1 starI've been staying in *********** Apartments in ******* ms. *** 4 yrs now. I've been dealing with bugs coming out of drains, shower walls and cracks from the doors. There are holes under our sinks so they are getting in that way too. We been dealing with mold I been here for 4 yrs and lost thousands of dollars of items from these apartments. The manager have a very nasty attitude and only care enough for us to pay our rent. When our place flooded we had to pay for an hotel just to have a place because she wouldn't pay for it. There is mold under our floors and the inspector guy and the people who came to fix our floor told them we have mold underneath the floor. I have developed asthma and heart failure because of this apartment. Never been late with my rate nor gave them any trouble, all I asked was for her right move us to a different building she made she to tell me I had to pay another deposit. When they had to pay for someone to find the leak in our apartment she made sure to tell me it was really expensive to have someone come out. Sent alot of proof and nothing has changed I'm sick and lost alot of money since they know we don't have another place to stay. I'm a single mom with 2 kids that have asthma and 1 have sezuires this is unacceptable. They have someone protecting them. They still getting over on us these apartments charging 1005 and going up again to 1100. Used to be like 875 then 925 now 1005. They not even worth it. Mold and spiders have taking over the outside and inside my apartment building and they won't do anything.Wilhoit Properties, Inc

Ms. ********** are sorry to hear that you remain dissatisfied with your apartment. Management has visited your unit on multiple occasions and has been unable to verify the concerns you have reported.During our July visit, we found that your air conditioning unit was turned off. You indicated that your daughter may have turned it off. It is imperative that AC units remain set to a minimum of 75 degrees at all times to maintain air circulation and prevent any potential organic growth.While we understand you are not satisfied, management has offered on multiple occasions to allow you to end your lease early without penalty. 1 starThis by far has been the worst living experience of my life. Ive been living at ***** At *******, since September, 2023. I have not had any cooling air in my apartment since Ive been there and I told them that on day one before my items were even moved in my apartment. Due to the fall, it started to get cold and the heat was working, so the ** was never an issue again until now that its been hot all summer. Also, it was brought to my attention six months ago that the apartments have been audited, and my name was pulled and now, because the people in the RENT OFFICE did not do their job when they moved me in I currently have to move out of my apartment. Its just not right its not fair and its just super poorly managed. The way that the managers treat you is such a shame and I pray that anybody who is thinking about moving to these apartments, you guys really really read the reviews before you end up in the situation that Im in poor management stressed mentally drained, and do not know what to do. The manager ( ************************* ) is discriminating against me and she is very very rude. She has not been helpful whatsoever. We went to court after She filed an eviction on me for **** even tho they put a notice on my door to be moved out by July 7 and my lease is up AUGUST 31st! The judge honored that I can pay and stay. She is not allowing me to pay my rent and now shes threatening me saying that shes going file a writ on me so that I can be off the property in 7 days this company is super unprofessional and every day that Im still here Im worried & stressed. They came in my apartment yesterday 8/7/24 w/o my consent when I put this maintenance request in back in April 2024!!!! I went a whole summer without air condition & this has really affected my life. We have had several different property managers since Ive been here within the last year I know for a fact its been 5. 1 starHello My name is *********************** I live at ******************************************************************************************** I have been retaliated against by the Manager at the Timber Run apartment. I have ask for 2 years to have water leaks mold and other items to be fixed in my apartment. I am on Harris county housing assistance and my expectations have failed all three times. I have video and letters letters from other tenants as well. to my continuous complaints to without property corporation and to the manger with pictures damage letter my answer was relation from the management company. I have call the police on the manager do to her telling a maintenance person don't talk to me be for I assault him. To denying another person of the same ethnic of me an apartment who received the same government assistance. Do to me know call a building inspector to come out that I requested to come in and expect my unit for leaks, mold , roaches and spiders which she denied to do and me speaking with her manager when the hurricane hit about her lack of repairs and how she lashes out at me and other residents. I have lots of proof including paperwork for the company that's supposed to been discarded that have been left outside in trash bags unsecured and not discarded properly. I have videos on my videos including statements including emails that I have sent to the corporate office and the list goes on I am asking for help because now I am being rolled out of my lease and retaliation because I told her that she moved her daughter over here next door to me put brand new carpet down and a dishwasher which I have proof of and my work order still went on complete and I have video of them sitting outside doing drugs and her personal vehicle that she brings to work I need help I have a sick child and I don't know thanks. 5 starsAs a Indigenous individual I know what being treated as a third class citizen feels like. I am having issues with my apartment manager, I wanted to get these resolved so I call Corporate in ***********, *** for their help. I was totally surprised by the treatment I received by a Wilhoit Properties Officer. She started talking baby talk before she hung up. 1 starIf I could give negative stars, I would. We paid a deposit and application in November of 2023. Management at the time was a joke. Once they fired her and new management took over, things did not get better. They refuse to return our deposit because we have cancelled the application after 7 months and they only will refund the money if the application is rejected. Basically, they can keep our deposit for an undetermined amount of time and not ever make a decision. Meanwhile, we have had to apply and pay a deposit for another place. 1 starIf I could give an 0/10 I would. I have lived at Brookfield since Feb. 2023. This is the Absolute worst rental experience Ive ever had and have been harassed constantly. THEY ARE VERY RACIST. After making a police report for my children being called little black ******* by the adult tenants and getting yelled at in my face acting as if the tenant was going to hit me I started receiving retaliation notices on my door EVERYDAY to the point I have so many a 14/30 was put on my door. The manager also lied and stated she was called a vulgar names by one of my guests which never happened. On top of that I have complained about water leaking in the kitchen multiple times and mold in my second bathroom and my requests are being closed without a resolution . On top of anytime I have guests only my guests are receiving tow stickers on their cars no matter where they park rather its in front of the office or in a parking stall no matter where you park your guests will receive tow stickers. I personally contacted Wilhoit properties and it has been over 14days and have not received a response. I would not recommend anyone to rent here or from this company.Wilhoit Properties, Inc

