      I went into the leasing office to inquire about my carpet cleaning and my stove vent. I put in a work order almost 6months ago. No one could tell me anything because the manager was on leave. The new assistant manager took my information and pretty much told me there was nothing he could do. I said man this is really crazy and some BS, I said BS not the actual curse words. I then I started to talk to ******* about a shooting that was about to happen on the apartment complex. Then the assistant manager got up and told him to stop talking to me and started yelling GET OUT! YOU ARE BEING DISRESPECTFUL! He then started to to walk towards me in a threatening manner but, when I took out my phone he backed up and then started to say I was loud andI needed to get out. I left out because I felt he was threatening me. I have never had this type of interaction in my life. ******* to the office and we are a commnunity that cares for each other and i also witness him being mean to an elderly lady earlier this week. He is the video, I live at ************* ************************************************** The property management is Wilhoit Properties and they do not answer calls at all.

      Water has been coming into my house for years...With each year getting worse and worse. Issue has never been fixed. Mold has accumulated in house. My child has develiped respiratory issues due to this. They used to come **** water up from carpet but that stopped years ago. Was denied things getting fixed for years because I was told...they didnt have a maintenance man.

      Hello my name is *********************.and I been trying to reach to ya'll and I did sumit couples of complains to the manager office and she said she couldn't do nothing.there's been an issue I report someone that I saw doing drugs and since then my car it's been vandalized I even put cameras and they hacked them, I had to return the cameras and I already reported to the police I report that apt C307 are being making a lot of noise at night and she keeps saying that nobody lives there.and I was telling her that some body was there and she said that it was the maintenance.and I told her that it was ***************** at night that how the maintenance were going be working at that hours.and she like yeah they work late.and I'm like really that late 2,3,4 in the morning there working at that time and she just didn't say or do anything. I would like to know how can ya'll help it looks like I was the bad person report in what it was wrong.please I really do need your help my car it been vandalized bad and they park the cars in a way that sometimes you can't even open the doors but when it's there cars they make sure to have enough space to not to hit them, but they are doing alot of damage to my car.and I know who are they.pleas I really really need your help.thank you.*****

      We appreciate you bringing your concerns to our attention. We have looked into your issues and want to update you on the findings. We have not received reports of any drug activity. We would like to ask that if you see criminal activity of any sort that you report it to the police. This would be the same for any vandalism to your vehicle, officers are equipped to handle any crime reports, and our manager is not. It sounds as if you are stating that other residents are parking too close to your vehicle in the parking lot. If they are within the lines on the pavement, we cannot make them move to simply allow more room. Perhaps we are missing the details, feel free to add to this if needed. If they are parking where they should not, or outside the lines, please notify the manager. If you have the police report, as mentioned, we ask that you provide a copy to management so we have details that *** better help us identify specifics of this event. Since your report we have checked C307 multiple times, at different times and the unit has not been altered in anyway, there is no evidence of anyone being in it, and it is always secure. We would ask again that if you are aware of suspicious behavior in the middle of the night that you contact the police. Our maintenance is required to respond to urgent calls while on call, so there will be times they are at the property at all hours of the night. That is a service we provide to you as residents of this community. Employees are required to report their time and at this time we do not have any time tracking that is outside of what would be expected of our maintenance staff.

      I just want for them to show me the video from when I report to the police that times that I report  that  they vandalized my car.i talk to the chief of the police and to the officers that got my report and they said that the manager or the supervisor from the company or apartments supposed to let me watch the video to see who vandalized my car I do have some of the police reports.and even the last time that it was vandalized I park my car right beside the apartment office where the mailbox are.one of the times that they had there cars parked very close to mine I was taking pictures and the owners of the other cars saw me  taking pictures of how close they were to my car and there cars were park where nobody can hit them. And she just said.WELL IT IS WHAT IS LET SEE.

      We have possums and raccoons running all the complex. They are out day and night. Some of the residents or on ******, wheelchairs and scooters. You are not safe over here. The city of ******* tells me we have to come pick up traps from them. After we trap them. They can come pick them up. I live on the very back of the complex. It is very scary over here. Not even safe to take out the trash. Help us seniors please.

