      We recently built a brand new home with ***. We found that our counter tops were not level with the cabinets on one side. They decided to fill about 4 inches of caulk on the cabinets so they became even but it looks terrible. I have provided pictures below of one side that is normal and the other that has the caulk. We brought this to their attention and they claim this was acceptable. If youre spending over $500k for a home it should NOT look this way ! We had to close on the home due to the contract and losing our deposit otherwise we would not have closed.

      I purchased my home on July 28, 2023, and the day I moved in my home was flooded. I had to move out and wait until the repairs were done. The repairs took 4.5 months and I still have water leaks and damage. Attached is another invoice for a new leak I had just one month ago. *** has not fixed these problems satisfactorily because they kick the can down the road until the warranty expires. My neighborhood has started a petition, and 55 people signed in the last week. My complaint attached seems hard to believe but every word is true. My real estate agent is willing to confirm my complaints. I want *** to refund me $3,500.00.

      I am rejecting this response because: I already know what they are going to say.  I was forced into arbitration and DRB Builders selected the arbitration attorney as I did not have $2,000.00 to find my own arbitration attorney. ***'s Attorney said this arbitration attorney would be fair but this is not the case and the outcome was that I did not deserve anything for all the issues I delt with which were in the complaint I sent you.  I tried to go through the local court system but I was forced to go arbitration. The arbitration attorney *** selected did not even look at the evidence I provided and found in favor of ***. If I could have gone through the local court system for remedy and reasonable judge would have found that I deserve some compensation for all the c*** I went through due to ***'s negligent construction practices. The whole arbitration process and how *** writes their contract is ridiculous. It's all in their favor and for me, being disabled, I had no chance to recoup my losses.

      Recently purchased a brand new home and our kitchen counters and cabinets were horrible. I have attached photos. We asked if they would fix it and they said it was satisfactory. They refuse to fix it and claim that it is just fine the way it is.

      We bought our house from DRB in October 2022 for over approximately $1.38M in the new community of ********* in *****, **. About two weeks ago we discovered water coming into our house through a major crack in the foundation on a load bearing wall. The crack runs through the foundation and is visible on the outside. After a $4K emergency water service bill to find the source of the leak, ripping out drywall and our brand new floors that match the rest of the house the builder through its third party warranty company denied our claim to repair a crack on a load bearing wall leaving us with repairing major damages to our house foundation and fixing all the other damages which will easily cost us $20K. We just paid them $1.38M for a house that is 18 months old! This builder doesnt care about its work product or its customers. Buyers beware!

      The warranty claim booklet is attached. Additional details provided by a repair company have been sent directly to  DRB and are also included below. DRB denied our original claim and we have requested DRB send an engineer out to our home to evaluate and are waiting on a response. 

      From third party: Upon arrival to the home customer showed me the crack where the active leak was able to come into the home. After performing multiple test from the inside and outside of the home with a rotorary lazer. Tests were Performed In the basement, main lever and from the outside of home on the foundation wall of the home. Results showed 1 & 1/3 inches of settlement in back left corner of the home coresponding with the sistering crack. Due to improper soil compacting and or drainage around foundation footer leading to the foundation footer in this corner settling. Causing the two floors above to move as well impacting the structures foundation.

      On July 26, 2023 I bought a brand new house built by DRB Group and I was told if I find things that need to be repaired within the one year warranty I should just request for a warranty repair.On January 27, 2024 I filed the following declined warranty repair requests to DRB Group:1. In the bathroom that has a bathtub, scratches are surfacing on some of the shower wall tiles. These are scratches that were caused by carelessly stacking the tiles together before installation. DRB Group has to repair these scratches or replace the tiles.2. A large area of the kitchen floor makes loud and objectionable squeaking noise when stepped on and some areas of the kitchen flooring make irritating popping sound when stepped on. This was caused by poor workmanship that resulted in a poor quality flooring. DRB Group needs to fix the flooring problems that surfaced in a very few months.I am still within the one year warranty period for the above two problems.Please see the attached email threads for details of my request to DRB Group and their unacceptable responses.

