I was denied because with something popped up on my background, but my case was dismissed and I had to prove to show it. They still denied me. I dont feel that it is right for them to deny me because of dismiss case that was on my background, I have not been charged conviction so why would they did not an apartment this is not far at all I would like for some to reach and explain to me about this SituationBusiness Response

**************** applied with us two separate times within a 3-month period. Between said time frame there were changes with the screening results. The Property Manager misunderstood the process and made an error in making the final decision. The Regional Manager contacted **************** to extend our apologies, explained what happened, and inviting her to reapply to the Community. **************** said that her daughters case was being dismissed, and they will be reapplying. I did explain that they would still need to all 3 meet the criteria since anything can change between then and now.Thank you,

I live in ***** and have been trying to get an apartment with country club apartments for months and every time I go there is no one in the office during working hours. There have been times where I have seen a girl in the office from the outside and they have the door locked and will not attend you. The outside always looks neat & cleaned and the only person I ever see around is the maintenance guy working. Someone needs to do something about this because this girl is getting paid for doing absolutely nothing!!!!Business Response

This by far has been the worst living experience of my life. Ive been living at ***** at ******* since September, 2023. I have not had any cooling air in my apartment since Ive been there and I told them that on day one before my items were even moved in my apartment. Due to the fall, it started to get cold and the heat was working, so the air was never an issue again until now that its been hot all summer. Also, it was brought to my attention six months ago that the apartments have been audited, and my name was pulled and now, because the people in the RENT OFFICE did not do their job when they moved me in I currently have to move out of my apartment. Its just not right its not fair and its just super poorly managed. The way that the managers treat you is such a shame and I pray that anybody who is thinking about moving to these apartments, you guys really really read the reviews before you end up in the situation that Im in poor management stressed mentally drained, and do not know what to do. The manager ************************* is discriminating against me and she is very very rude. She has not been helpful whatsoever. We went to court after She filed an eviction on me for June even tho they put a notice on my door to be moved out by July 7 and my lease is up AUGUST 31st! The judge honored that I can pay and stay. She is not allowing me to pay my rent and now shes threatening me saying that shes going file a writ on me so that I can be off the property in 7 days this company is super unprofessional and every day that Im still here Im worried & stressed. They came in my apartment yesterday 8/7/24 w/o my consent when I put this maintenance request in back in April 2024!!!! I went a whole summer without air condition & this has really affected my life. We have had several different property managers since Ive been here within the last year I know for a fact its been 5. And its just very poor communication and very poor management!Business Response

**************** submitted a work order on 10/05/23 indicating her AC was not working. Since the property is new, all items are under warranty. Since the work order was submitted in October for no AC, it was not considered an emergency due to the temperatures outside. The warranty company did show up and was unable to find anything wrong with the unit. On 04/22/24 another work order was submitted for AC by ****************. The warranty company came out again and performed some routine maintenance on the unit. No further requests have been made. On August 8, 2024, a trial was heard in ************** for non-payment of rent. A judgment was entered in the amount of $2644.19. See attached docket. **************** had 7 days to pay her rent balance in full or move. She did not do either. A writ of possession has been requested for **************** apartment. In addition, Flats at Mt. Zion operates under IRS Tax Code Section 42. The guidelines as detailed in the *** Compliance manual and HUD Handbook ****** requires all residents to requalify on an annual basis. **************** has not complied therefore she was also given a 30-day NTV at the end of her lease, August 31, 2024. Regardless of **************** paying her balance in rent, which is owed for past due rent. She was still issued a notice to vacate at the end of her lease for non-compliance.Initial Complaint