      Good afternoon ************************************ staff was notified on May 10th, 2024 about possum's and racoon's. They immediately took action and contacted animal control the same day. We are on their schedule to place traps this week. The best way to communicate property issues is to speak with your resident manager to resolve issues, just as they have in this situation. Additionally, we have posted a letter as of 5/14/24 requesting residents to stop feeding stray animals, as this appears to be the main cause of this issue.

      I completed an application for a property located in ********* on or before April 26, 2024 I received a call from the property manager the next day 04/29/24 stating that I was denied due to charges reported as Criminal and other public records were unsatisfactory she provided me with a ***** number to contact to get additional information of what was reported and of course, no information could be advised as a request was needed in which I did not have as I did not receive any correspondence of the denial. I received via email on April 30, 2024, the status of my application at ********** apartments from realpage that they were are unable to approve my application at this time for the following reason(s): Criminal and other public records are unsatisfactory I have explained and sent supporting documentation to the property manager and also to the corporate office appealing the decision made. I have waited and allowed time for review and request that someone reach back out to me regarding my appeal. On May 9, 2024, I received a call from ****** not sure of her title and she stated that my appeal was denied as there was a conflict with the deferred charge paperwork that I submitted. On a corporate business level someone should call and introduce themselves and advise the reason for their call also explain the company policy and procedures allowing a person to know what is acceptable and what is not acceptable. I request an appeal hearing and if what I received was an appeal hearing then that is terrible and very unprofessional. The entire call was about missing dismissed paperwork and I was asked why was it on my record. Per the records received it has been terminated from deferred probation no felonies

      I received an eviction and notice to quit a week apart for a water bill not included in the lease. I then get a notice for a quarterly inspection that's not in the lease as well. When I went into the office to get copies of my renewed lease, the manager, ********************, stated that we should set a meeting because with her being the new manager there's so many changes and she did so with a couple who lives here and now everything is well. When I decided I didn't need the meeting, the manager revealed that the meeting was secretly with a neighbor and she then called me *****. I went into the office to tell her don't talk to me crazy, talk to her kids crazy. Her last words were to take it up with corporate. I then got two lease violations after business hours April 12th that were completely invalid saying to take care of the situation immediately. The apartment notices are misleading due to the manager always telling me to take it up with corporate. I put in a complaint with the manager and the neighbor on April 15th and got another invalid lease violation on April 24th after business hours saying the neighbor has a greasy substance on their patio and I have 24 hours to clean it. I contacted the police today to find out the manager said if I go into the office for any reason she will call the police and give me another lease violation (illegal). The police stated there's no way I did damage, the company has to have proof I did (which they don't), and recommended I contact the BBB along with an attorney. I have recordings, call logs, documents, screenshots and all to prove my innocence and the company needs to stop harassing me over little things I'm not doing that I can assume as retaliation. I also requested the names and phone numbers of those in the office, corporate, and the owner involved with these specific apartments but I was refused. It is my right to know that information. I request they stop violating me without proof or without it being in the lease.

      I am rejecting this response because:
      Two out of three invalid lease violations were removed, but they ultimately could have been the reason for me being evicted. The police officer told me the apartments were trying to get me evicted and to contact the Better Business Bureau. There's still one remaining invalid lease violation in my file. I've talked to management and corporate multiple times and they have no proof of what was stated. I did not get a call from the manager a week prior and I did not make any complaints to the office about the neighbor prior. I even asked corporate to view the cameras which seems to be impossible. I respectfully refuse to be insulted, criticized, or manipulated into taking a lease violation that's not true about me. I even called corporate before putting in my complaint to the Better Business Bureau and told her exactly the same thing the police told me but she cut me off by telling me what the police officer didn't say and how she's ready for everyone to get out. I have all my conversations between management and corporate recorded since the week of April 15th to avoid any unnecessary violations and to remove to ones that are still invalid. And to prevent from being wrongly evicted.

      I am rejecting this response because:

      ***** most recent response about not removing the invalid violation due to conduct with staff and regional management proves why I am entitled to having my innocence granted. I was not approached or questioned about any violations, so thank goodness Im making every effort to prove my innocence. That violation was also given before speaking with corporate.

      Those 3 bogus violations in my file almost had me wrongfully evicted. From the beginning, I stated ALL the violations were invalid and my resolution is to get them removed. Starting with the very first sentence on that violation still in my file, it is untrue. I have call logs to prove, plus more.

