacked. I notified RKF (the property management company at the time) within 10 days of residing but received no answer. I contacted Greystar within a week of them taking over the complex but was told there was nothing in writing. The complex has an abundance of pot smoking, dog urine odors and dirty carpets. The amenities are often unavailable. Not only did they not honor the signing promotions at all but it is nearly impossible to get out of the lease. They are so empty (people are leaving in droves) they keep tacking on fee after fee. They told me I would have to pay an additional month but then added hundreds of dollars of fees. Again I receive another month's bill for almost twice my rent. Although it was agreed the lease was up. They say they are escalating issues but you never hear from them. They patronize the guests and take no accountability for everything that breaks; hot tub, pool, equipment in the gym, flooding, etc. It is a TERRIBLE complex with an even worse management company.There are other apartment complexes so please take the time to look at them and stay away from this complex.Review fromBRELYN W

1 starI was forced to move out on May 31st due to an ongoing roach infestation that management failed to properly address. Roaches were coming through the vents, wall sockets, and infesting the kitchen, making the apartment unlivable. Despite bringing this issue to the office multiple times, the Community Manager claimed there was “nothing she could do.” She claims she tried to fire Massey (the pest control company), but instead they just assigned a new technician.
During one visit, the pest technician actually recommended I put boric acid inside the walls myself, which is completely unprofessional. The front office knew the issue was coming from my upstairs neighbors, and even admitted that my BUILDING was “one of the bad ones.” Still, I was forced to pay a two-month lease termination fee just to escape that unhealthy environment.
To make matters worse, it’s now July, and the process of receiving my deposit refund was just as frustrating. I had to reach out to the front office myself on June 25th to ask about my deposit refund. The manager, Meggan, told me she’d contact her Regional for approval and that I’d receive an email within 5 business days to choose my refund method — that email never came. When I called the office again on July 3rd, Meggan initially rushed me off the phone, saying she’d follow up with accounts payable. An hour later, she called back saying accounting had “just” approved my refund and she again promised I’d get that refund method selection email in 5 business days. At that point, I escalated the issue to the Regional Manager, who assured me that accounting had confirmed I would receive an email to select my refund method and even provided the specific email address it would be coming from. Instead, a physical check showed up in the mail on July 15, but the check was dated for July 7th, with no notice or tracking information. 1 starWe stayed here for 2 years, no issues at all. Last two months we were there they upped our rent to $4600, parking doubled, fees doubled, forcing us to leave.
Then after we left they kept 100% of our deposit and sent me a bill for added fees including a $450 deep cleaning fee on top of carpet and paint. 1 starI’m a current tenant at Queens Wedgewood Houston and am filing this complaint due to Greystar’s failure to provide legally required information, address ongoing safety concerns, or respond professionally after a property-related incident.
On June 29, 2025, I was involved in a vehicle collision while exiting the garage due to illegal parking in a clearly marked “No Parking” zone directly outside the entrance. This area is routinely congested, creating a known safety hazard. The property is aware of the issue, as staff have occasionally placed cones to discourage parking, but no consistent enforcement has occurred.
After the incident, I contacted the property manager (Linda K***) on June 30 and requested the general liability insurance contact to file a report. On July 2, Amy H****** (Sr. Director at Greystar) responded, denying liability and refusing to provide their insurance information. I replied that same day with a clear explanation of my legal right to file a claim, even if liability is denied. I have received no response since.
This refusal to cooperate violates tenant rights and creates unnecessary hardship. The property has allowed hazardous conditions to persist and has failed to take accountability. The collision caused damage to my vehicle, and I have had to pursue resolution on my own, despite management’s knowledge of the issue.
I’ve now filed formal complaints with the Tennessee Department of Commerce & Insurance and Metro Nashville. I am also pursuing early lease termination due to material breach.
This is not how safety issues should be handled, nor how residents should be treated. I’m requesting that Greystar formally respond, provide their insurance contact, and take responsibility for conditions that contributed to this incident.Review fromDeadra D

1 starMy experience with Greystar, particularly at The ***** Apartments in *********, has been filled with negligence, mismanagement, dishonesty, & discriminatory behavior. From the start, communication was poor & disrespectful. The management repeatedly ignored urgent tenant issues & misrepresented facts to cover their own mistakes. I was falsely accused of yelling at staff or maintenance, something that never occurred. Instead of investigating or taking accountability, Greystar staff used this false claim to dismiss valid concerns, including a botched inspection. I was blamed for a scheduling error that was their fault. ***** *., who replaced ***** *. as my point of contact, failed to communicate clearly or professionally. ******** *., *** *., ******* *. all contributed to a pattern of dismissiveness, gaslighting, & miscommunication. Then they hired on a poorly reviewed legal team to intimidate me with false notices & a false narrative - given by *****/Greystar. Multiple emails were either ignored or responded to with incorrect or misleading information.When I attempted to escalate issues, I was directed to corporate, but even then, nothing was done. ******* *. **** @ *****), Malut E. 1 starMy father and I went over 45 days at Greenhouse Villas without a working AC in the middle of summer. Maintenance came multiple times but never fixed it, and after we gave our lease termination notice, they claimed a professional was scheduled—yet no one ever showed up during our final 2 weeks. We were left in 85+ degree heat inside, which is completely unacceptable and likely illegal.
We had to buy a $200+ window unit just to survive, which spiked our electric bill and still didn’t keep it cool. Our pets got sick, and when we asked for help or reimbursement, the leasing manager refused and showed zero remorse. The only thing she said was that it was “concerning” we had a “new” AC unit—ignoring that it NEVER worked.
If the staff had to live like this, it would’ve been fixed immediately. But because we were just tenants, they didn’t care. This place is unprofessional, neglectful, and completely lacking in basic human decency.

1 starI do not recommend one of Greystar's apartment complex due to ongoing issues with billing errors and lack of accountability from both the leasing office and corporate management. After moving out, I was incorrectly charged rent before my move-out date. Despite multiple attempts to resolve the issue with the leasing office, the credit I was owed was never issued.The situation was made worse by the complete disconnect between the corporate office and the on-site team. Even after providing clear documentation and proof of communication, the situation stalled. After three months of back-and-forth, I ultimately had to pay the incorrect balance just to move on and corporate does not bother to answer their phone/email.This experience was both frustrating and unprofessional. If you're considering living at one of their properties, be very cautiousespecially when it comes to communication, billing, and being promised things that ultimately arent honored, even with proof.