Thank you for reaching out. Wilhoit Properties takes all threats of violence and harassment seriously. Please be sure to speak with the office manager directly so the proper steps can be taken to address those complaints. All maintenance issues have been addressed and work orders closed out, no issues were found. Per Wilhoit policy any resident and/or their guest not following the community policies may result in lease violations. Parking in areas that block other cars, block the maintenance shop or in resident parking would be violations of the community policy and would result in a tow sticker. There is an area designated for guest parking. If all guests are parking in the designated areas, there will be no tow stickers issued. Thank you again for reaching out with your concerns.

1 starMyself and other tenants have called the police numerous times due to noise and violence at ************* in *******, *****. The manager and regional manager need to be fired. The lease is not in accordance with *********** Law and I sent a email about some issues in it and if this is ever done to me they would have criminal charges. No after hours number to call for the police and the police have asked for it so they can criminal trespass certain people. My heater sounds like a jet engine and the breaker keep flipping. But thats all normal. They treat you horribly and are rude. We have filed police reports and they are pending. The regional manager tells me a tenant must violate 3 times before a judge will evict you then wants to argue with me when *** worked for a police department. I know the law and its case by case basis. If the regional manager and manager would violate the problem tenants rather than waiting over a week to give a memo after the police were called over 10 times then we wouldnt be in this situation, This complex has been open barely over a month and some patios look like government apartments with mattresses, rugs and trash everywhere. Management said they cant speak with someone about these issues, children unattended at the playground, children throwing rocks at the windows, people drinking (public intoxication), people washing and working on their vehicles in the parking lot, even though it violates the lease. I still have not received my reserved handicap parking its been before Thanksgiving. They discriminated against me because I have a different type of lease than other tenants I have everything documented, recorded and videoed. I have left a message for my attorney and my advocate to email and give me a call. I see by these reviews that the owner of this company takes no responsibility. This is how lawsuits get filed. We utilize the same *** lease for all residents in *****, we do not have any alternate leases. We are sorry that you feel that patios are unkept, and we will address this. This is a brand-new community and sometimes due to the amount of people that are moving in at the same time there can be an excess of trash during the move in process. We will schedule extra trash pickups as necessary. All residents have a community policy that they sign at move in and need to adhere to. 1 starIf I could rate under a 1 star, I would give them a zero. My compliant is about the owners Wilhoit Properties and their location and management/maintenance at the Sterling Park apartments in *****************.I paid my daughter's deposit of $200. It took me 2 months to receive a check after calling and emailing them. When the check was received it was only for $130. No explanation for why I was not paid the whole $200. I called and asked to speak to the person issuing the check and never hear back, that was 4 weeks ago.I had the apartment professionally cleaned and it was in cleaner condition than when my daughter moved in. I have pictures of every room, the inside of cabinets, stove (she never used), the fridge, washer and dryer, toilets, all of the apartment and videos that the fans worked. Windows were even washed but were filthy when the apartment was moved into. I returned 3 keys and have pictures of them being returned. I left a new shower head she put in because management doesn't replace these types of things. The washer was tearing up her clothes and blankets, she reported this, and nothing was done. The apartment has faulty electrical problems, the heat is on all the time, making my daughter run her air conditioners all the time. And the cost was beyond her means. She reported it but nothing was done by management - told to call the electric company, she did that, they said it was their problem. She actually had to turn off the power to the unit via the electric panel and try and keep cool.Worst place to rent from! Worst company to own properties! And they lie!Wilhoit Properties, Inc

Wilhoit Properties and the ******************************* has been in contact with ****************** multiple times regarding the return of the final deposit. A final account statement was mailed to the address provided at move out. As this was a unique situation, there was some difficulty getting a correct forwarding address from Ms. ******* It is unclear if the final account statement was not received at the corrected address, Sterling Park Apartments will mail a secondary explanation to the correct address. Damages to a window blind and an unreturned *********** that was deducted from the deposit. We are disappointed to receive your negative review. We hold all residents and their occupants to the same standards. The resident signed the lease and addendums that applied to the community policies and regulations, stating the resident and occupants will follow them. The policies and regulations are in place for the comfort and safety of all resident and we cannot make exceptions.