      I have every conversation with corporate recorded to prove my innocence, along with recordings of conversations with management and staff. The statement about my conduct with others is not true. Me constantly being firm about my actions (things I have and havent done) and exercising my rights is mistaken for me being rude, obviously. 

      Due to **** in corporate stating I can not step foot in the office without being violated and the police being called and how Im not allowed to call her but to have my attorney call her. I do have it recorded but request to have it in writing and need a copy of my FULL tenant file, not just the lease that I went into the office for on April 9th. 

      More about misleading documents, the apartments dont allow outside cameras but are allowing apartment 512 to have multiple outdoor cameras. Picture and document included.

      For all of these reasons, I do not accept any invalid, bogus, or fraudulent violations in my file.

      I lived at ************* Apartments and had to move due to a hostel environment and ***** the Manager commenting harassment, fraud and retaliation. My Attorney said to go this route first to prove I am willing to resolve this issue fairly. ***** signed the *** Move-Out notice with HUD agreeing to let me out of my lease and to return my despoil within 30 days and to also send an itemized list after move out. Neither happened. I want my $200 deposit refunded it goes to court. If I have to do all that I will be suing also for discrimination and retaliation as well. $200 verses thousands. I would pick the $200

      8/12/24 KH: I reached out to the consumer, she has not had any resolution with the business and wants to continue to with mediation. I will be reaching out to the business to inform them of the consumers decision.

      8/22/24 KH: I spoke with consumer to advise that the business will not be providing a refund. She stated to me that the business signed an agreement with the Section 8/HUD Housing, I informed her to reach out to HUD and the complaint would have to be closed due this being a Government issue.

      8/29/24 KH: I spoke with the consumer again, to inform her that we would be able to move forward with mediation, because the $200 deposit was paid by her and not a government agency.

      I live in ******************************** in ******************** and the maintenance man changed out our thermostat....ever since then our heat only works on emergency and our air conditioning doesn't work.....it has been 4 months now and I been trying to get it fixed but for some reason they will not fix it saying that they are waiting for a part to come in but that's been 3 months ago. I have sent numerous emails to the company with no results....I am a 73 year old woman with cancer and other health issues and have explained this to them but it's like they don't care. I pay my rent every month and have been here for 3 plus years and has never been treated in a manner in which this company is doing. I think 4 months is long enough without any results on them fixing my Air Conditioning as summer is coming and it gets really hot here in ***********...this is inhumane and unacceptable for anyone

      To Whom it May ****************** received the complaint from ***************************** in unit 1613 at ************  We have been trying to fix her air conditioning unit, as our maintenance technician is HVAC certified.  On December 21, 2023, we installed a new thermostat.  On January 18, 2024, *************** reported that the unit was not turning off and on.  This was checked by maintenance, as he left stating the unit was working properly. On February 19, 2024, Ms. ****** reported problems with the unit again,as a capacitator was ordered.  This was back ordered and received March 13, 2024. During the time of back order, **************** originally refused a window unit, but then accepted one on March 11, 2024. The new capacitor was installed on March 14, 2024.  **************** continued to report problems with the unit, as a circuit board was ordered on April 2, 2024, and installed on April 8, 2024.  This has not corrected the problem, as a vendor is being called out today to look at this issue.  We hope to resolve this for **************** as soon as possible.

      I have waited eight months to get in this apartment I am disabled. I am on housing. Ive called emailed multiple times to corporate. It has been eight months going on nine months and Im still not approved for this apartment. They say that theyre waiting on compliance I cant get any answers from management and I am rally upset. White people are moving in Hispanic people are moving in Im African-American and in a wheelchair and I cant move in. This is absolutely ridiculous and Ive called and called and called and been promised someone would call me back and no one has called me back emailed replied left. Nothing I cant get no response from you people this is absolutely ridiculous. I AM ON HOUSING AND IM AT RISK OF LOOSING MY HOUSING. I have been in the hospital over this. I am living with my cousin who also has heart problems and has a pacemaker in her heart. We are both over the age of 55 and this is very stressful. I am having problems getting around shes having problems getting around we cant keep going to and from these apartments. Every time we call they say one story then they say another story they said I can move in on February 14 here we are its March 1 and they said they have no idea when I would move in. This is absolutely unprecedented and uncalled for..

