      My situation with Morgan Properties is extremely dangerous. At ***************** in Hamburg NY, my neighbour's Pitbull almost bit me in the face on Mon. 1/9/23. City dog controller responded, but was unable to do anything since this happened in the common area inside the apt. complex, which meant the property had to intervene as laws are not applicable to what happens inside the common areas of a building. A 2nd incident of aggression from the same dog happened to me that same wk. The property mgrs. continued to refuse to discuss my safety here. It is known that most successful Pitbull attacks result in fatalities. The owner is refusing to comply with all dog controller recommendations, and continues to have improper control of this dog on the leash. Landlords do harbor legal liability for all injuries aggressive dogs cause once they were made aware of the incidents of aggression which they were. The property has in their lease a clause that they do not permit dangerous breeds including even mixed breeds and Pitbulls are specifically excluded in their lease. Today ***** the property manager advised me they have other dangerous breeds in their other units too. Morgan properties also engages in a practice to encourage tenants whose dogs do not qualify to live on their premises to apply for ESA certifications, it is plausible some of the tenants who have these ESA letters for those animals have fraudulent ones. The neighbour's front doorway is only a couple of feet from my doorway. My risk is ongoing. The landlord's contends that the dog owner has more rights as a disabled person than a tenant who could be killed or seriously injured by his service dog and that is incorrect logic. The property must "remove even aggressive service animals from the premises" and the property has a duty to safeguard their tenants and failure to do so is negligence. In this particular case, if I am harmed, which is only a matter of time, they may also be found criminally negligent.

      We take the safety of our residents very seriously and have cooperated fully with the investigation of the animal control officer in this matter.  It is our understanding the animal control officer declined to take action after his review of your complaint on the basis of a lack of any contact by the dog with you or your dog, as opposed to the location of the alleged incident.  Regardless, appropriate action has been taken relative to the nature of the alleged incident.  Please contact our office if you would like to discuss the matter further.

      I am rejecting this response because the dog controller clearly declared to me the matter is out of his jurisdiction upon speaking with me because the incident occurred inside the building and when this occurs the only individuals who can assure my safety, according to the dog controller, is the landlord when they engage in a process to remove a dangerous animal. The gravity of the situation is not determined by the dog controller's inability to press charges in these circumstances. The gravity of the circumstances is determined by the fact that in the first instance the dog was almost completely successful in attacking me in the face and it was the person walking the dog who tugged on the rope leash at the very last second to stop an attempted attack. There has been a second incident since then. 

      I ask that the landlord continue to engage in the required process to remove the dangerous Pit Bull who has been menacing and threatening me more than once. A dangerous animal does not meet the qualifications of a service animal whatsoever. My safety is not assured in this apartment complex until the dog no longer has access to me. I ask the landlord to review applicable laws surrounding this and to review what their responsibility is to provide a habitable environment for me while I live here.

      I have been towed 3 times living here at *************** I had a rental car that I am now on a cant rental list due to car being towed Im paying rent for apartments nothing is updated and never signed a lease saying I cant have a rental car never have I lived somewhere you have to report to a leasing office that I am bullied and forced I will be getting the news involved as well as lawyer for stress and out of pocket fees

      The attachment below clarifies and details my complaint. The company was paid by me the equivalent of the fraudulent, exorbitant charges they assigned for the very short time I used their apartment. Approximately 2 months. They now have ridiculous charges in debt collection, though I received just one bill from them a couple of months ago. Their unit was completely misrepresented to me, moving in from out of state. When I came to sign the lease, they never inspected the apartment with me and it was completely different than advertised or being paid for, as well as needing a complete renovation. See photos, and attached document unsigned by their staff because it was the end of the work day he chose not to go with me. It was a filthy, unsafe, small, unworking fixtured, apartment. A woman was shot and killed shortly after I moved in. They changed the locks (due to upgrade) and never gave me a key and I was locked out for two days with my pets inside. There are countless complaints, and one active lawsuit against them from another tenant there during my time. I just want them to eliminate the outstanding balance and remove from my credit reports.

      We have reviewed ******'s statement of the problem. The first complaint we received from ****** regarding her apartment was August 5th, 2022, which was approximately a month and a half after she moved in. Because of this, there is no way to determine whether or not those damages in her attached photos were there prior to her move in or were from her/her pets she had in the apartment in her time living there. In our move out inspection, we discovered a completely shredded door and fresh carpet stains. Those are the damages she was charged for by us.  

