want to file a complaint against Capital Vacations. I have reached out to them directly and have been waiting for a response, but I have yet to hear anything back.From the beginning, I was pressured into purchasing this timeshare, and it has been nothing but a frustrating ordeal since. There were additional fees that were never properly explained to me, and I was misled to believe that maintenance fees would stop after eight months. That wasnt true.The quality of the resorts has been disappointing, and availability is nearly impossible when trying to book. On top of that, dealing with the companys customer service has only added to my frustration. The high-pressure tactics and lack of support have made this experience horrible from top to bottom. We are making this complaint to address the unethical practices and unprofessional behavior we experienced with Capital Vacations during what was supposed to be a New Owner Orientation. The session, which was promised to be 90 minutes, extended to nearly 3 hours. Salesman **** ****** pressured us to increase points allocation, eliminate an existing contract, and rent points to cover maintenance fees. These were presented as financially viable solutions, but were deceptive and misleading. ****** offered to transfer our loan to a private bank (allegedly affiliated with him) to reduce payments, instructing us to keep this confidential. He failed to follow through, later denying the promise and displaying hostility during our attempts to resolve the matter. Mr. ******* conduct was unprofessional, including aggressive and intimidating interactions, both with us and his colleague, **** *******. Representatives from Capital Vacations, including one named ****, further dismissed and invalidated our concerns. Due to these deceptive and unethical practices, we no longer wish to maintain any association with Capital Vacations. However, Capital sees no problem with what took place and refuses to release us. They call repeatedly after we have been more than clear about our position. We are retired and on a fixed income, and we have ceased payments for over a year due to our dissatisfaction and have advised them of this. Capital Vacations should take accountability for the harm caused by its representatives and take immediate action to resolve this situation. We are determined to sound the alarm about this unethical company as much as needed. We made an attempt to reach out to the ****** family on May 29, 2025, to address their concerns, but unfortunately, we were unable to make contact. In reviewing the ****** familys account, agents of ******************** have communicated with them on multiple occasions regarding their concerns. A resolution was organized, and the ****** family agreed to a contract rewrite to lower their payments. We sent the necessary documents to them on July 1, 2024, but have not received the signed paperwork back, nor have we heard from them since. It is our position that there were no violations in connection with the ****** familys treatment as owners or their timeshare purchase. We attended a presentation for Capital one Vacation on 4/21/25 the amount totaled $15,036.64.They told us the account would not be set up to use for at least 20 days maybe 30 day. I kept trying to see if I could find what we were told we could book and never could find on the web site.**** kept saying it wasn't fully setup that's why we could not use it. I sent text and made calls to **** our sales person about issues and he kept saying.I finally tried again today and I still could not use it as it was demonstrated to us at the presentation. So, I talked to ******* with ****** service at ************ and explained we could not book a home on the web site we were given. She said we cannot book homes through ******* on their site. She would have ***** call me in the next 72 hours.I tried to call **** our sales person again. He did not answer so I called the ***** ******* the Vice President of sales and he had ***** and she told me it does not work like the way I told her it was explained to me. I said **** showed booking a house for 16 to 17 people and the website we are to use doesn't go over 8 people.We only want the program for booking Expedia homes which the site does not allow for 16 people as demonstrated during the presentation.I don't know when the 5 days begins to cancel but, we were never informed when our account was fully setup to even try to use the program.We felt we were mislead as to the availability and size of unit to rent. Also, we were shown a sliding scale of point necessary to book hotels and homes on a separate tablet **** had that is way different from one we finally found buried on pages on their website. Unfortunately, we were unable to make contact with ******* reviewing this matter the ****** family states they were misled about the accommodations, however pursuant to the Rules and Regulations of the Club Plan,which were given to the ****** family at the time of their purchase,accommodations are made on a first come, first serve basis and are subject to Capital Points requirements, which are often based on the unit type and season.Generally, the further in advance that the purchaser calls to make a reservation, the more likely that their choice of travel dates and unit type will be available. Owners needing specific dates, unit types, and locations should reserve in advance to ensure that they are able to reserve their desired timeframe. Owners also have access to reservations at hotels and condos through the Capital Lifestyles Program and Capital Owners are enrolled in one of the worlds leading timeshare exchange companies, Interval International. Interval International (II) provides Capital Owners with access to hundreds of resorts in more than 80 nations (including ****** and *******). Owners are also able to use their Capital Points for cruises through II. The ****** family may benefit from having an owner portal tutorial showing them again how they can navigate the Capital Vacations website and make travel arrangements with an Agents assistance. Ultimately, this walkthrough will showcase the travel benefits an owner can utilize to get the most out of their membership. I am rejecting this response because:I spoke with 2 people with owners services and they ******* and Teaerra both told me that **** explained the conversation of points to dollars incorrectly and that the lifestyle searchers cannot search for one unit that sleeps ***** adults and children as **** demonstrated to convince us this package is what we want and that it is in this purchase and we could book it now 14 months in advance.
**** used a tablet to show the conversation was $2000 cost used ******* points and a pull down menu for the search that we listed 7 adults and our 9 grandchildrens ages.
it was for Flagstaff and one unit search in livestyles unlimited.
Both ******* and Teaerra of owners services told me you can not search like that each unit has a maximum of 8 people per unit search and that the point exchange is way less than what **** showed us.
We were asking to cancel the agreement since we were told it would not be set up for 20/30 after we signed the agreement. We were told we could not see what **** demonstrated to us till then. We could never see it because it doesnt work the way it was demonstrated.
We were asking what can we return and send back to cancel this agreement only that.
Not for a reason to use it in a manner it works rather than a reason why it was explained WRONG WHEN PRESENTED TO US!

