On April 27, 2023 i put in a maintenance request because my hot water stopped working. I remember Richman property sent on an email with *********************** for non emergency and emergency request so i contacted them. *********************** came and they replaced 2 different parts because they were of no use to the water heater. On May 8, 2023 I received a notice on my door stating that I am being charged $297.00. I contacted the main office to find out what those charges were for seeing as though i had already paid my rent. I was then informed that that was a bill for the *********************** coming to fixing of my hot water heater at ******** springs apartments. They are false representing these charges as damages because I contacted the sub contracted locksmith company (***********************) who was provided via email by Richman property services for all emergency and non emergency maintenance request. According to my lease hot water is the responsibility of the property and not they tenant. I asked for a receipt stating what i was being charged for and they property manager denied my request and told me to contact All weather who in returned told me to contact the property manager because ******** springs apartments were the one billed. By law I am entitled to a receipt for any damages or expenses that I am being charge. This form does not state that All Weather is to be contacted solely for lock changes. This form does to state that any expenses outside of locks being change will be at the leisure oof the tenant. In August of 2022 my elderly parents went into a signed agreement with *********************** Apartments in ***********, ******** to be moved by September 2022 to a renovated 2 bedroom handicapped accessible apartment by November 2022. The nature of this dispute was that it still hasn't happened as of May 2023 due to poor communication from the property staff. Requested the amount of $3,518 ($1759 monthly rent) for the month outside of the ***** day agreement of September- November for the month of December rent to be reimbursed and the May 2023 rent to be reimbursed. My lease was up 10/4. I received no letters or formal statements regarding my security deposit in line with statute *****. November 8th, *********************** sent me an email screenshot telling me $200.88 was due IMMEDIATELY. I sent a check, it never got there. I asked if there was different ways to pay. After numerous attempts to get a response, ***** finally let me know a personal check was acceptable on 1/4/2033. A check was dropped off to ******************************* on 1/5/2023. On 1/11, I reached out in confirmation. ***** cashed the check THAT DAY. After cashing, he told me it was sold to a collections agency. I told ************ need it removed as its paid. He said it wont be removed. I asked for his managers and legals number. He never answered. Today, 3/16, a $200 balance showed up on my report from them. This is fraud. I have placed several work orders to have mold removed from my apartment as well as have my refrigerator replaced. I was told I would have a new refrigerator today. 2/23/23. I came home from work to the same old smelly refrigerator. I have lost all of my food. The office staff does not respond in a timely manner. Sometimes they respond days later. I moved the ******** apartments in May 2022. Lived there for 6 months and had to break the lease because of heavy humidity issue. Last 3 months had very bad humidity smell at home and floor was wet. I called the management, they were coming to check every week but could not find where humidity coming from. I gave up! I was calling them for the issue, they were coming and going without any solution. So I have 4 years old daughter and she got sick and i decided to move from that house. I was paying almost $3000 for rent. Management told me you have to pay penalty to break the lease. I said this is not my issue, you couldnt solve the humidity problem. They said no you have to pay and i paid because money is not important more then my kids health. But this is not fear because i had this issue last 3 months, paid rent and paid penalty ($6000) plus i put my all furniture to the garbage. They need to give my money back ($6000+$9000 for 3 month rent). They saw the issue but still got money really bad management. If you need more proof i have videos taken about property that shows high level humidity at home.Initial Complaint