      ****** says in her statement that she was locked out of her apartment with her pets trapped in her apartment; ****** was not locked out. We did a community wide lock change.Residents were properly notified with emails and letters left at door. As soon as ******'s locks were changed, the keys were left in her mailbox as the letter left at her door stated that they would be. She also had the option to come pick them up here at the office. She never notified us at any point that she was locked out and always had access to her new keys.

      All charges on her ledger are accurate. ****** paid her initial move in costs and never paid her rent and utilities for the time she lived in the apartment. When ****** sent that email on 8/5/2022 our previous Property Manager *********************** emailed ****** saying that if she wanted out of her lease, she could do an early termination agreement, to which ****** refused and later emailed one of our agents *************************** on 09/7/2022 that she moved out and left keys in the apartment. We allowed her to leave without proper lease termination, only charging her for a 30 day notice that took her to the end of September.

      The company's reply is ironically appropriate to the level of care in which they manage their ******** investment. They have conveniently and completely failed to address the complaints. Morgan has given this matter the least amount of attention or reflection. Their rebuttal consists of a weak defense that my pictures might have been taken after I made a bunch of scratches and stains. They failed to address the 30yrs old condition or the complete breakdown of management which is self-evident. The An unsigned inspection report, and an already resignated property manager. Indeed I am attaching dated photo evidence, which Ill gladly put to experts as being valid. All without mention that resided there just 10 weeks. I am full time employed, and full time doctoral student - where do I even have time for such. Let us add that the company is seeking, in total, approximately $7000 (not a typo) for 10 weeks of inhabiting their decayed unit.
      The larger issue which constitutes my complaint is that the property was completely misrepresented and I was left in a sort of bait and switch situation. Having lived in Pennsylvania for 45yrs and coming to this area for work, I was presented with an offer for a lovely 2 bedroom apartment in a quality facility which was to include a balcony/patio and many amenities. When I arrived to receive my unit, I was handed keys and an inspection form to sign, and sent on my way. I literally had no place to sleep that night as I had set for my lovely new apartment. Needless to reiterate, it was everything but what the company offered me. I would later find completely out of service (and not temporarily) amenities such as the car wash area. I never even unpacked my boxes and immediately sought alternative housing. Just a few weeks later a tenant was shot and killed, murdered, in the parking lot just a few buildings down. By now anyone reading this should find it evident that this complex is completely not as advertised. 
      Finally, we were informed that the locks were changing. Our paper notice explicitly stated that the new keys would be in our mailbox. They were not. I will attest to that in court. 
      You have one “win” here ********, I had an unfortunate situation literally days upon moving out in which the door was irreparably damaged. I will personally bring you cash for the ACV (Actual Cash Value) of my hollow, thirty year old, already damaged door. I again submit I will not be paying for anything else. This complaint is not from a lazy irresponsible person merely seeking financial justification. You have wronged me and countless others, supported by your F- rating located on the BBB site. 

      My doctorate is in ethics, by the way, in case you will be looking to hire. You can certainly use it.

      We stand by our original response to this matter. 

      The balance that she owes is for her rent that she did not pay. ****** moved in 6/17/2022, paid her move in costs and did not pay any rent or additional fees owed while she lived here. She turned in the keys on 09/07/2022 so she is responsible for rent and additional fees for the time frame that she had possession of the apartment. We have a key receipt that reflects the day she turned in her keys, it is attached to this email. We did not charge her for the early lease termination fee for breaking her lease early; we only charged her for the one full calendar months'notice requirement per the lease agreement she signed. 

      She was also charged for the following damages: 
      $50.00 for a trash out for large furniture and garbage left in the apartment.
      $1,000.00 for carpet damages and stains. Noted on ledger that carpet was new for June 2022, the month she moved in.
      $125.00 for the shredded door, that she acknowledged in her new statement that her dog did those damages.

      The balance owed is not $7,000.00. ******** owes $4,641.88. A copy of her ledger is attached.