More Yes I am refusing and rejecting this bull corn the reason why I can say that and yes I hope that they do show this in court it's because ever since housing has came out they have not completed anything I have updated more pictures of the same old that is still there and still growing I spoke with the manager who's over Ms ******* and also told her that not to mention **************** call me on Monday after I already did the diagnosis for the air quality control tested into my caseworker which was given on August ****** which is housing and also sent it to *****************; which I cc her in the email plus gave them my doctor's note to show that there's beyond mode this apartment. Now come August 13th and not to mention that I have requested this on several different occasions and I also have reports when I even offered a gentleman to come back there who was doing free inspections to even try to deescalate the situation before I even filed the court date before I went to the house before I even started doing everything and complaining when I was just complaining to you guys but no not a mole test done not a scrape up the wall not even the spray that even kill it not even redo the whole building to get it done so that's fine too let alone last night as of Monday which was August 13th to call me at 4:15 as I'm picking up my daughter to ask me will they be able to come to my home on Tuesday which she already know that I work the maintenance man already spread FG 40 on my dog and lied and said that our customer which I have been on videos too that'll play out. When I told her that she stated that she will call me back as I pull up her car was not here but of course I seen her when she did making it to the office cuz I was sending my car again I didn't pay her any attention but she attempted to walk to my home with a new lady that works in the office with her so she can have another person to say that I'm harassing her or doing whatever it's necessary and again that's not to mention when I say discrimination I can use my prove it and stand my ground on it. as she proceeded to walk towards my door I got out of my car and asked her can I help her with something what is the paper she put in on my door she said oh wait it's in front of conversation that we had earlier I said we never had a conversation I told you what I already had done and that I won't be allowing that to happen there's a litigation that's going on and I prefer to see you guys in court whatever y'all didn't take care of and whatever you didn't fix I prefer that at this time we do not have any contact unless it's about my rent if it's about anything else and housing ever since you anything I prefer you not the leaders on my door but you can have this pack just say I'm not taking anything back as I try to reach it to her when she didn't want to take it back I proceeded to walk to the office just like she did and she proceeded to get in front of me I allow her to get in front of me by my daughter was screaming my no don't go behind her before she say you did or something so I said don't worry about it daughter I'm not going to do anything it's other witnesses was outside as well not to mention when the other lady that was with her get in front of her and latisse open the door to let her in I went in behind her she turn around as I drop the paper in the office door grabe the door handle of the office door and slammed my arm and shoulder into it . Well how about they just had a shooting here tonight and my building and several other buildings are also shot up including two cars. How about you stop responding to what do you have fixed again has nothing been fixed and the paperwork has been given to you and you all know it I'm frustrated the gates are open I called end up in the other message tonight because we **** neared not to mention that I have some stuff that has been damaged due to the non-consistency of his apartment complex this apartment complex can care less about who they serve and what they stand for their integrity doesn't mean anything that didn't get this company is a s******* that's not to mention since we are responding back and forth I won't you have taken care of make sure the lives of all residents including your new tenants which is your family members for taking care of as well the bullying went from out of my home and into her home 95 her baby. I lived in Flats at ********** in Unit D301, I moved out on 01/31/2024 I have spoke to the regional director for Wilhoit Properties ********************* who has over promised that this situation would be handled, it is now 07/31/2024 with continuous bills from Minol, emails Minol has sent me and CCd ********************* stating they arent allowed to deactivate the account only the property (Wilhoit) I am up to $500 with no one contacting me with an update, this is my last attempt to receive solution before I take legal action, I need the Minol account to reflect that that I moved out on 01/31/2024 and that the bill adjusted to show what I would have owed at the time.Business Response

Wilhoit Properties collected my money for the move out costs and then sold my account to ****** ******** saying I still owed $430 that I absolutely paid them on 07/23/24 way before they sold my account this is egregious and money hungry, it already took them 7mo to stop charging me for water after I already moved out NOW THIS

A summary of your move out charges would have been sent to your forwarding address. The balance due is regarding move out charges, not rent or utilities. A prior payment of $430 was made for rent that was owed. Move out charges totaled $6530, less deposit, leaving a balance of $430 for move out charges. I can see how it may be confusing since the amounts happen to be the same, but the two are not the same. If you need to request another copy of it please contact the office and verify address you want it sent to. We do apologize that your ***** account had not been deactivated, but that issue has and had already been resolved and does not have any bearing on the move out charges. Move out costs are also covered in the last lease and addendums that you would have.

I have reviewed the business' response and am rejecting it because:
Not only are you responding to an old BBB complaint regarding MINOL that has already been resolved what youre saying does not add up with the timeline of my payments, I did not owe rent I only paid $971/mo and that was paid in full before I moved out at the start of the year, they added my move out costs and the description in my account history totaling $430 as you can you read on 07/23/24 in the attachments Ive provided, the date I paid move out costs it was $0.00 then they proceeded to add the charges back after it was paid in full. If you read the ledger that I received from YOUR Property Manager **** ******** at The Flats at ********** after I paid the final bill you also see that I owed $0.00 but then you all proceeded to charge again through the online portal, there is no final rent payment that was owed ONLY move out costs,

After further review it was discovered that the payment of $430 for damages was made directly to Flats at Mt. ****. Per the Final account statement, that balance would need to be paid to the property within 14 days of move out, prior to sending it to ****** ******** who owns the debt. Ms. ****** moved out on 01/31/24, payment was made in the amount of $430 on 07/23/24. This amount should have been paid to ****** ******** per the attached. We have reached out to the collection agency, ****** ******** to let them know this was paid directly to the property. Please give this 30-days to update in their system.

