1 starWe bought a house Polk model in Aldie Va. the main door was contaminated and was reported on day one to construction manager but looks like he forgot to do anything about it and we thought it will be done and accepted to closing of the house. But as soon as I came home I noted the main door was not fixed and they told me to inform the warranty in my 1month warranty time we did n they touched up with paint work and it came back as bubbles again spreading in larger area again after few months and they updated in system saying it’s fixed n we thought it’s fixed but as I said it came back again so we filed again in few months they agreed to change the main door in 1yr warranty so we waited n when time came toll warranty didn’t agree and we had to show a previous email and they said yes ok finally for the door but not the side panel of the main door. Instead they told me they will retouch up that area and next time I must not see it as they fixing it. And I told the painting guy hey you guys keep saying same thing and updating in system the issue is fixed and we too believe n say ok. But again few months it’s coming back I don’t want these just name sake fixing problem I need a permanent solution as it’s contaminated and u agreed to it that it’s contaminated and what if the area you trying to fix spreads larger area like it did on door and u couldn’t fix it n had to change door but the side panel u saying u cant replace it but fix it. Then the paint guy said no no it will not happen it will be fixed this time n sure it won’t come back n it won’t spread . Then I said no what if it does n u guys say it goes out of warranty coz that’s what I feel like u trying to drag this go out of warranty. Now after that’s done n they updated system saying they fixed it the issue came back now it’s even more bigger as I predicted. N now they saying out of warranty we can’t do anything. They dragged this instead of fixing it. Faked us. Now they say it’s my regular maintenance. But how?Toll Brothers, Incorporated

1 starI am extremely dissatisfied with the way this firm handles concerns. Mold grew in my property as a result of an external wall crack that most Lakeshore townhouses had and that they corrected. They would not fix my exterior wall because the guarantee has expired. Consider all options carefully before hiring this organization. This is not how you conduct business. I am planning to hire a lawyer, this is totally unacceptable coming from such a big firm.Toll Brothers, Incorporated

1 starDo NOT buy from Toll Brothers. They will promise you a one year time frame for a new build, and it will end up being one year and seven months!! Not only that, their sales rep will mess up your countertop selection, and not fix it! The sales manager I spoke with was extremely rude and showed no empathy. They are OVERPRICED. They do not care about you or making sure your home will be everything you desire. Don’t belive the luxury or #1 builder nonsense.Toll Brothers, Incorporated

I just want to say all the positive reviews come from management doing “giveaways”. To enter to win you have to leave a review and they most likely only pick five star reviews as winners.
Management is misleading and manipulative. I was told I could break my lease so I moved and when I inquired about paperwork to make it official they just changed their minds and said I couldn’t…I am now under two leases as a college student paying two rents. They have no sympathy for their residents and are not knowledgeable about tenant rights or Arizona laws.
It’s also loud, security sucks and there’s vomit everywhere that never gets cleaned up. I am a full time college student I cannot afford to pay two rents and my future after college is going to be seriously impacted because of this. This makes me not want to look at the good in people because they will manipulate you and take advantage of you.Toll Brothers, Incorporated

1 starIf I could give them zero stars I would. The quality of the homes are poor. Most of the subcontractors they hire are careless and doing the bare minimum (probably because they get paid poorly by Toll while everyone else is making out by increasing the price on their homes drastically). They have increased the prices (because of the inflation, etc. but continue to pay their subcontractors the same or LESS for the work they do. They have warranties but when you submit some of the claims they will try to do anything they can to NOT fix them or do the BARE MINIMUM to the point where it becomes exhausting going back and forth with them (even if you are within their warranty guidelines). I will NEVER buy another home from Toll Brothers ever again. Complete waste of time, money and mental sanity.Toll Brothers, Incorporated

1 starClosed on my house April 2020 Upper Marlboro MD now exactly 3yrs ago reached out regarding a huge crack in my ceiling that was not there 2 weeks ago and I stated that it was not the typical home settling drywall cracks which I have tons of an entire week went by with no contact until I reached out yet again. My issue was never addressed no visit to see the damage only to be told it’s past warranty and contact a third party and check for water stains or see if it gets worse and mentioned my structural warranty is 10yrs but since no one bothered to look how would they even know if it were structural or not. The damage is below my master bathroom God forbid I try to use the tub and fall through the ceiling. Luxury home my … only luxury is the price the finishings are trash which the construction manager agreed with that assessment. Spending over half a million to purchase a house that barely lasts the time it took to build only to be told contact someone else to spend more money and closed out my service ticket. If you plan to have actual luxury or atleast above decent work or finishing pick another builder. I’ve asked to speak to a manager I guess they don’t exist either just like the quality of the work put into building this place.Toll Brothers, Incorporated