      Again, ****** was never locked out of her apartment. She always had access to her keys and proper notice was sent to notify residents. This notice also provided information on how to receive her new keys, whether they were going to be in her mailbox, or that they could come into the office for a copy. ****** never notified us that she had an issue gaining access to her apartment.

      At no point until a month and a half after ****** lived here and had already caused damages to her apartment and stated to us that she bought a home in ************ did she express any concern or distaste for her apartment or our community. We accommodated her concerns by not charging her the early lease termination fee and only charging her the full month calendar notice.

      All of ******'s charges are correct, and we stand by that and the statements we have made. We consider this matter closed.

      Unfortunately, most of the stated responses are incorrect. Nor did I state that ******** was seeking $7000 additional. Again, the lack of thoroughness or professionalism is self-evidenced.

      It is possible that one room had new carpet, as every room of the apartment had different flooring. Again, it was not "nice" or as advertised. I absolutely did not stain the carpets and this can be validated by the photos, which further evidence the dents from where prior furniture had sat. It would have been nearly impossible for me to create such long term divots.

      I will attempt again here to attach evidence, which I am willing to produce to scrutiny in court.

      I WAS without a key for two days, which I will testify to. I have the notice indicating keys would be in the mailbox, I can obtain further witnesses to the fact the keys were NOT there upon the locks being changed and at least one other tenant in my building could not enter that day.

      I too consider the matter closed. I'm an accomplished and published doctoral student making a difference for our global good, however, with no assets, liquid or otherwise, loads of debt, and a part-time job. If necessary, I will speak to attorneys next about the unethical, and in some instances explicitly illegal business practices. As of now I am simply requesting the exaggerated debts declared by ******** to be removed from collections and all credit reporting bureaus. If they choose to consider this path of neglect, malice, and pursuit of funds they can expect legal consequences.

      *** ******** was initially offered another unit on January by our Regional Manager and she declined. After several emails to our corporate email address, our Regional Vice President got involved and let *** ******** know that we will let her out of her lease without penalty but she must pay her balance and her deposit will not be refunded. *** ******** refused demanding that we refund her all monies paid, that request was denied. *** ******** was due a concession for January, but forfeited that because she refused to signed the attached concession addenda. We have explained to *** ******** that she can move out without penalty but she will owe the balance due, which is now $3,398.49. *** ******** sent the attached Rent Withholding letter because of work request but as you will see from the video, we found no deficiencies in the unit. This is our 2nd response.

      I am rejecting this response because:

      The office was not honest with me when I moved in and I was given a dirty apartment with mold and water damage. I put in a few work orders to fix the leaks that were coming through the floor of my apartment and when the front office came to my apartment, they completely ignored my concerns and would not listen to them. They took photos of the ceilings and bathroom and completely ignored the places that had flooded. They left a large fan in my apartment for a month to dry out the carpet when it got wet. 

      The manager assumed it was coming from my washing machine, but it was coming from another unit. They asked me if certain spots had been flooded by the washing machine and I told them no. Then flooding started to come around the washing machine and in the living room. I had to completely vacate my bedroom because the flooding is recurring. It dries up and comes back. It smells like sewage. 

      In South Carolina, I have a right to withhold rent. The law states that tenants may withhold rent or exercise the right to "repair and deduct" if a landlord fails to take care of important repairs. I sent a letter that informed the front office of this.

      According to the Landlord Tenant Act:

      SECTION 27-40-440. Landlord to maintain premises.

      (a) A landlord shall:

      (1) comply with the requirements of applicable building and housing codes materially affecting health and safety;

      (2) make all repairs and do whatever is reasonably necessary to put and keep the premises in a fit and habitable condition;

      (5) maintain in reasonably good and safe working order and condition all electrical, gas, plumbing, sanitary, heating, ventilating, air conditioning, and other facilities and appliances, including elevators, supplied or required to be supplied by him. Appliances present in the dwelling unit are presumed to be supplied by the landlord unless specifically excluded by the rental agreement. No appliances or facilities necessary to the provision of essential services may be excluded.

      The second issue is the violation of the Fair Housing Laws. The law states: It is illegal to discriminate in housing because of race, color, religion, sex, national origin, physical or mental handicaps, or familial status (families with children).

      SECTION 31-21-40. Discrimination in relation to sale or rental of property.