?Failure to provide building security for multiple months ?Ongoing sub-standard building hygiene including resident corridors and package room Failure to provide consistent building security and common space hygiene have been and continue to be ongoing issues across my first and now second/current lease. Richman Property Services dba Lyra ******** Apartments LLC continues to fail in providing consistent and reliable building and property security; specifically, failing to repair multiple resident doorways, parking lot gates, pedestrian gates, and secure mail room; in two instances over the last 18 months, each/currently lasting at least 4 months.Unsecured entry points can enable indoor trespassing of non-residents, theft of packages from a room that does not lock, safety liabilities for residents regarding after hours use of the pool deck, and most severely, liabilities regarding residents personal safety in their homes.There is consistently mold and/or mildew on multiple surfaces including rubber door mats and pool deck chairs. Combined with the perpetual disarray of the package room, the infrequent cleaning of resident hallway carpeting, and ongoing failure to enforce after hours noise policies in outdoor common areas/pool deck, Richman Property Services dba Lyra ******** seem to be placing residents and their families at various forms of risk on a daily and nightly basis. This is a long-standing systemic pattern which has been documented and shared via email, phone, and/or in-person with regional leadership including various visual, date-stamped examples and service requests via resident portal. I've made multiple good faith efforts to communicate current and historic concerns over the last 18 months in writing - regarding building security, common area hygiene, repeat mechanical failures of in-unit appliances, animal f**** in stairwells, non-residents passed out in resident corridors, after-hours noise and usage of pool deck with alcohol, and more.Initial Complaint

Moved into apartment on 10/19. Apartment had mildew smell. ****** hired HVAC 3rd party to clean AC ducts on 11/12. HVAC company contaminated unit with chemicals. Chemical has penetrated all fabric belongings ie rug, couch, mattress, comforter, all clothing. Forced to move out. Belongings still have odor. Odor will not dissipate. Belongings must be bagged to not let out chemical odor. Difficult to wash because the hot water and air of washer and dryer fills new apartment with chemical smell. ***** skin and eyes. Im asthmatic and it hurts my lungs. Damaged items have not been replaced. Thousands of dollars of damaged belongings. I am being harassed by a collections company for an amount of money I do not owe. I was given a portion of my security deposit back. My lease ended March 2022. I even had to speak with the **************** to have this taken care of. This company is taking advantage of people. The address in the apartment is ****************************************************************. We received a move out statement saying that we have a moisture discoloration fee of **** dollars. However we call and we told them that this issue is caused by them not coming to fix the A/C and water leaking from AC perviously. However they told us that it was because we didnt turn the A/C on so that is why there is moisture discoloration, well the A/C is broken. We had a whole month with out AC and you guys didnt come and fix it. We stayed in a hot room for a whole month with no AC and you guys now are making me paying for the fee. When I asked them why you guys didnt come to fix the A/C for a whole month, he just hang my phone off. And choose to not answer my question anymore, the moisture discoloration was caused by A/C water leaking from a long time and we have been trying to contact them and they dont come and fix it. Then the A/C broke for another month, they didnt come and fix it which makes problem even worse. There is no way that the company is going to ask us to pay for **** dollars for this and the customer service attitude is horrible.Initial Complaint

June 2022 I was awarded financial assistance to pay my rent from the R3 program of Hillsborough county. My landlord, Richmond property or hunters run LLC decided to participate with the R3 program however, I was served in eviction, even though the guidelines of the R3 program, states that a landlord will not evict a tenant if they have been approved for funding, and the landlord has been made aware of that. I attempted multiple times to make payments to my landlord, and they were rejected. Ive made payments to the courthouse to cover the fees that I owed even though I was approved for this financial funding. My landlord decided to still process the evictions, leaving me, and my son are out on the streets. What they have done is illegal. My eviction letter stated that I had to be out of my apartment by October 26, 2022. Between the month of June and October I have attempted to make payments and still have money for my rent sitting in the courthouse registry. Once again in September 2022 I was awarded funding again from the are three program. My landlord was made aware that the funding was coming through the R3 program itself. Another guidelines stated with the R3 program says that a landlord will put a tenant on a payment plan if the funding awarded to them does not cover the balance that is still owed to the landlord. My landlord never gave me the option however, I was awarded more than enough to cover all my expenses that were owed. I am a single mom with a five-year-old son who now has nowhere to go. *** lived on this property, for almost 3 years and for them to go against a government program, and still evict me is absurd. Ill have to live with an eviction on my credit for the next seven years, putting me in jeopardy of keeping a roof over me and my sons head due to the negligence of this property. I have so much proof that shows that this is wrong. I want justice to be served and I will not stop fighting this until it is served. I know my rights!
