2 starsI have tried to give Cedar and our community manager the benefit of the doubt, knosing they are only saying what our board tells them to. However, I find out manager to not be very pro active. When we transitioned from another managment company and homeonwers had issues with their accounts, they became nervouse and concerened. The manager took a no comment, wait and see approach instead of communicating that the former company had not completed the transistion yet. Recently I informed the manager that two breakers were in the "off" position at the pool and the flood light was not workig and that nothing was plugged in to the *** outlet. Her response, and this is a direcct quote was, " "Under no circumstances are any members of the community to tamper with the breaker box. This is direct interference with the *** property , and any damages to equipment, such as the pool pump, will be assessed to the individual who tampered with the breakers." *********** who services the pool informed someone they had ordered a new salt cell, so we passed that info along, Her response? " "Additionally, no one is to contact any contracted vendors on behalf of the ***. This is interfering with *** contracts and is not acceptable. " This is how those of us who pay our dues, which in turn pay her salary and Cedar's fees, are treated.Cedar Management Group

Thank you for your concerns. When we take over the Management of an Association, as we did in March 2025 for ***************, it can take up to 3 months after transition to ensure we have all the documents, payments, and owner balances correct with the transition of information from one management company to another. Our normal response would be to please be patient, keep your records of any payments youve submitted, but do not see reflected, and we will reach out once we feel all the documentation is fully correct to ensure we can address any adjustments necessary. At this time, we believe the owner balances to be accurate and have not received any disputes from owners regarding our received and reconciled records. When it comes to HOA-owned equipment, the response was correct that we would never condone an owner touching GFI outlets or breakers at the pool. That could potentially be incredibly dangerous as the pool company was in the process of repairing things and plugging something in that was deliberately turned off by the maintenance company, could have resulted in damage or personal harm. However, we do thank you for reporting what you saw. Contacting Vendors Directly by homeowners, yes, it is our policy not to have any owners contact vendors directly unless we send over the information for a specific issue. The board is the only entity that can authorize work. The board is responsible for the payments, and the board is where all communication must be passed. All owners, with proper submission of a request, can review any contract at an agreed-upon time. It is not about transparency but about efficiency and proper conduct by the **********************.D. Like your local community manager, whomever answered this, really did read what I actually said.I had no issues with my account. I stated others had and the local community managers response, was no comment. She would not answer them, not even a please be patient . No, the response was not correct. I reported WHAT I SAW, NOT THAT I HAD TOUCHED ANYTHING. I was reporting a possible reason for an issue that was occurring. I was belittled and accused of potentially destroying and damaging HOA property, by local community managers response. I never stated anyone contacted a vendor. I said the company that services the pool informed a resident that the salt cell needed replacing. No non Board member authorized any work. As for the contract, I have it, my husband signed it. Additionally, while my husband was walking two days ago, the pool vendor was at the pool, where he was walking. The pool tech stated the salt cell needed replaced ( it has been over a month since they reported that) and that is why our chlorine levels are low and why black algae will continue to grow. Now the health department passed us, with one of the lowest scores we have ever had, but if that algae continues to grow, it could cause more serious issues.D. B.

It appears that whomever read this has the same issue as our local proprty manager in that you did not read exactly what I wrote. I never stated that I had any issues with my account/transfer. I said that while the transfer was occuring, others did and instead of communicating with the homeowners, the local property manger chose to remain silent and take the "we will wait until it is all completed" before speaking to anyone. As for HOA owned equipment, all homeowners are members of the **** so there is that. Howevver, again, what I wrote was not what you addressed. I never stated I or anyone else touched anything, the **** outlet or the breakers. I stated, I reported what we saw as we were aware there was and continues to be, an issue with the flood night not working, When I reported what was found, I was chastised for "touching" when that was not what occured. As for contacting any vendors, again, I never stated that myself or anyone contacted any vendor. The vendor in question, Silverline pools, was on site. They talk to residents who are at the pool when they come to service. Next time I will tell them that you stated they need to close their mouths as they are not allowed to talk to homeowners Good Grief! NO one, and I repeat no one, other then the Board of Directors, has authorized any work. In fact, it appears they aren't authorizing any work and just allowing the pool to grow black algae. My husnad was walking around the pool deck the other day when Silverline was out . Silerline stated that until the salt cell is replaced, something they put an order for in back in June, the pool will contine to grow black algae. I am very well aware of what the pool contract states as I have a copy,, my husband is the one who signed it .Not one thing in your response contradicts my review.Review fromPatricia G

1 starIt's basically inconceivable that Cedar Management Group will not respond to calls from anyone working on the sale of a property under their administration. As the sellers of a unit on ************* in *************** we have spent seven weeks trying to get the proper documents for closing. This is the worst possible experience anyone could ever have. I strongly recommend everyone to stay away from Cedar Management Group.Cedar Management Group

