Business Claim: They attached "the contract" showing screens are not covered. FACT: The document they provided appears to be an unsigned template or generic warranty document. I am the party with the actual SIGNED contract dated June 4, 2021 (previously submitted to BBB). Their "attachment" is not a valid contract - it lacks signatures, specific terms, and customer information that appear in the real signed agreement.
Challenge to Business: If they claim their document is valid, they must prove it by showing:

Our warranty terms have always excluded coverage for screens. The document provided in our earlier response accurately reflects the applicable warranty language in effect at the time of purchase. While the customer has referenced their own copy of the contract, nothing in that agreement provides coverage for screen material. Since the installation, I have encountered multiple significant issues that have rendered the sunroom unsafe, unusable, and not compliant with the signed contract. I have repeatedly attempted to resolve these issues with Great Day Improvements, specifically with their customer advocate, ****** but no satisfactory action has been taken.The specific issues are as follows:Safety Rails (Required by City): On July 12th, 2025, a city inspector visited to review the sunroom. During this inspection, we were explicitly informed that safety rails are required by the city, and the inspector requested ******* phone number to facilitate their installation. However, on July 14th, 2025, ***** falsely stated that "the inspection went perfect." As of today, the sunroom in violation of city codes and creating a safety hazard.Unusable Sunroom Due to Gaps (Insect and Pest Intrusion): I informed ***** that two windows are off track and, more critically, there is a large opening allowing bees and other bugs to enter the room. ***** conveyed that Installation Supervisor *** ******* claimed this "gap" is part of the room's design and that the felt does not extend to the ends. This explanation is unacceptable; this significant opening has rendered the sunroom completely unusable for its intended purpose.Flashing Issues (Contract ************************ The contract explicitly states that the flashing should be covered by shingles. However, the flashing is currently visible. Furthermore, the contract states that all shingles should be the same color (black). The visible flashing only comes in tan, gray, or white, which directly contradicts the contract and negatively impacts the aesthetic of our home. Most concerns were addressed and rectified. However, I cannot report satisfactory results due to the fact that the issue with the window screen frames has not been resolved. The company's inspector did come out and stated he would get the parts needed to complete the job. As of this email, he has not been back to make the correct installation. I did hear from the customer service person who let me know the inspector from Great Day Improvements would be in touch with us. This call was received on 8/4/2025.

Transaction occurred in my home on 3/30/25 after salesman spent 5 hours with us. We paid a down payment of $4,643.24 for a screened in porch. We were told NO PERMIT was required, found out from ********* it was required and this company was not registered to do business in our area, which was later resolved. We put in the permit application, which was denied due to this company's failure to provide the documentation the Building Commissioner requested. We continued checking with ********* on the status of permit. No documentation was submitted by this company. By May 9, 2025, permit was still denied. On June 11th, we decided to cancel the project due to this company's failure to send in documentation, and we requested our down payment to be refunded as per the contract we signed, which states that if no permit is obtained, the contract is cancelled and the down payment is returned less any expenses the company incurred, if any. Our emails (4)came back as "undeliverable", a Fax came back "busy" , left a message on answering machine. NO COMMUNICATION since June 12th. This company has very poor customer service and very little communication. We are filing a complaint with the Attorney General in ******** and we have hired an attorney to write a letter on our behalf to have our down payment refunded.Customer Answer

We hired Patio Enclosures in *******, owned by Great day Improvements, to come replace the windows on our three-season room. We were told it would take 3-5 days to complete. It is now the 7th business day and it's not close to completion. On day 1 two crew members showed up at 10:30AM and left at ***. One of the crew members publicly urinated on my lawn as witnessed by my wife. These two crew members put in approximately 4 hours a day tops. I contracted with Great Day Improvements in April 2024 to enclose a patio. We were promised that it would be completely finished in time for a wedding party at our property in October. It was not. In fact, the work crew left it in an unsafe state with parts hanging that could fall off or hit someone.They failed time and time again. Finally in June of 2025 they got to a point of the parts working but it was not the promised quality... they had scratched many parts from constant install, uninstall, re-install as they tried to get it right... they had spilled adhesive and tear in screen.I asked for some form of discount so that we could just walk away and leave it in the current state. ****** *******, the district supervisor was extremely rude to me on the phone. He knew that without me even asking,,, his admin had offered me $500 discount and his local supervisor had offered me $1000. But ****** told me he didn't care about what happened, refused to listen to me try to explain it and instead offered me a gift card - pretending he didnt know what was previously offered, When I called him out on it. ****** ******* eventaully admitted that he was being unreasonable intentionally. He made matters worse.
He said that he would not fix the remaining issues unless I agreed to elimination of his previously offered small discount on the overall project.
I dont understand why I would need to essentially pay them more money to get the project completed up to their promised standards.
****** ******* continues to be extremely difficult to work with. I have asked repeatedly to speak to his boss and he says that is impossible.
I told him that I am tired of the back and forth and scheduling of visits only to have no one show up, or they show up with the wrong parts and immediately leave etc. I would prefer that he give me fair compensation and leave the project as is. If he wont do that I told him to send the crew out and fix it. ****** said that he could do both of those options but he won't.
I still need help to get this resolved.

****** ******* of Great Day Improvements is misrepresenting his communication with me. He continues to be rude. He also claims they will come out to fix it, if I agree to return he discount they already promised me.
Since Great Day improvements has an *************************** being unable to complete the work with high quality, I gave ****** ******* the opportunity to increase that discount and let me do my own repairs. He has repeatedly refused. Therefore I told him to have his scheduler contact me with a date to come out again. This will start a new round of scheduling dates where I take off work, they dont show up or show up without the parts they need or a crew that doesnt know what they are doing, etc etc.