      I purchased a new home on September 28, 2023, from Dan Ryan Builders (DRB). Since the home's purchase, there have been numerous repairs within the home. I work hard to provide for my kids as a teacher and a single mother. I understand that homes are built from natural materials and flaws will appear. There is no accountability on Dan Ryan Builders' behalf. Their lack of quality and workmanship is appalling. I feel that DRB has failed to meet contracted agreements. Since I have been in my home the following has been repaired or still needs to be repaired:* I have had to replace just about all of the landscaping.* several door k**** fell off.* the island border has been detached *The water pump has gone out (I had to go two days w/o water)* The mirrors were loose / as well as scratched * there have been several floorboards buckling * The back door had not been rekeyed * The shingles were displaced on the porch * Shutter and door not painted to contracted color. * dishwasher insulation coming from underneath the dishwasher * The ceiling in the kitchen is cracked

      I am rejecting this response because I do not agree that all contracted work is completed. My door and shutters still have not been painted the contracted color. I speaking with ***************** - Hand she stated that the original door color was the correct contracted color. However, DRB changed vendors so the color schemes changed, This is a DRB problem that has been made mine. No new home or home buyers should have this many issues.  The dishwasher still does not properly fit and still has insulation hanging out. DRB has not upheld the contract. I can always take this to the media along with other unhappy home buyers. I can ensure that pictures, videos, email, text, and recordings can go along way. This is not a good look for DRB, you guys were pleasant when you were getting the money but after you do a horrendous job in constructing homes you don't want to take ownership and have been very *****.

      I am rejecting this response because DRB has never satisfied the original contracted color of the door or the shutters. I never agreed to have the door painted nor was I asked was the dark blue acceptable. The problem is that DRB changed vendors and this the home owner problem. As far as the dishwasher according to DRB representative this can not be fixed because it was not only cut out incorrectly but was also not installed properly. The representative was apologetic and stated that was the best he could do. After notifying *******, he stated the home is built out of natural material so there will be imperfections. I would be more than happy to share this email as well.  I want my door and shutter painted the original color that was agreed upon. Since it was agreed upon I would like to see where I gave this consent.

      I am rejecting this response because the color of my shutters and door was never approved by me. I am the only one who owns this home. They are not the contracted color. In speaking with Ms. ******* Hand she also stated that it is not the contracted color. I even have this in a recording stating that DRB changed vendors. I would like my door and shutters painted the contracted color. This is at least DRB can due for selling a poor quality home. It seems not only can DRB not build quality they clearly cannot read or understand the contracted color. All someone had to do was paint my shutters. Not paint my door. I never asked for the door to be painted. Someone needs to go back at look at the original request. If DRB could no longer find the color of which I know you can because the house you are building on the same street have my contracted color! I want my door and shutters painted correctly. Know was ever asked to paint the door.

      On 1/3/24 noticed water was dripping from vent. On 1/5/24 plumbers came found water spot on kitchen ceiling and said it was from the upstairs hall-bathroom tub. **** continued after not using that bathroom. On 1/12/24, another plumber came and discovered **** was actually coming from master bathroom due to a 3-4 inch cut in pipe and another cut in HVAC that was done during home construction (hidden behind dry wall). Plumber also found black mold in the dry wall that was pulled from ceiling above stove area. Lots of damage caused from this resolved leak that extended two weeks. Dry wall and kitchen flooring had to be pulled in areas due to water damage and black mold. Water began leaking from vent into basement. 1/24/24 was told by plumbers it was because ****** was sitting uneven due to missing boards pulled in kitchen that still havent been replaced (from original master bathroom leak). Flood solutions came for the 2nd time to treat for mold and dry flooring out again. ****** continued leaking & a new spot on ceiling in basement due to water coming from fridge. 1/30/24 plumber returned to find fridge had water leaking from underneath & could not determine cause. Living conditions: upstairs leak caused no bathing for a period of time while upstairs leak could be determined and fixed. From this leak, the main level appliances also had to be disconnected (electrical hazard) so occupants we forced to eat out. Dry wall all over appliances and was also found in food. Major concern is black mold with two occupants being highly allergic to mold and have been experiencing mold symptoms. Townhouse still has damage on two levels with flooring pulled up, cabinets and appliances down, and mold issue returning in some areas causing additional treatment. Builders does not want to pull more cabinets out so Flood Solutions can check for spread of black mold. Shortly after moving into townhouse, in the living situation became difficult, time consuming, and stressful.