The information that was presented to us during the presentation was not the use of the material that is available on Capital Vacations booking website.**** presented to us information from another website. The owners services staff I spoke to Zaria, Teeara and ******* all stated that their website does not have the ability to show the information that **** presented!
we were totally mis lead during the presentation and never shown information in the booklet except how peak weeks vary.
I finally received a return call from *****. I was told she would ask **** where he obtained the information she presented to us at the presentation.
when ***** call me she asked What can I help you with? I said you are supposed to be investigating why we were totally mislead during our presentation and explain why we were told things that cannot be used? She said OH! Im not involved in this it is in the hands of the corporate office. Because you contacted the BBB and filed a credit card dispute.So, they need to answer as Zaria phased it.Why we were lied to by **** the sales person during our presentation!

I went to my timeshare that I owned in *******************. Capital Vacations gave me a presentation on their club and why it was a better deal. ****** ********* told me that I wouldnt have to pay maintenance fees and I could get out in two years unlike timeshares. Upon doing my overview this morning I found both were lies. I gave them over 2700 upfront and the only way I can get out is to pay ****** and Im responsible for paying over three hundred a month. I am a senior on Social Security Disability! I believe they are scamming the elderly. It sounded good based on what he said. My Daughter ****** is a witness to all of this. I am rejecting this response because: I am rejecting this because I have already spoken to that department and supposedly a Supervisor who said even though their representative lied about the vacation club, basically the only way to gracefully exit after two years was to pay them the ****** in addition to the 2700 that I already paid. The only reason I took this deal was because he said that there were no maintenance fees, it was not a timeshare and it was a trust vs deed and I would be able to cancel after two years.
I will get an attorney and post my experience to my close to four million followers on ************ if they do not cancel immediately.

Capital Vacations developed a voluntary exit program, Graceful Exit as part of its work with **** to assist owners who are paid in full, who are current on all Club Dues, Facility Fees and Common Assessment Fees, and who are willing to pay a Graceful Exit Fee. We owned and completed payment for a timeshare which went out of business and was bought by capital vacations. Upon our arrival at our thought to be timeshare (silver lake) we were informed that we had to attend an owners update meeting which we did. They informed us that our old timeshare no longer exhausted and our week was not comparable to their point system and we were encouraged to to upgrade to their system for 400 dollars per month and that we had to decide before the end of the business day to purchase. We did the 400 dollars per month which went did in fear that our week was not worth much. We made the payments and returned a year later and they said the price was 800 dollars not 400. They told us if we upgrade that it would allow us to use more points to offset the price increase by their rental program and that we could refinance to get payments down. When we called to do the rentals they were not able to help us and they did not have any renters when we called. We called a week later to cancel but they said we had 24 hrs to cancel and made it difficult to cancel the time share. They said only owners and their guest could use the timeshare however we learned that outsiders could book rooms without membership. The monthly payments went up to $1034.00 which we could not afford and an annual fee of 2800 for the maintenance.Business Response

Capital Vacations turned my account over to a collections company after receiving payment months earlier. The payment was originally lost by them and then when directed to send new payment to a different address it seems they did not credit my payment even though they deposited payment. We are filing this complaint about Capital Vacations due to their dishonest sales practices and the ongoing financial burden caused by their misleading promises. During the sales presentation, we were assured there would be no more maintenance fees and that loan payments would be the only future cost. We were also promised simple and flexible access to various resorts and destinations. Unfortunately, none of these claims have proven true.Instead, we have faced high costs, complex booking processes, and extremely limited availability, leaving the timeshare unusable and far from the convenient vacation option we were sold. This has caused us significant financial stress for something we have been unable to enjoy or benefit from as advertised.We are requesting that Capital take responsibility for their deceptive practices by allowing us to cancel our timeshare contract and issuing a full refund.Business Response

It was explained to the ******* family that they would need to pay their loan in full, pay any outstanding maintenance fees, Club Dues and Facility Fee, and pay the required exit fee.