On July 7 2024 and July 29 2024.My 2014 Dodger Charger was pull by Superior Automotive Towing LLC on 3747 Homewood. I reported to Shelby County Sheriff. Sheriff came to my home.He stated **** called!! Towing Company to pick up my car. My husband and I spoke with her ,she said. She didn't call them @all.My car was not in a violation at all. We never received anything saying that we couldn't put clear tape on our parking's permit at all we never signed any documents we never received any documents.. it is not in our lease addendums. We have video of tenants who have clear tape on their parking permit. People have vehicles over here with no tags each day my car was pull. Which all are her family!!On July 29th again another Monday morning at 7:18 a.m. The towing company tow my car again. My car was in front of the office. I asked **** to run the cameras back she told me she couldn't. She stated she had no idea again who tow my car. Call Shelby ************* they said she called again. I am being discriminated against.I am being harassed.I tried to get in touch with the company. **** told me they call her and told her everything I said which is a conflict of interest. I have no problem with corporate but I have a problem with ****. She is fauding documents.On July the 7th the first time she didn't mention anything to me about any paperwork about not having clear tape. I inform the owner of the towing company we didn't have anything signed or written in an agreement. So they decided to tow my car again and **** gave July 29. I never got warning neither a letter before July 7th or after. They tow my vehicle against July 29th. I've paid almost ****** to get my vehicle back. In speaking with the towing company, the manager did not call for towing. They have a contract that allows the towing company to monitor vehicles that are not compliant. The attached documents explain the parking pass rules as well as the vehicle pass information. The property also has a towing sign. In the case in which the vehicles were towed it was determined that the same sticker was being moved from vehicle to vehicle. This was noted by the towing company. In addition, the stickers when moved were not placed in the correct spot on the vehicle, taped was used to transfer the vehicle sticker from one vehicle to another. In order for the tow company to tow, they have to monitor for a period of time, take photos and prove this was a violation.Initial Complaint

This is a very unprofessional business. I applied for a 2 bedroom, 2 bathroom apartment At **********************************************. I had a terrible experience. After being on the waitlist since 11/2023 and not getting a call until 06/2024 my time was severely wasted. *********************** (property manager) called me and told me the qualifications and income limit of 50k. I apply next day and had to take the morning off work. ****** tells me Im approved after background check and just to submit employment verification where she once again said income limit was 50k. ****** lied to me and gave false hope. She called me and tells me Im overqualified and says the income limit is 44k which was not mentioned ahead of time before I even applied she told me I qualified. I only applied because Im aware of my income and knew I would qualify. I would like to also be refunded app fee along with security deposit for them giving out misinformation and false hope and wasting my time as I had to go to apartments on 3 separate occasions bringing them needed information. I believe they miscalculated my income. When I called corporate I got a lack luster explanation. I asked her how are they calculating income and she did not have an answer. She said someone would call me back, which they never did. They are scamming people and taking money and wont give explanation for being denied. Corporate nor the property manager ever apologized for telling me wrong information and simply said oh well. I want to be reimbursed for app fees and gas for travel for going out my way and to be reimbursed for having to take off work. In accordance with these policies all applicants(s) must adhere to the certification of income and assets, of the *** Section 42. -Low-Income Housing Credit Manual.
****************** applied for an apartment at ************************* on June 27, 2024. ****************** was told on July 10,2024, that she was overqualified for the apartment. All income requirements are posted on the wall in the office at ************************* per the required guidelines.(photos attached) ****************** understated her income on her application (attached) Based on the initial conversation with ****** and the income ***************** disclosed on her application, ****************** would have pre- qualified. However,applicants are never told they are approved or denied until the file is submitted to a compliance department. At which time it was discovered that the income was understated. I am rejecting this response because: the company is very unprofessional. I dont like how they are trying to post pictures now to cover their ****. I do not ever recall pictures being posted of income limits. Regardless, you should not tell me one thing after the income was verified and the employees that work for you say another. This is bad business and I dont know any other company that operates like this. Ms. ****** is very unprofessional and rude and they let anyone without work experience work there. I still have not received a thorough breakdown of how the income was calculated. If I dont receive better information I will proceed further with further legal action.

I went into the leasing office to inquire about my carpet cleaning and my stove vent. I put in a work order almost 6months ago. No one could tell me anything because the manager was on leave. The new assistant manager took my information and pretty much told me there was nothing he could do. I said man this is really crazy and some BS, I said BS not the actual curse words. I then I started to talk to ******* about a shooting that was about to happen on the apartment complex. Then the assistant manager got up and told him to stop talking to me and started yelling GET OUT! YOU ARE BEING DISRESPECTFUL! He then started to to walk towards me in a threatening manner but, when I took out my phone he backed up and then started to say I was loud andI needed to get out. I left out because I felt he was threatening me. I have never had this type of interaction in my life. ******* to the office and we are a commnunity that cares for each other and i also witness him being mean to an elderly lady earlier this week. Water has been coming into my house for years...With each year getting worse and worse. Issue has never been fixed. Mold has accumulated in house. My child has develiped respiratory issues due to this. They used to come **** water up from carpet but that stopped years ago. Was denied things getting fixed for years because I was told...they didnt have a maintenance man.Business Response