      It is unlawful:

      (1) to refuse to sell or rent after the making of a bona fide offer, to refuse to negotiate for the sale or rental of, or otherwise to make unavailable or deny a dwelling to any person because of race, color, religion, sex, familial status, or national origin;

      (2) to discriminate against any person in the terms, conditions, or privileges of sale or rental of a dwelling, or in the provision of services or facilities in connection with it, because of race, color, religion, sex, familial status, or national origin;

      When I moved to the unit,I was immediately surrounded by neighbors who harassed me mercilessly day and night and who would not allow me to get comfortable. They attacked the outside of my apartment and they accosted me all through the night. I asked the property manager if I could change units and she said no. She told me that she put security cameras around my unit to see what was going on. I sent the office time stamps of when it was happening and they did not remedy the harassment. Some of the offenders moved from unit 902 to the unit above me in a unit that was under eviction. They harassed me diligently and continue to harass me daily. There are also staff and tenants who congregate at the pool at night and they tell me to leave and bully me all night long. I'm the only tenant that gets harassed. They also go into unit 902 and the unit above me. 

      I attempted to move units and even go to another building to honor my lease, because no one would make the harassment stop. The regional manager set up a meeting for me to change apartments and after speaking with the area manager,I never heard from her again. The opportunity to change units was taken away without an explanation. I was told to leave and pay rent for the days that I was here. 

      There were several Hispanic people around me that kept saying that they wanted my apartment and everything that I had belonged to them. I have been surrounded daily by people who keep telling me to leave. They have been supported by the front office and other tenants. There are white,black and Hispanic people living together in these units. I had no prior experiences with them, they discriminated against me because of my race and sex, and the fact that I live alone. The office has lied several times saying that no Hispanic people live around me and the unit above me is vacant. There was an eviction notice on their door. The notice belonged to another person who had vacated the unit. The people that live there have an arrangement to live there. Whether they are living there as an arrangement or on a lease, they are required to adhere to the law. According to the Landlord Tenant Act:

      ARTICLE 5

      Tenant Obligations

      SECTION 27-40-510. Tenant to maintain dwelling unit.

      A tenant shall:

      (1) comply with all obligations primarily imposed upon tenants by applicable provisions of building and housing codes materially affecting health and safety;

      (7) conduct himself and require other persons on the premises with the tenant's permission or who are allowed access to the premises by the tenant to conduct themselves in a manner that will not disturb other tenant's peaceful enjoyment of the premises;

      (8) comply with the lease and rules and regulations which are enforceable pursuant to Section 27-40-520.

      The people in the units above and around me have severely bullied me into not making any noises, including running water, opening things or living. I am bullied to sit in one place and be quiet at all times. They have had get togethers and all nighters that kept me up until 7am and no one would enforce any quiet laws. There are also several people living in these units who internally stalk me and make me uncomfortable every minute of the day. The lease states that there should be two people per bedroom in each unit. These units have several people that live together and they keep saying that they want my apartment. They're forcing me out. Each unit is overcrowded with several people sleeping in the bedroom, living room, dining room and even in the closets. I informed the managers and the corporate office about the harassment and the lewd things that I've encountered, and the only response that I got was to stop sending the lewd descriptions by email. They were more concerned about reading about it than my living in it and they didn't do anything to make sure that I was protected from these behaviors. 

      They were harassing me so loud that I had to turn on religious music to try to relax. I called the police, but they would stop when they arrived. Even though the music was on my phone and it was not loud, and even though the music was being played during the daytime, the neighbor in 902 complained that my music was too loud and the area manager threatened to evict me for noise complaints. The management never addressed the harassment and trauma that I experienced from these people. The neighbors were also upset that I did not leave for work in the mornings like them, so they harassed me every morning and they said that they didn't want to live next to me because I was fat, black and lazy. That is when the flooding began and I was eventually forced to move out of the bedroom. 

      The people that live in the dining room above me wake me up every morning with blunt force trauma by slamming things against the walls and floors. Sometimes they even come down and attack me from outside. They also have people from other units that help them. If I sleep during the daytime, they also attack me saying there's no sleeping during the day. Wherever I'm sitting, they come to hit me in the head. They say that they must hit me in the head. At night, a security person will walk around my apartment and the people above me start to hit the walls or ceiling. They work together to harass me. If I seem comfortable, they attack even more. The property manager has bullied me and threatens me if I even look at their apartment. I don't know they're arrangement, but I've tried to remove myself from this dangerous situation and I was told that I had to be under them and that I'm inferior to them. The office staff is ******* American, but they are racist against me. It is reverse racism. The first thing that the property manager said to me was that she didn't like me. I had never met her before and I had only spoken to her with respect on the telephone.

