1 starExcalibur homes is fall of frauds. They never got back to me about repairing the hole in my bathroom we reported just 2 months before our lease. I vacated the house that was fully cleaned and landscaping done. I refused to pay the rent and let them take the security deposit for their poor service. Too get back at me.They send me a 400 dollar bill claiming there is multiple damages to the home, they charged me for a roll of paper towels I left, and get this, they charged me for the lawn I PAID FOR TO GET CLEANED BEGORE I LEFT SAYING THEY HAD TO DO IT. I have photos and emails to back up my claims that I left the home 100% intact and I requested to get the hole fixed.Review fromStephanie R

1 starI lived at a home I rented from Excalibur Homes for 3 years paid my rent on time faithfully I get a call from the landlord asking if he paid me **** would I break my lease I didn't get time to give my answer I got and email stating my lease had been terminated I had til Nov 30,2022 to be out the house my lease was up until July15,2023 So I had to scramble to try to find a place come up with security deposit money rent a uhaul turn off all my utilities pay the balances on them only for Excalibur Homes to not refund me my security deposit their excuse was because I didn't cut the grass change filters in the house clean the stove return garage door opener ect ect then had the nerve to try and charge me 400 extra dollars for that alongside my **** security deposit the **** the landlord gave them they took when they are the ones who terminated my lease before time was up but I was expected to do all tht within 30 days They truly are a bogus company I would advise anyone don't expect your security deposit back cause you're not gonna get it just a bunch of trumped up charges.Review fromEsra G

1 starDeceptive practices. After touring the home and paying a $75 per person application fee, we were notified that we were approved to rent a home in *******. Then we got a very scam-sounding email from them, stating that we would lose the house if we did not immediately wire them almost $2500 as a "reservation fee" to take the house of the market. When I tried to call to ask about it they said it would count to the first month rent but would not give us anything in writing, since it contradicted what the email stated. It also stated that if someone else approved for the home beat us to the reservation fee we may not get a refund, meaning we would just lose thousands of dollars. By paying the reservation fee, they stated we were agreeing to any and all terms of the lease, but they would not show us a lease or what those terms were until wired the money first to "hold the house" for us. I have never heard of a property management company doing this and it felt like a total scam. Since I could not get ahold of a real person locally for Excalibur I emailed them all of my questions and no one ever got back to me. We decided not to wire the money until someone got back to us about our concerns and we ended up getting an email about a week later saying that the home was no longer available.Review fromJennifer C

1 starI paid application fees and submitted all required paperwork including access to financial records. The first home on the application was denied because someone else beat us to it. They told us we could apply toward one more home without needing to pay another fee. On the second home, we were denied, even though everything was complete. Their reason was that we did not submit our financial records to them. We clearly had completed everything before even applying to any rental property. When I called, I could get no one to answer. When I left messages, I could get no one to return my calls. They obviously scammed me out of my application fees. The realtor in charge of the actual properties has no access to the paperwork side of things and I felt that she was a little frustrated too. These people really need to be stopped. This left us in a terrible situation as we had been looking for weeks and running out of time. We finally got a place through an actual person definitely NOT affiliated with Excalibur. They got $250 for doing nothing. That could have gone toward my moving expenses. I'm so upset because there is nothing I can do to get that money back.Review fromCkira C

1 starI am shocked at the how similar each experience is. SO much like my own. I paid the application fee, and filled out the application. Un-froze my excellent credit report with all three bureaus so that the credit check would be a breeze -- my credit score is excellent. Provided all the income -banking and alimony agreement-- and NEVER heard back from the 'property manager'!! I waited and waited, and called and called -- NO return calls. No emails. Nothing. I called the "head manager' and was given another person to call...another 'processing manager'-- still heard NOTHING back. This went on for almost two weeks. I saw that I was running out of time, since I had to move by the first of the month. When I realized I had been scammed, I was more than shocked. I see that they take application fee, after application fee, and send you from person to person, with no real intention to lease to you -- WITHOUT formerly telling you. What's worse is that when I checked my application status -- it had been CANCELLED by the property manager. I could not believe what I was seeing. When I called to find out WHY it had been cancelled -- I was told that additional paperwork had not been received. So I uploaded the docs a second time, as I had ALREADY sent the confidential court arrangement previously. This was time stamped at 9:30 am, and at 8 pm -- I still heard NOTHING. This company should be investigated. Real people own the properties. I think the management team -- is a large network of scammers who have hi-jacked the lease name of Excalibur. MOVE ON! Don't waste your time -- it is a true SCAM. Call Channel *************** and speak to an investigator. This fraud of a company should be stopped -- they prey on the vulnerable with NO intention to lease to you even if you pass all the checks on the application! Good credit, Perfect income -- means nothing!!! Run from them, and don't look back!!!!!Review fromDebra N