      Better Business Bureau:

      I have reviewed the response made by the business in reference to complaint ID ********, and they can look up ************ apartment ********************************* and that will tell you the complainant that Im calling in reference to. I know that the emails were received because I got a response saying we will get back with you again were going on nine months and still nothing has changed. You guys are able to look up ************, ******* ***** apartment 8108. I cannot call your customer service line because it automatically takes you to voicemail and I have left multiple multiple messages over 20 messages so if yall machine is voicemails then yall should leave that on the machine instead of saying please leave a voicemail I even personally spoke to someone and she said that a manager would get back with me in 24 to 48 hours at the corporate office here we are four months later and havent heard a word and now were debating on the Better Business Bureau website.

      Moved out after being a tenant for 7 years, did final walkthrough and was told I would receive a check in the mail for difference. Months later I check my credit report and they reported me to collections, said I forfeited my deposit and never once attempted to reach me regarding any balance owed. When I tried talking to them they would not communicate and said go straight to the debt agency to handle it.

      This inquiry is noted as repair issues, which does not seem to correlate with your complaint. Is that accurate? 

      Once an account has been turned over for collections, we are unable to discuss it any further as the issue is out of our hands. You can reach out to the collection agency and they can handle disputing items, updating records, and correcting credit bureau reports as needed.

      ******************** was a resident at *************** II. She moved out on September 30, 2023,
      without giving us a written notice to vacate. For this reason, her $300 deposit was forfeited.
      A 30-day notice to vacate is required, per the lease. There should have been a notice
      fulfillment fee of $586 added to the ledger due to her failure to provide a written notice.
      Due to a clerical error, this was not charged. As this was our error, we will not go back and
      add this fee.
      At the walk through, there were damages for broken blinds totaling $400, $5 for a missing
      toilet paper roller and $10 for unit keys that were not returned. The move out inspection
      form listing these charges was signed by ******************** on 9-30-2023. A copy has been
      attached.
      At this time, we show that ******************** owes $430. Upon review of this move out, a $15
      error was found that we will credit back to ********************. She was charged $25 for the
      missing keys, and this should only have been $10. We will correct this to show $415 owed
      to our company and resubmit it to *****************************, our collection agency.

      I am rejecting this response because:
      I spoke with the manager verbally on the phone and asked her if she needed me to bring in a written notice and she assured me I did not need to. I had already moved out of town at this point and she said it was not necessary. I did try to extend my lease and was rejected because I had in fact given her a 30 day notice, she mentioned my home had already been rented out to another tenant and I needed to vacate. I am sure if you look at the documents of said new tenants this will support my claims. I did in fact agree to all the damages and am not denying them, I wouls be happy to pay the difference of my $300 deposit. I also submitted this claim because NO effort was made in attempt to contact me about any charges after move out date. The manager actually mentioned I would receive a check in the mail for the differences because we both thought my deposit was $500. Due to the lack of effort to contact me in anyway (my phone number never changed) this was sent to collections and now a negative impact has been made on my credit for no reason. Had I been contacted (mail or phone) I wouldve resolved this before it got to that point.

      ******************** states that they had already moved out when giving a verbal notice to management. This would be a violation of the lease section 44. Please see attached signed lease. Section 44 and 45 review the move out procedure. "If you move out prior to the end of the Lease Contract term, you must give our representative advance written notice of your intention to vacate..." Proper move out notification procedures were not followed. A final account statement would have been mailed out to the last known address on file. Section 47 of the lease reviews that " any statements or estimates by us or our representative are subject to our correction, modification, or disapproval before final refunding or accounting."

      I am rejecting this response because:
      It is not accurate. I had not vacated the property when my verbal notice was given? Also if any bill was in fact mailed it shouldve gone to the 198 oaklawn that I vacated, and I had a forwarding address before I moved out. I resided there for 7 years why would you attempt to mail anything elsewhere? And I still never received anything in the mail. I also did not receive a phone call in attempt to collect anything from me? I didnt even know I owed the property anything until checking my credit report, and that is where my issue is. The lack of communication and horrible business practices done by the management.