1 starPresently building in Hardeeville, SC at Riverton Pointe. Signed end of January, 2022 and just told that we will not be closing until either June or July. That’s a 17-18 month build. Today the sales manager, Sara said there were delays. The project manager quit. Today there were 5 subs working. I asked what is Toll Brothers going to do for us with this delay. We were told “nothing”. I asked Sara where have you been with all the delays and sub issues? She had no answer.
On top of that, we were told by Toll Insurance that our closing was May 19th. Sara (sales manager) had no clue about Toll Insurance!!
This is supposed to be the nations number 1 builder! God help us what number 2 builder is like.
Toll Brothers is not transparent. We signed every document promptly. The delays are on them. There are many other folks dealing with this.
Buyer beware!
We have no choice but to wait it out, but 15 other buyers have walked loosing their deposits.Review fromCheri S

1 starTo own a Toll Brothers home was my dream but it was the worst experience ever. Poor quality and construction of home was extremely sub par. Customer service was nonexistent, site supervisor didn’t care, warranty…a whole other issue. They drug their feet the entire process. Signed a contract in Dec 2019 and construction didn’t start til March. There were foundation issues from the get go and we will never know the true outcome until we have a foundation issue. They tried to install seconds for appliances, everything was ordered in piece meal and installed as it comes in. Who installs carpet and flooring before paint and then removes the floor covering before it’s painted, seriously. The 11 month warranty is a joke.
It was almost a year before we moved into our “dream” home that wasn’t. In all honesty, we got such a great deal that we believe they drug their feet in completion in hopes that we would back out at the last minute. They even offered us our deposit back twice. Then they knew we had sold our home but still didn’t care. We had to find a place to stay, store our furniture and oh, we had to pay for it. Product Would be delivered and it would sit for weeks. Was this the experience we thought we would get from TB, absolutely NOT….we have friends who live in their country club homes and they are truly GORGEOUS. Not only did we get a sup par home but we had to sign a non disclosure and they couldn’t even give us a Nee Home Buyer Evaluation. We were told only select people get them, seriously, everyone else in neighborhood got them. All I can say is Buyer Beware, don’t have buyers remorse like us. 1 starAs of right now the overall buying process of purchasing a new build home with Toll Brothers has been horrendous. 1.5 years and our home is finally done. During the last 18 months rates have doubled from 3 to 7% and this has prevented us from qualifying for the loan. From what I have heard from other people Toll will still come after your earnest money deposit AND they will come after the promissory note you signed for the upgrades of the home. Meaning if you can't qualify anymore based on a substantially higher payment than you will still owe the money for the upgrades that you choose and the earnest money deposit. For toll brothers to do this is not just egregious but down right disgusting to hard working individuals in a time of uncertainty while their stock price continues to climb. I sent our contract to a lawyer and he said there is no way they can come after you for the money based on section 2. I sent my lawyers letter and our decline letter to Kevin E******** and Elizabeth R****** and I have yet to hear even a word back and our closing is in 2 weeks. I need this matter resolved so we don't have to go to court. I will post this all over the internet over the course of the next year so that every single person knows what their right is, if i don't hear back soon and i am successfully taken out of this contract. I have friends and family with millions of followers on tik tok and instagram and I will take this story to every outlet I can. I will be silent and won't say anything if they do the right thing and absolve the contract in its entirety and send me my earnest money deposit back.

1 starGetting home constructed from Toll Brothers (#1 HOME BUILDER WORLDWIDE) sounds really exciting on the surface but the real experience is much worse than you can ever imagine. I am regretting my decision and would NEVER EVER recommend Toll Brothers to anyone else.
I work for a leading sub-contracting company and I am well aware of supply chain constraints and labor issues. My feedback for Toll Brothers "exclude Supply Chain/Labor related issues" as they are not in our control. These issues are part of their negligence, not paying attention to the details, and poor customer service etc. which are very much in their hand. The mistakes repeated multiple times and when we brought it to their leadership team, their answer was "We overloaded our people and it is okay for them to make mistakes, we will correct it and the customer should not complain about delay.
1. The Design Center doesn't show all the available options.
2. So many change orders were missed (Recessed lights, extra window, bathroom niche, exhaust fan in bathroom, extra outlet points etc.) and no-one from the builder even paid attention to what things got missed.
3. It took us 22 months to get our house done vs many of our friends got it in almost half of the time with other builders with more customization.
4. We paid extra money for putting Mosaic Band in the bathroom. They put Niche as well as shower handle cutting through the Mosaic Band. When we complained about it to the builder, they told us over phone that you should have given us exact design if you didn't want your Mosaic band to get disturbed.
If I have to build another house, I will go to other builders who can complete your house construction in much lesser time, better quality, more customizations.
