I have been dealing with the nightmare of *******'s Harborside Resort and its false representations and unfortunate shady sales practices. I tried to escape my timeshare obligations with them, but they continued to hassle me and give me the runaround. In fact, when addressing my concerns, they tried to sell me MORE! Some of the property that was pitched for our use has actually been sold, so it's not even available for use. This situation has caused me a lot of frustration and stress. I want to alert other potential customers of this company to be wary, so they don't have to go through the same thing that I did.I'm now turning to the Better Business Bureau for assistance in resolving my issue. I need help getting out of this timeshare and will not stand for any further false representation or sales practices. I urge the Better Business Bureau to take action and protect future customers from this company's deceptive actions. Thank you for your help in this matter.*********,******* & *****************************

We are writing to express our extreme dissatisfaction with Capital. We were scammed multiple times by this company. We are very unhappy with the significant increase in maintenance fees that we've experienced since we purchased the timeshare. We went from paying $70 a month to now over $500 a month due to the purchase of points, which we were informed was necessary to get gold points. This financial burden has caused us major anxiety and has put a significant financial strain on us.To make matters worse, due to unforeseen health concerns, we simply cannot afford the payments. We contacted Capital Vacations to cancel the contract, but we were told that we could only do so after the loan was paid off. How is this fair?! This has left us feeling trapped in a situation causing significant hardship.I must emphasize that we are willing to make a graceful exit and have even offered to return everything we have received, including our original timeshare at ************. We have over a million points!! Surprisingly, we have been met with no willingness on your part to work with us. At this point, we are so stressed over this whole situation that we have been forced to consider filing for bankruptcy just to ease the financial strain. We were led to believe we should expect to have a fun and relaxing way to vacation, but instead, this timeshare has created more stress and financial burden than we can bear. If anyone is considering buying a timeshare, please understand that there are more affordable options for vacation. No matter what they tell you, take it with a grain of salt!!

Paid $299 for vacation through this time share while I was at a festival in ***********. The suppose to be manager at the tent told my husband and I that we would get a 4night and 5 day stay at their resort and not have to stay at another hotel then go tour the resort and I told her also we didnt have a major credit card just a debit card and she said that was all we needed. Come to find out when trying to make my reservation through customer service, no we dont get to stay at the resort and we would have go tour it with a major credit card and not a debit card. So the so called manager who sold us this package just completely lied to make a sale. *** done another timeshare last year in ******* and got put in a run down hotel is why I was so hesitant to do another and explained to her what had happened. This lady completely lied to us, so now Im stressing about getting my $299 back which is lot of money. Why do I have to wait almost 2 or 3 days for someone to call me about my refund if they do even call back about it. Im so frustrated being lied too, and I hope to see these sell people again around the *********** area cause I definitely will let them know what kind of headache they caused. I will definitely let people know what a scam this company is??????????

I wasnt going to complain about my experience with your company, as we have had multiple frustrating and unsatisfying experiences, until we checked in to our resort today. The first part of the package we purchase was to to ************ for our first experience with your company in order to participate in the presentation about your timeshare. To me, the hotel that your company put us in should be a reflection of the experience and character I would expect we would have with your company if we purchased a timeshare. Well, I was highly disappointed and disgusted by the hotel. There were bugs in the room, the rooms smelled like chemicals, and it was dirty. We then went to your business at ************ to do the presentation and they wont let us come because my mother didnt have her ID as it was at the hotel. No one told us we needed our IDs. So they said they would hold our spot if I ran back to get it. I ran back to the hotel as fast as I could and 2 minutes before I arrived back my husband called me to say they closed the doors and wont wait any longer. Then at the presentation we told the rep the experience we had with the hotel and they didnt do anything about it. Actually, the rep seemed to get upset and became more rude like we were wasting her time. We were given a gift card for the money we paid initial. We were told that we had a year to use it. I used it month 7 after I got it and it decline because it actually expired after 6 months. After numerous calls to your company and the gift card company, I was told that I couldnt get the money back because it was expired. This was so upsetting. We checked in today to the resort we had to pay for even though we were told it was a gift for doing the presentation and were extremely disappointed again with the accommodations. This place is very old and outdated. The room smells, there was hair in the bathroom, the floors are sticky, there are stains on the furniture and there is no Wi-Fi.

I wished I had checked BBB before paying for the vacations they offered. Capitol Vacation had a table a family event where they had a prize wheel. After spinning the wheel, it landed on free vacation for a fee and when I asked the agent she explained to me that I will pay $299 for a 4 days and 3 nights trip and would receive an 8 days 7 nights trip for free. The one condition was that I attended a ****** minutes presentation. Even though I asked many questions to make sure I wasn't going to be taken advantage of, well these people lied. One of the locations that the agent showed me as options for the 4 days 3 nights trip is not event an option which I found out when I was trying to book the vacation. *****, a representative called me after filling out the form to book my vacation which in the end she mentioned that my husband and I would both need to attend the presentation. I mentioned to her that the agent said only one of us would need to attend as I had told her the length of the presentation would be too much for our young kids. ***** said that it was a company policy and there's nothing that could be done. I told her that Capital Vacations was luring people under false claims and after people paid then that's when they were telling them the truth/rules. ********* went on to tell me that I received the company's policy and knew that which I explained to her that all that had been sent to me after they charged my credit card. I told her that I would attend the presentation because that's what I agreed on when I purchased the vacation but would not purchase anything from them. Also, I would submit a review with BBB. At that point, ***** said that she would cancel my reservation and someone would be calling. It's been more than 1 week and nobody from Capital Vacations has called me. Capital Vacations should not be in business as their tactic is manipulative and plainly scamming.

