      Frustrating Experience with Toll Brothers ************** and Warranty Avoidance My husband and I bought a house from Toll Brothers almost a year ago, and the experience has been frustrating from the start. Many of the issues we've found should clearly be covered under the builders warranty, but their response is almost always, "Thats outside of our scope," followed by a list of excuses. The biggest issueand it's not just ours, several neighbors have the same complaintis that the ** system is poorly designed, especially for the main bedroom, walk-in closet, and bathroom. While the living room and kids rooms maintain a consistent temperature, our bedroom is consistently 3 to 4 degrees hotter. To make the bedroom comfortable, wed have to lower the thermostat for the whole house, making the other areas too cold. And there is only one thermostat downstairs controlling everything. Theres barely any airflow into the closet and bathroom. This has led to serious humidity problems, with paint already peeling from the walls. When we brought this up, the construction manager simply called it an "aesthetic issue"completely ignoring the root cause.

      This complaint is about a Whirlpool side by side refrigerator purchased through Toll Brothers builder aa i took possession on June 6 2025. This refrigerator is defective as there is an annoying buzzing sound. ************* ********* Team states it's a warranty issue. I am arguing their judgment as it's a brand new appliance that is defective and should have never passed quality control and placed in service. This appliance was bought through Toll Brothers sources, it was installed by Toll brothers sources and Toll Brothers refuses to replace it. I went through the warranty process as i didn't have a choice, 3 visits so far from techs Whirlpool scheduled to service with an evaporator that was changed as that could have been the cause, and it was not. I am writing this at 4:00 am in the morning as this annoying buzzing sound keeps me awake. Toll Brothers is one of the worst builder, a billion dollar business that doesn't care about you once they get your money at closing. Do not purchase a home from Toll Brothers, esp In ************ as they treat you very poorly due to their negligence in supplying and installing a defective appliance that should have never passed inspection. I will argue and fight this case to the end and i am not pleased with giving bad reviews but this is so annoying that i have to address this issue so others may take caution when purchasing a new home and purchasing Whirlpool appliances. Stay away from Toll Brothers and stay away from *********. Look at Toll Brothers reviews, look at their complaints, most reviews are 1 star which i should have walked away from but took that chance and i actually like my home, but do regret this purchase as other minor issue are pending as well. Buyer beware, do your homework and do it carefully.

      What a miserable expierience....hiccups throughout the building process. all the quirks come out post move in but then the critical issues:-plumbing was a mess, leaks from every bathroom and the kitchen some re-leaking and requireing multiple visits -hvac is a disaster, support is worse. 6 months no heat (all winter) multiple stints without AC, multiple units replaced (on my 4th unit and 10th visit! + missed appointments)

      Im writing to express serious concerns about our experience with Toll Brothers during the closing process, specifically regarding the flooring selection. This has been one of the most frustrating parts of the entire home-buying journey.We selected our flooring through the design center after reviewing the actual sample in person. However, the flooring that has been installed is a completely different color and does not match the sample we chose. When we raised this issue, we were told it aligns with the design paperwork, but what we see in the home is visibly different from what was presented to ***** make matters worse, when we asked to compare the current flooring to the original sample, we were told that Toll Brothers is no longer under contract with the design center and the sample is no longer available. This response is unacceptable, especially given that we spent over $20,000 on the flooring based on what was shown to us in person.We trusted the process and made selections in good faith.

      We bought a home from Toll Brothers less than 6 years back. Last month we suddenly lost power in the house and centerpoint energy confirmed that this is due to a faulty underground electrical cable connecting transformer and meter can.Electrician was able to pull out the aluminum cable from the conduit and confirmed that a defective cable with a hole was installed during construction which caused the aluminum to deteriorate over time.When I reached out to Toll Brothers Customer warranty department they declined to do anything about it.I can't imagine a reputed builder not taking responsibility for poor quality of material used in the construction.

      EXTREMELY POOR WORKMANSHIP, BEWARE!Toll Brothers is marketed as being America's Luxury Home Builder, which epitomizes the spirit of experience. However, the (actual) work being performed, is POLARIZINGLY opposite than what the Toll Brothers marketing videos, and their sales consultant advertise.They have poor processes, which lead to EXTREMELY POOR WORKMANSHIP on what is supposed to be a $1,000,000+ home!Our comprehensive home inspection, evidenced a home fraught with poor workmanship, and a lack of supervision.The home was so badly built that it legitimately raises concerns regarding the constriction crews foundational knowledge, and whether they have the necessary education and certifications to build a home within our local building codes and regulations; as that is crucial for safe and compliant construction.Ultimately, the pictures provided from our homes inspection, displayed a polar opposite product than what the Toll Brothers marketing videos, and sales consultant advertise. In good faith, we CAN NOT recommend buying a Toll Brothers home.