1 starThey dont deserve no star so the house we rent from them got mold in n it from the hurricane I been living in mold me and my family going on a year nobody did nothing I call them and left messages on the voicemail saying my place got flooded and Fema try to contact them tcause I loss something and water came in all around the house I was finding GEICO in my house die a d a live I was feeling like am going to pass out due to the mold its attacking my nerves system and cause mr not to see good my grandson loss his mind we thought he was trip but he would always sleep with a knife being scared cause the the window never had a lock on it and it was some cats living in my loft we call fire department and animal control and city code our whole house is full a mold we cant sit food out it get molded and fresh fruits and veggies we had a hold in the roof the whole time you could smell the mildew and mold so they lying and I l playing games am on dialysis and disabled and my grandson disabled the hey end up giving me a 2 week notice because they change management company from Hampton ********************* what they is now but they claim they dont have no more rental when one assistant manager offered us 3 place to pick but she dont consider we not good enough to stay in a nice area but trying to stick me in a place thats got problems over there drugs shooting my dr wrote orders to she didnt take that in consideration like we they said she was supposed to place us the first 48 hours nobody did nothing I loss my whole house I got receipts on all my stuff and had insurance still nobody didnt do nothing its hard to find a lawyers we had one he took our money cause they lied and said we wouldnt let them do the work so the first city code man close out case and nothing got done I was waiting to hear from them so I had to go over his head and call his supervisor so they send another code enforcement officer out here and they still not trying to fix the issues lying playing games cReview fromJa J

1 starAc has been out in the home for 2weeks. I put in a maintenance request I didnt hear anything I called to the office. I cant talk to the property manager only the person at the front desk then I asked him to come in to meet with the property manager was then told I have to make appointment with her. I have emailed the president of the company. End the property manager still no response. Thermostat in the house is reading 90 walls in the house is cracked I been here 4 years with no repairs did to the unit all they do is get the rent and make it hard to speak with anybody who can helpReview fromTiffani J

1 starThis company gives you the run around when you try to get any information. I applied for a home and tried to check on the application several times. The people that answer the phone seem to not work for the company because their responses are generic. I requested a person to call me back but never received the call. I was informed after I applied that the approval process is 10 business days. That is insane considering everything is digital and I linked all documents but okay. I waited but did call in between because I saw no process on the application. Each time I called I was given a different email address to a person that was "in charge" of my application. I have never received an email back. I have texted the realtors associated with the property and they may or may not respond but never fully answer your questions. After 10 business days, I finally started to receive questions about my application but I didn't understand what they were asking for. I responded to them within the hour of their message to me and it took them over 24 hours to respond. At that point, I canceled my application and went with a different company. I had to jump through many hoops to cancel my application and they made **** sure to tell me they do not give refunds on application fees. I applied over a month before I was due to move across state lines and could not wait for their process and not get a home. This company needs to be investigated because the owner of the property I was looking at is actually owned by another company. I applied for a home in June, and the home I applied for was already on the market for over a month. The home is still available as of August. I don't believe a person that is paying a mortgage would want their home to sit so long with no income coming in. The worse part about this company is they own a LARGE majority of the homes for rent in the GA areas I was applying for. 1 star****************** husband and I rented one of Excalibur home in 2020, two weeks after occupancy we noticed water leak and mold . I reported this to my property manager and someone came out about a week later to fix the leak and cleaned the mold area. Since then Ive had several issues with this property which caused me a lot of health issue. May 16th of this year 2023, I noticed mold buildup again and water leaking from the unit which was backing up into the laundry area of the house. I reached out to my now property management ************************* with my health concerns. I was told by email to vacate the property if I feel like its making me sick, with no empathy. With concerns after receiving that email, I asked if my husband and I would be responsible for breaking out lease since youre the one told us to vacate, This the response I got from my property manager. I will copy and paste Property Manager response after my first email of me being sick. I try to copy and paste that email too, but characters was too much.Good morning ******,If you feel you are getting sick and the property is causing you health issue I recommend you vacate the property. Please let us know when you will be out.-- Sincerely,************************* / Director of ******************* This email is after I asked if we will be responsible for breaking our lease since you told us to vacate the property. This was her response.Good morning,Yes you are financially responsible until the end of the lease or when the property is re-rented again. Sincerely,************************* / Director of ******************* I dont think this is the was to treat your tenants, Im very upset about this.