This company came to install a 3-season patio sunroom on 8/19/24. Upon the installation, I was getting moisture under the structure when it rained. I contacted the salesperson who came to my house to sell me the product with all the good promises that came with it; hence, convinced to buy the product. A balance of. $5700 was left, and I was told the problem would be fixed once I settled that amount. I respected their judgment and fulfilled that obligation only to realize that I was fooled. It took so many phone calls to finally get them to come and "fix" the problem. They came out on two different occasions, and the issue is still not fixed. Now they are trying to say that there is a pre-existing condition that was never there to begin with, when I previously had the structure that was replaced by them. It's almost a year now, and the place is not usable. My $19000 has gone down the toilet. I am very upset about this situation, and I would never recommend them to anyone. Please advise. We understand your concerns and want to clarify that the issues you're experiencing are related to the existing concrete slab, which falls outside the scope of our warranty. It is in your contract that we do not warrant existing structures/pre-existing conditions. Despite this, we have made multiple efforts to assist, sending out two subcontractors, our installation supervisor, and the original contractor to assess the situation. Each visit confirmed the same conclusion: the root of the problem lies with the concrete. Our team has communicated this clearly throughout the process, and we’ve done our best to help in good faith, even though the issue is not related to our product or installation. I am rejecting this response because: i have never had any problem with the concrete slab for all these 22 years that we have been in this house. Since you guys installed the patio, now we have moisture coming in between where the structure meets the floor. This tells me there is something wrong with the installation. Going back to all this; when your sales person stepped foot on my property, he told me point blank that you guys will guarantee good work ensuring that everything is tight sealed upon installation. Be mindful that when I first complained about the leakage, I contacted the your Sales Rep and he told me that if I am able to pay the rest of the money I owe which was about $5700 your company would come and fix the problem. Little did I know that I was been fooled and tricked. Since the installation was done last August which is almost a year now, I have not been able to use the place and the $19000 project has gone waste. You should send the original installers to come and fix the problem instead of sending other folks from your company. I am highly disappointed with your company and I am surprised that we are going back and forth with this issue and now you are telling me that the problem is a pre-existing one which is an absolute and blatant lie and very offensive to me. The original contractor has visited the site and carefully assessed the situation. All findings have consistently pointed to the condition of the existing concrete slab as the root cause of the moisture issue.
This has been clearly communicated by both our operations and field teams. I have come to the realization that you guys don't want to fix the problem but instead continue to blame the condition of the concrete slab which was not a problem to begin with before the installation. The very fisrt day your Sales rep came to my house to sell your product, we went around the old structure and he clearly told me that you guys would inform me about any unusual condition you see before the installation. They still have not contacted us to discuss the door. We have asked for a picture of the door since day one but still no information.
Also the door was NEVER to have wood framing as we purchased an aluminum enclosure. We’re not positive the wood is treated and by this point may have termites. Plus the window above the door (transom) is too small and the installer took the side window away. Again no phone call or any response regarding the door, the sales person ***** originally assured us everything will be great, now not answering or calling us.
We don’t know what is ordered and would like a phone call or a visit from ***** or the management to discuss before the installers come on property.

I am rejecting this response because:
Although we finally received communication from **** they cannot verify which door is being delivered. ***** guaranteed we would receive the door we requested back in April and is still not on order. Also the transom window is too small and from our understanding a new transom window will not be included in this next installation. Which means they will have to come back again, if they do, I'm sure we will not hear from them again and we have to do this all over again.
Note a ******* ***** measured the room on May 13th. They should have the measurements and can bring all materials, including the correct door window transom for one installation. We should not have to wait for measurements from May 13th.On a positive note, **** guaranteed they would remove the wood, they installed, which was never part of the design and take care of any stucco fill-in from their error. And that the door would have a side window with full transom window which was originally agreed upon with *****, the designer, during our on-site consultation.
We hope for a confirmation on the window slider door that is being supplied, all products being delivered and installed at one time in the coming weeks.

Purchase room addition from Great Day Home Improvement/Patio Enclosures. Process started out fine. ***************** was great. Project completed October 2025. Communication with company once initial payment was made was terrible. Have had some issues that are still covered under warranty. In April 2025 our enclosed patio was installed by Great Day Improvements but left before the storm door was installed. A few days later they arrived to install the storm door. About the same time they were finished we had to leave for a doctors appointment and did not fully inspect the door. A few days later we noticed that the storm door had been installed backwards. The inside of the door was facing outside and the outside was facing inside making it impossible to raise or lower the window from the inside. Contacted the Area Installation Manager who didn't understand what the issue was until he was sent photos of the outside of the door. He said that it would be addressed as soon as a crew was available. Every week it has been the same response, he is trying to work us in. Same response from the Operations Administrator. It has been several weeks and the door has not been replaced. We financed with Green Sky and Great Day Improvements has been paid in full so I expect they don't feel a need to correct this issue. This is the same type of run around we have had for 3 months. Interesting, a day or two after we submitted this complaint a repairman from the company came by and said he was here to adjust a window. I explained to this very nice gentleman that the window was not the problem it was the storm door and showed it to him. Understandably he was amazed that it was installed backwards and that it was taking this long to get it replaced. Although he said good help is getting harder to find but said nothing about supply chain issues. He said that he will look around the warehouse and try to find a door, and if none are there he will ensure one is ordered and he would be the one to install it. I guess my burning question is they were made aware of this issue months ago and if it takes this long to get a door assuming it was ordered then, what about other material for this type of enclosure.Incidentally, my wife has been on me almost weekly about this door and if anyone called her, which she says no one has, then she would have said something to me.
In conclusion, supply chain issues have been pretty much resolved since Covid, so we will wait and see how long it takes for the door to arrive. Since we financed with GREENSKY, Patio Enclosures has been paid in full so we have no leverage to move this thing along.
