I had a leasing contract with the Axio apartments. They were transitioning management owners as I was moving out. The manager at the time **** ***** stated on 8/11/23 after a shooting occurred several residents could move out without any financial consequences for leaving before the notice date previously provided. I then moved out end of around or about 28th day of August 2023. I then spoke with staff in the office of newly named ******** financial manager Mrs. ****** She stated she would follow- up, but didnt. So I followed up again days later on 7th of September 2023 with a ****** ******** who stated things was all out of order and he would follow up with me by 2 pm the following day and he did not, which I did reach out several more times in person with no communication back. Then in November of 2023 i was contacted by one debt collector at the time wouldnt provide his name and became very disrespectful as I tried to explain to him that the debt was invalid. Later finding out his name was *** ****** Each conversation with him was the same rude, disrespectful and unprofessional. I attempted to reach out to Axio ****** ******** again with no luck. I have attempted to challenge this via credit dispute and each time it has been sent back within 2-3 weeks not to mention the amount is increasing with various amounts weekly. I then made contact with the debt collection office and each time asked that it be recorded. I was hung up on, then when I called back was connected to *** ****** When I asked for debt validation I was told I had to send in a written request which I did not do, but received a letter in mail dated July 11th, 2024 but this conversation was in August of 2024 and letter was received in August of 2024 as well. I have email communication to validate my agreement that I would not be charged fees for moving before the date of the 60 day notice. I am rejecting this response because: I have my lease which shows I was in lease agreement with the Axio Apartment and that it was set to end for 07/2023 which is accurate for the month to month charge of $187 for July to August of 2023. I moved out August 28th, 2023. The document sent shows that my communication was via email from **** ***** which was the Property manager at that time. I have also included the payment receipt for the month of July 2023 and the payment receipt of a partial payment for the month of August which was submitted when I was completely moved out, but I also submitted the notice given on August 8th showing what was owed for that rents payment at the time of moving. There are dates and times for those correspondences via email. Since they said they have no documentation of it. I also submitted what was sent to me from them of the itemized breakdown of the charge but it doesnt reflex that additional fees they keep putting on every week either.

This debt does not belong to me I’ve reached out multiple times to IQ Data International to request the original contract to verify this debt and have not received the contract. This debt was purchased by a third party debt collector. This account must be deleted the status of this debt is not correct and the account was bought for less than then what was owed by the third party collector. You can see in my attached credit report that IQ Data International raised the original balance more than 2000.00 dollars. This information is not correct and not accurate. I Don’t know even this is my debt I have not received an original contract from this third party collector to verify information. This is a clear violation of the FCRA this is not accurate or complete.

I was living in ****** at **************************** up until April 30 of 2024. The manager said I could leave without any penalty and break the lease. She made me take her to a very expensive lunch and then just dumped me there and left.Four months later I get a collection agency after me for $3785 and no itemization for anything so I dont even know why I owe any money I never got any regular bill of any type and they just got an agency after me which is so wrong ****** really think shes funny. The manager is evil ****** ****** and she works for ******* and ************ break any lease is only $1500 so why would I owe them $3785 all of a sudden?She made me sign back around November never gave me a copy. Never cosigned it with ***** took me six months of nagging to get a copy of the lease. I trusted her and she used me.She took $560 of my money and kept it and its not deducted from what I owe because I dont have any itemization I was to move to a different unit because Im a disabled veteran and there was too much noise at my house. She made up stories about me that ******* and ********* wont let me move and it was lying. There are no stories.And again she stole $560 of my money she took $360 cashier check and a $200 apartment deposit and just kept it and said theyll mail it to you and I never got it I dont feel that I owe anything I am a permanently and totally disabled person, and I am being mentally abused. Im a disabled vet.I want an itemization of charges and I want an explanation because they dont give me any information. The Original Creditor is Montage Apartments/Two Coast Living. The debt was sold to IQ Data International Account#**********. On Sept. 16, 2024 I contacted Montage Apartments requesting for receipts and itemized statements because they did not return my security deposit, nor any communication of attempt to collect a past due balance. Until today I have not received a dime. I contacted IQ Data International after I was informed they had bought the debt. on Sept 16, 2024 I requested validation of the debt and informed IQ Data International that I do not owe the debt and stop all communication unless provided with documents requested/validation of the debt. On Feb 10, 2025 I received a letter via postal mail from IQ Data International trying to collect the debt. The nature of this dispute is that it is a fraudulent negative **** on my credit report for a debt that is not mine. On Sep 28, 2023, IQ DATA INTERNATIONAL IN reported on my credit report that I owe $2,980. Since then the company has called members of my family and me to harass us about this debt. They have never proven I owe this debt. In fact, I don't owe this debt. My family and I told them over the phone to never contact us but they continue to do so. Last week they even sent a letter to my house. I have told them many times to contact my lawyer instead of me, but they continue to harass me directly. I am rejecting this response because:It is factually false. You have been told to not contact me. You did call members of my family and spoke to them on the phone. In your response you allege you have knowledge of a separate company calling us. If that is the case, this separate company called to collect a debt on your behalf. If you are operating with other unlicensed companies to collect debts, then that may be a violation of my consumer rights. Immediately provide all information on ***** companies you work with to harass, contact, and exploit consumers.
I also want to point out the timeline you provided in your response letter makes it clear that you know you are attempting to collect a debt outside the statue of limitations:
You admit that your office received my account in September of 2018. You admit you sent a letter to my house after received a complaint from me on September 19, 2024. The statue of limitations on debt such as this alleged (and fraudulent) debt is 3 years. You are attempting to collect on a debt you received 6 years ago. This needs to go off of my credit report, NOW.