      I just moved into the unit in December of 2022. I relocated and did not have the intention to move until next year. No one moves into a place only to have to move again within a few weeks because of bad management and evil people. They have not tried to accommodate me and they refuse to allow me to get comfortable. They have violated my fair housing rights and for that reason, I'm requesting a refund of all monies paid and a termination of the contract. They have treated me lower than an animal. I'm even harassed by their security at night. I did not have a fair chance to move into my apartment and live in it. I had to cancel my furniture and I've been forced to sleep on the floor. The offenders keep telling me that Columbia is evil and I don't belong here.

      (1) comply with the requirements of applicable building and housing codes materially affecting health and safety;
      (2) make all repairs and do whatever is reasonably necessary to put and keep the premises in a fit and habitable condition;

      (5) maintain in reasonably good and safe working order and condition all electrical, gas, plumbing, sanitary, heating, ventilating, air conditioning, and other facilities and appliances, including elevators, supplied or required to be supplied by him. Appliances present in the dwelling unit are presumed to be supplied by the landlord unless specifically excluded by the rental agreement. No appliances or facilities necessary to the provision of essential services may be excluded.
      The second issue is the violation of the Fair Housing Laws. The law states: It is illegal to discriminate in housing because of race, color, religion, sex, national origin, physical or mental handicaps, or familial status (families with children).
      SECTION 31-21-40. Discrimination in relation to sale or rental of property.
      It is unlawful:
      (1) to refuse to sell or rent after the making of a bona fide offer, to refuse to negotiate for the sale or rental of, or otherwise to make unavailable or deny a dwelling to any person because of race, color, religion, sex, familial status, or national origin;
      (2) to discriminate against any person in the terms, conditions, or privileges of sale or rental of a dwelling, or in the provision of services or facilities in connection with it, because of race, color, religion, sex, familial status, or national origin;

