1 starMorgan Properties Customer Service is Horrible from the Corp. Office to the Rental Offices, the turn over rate for staff when they actually have staff is ridiculous!!!!! you have to constantly call, email, almost harass to get anything done. If you pay your rent you should not feel like a bother when interacting with anyone when you have questions or concerns pertaining to the money you are spending to rent a property. The neighborhood is becoming unsafe, they have 2 maintenance men to service the entire property( most times), Parking lot is always filled with trash, you have to share your balcony with families of squirrels, and inside with mice, the property has the potential to be nice if the effort was put forth by the Corp. Office. Maybe start by putting some money into the investment ( provide upgrades in units), and provide customer service training to the staff that will have direct contact with the tenant'sReview fromSasha M

No one has contacted me. My furniture is damaged. Rats are still running around my apartment. And I’m in court for eviction cuz I refuse to pay rent to live with rats. Thanks for making me anxiety & depression worst. This is the worst place I’ve ever lived in my life and with the cost and no reimbursement for my stuff being destroyed to the point of having to replace and rats chewing through my wires causing my husband to get shocked (it could’ve easily been one of my children) n biting me. This of the worst renters remorse I’m having and i SERIOUSLY WISHED I NEVER MOVED IN HERE. I will be telling people that ask not to bother with this place, is not worth the price and you’ll be living with rats and the property will do ABSOLUTELY NOTHING about it.

Morgan Properties your property manager at this complex also doesn’t communicate well with people and they have me stressed and my depression is at times utmost worst since living here and I will be telling everyone that I know as well as anyone that ask me that William Penn apartments in DE as well as morgan properties doesn’t work with their residents and you will be living in an infestation and your stuff will be damaged and they won’t do anything about it knowing that renters insured doesn’t cover infestation damages. I’ve had to spend thousands of dollars to replace things that damages could’ve been avoided had your property managers done their job and exterminated when rats was first reported instead of telling me “no one else has reported any rats so their not anything that we can do.” This is highly unacceptable and I have serve renters remorse with renting this place from you guys. And I haven’t even lived here for 1 year. Moved in in august, rat issues reported in November, nothing was done until end of January to take care of the rat issues after I had to get the health department in the state of DE involved in December.Review fromTim S

1 starZero accountability and zero ownership from the property manager. A subcontractor who was resurfacing the bathtub, for the 5th time(the provided low quality work that peeled and scratched my 4 year old son), was allowed to sand the bathtub without and method to control the dust. There was no vacuum and no barrier to prevent dust from spreading outside of the work area. The Mothane Catalyzed Polyurethane Enamel dust spread throughout my whole apartment except the second bedroom, the door was closed. The chemical now in a respirable particulate, that affects the mucous membrane in the lungs, nose, mouth, and causes eye irritation covered every surface. During the final walkthrough which was done before the contractor was finished the dust was not seen by property manager or the maintenance supervisor. Our family returned the next day to discover this contamination. The property manager had a cleaning crew come to clean the bathroom and some of the apartments property but not of our personal property. The cleaning crew used a dry cloth to wipe and basically smear the dust. When we can back the following day the property manager said he had completed a walkthrough and didn’t notice anything wrong. After walking him through and showing him the mess another crew was called in. They were able to clean the bathroom and some of the kitchen. I had to spend over 20 hours cleaning personal property that was covered in toxic dust. My family was displaced from our home due to the toxic fumes and dust for four nights. Property manager states it’s Morgan Property policy not to pay for a hotel since the fumes would only last for 4 hours. This is absurd and a dangerous. We requested the bathroom fan be left on and door closed while the tub was curing and to also leave bedroom window open and door closed to contain the fumes and assist with ventilation. After multiple requests this was never done, fans off and no ventilation. Complete negligence and no respect for my families health.Review fromNorah M

1 starTerrible place! Especially for seniors. Heat/hot water which are included in the monthly rent keeps going out. Newly remodeled apartment was shown by realtor but the unit actually rented is not nearly as nice. Closet doors do not close properly with some hardware missing. Bathroom very small with narrow tub. Newly renovated kitchen but not new appliances.Review frommark m

1 starAVOID MORGAN PROPERTIES THEY ARE A SCAM!
I rented 2 apartments for 4 years, I'm aware of the proccesses of moving out, When we did our Final walk through with management I secretly recording the entire thing, Pointed out spots where picture frames were hung,and pointed out damages that were there before Moving in having them agree. I was expecting 400$ for cleaning as they always clean but to my surprise
I WAS CHARGED 3,600$ AFTER my TWO 800$ DEPOSITS. When I called Demanding an itemized List as they are required by law,They hung up.5 minutes later I get an email stating that I had "holes" in the wall, and Needed the carpet replaced. After emailing the video of our walkthrough, SUDDENLY my NEW balence was 1,300$. When I asked for an Itemized LIST she said there were "HOLES IN THE WALLS" and "THE ENTIRE APARTMENT HADTO BE SPRAYED FOR FLEAS TWICE"
certainly I paniced and gave my 2 cats a flea bath and....nothing...not a single flea....not even dirt...When I asked for proof over the phone she hung up on me and 1 week after moving out, I was getting calls from a debt collector as they pushed it straight through to collections.
Having not only video proof of the apartment, but proof of the management saying "Thats fine, Looks good" leads them to ignore your calls and illegally pushing their fake charges through to collections so you cannot argue.
I have a pending litigation and Morgan Properties has 30 days to respond otherwise I get 3x what they charge me in the state of north carolina.Review fromMonica B

1 starWe applied and were approved for an apartment at the Enclave on North Point. We received help from ERAP and they made the check out to Morgan Properties. However the amount given to us and to ERAP was not the price we were told. We were homeless at the time so we needed a place to stay and they (Kelly and Deshawn) said they would fix this. We gave them the check for $4,619 which was to cover rent through September. When we asked for a tour we were told that we could not tour the unit until we sign the lease. We did so & got the key. The apartment was not ready for a tenant because we found so many broken or missing things. We went back to the office to inform them that this apartment (which we were told was a upgrade) was not ready for new tenants. They sent the property manager to meet us at the apartment, her name is Christina Brickman. She stated herself in front of me and my daughter that this was NOT a upgrade and we were told the refrigerator was on backorder and the washer and dryer were ordered, but the still charge full price for this "UPGRADE" that had multiple code violations I called. email and visited the office when the door wasn't locked to find out when the necessary repairs would be done. They included repairing hole in ceilings, excessive mold build up in the bathroom, which appeared to be black mold, missing door lock stopper, broke refrigerator, mold around ceilings edges collecting to wall, open electrical sockets, peeling paint, and unit had not been cleaned from last tenant. I have been trying consistently to talk to someone from corporate, but they never return any calls. When I took them to court on December for failing to make repairs, the judge said that Morgan Properties violated their own lease the day I moved into that on July 22, 2023. I am seeking a full refund from them including the cost pf moving, time lost from work as well the hotal accommodation reimbursement. They also failed to pay me the $1,000 that was ordered by the court.Review fromAndrea R

1 star-1 to be exact. I am a current resident and have requested an exterminator for 3 weeks for services. I found a rodent in my home on March 27th and since has turned into an infestation. They have chewed through walls in a water heater closet and possibly compromised electrical wiring that can be a fire hazard in my home. The property manager and staff have lied about sending an exterminator for weeks. Do not rent here. They are aware of an infestation damaging community property and harmful to community health.