      We bought this house (builder spec home), closing on 7/27/2023. We have had several problems: shower not draining, kitchen sink leak causing damage to the under cabinet floor and island wall. These have been addressed. The building supervisor took the lock plate off the the door jamb because the door would not lock, stating that he would be back the next day to replace it. That was about 6 weeks ago and he still has not come to fix this. Also, when we did the walk through, I mentioned that the top of the tub was dirty and looked terrible but that I could clean it. When I tried to clean it I realized it wasn't dirt, but all scratches. I have asked numerous times to have this repaired and am now being told that if it wasn't written in the closing documents I'm on my own. This was brought to the attention of all of the many people that I have been told to talk to yet no one will make good on this. This is the worst builder I have ever dealt with and am very regretful that I didn't look at reviews from previous DRB home buyers!

      I recently purchased a townhome at the ************************** located at ***********************. Upon moving in and utilizing my personal vehicle, I encountered some parking difficulties due to the ongoing construction in the area. During this period, a parking policy was enforced, and despite complying with all the regulations, my vehicle was towed. Additionally, I had an unfortunate incident where my tire was punctured as I navigated through wood and nail debris left on the road within the community. I have exhausted all available options to seek reimbursement and resolution for these incidents. I have communicated with all personnel working for Associa, approached the Community Ombudsman in Virginia, and received guidance from a lady named ***, who informed me that the development company, DRB Homes, is currently taking on the role of the HOA, and was responsible for addressing my concerns. *** provided me with the contact information of **** ******, whom I have already reached out to via a detailed email providing an account of the events and our desired resolution. Unfortunately, previous attempts have been met with unprofessionalism, vague responses, and a lack of concern for me as a townhome owner in the community. Despite having sent ** ****** a thorough email, we have not received a response thus far. Im in need of closure for this event and am hopeful for a resolution. Throughout this process, I faced challenges such as receiving inadequate guidance, being denied clear answers, and not receiving any personal follow-up from the association. Even though *** from Associa was copied on all email exchanges between myself and **** ******, she failed to inform me that we should be directing our concerns to DRB Homes until over a month later. The Community Ombudsman confirmed that this matter does not fall under their jurisdiction. In light of the aforementioned circumstances, I'd like a refund for my tire and also my tow.

      I was not parked in a fire lane!!! I would be happy to supply pictures of where I was parked! There is no pavement markings, signage, or curb painting stating I was parked illegally, there is no fire lane there. As far as the "alleged" tire puncture, the Superintendent, **** is and was absolutely aware of the tire puncture caused by the negligence of DRB. I find it unfathomable that you say I am lying when I have provided pictures and documentation to prove otherwise since the beginning of this process.

      I am rejecting this response because:

      Allow me to reiterate with clarity: I have never parked in a fire lane, as has been inaccurately suggested. Again, I have furnished ample documentation from the outset including photographs, written testimonies, emails, and reports that indisputably corroborate my claim. Regrettably, **************** reluctance to become involved does not change the facts, which he is certainly aware of, that the damage incurred by my vehicle was directly caused by a hazard left unattended by you, DRB Homes.

      The consistent denial of responsibility by DRB Homes is deeply troubling. It casts a pall on the reputation of an organization of your size and standing. The issue at hand, while perhaps considered minor by corporate standards, represents a significant inconvenience and financial burden to me, the aggrieved party.

      I am not seeking undue compensation; my request is straightforward reparation for the tire puncture and the towing service that became necessary because of it. These are costs that I should not have to bear, given that they arose from a situation entirely out of my control and not from any violation of parking regulations. My vehicle was neither an impediment to passage nor in breach of any designated fire lane areas, an assertion easily verified by the clear demarcations within the community.

      The continued resistance to resolving what is a clear-cut case of liability is both inequitable and unacceptable. I urge you to reconsider your stance, to engage with this issue constructively, and to offer a resolution that acknowledges the oversight and fulfills the compensation that is both reasonable and deserved.

      I remain earnest in my pursuit of a just outcome and I expect a response commensurate with both the gravity of the situation and the values that DRB Homes purports to uphold.