      When I moved to the unit,I was immediately surrounded by neighbors who harassed me mercilessly day and night and who would not allow me to get comfortable. They attacked the outside of my apartment and they accosted me all through the night. I asked the property manager if I could change units and she said no. She told me that she put security cameras around my unit to see what was going on. I sent the office time stamps of when it was happening and they did not remedy the harassment. Some of the offenders moved from unit *** to the unit above me in a unit that was under eviction. They harassed me diligently and continue to harass me daily. There are also staff and tenants who congregate at the pool at night and they tell me to leave and bully me all night long. I'm the only tenant that gets harassed. They also go into unit *** and the unit above me. 
      I attempted to move units and even go to another building to honor my lease, because no one would make the harassment stop. The regional manager set up a meeting for me to change apartments and after speaking with the area manager,I never heard from her again. The opportunity to change units was taken away without an explanation. I was told to leave and pay rent for the days that I was here. 
      There were several ******** people around me that kept saying that they wanted my apartment and everything that I had belonged to them. I have been surrounded daily by people who keep telling me to leave. They have been supported by the front office and other tenants. There are *****,***** and ******** people living together in these units. I had no prior experiences with them, they discriminated against me because of my race and sex, and the fact that I live alone. The office has lied several times saying that no people live around me and the unit above me is vacant. There was an eviction notice on their door. The notice belonged to another person who had vacated the unit. The people that live there have an arrangement to live there. Whether they are living there as an arrangement or on a lease, they are required to adhere to the law. According to the Landlord Tenant Act:
      ARTICLE 5
      Tenant Obligations
      SECTION 27-40-510. Tenant to maintain dwelling unit.
      A tenant shall:
      (1) comply with all obligations primarily imposed upon tenants by applicable provisions of building and housing codes materially affecting health and safety;
      (7) conduct himself and require other persons on the premises with the tenant's permission or who are allowed access to the premises by the tenant to conduct themselves in a manner that will not disturb other tenant's peaceful enjoyment of the premises;
      (8) comply with the lease and rules and regulations which are enforceable pursuant to Section 27-40-520.
      The people in the units above and around me have severely bullied me into not making any noises, including running water, opening things or living. I am bullied to sit in one place and be quiet at all times. They have had get togethers and all nighters that kept me up until 7am and no one would enforce any quiet laws. There are also several people living in these units who internally stalk me and make me uncomfortable every minute of the day. The lease states that there should be two people per bedroom in each unit. These units have several people that live together and they keep saying that they want my apartment. They're forcing me out. Each unit is overcrowded with several people sleeping in the bedroom, living room, dining room and even in the closets. I informed the managers and the corporate office about the harassment and the lewd things that I've encountered, and the only response that I got was to stop sending the lewd descriptions by email. They were more concerned about reading about it than my living in it and they didn't do anything to make sure that I was protected from these behaviors. 
      They were harassing me so loud that I had to turn on religious music to try to relax. I called the police, but they would stop when they arrived. Even though the music was on my phone and it was not loud, and even though the music was being played during the daytime, the neighbor in 902 complained that my music was too loud and the area manager threatened to evict me for noise complaints. The management never addressed the harassment and trauma that I experienced from these people. The neighbors were also upset that I did not leave for work in the mornings like them, so they harassed me every morning and they said that they didn't want to live next to me because I was fat, black and lazy. That is when the flooding began and I was eventually forced to move out of the bedroom. 
      The people that live in the dining room above me wake me up every morning with blunt force trauma by slamming things against the walls and floors. Sometimes they even come down and attack me from outside. They also have people from other units that help them. If I sleep during the daytime, they also attack me saying there's no sleeping during the day. Wherever I'm sitting, they come to hit me in the head. They say that they must hit me in the head.  At night, a security person will walk around my apartment and the people above me start to hit the walls or ceiling. They work together to harass me. If I seem comfortable, they attack even more. The property manager has bullied me and threatens me if I even look at their apartment. I don't know they're arrangement, but I've tried to remove myself from this dangerous situation and I was told that I had to be under them and that I'm inferior to them. The office staff is African American, but they are racist against me. It is reverse racism. The first thing that the property manager said to me was that she didn't like me. I had never met her before and I had only spoken to her with respect on the telephone.
      I just moved into the unit in December of 2022. I relocated and did not have the intention to move until next year. No one moves into a place only to have to move again within a few weeks because of bad management and evil people. They have not tried to accommodate me and they refuse to allow me to get comfortable. They have violated my fair housing rights and for that reason, I'm requesting a refund of all monies paid and a termination of the contract. They have treated me lower than an animal. I'm even harassed by their security at night. I did not have a fair chance to move into my apartment and live in it. I had to cancel my furniture and I've been forced to sleep on the floor. The offenders keep telling me that Columbia is evil and I don't belong here.
      I've attached the text message to the regional manager, and the photos of the actual flooding, not the ones that were from the ceiling. The flooding started in the closet and moved into the middle of the bedroom floor.

      I did an application with this rental property on January 6th (Friday ) . The application fee was $25. The following day I noticed an additional $100 fee was taken from my checking account. I had no clue what the fee was even for so I promptly called this business around 9 am the following day. The leasing agent that I spoke with told me this was a automated payment that comes out if you're approved for an apartment. I've never heard of such a practice. How can they assume that I want to go forward and rent from them without speaking to me first. So I spoke with leasing agent and told her I would like to be refunded my $100 deposit because I've found another apartment. She proceeded to tell me she can't refund me because she's not my actual leasing agent. She told me to call back Monday seeing as though they are closed Sunday. So Monday ( Jan 9th ) comes around and I talk to my leasing agent and she pretty much says you aren't entitled to a refund because it's been more than 72 hours. I literally called the following day and was told they couldn't refund me. Also why would Sunday be counted into the 72 hour window. This company is very shady. They're literally stealing money from customers. I would like my money back seeing as though I did call back and request a refund within the 72 hour window. They refused to assist me in a timely manner. I attached a picture of a screenshot. The leasing agent left a voicemail saying my application couldn't be processed because I needed to send pictures of my paystubs. Ok so how did my application get approved and the $100 deposit be taken if she needed my paystubs. Sounds like a scam to me.