******,Please be advised that Cedar Management Group (Cedar) is a vendor that works on behalf of and for *************** (the Association). Cedar was newly contracted as of 1/01/25 as the new Management Company for the Association.The first thirty days are known as the transition period in which Cedar is in the process of receiving and updating all homeowner balances, bank accounts, etc. ********************** does not receive the final balances from the previous management company until the end of the transition period and is unable to provide accurate information for a closing until this documentation is ************ have received the resale disclosure via our software platform, CondoCerts, and have also spoken directly with the Community Manager and/or our support team several times. 1 starCedar Management is the absolute worst. I received notice of my *** **** that are due on 01/01/2024 of almost ****** with a payment of $21,262.15 if paid after 1/30/2024. The amount (******) for 2025 is a little less than what I originally was told it would be for 2025 so therefor I am left assuming the amount that's listed on the statement is incorrect and if the actual amount isn't paid then it allows them to place a lien on my home. When you call them, they have no knowledge of anything that you're explaining. At this point I am tired of speaking, I advised an agent today I'd rather my attorney review my account just to ensure me that I am on the correct path with a payment that is due ONCE a year that has been lost before that magically appeared once I was charged 18% , interest, legal fees and more for a payment that they had from the start that they claimed I never paid. It showed up on a statement as a credit, no apology, no revaluation, no explanation, no nothing. Not sure who the *** HO, or CEO is but I could not set back and allow this many Homeowners to have so many issues and then the audacity to respond to a BBB complaint leading with "Please be advised" .... sickeningCedar Management Group

******,Cedar Management Group (Cedar) is a vendor that works on behalf of and for ************ (the Association) and has no decision making authority when it comes to the assessment of any fines or fees to any homeowner ledger. Per our records, a statement sent out on 11/26/24 had the incorrect dues information. A corrected statement was immediately sent out to all homeowners along with an attachment advising of the correction and original ********* called our office on 12/30/24 and spoke with a phone agent who confirmed the corrected dues amount along with the late fee policy for the Association, which is outlined in the governing documents. 1 starCedar Management has poor customer service and lacks honesty and integrity. I have had nothing but issue after issue with them. Recently posted my *** **** to another account for a different ************** They would not take proof of the transaction from my bank. ******* recalled the payment as an unauthorized payment because the agent that took my payment by phone applied it to an account that did not belong to me. After the payment was recalled then they notified me that my payment was returned. If you don't have record of me making a payment how can you trace the self initiated return back to me. I received NO explanation as to what happened with my payment but a return payment fee and still late charges on my account. No one on the ********* will discuss the matter with me. I wholeheartedly believe it is a cover up for misappropriation of money within the company. They had no documentation of me calling in speaking with a live agent who did the payment transaction. 1 starIve been having a roof issues since I purchased the property 2018 I believe and the slum company closes my tickets without checking the issue saying its my responsibility. They lie and say theyre sending someone over and never do just close your ticket. They send people to your home that do not speak English on purpose so you cant remedy the issue and close your ticket without telling you the issue or what they fix. The office people are liars and I believe racist and sexist because if I was a white man I wouldnt be going through this. I consistently asked for a higher up and Ive been patient and kind. Im no longer any of those things anymore. I had 2 contractors come over for an estimate that I paid for and the company kept saying theyre not responsible. I lost 30 lbs I got so sick from the mold and I was still patient begging to understand where is the water coming from. I finally took a picture of the picture from the contractor and sent to a friend thats the only way I found out the problem before I almost died I could barely talk. The roof was repaired in July and when a subsequent leak was reported by you the vendor determined the leak to be coming from the water heater plumbing which is homeowner ****************** submitted a separate ticket for a window leak, which a vendor determined to be the flashing which is homeowner responsibility. 1 starCedar Management Group they are trying to collect $3,100 in fines for having a bit of dirt on exterior of my home and "faded paint on shutter", which they were fine. I never received a single notify by mail until fee days before the violation time started. I was charge a $100.00 a day. Just insane. I have been leaving in that neighborhood for more that 11 years and I never experience this type of insanity. We are hard working people, low medium class we don't have $3,100.00 to just give to a HOA.Cedar Management Group

1 starThey Harass you by sending out false violation notices to you. Ex: tuesday is trash day so my pail is pot out overnight, i'm a 1st responder work 6a-6p. That tuesday i got home at 8:30 pm, 4 days later a violation letter comes in mail stating inproper storage of trash container. 1 starI have been in my neighborhood for 23 years. I think HOA may have been a good idea and one point, having a shared pool and play area, etc. People share the cost but now they are out of hand. Below is the BBB on my neighborhood management company. one star. I was late on my bill and they sent it to a law firm for collection. ( *********** and Love PLLC) I called them 2 times to pay but no answer and no call back. When I finally received a called back it was outside the 15 day limit which caused legal fees to be applied. The fees on $127 bill were $450. I contacted a lawyer he basically said its cheaper to just pay. I tried to speak with someone at the law firm about the non returned calls made and they basically wouldn't let me finish a sentence. Below is my management company. *******,Please be advised that Cedar Management Group is a vendor that works for and on behalf of your Association, **********, and has no decision making authority when it comes to creating or enforcing an Associations collections policy.The collections policy for your Association is outlined in the governing documents, which are legally binding, available on your homeowner portal. The April ********** of $140.00 was due in full by 04/30/24. Since the payment was not received in full by the deadline the collections policy was followed and a 15 Day Demand Letter was sent on 5/17/24 in addition to prior past due statements sent via mail and email.Weve reviewed our phone records and found the calls from 6/17, 7/18, 7/24, and 8/01 but have no record of any calls before those dates after the 15 Day Demand Letter was sent. The Demand Letter also details how to make a payment in multiple ways including credit/debit card, echeck, bill payment, in person, or physical check. Since the outstanding balance was not paid in full within the 15 day deadline your account was sent to the Attorney and all legal fees stand.
