It is concerning ** 20 Apartments located in *********** ********This is Fraud! Its Fraud because I don't owe the debt. This is a contract in Dispute. I was fraudulently tricked into signing something with ** 20 Apartments. Its was Fraud! Upon reading their contract I discovered that their contract is also Fraud. These Scum of the earth debt collectors they fraudulent put things like this on peoples credit report as a means of extortion.Untill a judge issues a judgement declaring that there is a debt owed, untill that happens there is No debt. No Debt exist. Scumbag debt collectors such as Sequium they know this but they put fraudulent debts on peoples credit report as a means of extorting them. They do this on purpose because they know that the average man or woman does not know these concepts. In order for a debt to exist there has to be a judgement signed by a judge declaring that something is owed. Thats the Law!Sequium has broke the law and fraudulently falsely reported a Fake debt on my credit report. That law is 15USC 1611. This is how most scum debt collectors treat people but the average individual is ignorant of the law therefore nothing is done.I have informed Sequium of these facts but they are committing fraud anyway. They are violating my constitutional rights and my civil rights. At this point I aim to sue ** 20 Apartments and Sequium collections and the credit bureau's as co-conspiritors.Anyone that reads this should *** Sequium if they are having similar problems.Sequium and ** 20 Apartments located in *********** Fl are both fraudulent and corrupt businesses. ** 20 Apartments contracts are even fraud!this is what they do to people that dont have an understanding

    Complaint: 23459251

    Dear BBB Representative,
Thank you for forwarding the response from Sequium Asset Solutions, LLC regarding complaint ID ********.
I have reviewed their response and would like to state that I do not find it satisfactory. Specifically:
I never received any Model Validation Notice via email, as they claim. I have checked my inbox and spam folders and found no such communication dated February 22, 2025.
I dispute the validity of the alleged debt. I do not acknowledge owing the amount claimed and request that Sequium provide full validation, including a detailed breakdown of the charges, the original signed agreement (if applicable), and a statement of account from *************************************
Reporting this debt to credit bureaus without confirmation of receipt of the validation notice or acknowledgment of the debt on my part seems premature and harmful to my credit report. I believe this could violate consumer protection standards under the Fair Debt Collection Practices Act (FDCPA) and the Fair Credit Reporting Act (FCRA).
    I formally request that:
Collection efforts cease until full and proper validation of the debt is provided to me directly.
Sequium removes any negative credit reporting related to this account until the dispute is resolved.
I be contacted only in writing and not by phone.
I would appreciate BBBs continued assistance in this matter and look forward to a fair resolution.
    Sincerely,
    Abdirihman *****

On June 4, 2024, I was contacted by Sequium Asset Solutions about a $37.74 debt they claim I owe for an ************** account. I immediately contacted ******* and spoke with multiple representatives who confirmed:I do not owe any balance Sequium is not part of their debt collection process I have recordings confirming this. Sequium continued to contact me and also stated falsely that they could either validate or dispute the debt, but not both, which is a misrepresentation of consumer rights under the Fair Debt Collection Practices Act.This has caused disruption to both my work and school Im a full-time student and full-time worker. Ive already filed complaints with the ************************************ and the Michigan Attorney General. I am requesting that BBB help resolve this.

    Complaint: 23431638
I am rejecting this response because it contains multiple inaccuracies and misrepresentations.

I disputed the debt on June 4, not June 5 as they claimed. I also called back at the end of the business day on June 5, and their representative still told me I owed $37.74, even though they now claim the balance had already been brought to $0.

They also claim they sent a notice about my rights on June 5, but I never received it. I checked all folders inbox, spam, and trash and nothing was sent.

Their agent falsely told me I could not dispute and request validation at the same time, which violates my rights under the ***** and blocked me from resolving the issue fairly.

Additionally, I spoke directly with *************** who confirmed I owe nothing and stated that they do not use Sequium Asset Solutions for debt collection. That means Sequiums involvement and their claim to be collecting on behalf of ******* is not only inaccurate but entirely misleading.

This caused unnecessary stress, wasted time, and put my credit at risk over a debt I never owed.

    Sincerely,
    **** *******

    Date: 06/11/2025

    Good day,

Sequium Asset Solutions, LLC acknowledges receipt of your rejection of our response to your Better Business Bureau (BBB) complaint.

You are correct that you initially contacted our office on June ******, to dispute the debt, and followed up with an additional call on June ******. Your account was placed in a dispute status as of June 4, 2025.

During your follow-up call on June 5, 2025, you requested debt validation. At that time, because your account was already in dispute status, the agent referenced an internal process related to updating the account status. We acknowledge that this internal procedure should not have been shared with you, and we apologize for any confusion caused. The mention of the internal procedure however did not block your rights to dispute the account as the account was already in a dispute status.

Your account was placed with our office by ******* Mobile for collection of a balance of $37.74. We had no prior knowledge that the balance had been reduced to zero. Once we received formal notification from *************** the balance on your account was updated accordingly in our system.

Our records also indicate that the Model Validation Notice was emailed to you at ********************* and was opened on June 5, 2025. This is the notice advising you of your rights as it related to the debt.

As noted in our original response, the debt was not reported to any consumer reporting agencies; therefore, there was no impact or risk to your credit.

    Complaint: 23431638
I am rejecting this response because:

Sequium is only addressing this because of the multiple complaints I filed not because they followed proper procedures. ******* Mobile agents confirmed on multiple calls (which I recorded) that I never owed anything. They said Sequium is not even a debt collection agency they work with for mobile services. There was never a legitimate debt.

On June 4, 2025, I contacted Sequium and disputed the debt. On June 5, I followed up and was told I could not dispute and request validation at the same time which violated my rights under the Fair Debt Collection Practices Act. I was never sent a proper validation of this debt. Their claim that they sent a Model Validation Notice on June 5 and that I opened it is false no such email exists in my inbox, spam, junk, or trash.

I also contacted Xfinity again at the end of the business day on June 5. Multiple agents told me the balance was $0 and confirmed again that I never owed anything. This was after Sequium says they received notice and updated the balance, which proves they continued to communicate false information even after the debt was supposedly resolved.

This was never a real debt, and the harassment, miscommunication, and refusal to validate shows their process is deeply flawed. They caused me significant stress while I was in pharmacy school and working full time. If I hadnt stood up for myself, they wouldve continued to chase me for a $37 debt that never existed. That should never happen to anyone.

This needs to remain public so others dont fall victim to the same tactics. I am rejecting their response completely.

    Sincerely,
    **** *******