The $100 is given right back once you move in and goes towards your move in money.       We live in The Reserve at ***********, Canonsburg ,Pa. We have informed management and corporate on several occasions about the tenants above us caving are ceiling in when we attempting to sleep. Their response is that they have a right to live, which I guess means we don’t have the right to peace and quiet or sleep anytime the home. That is just the excuse that you all make for him. As for the meeting , telling me legally there’s nothing I can do or you can do, isn’t a solutions to the issues. We’ve been inconvenienced and disrespected more than anyone should ever be. The issue at hand has been resolved what so ever and to be honest it has only gotten worse. I love for somebody to explain any in this matter is good. We are very dissatisfied with the treatment we have received.       On August 31st/September 1st, my partner and I entered into a lease with one of Morgan Properties properties, **********************. Since then we have identified many poorly repaired/maintained appliances and structures within our unit. Each time we have identified such things, we submitted a maintenance request. Such requests have been ignored since as far back as September 2022. We have spoken directly to the leasing office and yet still such repairs have been left ignored. The same is true for the emergency maintenance line. Attached are the ignored service requests and a picture of a broken appliance.

      I’ve been in this apartment for maybe a little over a year now, and I’ve called Morgan Properties about noise complaints and other issues that they never seem to get back in touch with me about. I spoke with the regional manager **** about transferring but they also made that process difficult, and she stated she would return my call and absolutely never did. So I never was able to transfer with their “transfer program within Morgan Properties” also due to some reason the other property saying I didn’t make enough money (still under a Morgan Properties apartment) and the rent was way lower than where I currently am. The rent at the other property was $1100 and my current property the rent is $1400 yet they allowed me renew my lease at this property. I’ve expressed to them I was looking for something cheaper because I was borderline not able to pay my rent a couple times. I’ve had complaint after complaint about the noise, I’ve called the police, there have been marijuana scents in which I’m allergic to, along with gnat issues in this apartment, and they for whatever reason will not transfer me and want to charge an arm and a leg to do so. It’s completely not cool that they are really not trying to help me yet just want to take my money every month. It’s like they care about nothing else but tenants paying rent.

      On December 24th 2022 a pipe burst in the laundry room next door. This caused it to flood and ruin everything in my living room. I understand it is winter time, mother nature happens however; had the laundry room been properly maintained I. E. Trash emptied so it wouldn't overflow and clogged drain and if the drain had been properly maintained it would not have affected my apartment. The apartment complex removed the padding from under the carpet they did not come back for their equipment for at least 5 days. Then I was going on vacation December 28th and on the 26th and the 27th I sent them another email explicitly telling them do not enter the apartment until I am back home from vacation. I had my sister come over daily to check on my two small pets and on the night of the 31st she came in my apartment and everything had been rearranged. They entered against my wishes they also moved my animals litter box and food so they could not find their food the entire day there is also broken glass outside of my front door that has been there for over a week that no one has cleaned up yet. when I called the apartment to ask if they would compensate us, perhaps even apologize, (and they refused to replace the carpet stating it already had damage on it before when I can already smell mold and mildew....) help us out with rent or some kind of act of Goodwill they said no and hung up on me.  When I tried to call back they refused to answer the phone

      main complaint was not addressed: "To recap on our conversation, we will be replacing the carpet in the living room area however, you will be charged for any damages that are not associated with the flooding." 

      This makes no sense, if its water damaged its damaged. This is the apartment trying to collect on every penny EVEN THOUGH this is the apt. fault.

      ALSO see attached. Someone entered the apt against my EXPLICIT request NO ENTRY unless i am home. Now i have items missing, my pets food and water was moved to a place they could not reach it for almost 12hrs. There has been no acknowdegment regarding this concern.

      Had the apt shown any kind of empathy, sympathy and/or apology we would be not be here

      Morgan Properties is the absolute worst property management company I have came across. They are very unprofessional, never communicate and when they do it makes zero sense, the emails are like a 4 year old typed it but yet I pay my rent on time and early I have dealt with people attempting to enter my home, everyone thinking me and my husband just moved in even though we’ve been here since July, and I just want to talk to someone with some freaking sense and professionalism regarding these instances that have occurred. I have been more than patient and I don’t want to be rude but it seems like that’s the only way to get some service around here.