Desired Resolution: Correction to a credit reportOn September 26, 2024, IQ Data International sent a letter to the Better Business Bureau in response to complaint #********. The letter is attached and clearly states that this referenced debt is from September of 2018. This same letter states that IQ Data International is attempting to collect on this debt. On October 1, 2024, IQ Data International contacted the ************************************ and CHANGED THE DATE for this alleged debt to September, 2023. This lie to the **** is attached. I believe IQ Data International lied to the **** because starting on October 1, 2024, this alleged debt is OUTSIDE THE STATUE OF LIMITATIONS for a housing debt. This debt was older than 6 years old starting on October 1, 2024. Any attempt to collect this debt violates my consumer rights. At a minimum, change the date of this debt on my credit report to September, 2018. To fully satisfy me and prevent further action, remove this debt from my credit report. I spoke to the company once on the phone and they proceeded to hang up on me when I told them this debt was fraudulent. I have phone records but nothing else to "Prove" I requested such documentation.
- Explanation of why you believe the debt is not valid.The named company that sold the debt did have a contract with me but they took me to court and the case was dismissed. I paid my rent. Anyone that can count can see that my rent times the length of the lease that I had with said company does not equal the amount this company is claiming that I owe. This is a fraudulent debt.

The provider hung up the phone in my face and only wanted to argue with me. They refused to provide me with any information or documentation.

I moved out of an apartment, provided them with ******************************************* July of 2022. I turned in my keys and said to let me know if they need anything else from me. I never heard from them again until seeing a 72point drop in my credit score in 2024 (2 years after I moved out). When I contacted ******** I spoke with **** *** who communicated with her supervisor ****** ****. I moved out July 1 and my Lease ended July 10. *** Rental property was claiming I owed them the whole month of July due to not providing them with 60 day notice or a forwarding address, both of which are inaccurate. I wrote my new address down when I handed in my keys and they asked that I also email them. I emailed them 61 days prior and they responded at 60 days asking if they could do anything for me to stay, showing they received my email. This inaccurate information they provided by *** was inaccurate once I provided emails and with **** *** and her supervisor. We then NEGOTIATED A SETTLEMENT to pay the 10 days of July (I PAID the $968.34 immediately on Sept 6) that I owed but was never given a bill for because "they were not given a forwarding address". As such I am not required to wait until they gain contact with *** properties before it can be removed from my credit, for this to "be resolved" when the property management was incorrect and I do not owe the whole month of July and was NEVER provided a bill prior to receiving an email from ******* with the debt I supposedly owed. I am requested this be removed from my credit due to it being completely inaccurate and not receiving anything from the property management before they went to ******* (2 YEARS LATER)and negotiated settlement paid. I called in today and they said If i just pay the amount (though it is $1300 higher than what I owe) that it could be removed immediately and then I could wait for a refund. I was also hung up on by Chloe ******** would like ******* to remove this from my credit bureau immediately.Customer Answer

See attached for emails and recording. She then told me to check back on September 10th to see if it was removed. I called Ayla back on September 13th and she then said they can’t remove it unless I pay it in full and asked me to contact JFK (their client!). This was all AFTER I already gave them a payment of 968.34 and they said it would be removed immediately. Not only did I prove I do not owe the whole month of July because my lease ended on July 10, I proved that I provided I gave over 60-day notice and ways to contact me after I moved out. I provided a payment to settle because they said it would be removed (see the video recording) and they are still asking me to pay the full amount. I am rejecting this response because: this is not what was agreed to. I was told by Ayla Fox who communicated with her supervisor, Cierra Dunn, if I paid the 10 days for July 1-July 10 2022, this would be removed from my credit and I would get a notice reflecting this to my email the following week. They never said that I still owed the other amount, they said if I paid the 10 days that day, it would be removed. I suggest IQ data goes back to the recorded phone call, phone number 717-418-9646 on September 6th, where their employee agreed to this settlement with her supervisor approval. At no time, did they communicate I still owed the remaining balance. Their employer lied and acted unethically by saying one thing and now saying something else when we agreed to settle.

I was forced to move out of my apartment early because there was a water leak. It was a brand new building so it was going to be repaired under warranty, but my apartment was uninhabitable, so the apartment complex agreed to terminating my lease early without penalty. I was given less than 30 days to vacate the apartment, but I complied with all requests. Then, the apartment complex charged me rent for an additional week after I moved out in addition to several excessive damage repair expenses totaling over $3000. I am in active dispute with the apartment complex and they've agreed to reduce these total expenses, but have yet to reissue the move out statement. This collection agency was tasked with collecting the debt. I paid $500 towards the balance, in good faith, to keep the balance from being reported to my credit. This was to buy time until the apartment complex reissued the CORRECT move out statement. Today, the collection agency ILLEGALLY auto-debited my account for the remaining balance. I was informed by the property management of Upland Flats Apartments, ***********************, that I would need to vacate the apartment by the end of the month (6/30/2024). I complied with these requests, despite the quick turnaround, and vacated the property by 4pm on 6/30/2024, which is documented in the smartlock history of the apartment. On 7/22/2024, I received a move out statement in which I am being charged rent and utilities from 7/1-7/8 (after having paid all rent/utilities due in June in full). I have disputed these charges and the apartment complex has agreed to remove them, totaling $601.92, per the original move out statement. I have also disputed additional damages listed "Damages - Plank Replacement" as this repair totaling $2,613 is unreasonable based on the alleged damages (please see move out inspection attached). Upland Flats is requesting I pay 80% of the bill to refloor the entire apartment, even though it is arguably less than 10% of the apartment that needs minor attention, which they still have not provided sufficient documentation of. I agreed to pay 50% of the total flooring bill (see Redicarpet invoice attached) which would total $1634, rather than the $2613 Upland Flats is asking for. This seems like a reasonable solution. Based on my request, I would owe them $1,354, after my $500 security deposit.