      The statement provided by Toll Brothers is categorically, false. The local Division Vice President (did not) resolve the matter, not least in a matter thats positive for us. After waiting 9 months for our home to be constructed, the Division Vice President terminated our contract, upon being made aware of his construction crews gross poor workmanship, and his construction managers failure to supervise. Prospective customers, ******. Take your hard earned money and time, somewhere else.

      I was informedby your sales representative, through email communication, and via my realtorthat I would receive $25,000 in incentives to be applied toward closing costs and a rate buy-down, along with a reduction in the purchase price of the home. I submitted the deposit based on these terms, as I was told it was required in order to move forward with the financing process. However, once I began working with the lender, I was told I would not receive the full $25,000 in incentives due to legal restrictions on the allowable contribution percentage. This directly contradicted the information I had been given prior to submitting the deposit. Feeling misled, I chose not to proceed with the purchase. Since then, I have made multiple attempts to recover my deposit with no response. I believe this situation reflects a serious misrepresentation and unethical handling of the transaction. If this is not resolved promptly, I will be forced to consider legal action for recovery of the deposit and any resulting damages.

      I bought a house at *********** in freehold nj, after closing and living in the house a couple months, I reached out to the local construction manager and his assistant about various problems with the house, cabinets that were chipped, not cleaned, nail holes exposed, doors and drawers not properly aligned, molding around doors, off the walls, on 7 doors, shower tile off the wall, shower door not plumb, bathroom vanity with chips, bathroom vanity with hole exposed at faucet, cracked quartzite countertop ( was epoxied 15 months later but I had to pay and wasnt reimbursed) sliding glass door that can barely be opened when humid and movable door hits stationary door,also the molding around door is not plumb and is twisted. The outside pavers are missing sand in numerous places, the drain pipe from the gutter that goes into the pavers on the front walkway, freezes in the winter, causing the water to pour out onto the walkway, then freezing, leaving no access to the front door! The lot itself was poorly graded, leaving a deep ever, between my house and the neighbors, causing an almost permanent wet area even when there is little rain and when the lawn is mowed , the tires dig up dirt and leave severe tracks because of the steepness of the property between the houses and behind. All of this was documented to toll by email , looked at by the construction assistant manager, the construction manager, another man I cant remember his name, and ***** ******, who handles the warranty issues. They all came to the house, took pictures, looked me in the eye and said all would be fixed. after many more emails, and phone calls, I have been ignored, no callbacks , generic email responses saying nothing is in your portal, they obviously just delete everything, without even reading them. Neighbors complain about the same things, portals that are empty, despite the work not being done. To say Im disappointed and aggravated is an understatement, Toll customer care is a disgrace!!

      We are still waiting for toll brothers to come and review our open items, for the sixth time, the first five times we were told all would be fixed. Lies. The customer care director did call and promised to have someone visit, almost 3 months later, nothing. After repeated emails and calls to the same director, I got an email saying could you please provide more info about the open items. I sent my original list and some pictures and still no response. Toll brothers has made it clear that they do not want to repair the items in our new house, their construction team built a poorly finished house and their customer care is a joke. Their lack of response is just one of many real problems with this company. I would not recommend toll brothers to anyone and give them a zero rating

      This review is about ************** in *************, managed by Toll Brothers****** The address is ************************************. The internet never works in the building and it is advertised that the internet is included the price. They are charging you full month rent when you move in on 16th of the month and do not allow you to move earlier and prorate. The management practices are horrible. Staff and management do not care about residents, extort money for any possible cause. The parking situation in the building is a disaster. There is a patrol company that goes around parking garage at night and marks the cars that they think should be towed and towing company is towing them. The companies are under the same ownership, literally extorting money from resident by making them pay for towing and storage. Average towing expense is $200 per one time. You have to register your car not only with a building but with some other 3rd party company to which towing company has access. DO not lease at this building, because in addition to expensive rent, additional $100 (at least) per month for parking, you will also be towed at least once and wake up in the morning without a car and possibility to drive anywhere. Management does not notify residents as to where you need to register your car and your car gets towed. Very unprofessional management staff that are unwilling to help anyone.

      Thank you for sharing your experience with *****. We are sorry to hear of your frustrations with the internet, rent and parking. There were internet issues in early 2024 so the community changed their internet provider and upgraded their system prior to the resident moving into the community. There have been no written complaints submitted by the resident regarding the internet. The ***** team works with each resident to align moving dates between the outgoing and incoming students and manages rents accordingly. Regarding parking, the community sent multiple communications to the residents regarding the process of registering and updating vehicle information with the community and the third-party parking pass/towing company. This process is necessary to ensure that only residents who pay for parking are using the service. Please contact the ***** management team with any other issues. Thank you.

      Awful! First day I moved in my plumbing went out! Ac hooked up wrong, no tile behind my bathtub just dirt, & now I have a HUGE water leak (tons of pics to show how the foundation is so bad water came up through the cracks!) and no one is answering me going on day 3!!!!