The way Capital Vacations scam its customers should be illegal. Starting out with Stormy Point, our mortgage was $105 per month, and maintenance fees were $439 a YEAR. When Capital bought them out, they kept inviting us to meeting after meeting, feeding us lies about why we should upgrade, more usage, more locations, kids wouldn't have to pay for it when we passed away, etc. Each time draining more and more money out of us until our mortgage was over $950 a month and maintenance fees were over $3300 per year. We only used this timeshare when we were going to their meetings. Other times there's no availability. We were told time and time again they would lower the percentage rate or change the payment amount after a certain amount of days to give us some relief but those were empty promises. They never followed through with any promise made to us. We barely have enough money to survive, and Capital doesn't think twice about the burdens they put on families by scamming people out of their money. If this review will make someone think twice before spending a ***** on Capital Vacations then we've done our job. Capital Vacations is a deceitful, dishonest, untrustworthy company that shouldn't be in business.

You've had time to fulfill your promises. Why is it ignored until a customer comes to the ********************? To make yourself look helpful to the public? We're not interested in "enjoying our vacations," we've wasted so much time and money with your company. We want our membership ended and our money back.

It is extremely disappointing that Capital Vacations would resort to such deceptive tactics to lure in and take advantage of elderly customers like us. It is clear that the sales team was more interested in making a quick sale than in providing accurate information about their product. The promises they made, such as the availability of resorts, and the ability to pass on the real estate to your heirs, have all been proven to be false. It is outrageous that this company would make such grandiose claims and then fail to deliver on any of them. We are paying over $1500/ year in maintenance fees alone and have nothing to show for it. Capital Vacations is a fraudulent company that engages in elder abuse and false advertising. We strongly advise others to stay away from this company. We have already lost over $20,000 to this scam and hope no one else be put in this position. How in the world has the Attorney General not shut this company down by now???

10/10 DO NOT RECOMMEND! If I could give them a negative rating I most definitely would. I was asked to attend a very short presentation for $150 gift card and ended up wasting over 4 hours of the last day of my vacation even after telling them NO at LEAST a dozen times. The salesman went and got his supervisor and I told him that I could not afford it. They both kept telling me how great the timeshare was and that I could sell it back to them at any time until I finally agreed . I was lied to and deceived! These people should be ashamed of themselves and timeshare exit companies are JUST as bad! Im beyond upset with myself for being suckered into this!

My husband and I were pressured into buying a Capital Vacations membership in Nov 2022. Sales rep told us we could go to many domestic & intl locations whenever we wanted, that this would be a cost effective way to take our whole family on trips, and that we could even rent it to others to make money off it. Additionally, he reassured me & even checked with someone to verify that there would be no hard inquiry on my credit & no credit card opened. It wasnt until we got home & tried to actually book that we realized availability for groups of 4 or more is extremely limited, and what is available isnt at all flexible! Youre forced to stay during dates/timeframes that are all over the place, if theres even availability at the locations you want at all. Theres no way you could rent this, despite the sales rep saying he has clients who make a bunch of money (quote) off charging others to use it. NO ONE would want to book with such inflexibility & poor availability. More importantly, a Barclays credit card was opened in my name with a $5,000 limit, on which they put the $4,900 down payment. It was NEVER made clear to me that a credit card was being opened. We thought this down payment was to be part of the loan wed be paying monthly. So, we now owe that AND the $464 monthly payment AND a $1,400 annual maintenance fee, which were hearing from other owners will go up much more than we were led to believe each year. My credit dropped 44 points bc of the hard inquiry. When I spoke with ***** Services, as weve been trying to get out of our contract for the past few months, after I referenced the hundreds of people here, on the BBB, making similar claims, the rep literally said its just a drop in the bucket (actual words) compared to the 40K customers they have. So, basically, they dont care. No empathy for wrecking my credit and the rep LYING TO MY FACE promising it wouldnt happen. We will not let up until we are out of this contract.

***** is the individual who referred to those of us who were scammed as a drop in the bucket. She has not helped us at all, and she should be fired for that heinous remark. As an example of this lack of assistance, I just received an email from ************************* that contains an account summary and ZERO acknowledgment of anything I mentioned here. If you continue to ignore what happened and keep trying to brush us off, I promise we will only push harder. Well be filing a formal complaint with the BBB now, and we will continue to escalate this until Capital takes accountability for the lies and manipulation by letting us OUT of this sham of a contract that we were CONNED into.
