      SCAM SCAM SCAM!!!! Dont let that 4star review fool you!!! Click on different categories for the *************** see multiple complaints practically Identical not even reported at the same time!!! Beware they just want the application fee!! Read all the reviews and actually do some research on this *** a** BOOTLEG a** company that just has printed signs in the lobby with no actual logos of the company , no pamphlets or nothing!! Watch out for the ***** pictures listed on Zillow and their website!!! Fake a** trees ********* or no trees at all everywhere then when you pull up to the home its pine trees everywhere , the home is old as dust but they painted it a different color , the electrical system is all rigged tf up instead of just replacing it!! Look on ******* or go in person and its not even the same as they posted! They just want $$$$ I could only imagine if I actually did get approved what kind of ******** Id gotten myself into! They swore my credit score was well below what it actually was then when I spoke with someone in their childish a** handmade office they said a credit score doesnt even matter as long as its 500+ and I was sitting at a solid 643! I was denied due to them not being able to verify my income on a property that was $1750 a month , you had to make 3x that ********** make WELL above that & was still denied! The company doesnt even do criminal background checks but will bicker about not being able to verify income when you give them EVERYTHING needed to verify income as youve given other companies that needed to verify ************* still chose not to because you stood on business and addressed concerns about the company with the ONE supervisor they have over the entire application process ************ so called have over **** properties who call themselves soooo good! It ***** because they own half of GA & unprofessional asffff! You can have all your ducks in order and still be denied . Properties been sitting for months now

      This company is worst then the company they took over from. They allow property managers to do as they will to residents and lie. I had to run behind them to renew my lease for 2 months. The property manager is rude and so unprofessional, for the life of me I don't understand why they keep those type of people and them i do understand they are a business in it just for the money. They don't care about people and their well being. I have received two three day notices from the property manager Ms. ****** This is how incompetent this is. I have reached out to Excalibur over 20 times to resolve this issue and this suppose to be great company, not one Regional Director or manger or CEO nor president will call me back about this matter. Ms. ***** send me and email to sign my renewed lease to receive the month of July free. Now she is demanding I pay that months rent after she sends an email saying the month is free. The funny thing i never read the renewed lease after she said sign for the free month. He co worker brought to my attention that it was a credit in July of a $1000 and my rent $1855 so how do i owe $1534. The lady is making up prices and trying to evict me for it and know one in upper management will try to contact and resolve her error. She is trying to extort more money then owed and i don't feel we even owe that with this written email that we had the month of July free. I think an attorney is going to have to get involved since i can't get the help i need from this company. All I hear after numerous calls is Ms. ***** is the regional for ******** Who is the over all GM that is over her? This is ridicules that good ******* have to deal with crappy management. They better know if she send me an eviction notice. I am ready for court with all my emails, receipts and supporting documents all the way back to when ******* and ******* was the management. The nerve of her and they owe me $900 for a water leak of 9 months from *****'s negligence. Unprofessional

      I would give 0 stars if I could! How is this business still actively operating as a rental company? Somebody has to be paying someone at the cosumer affairs to stay in business bc all these complaints, this cannot be fr that they are still in business. This company is by far the worst nightmare in my rental history! They are scammers, their communication is HORRIBLE, they do not fix anything nor do they respond to emails, calls, or voice messages in an appropriate timeframe! All the other complaints have been summed up! They are very unprofessional. From the *** *************************** (yes I have emails from his nasty attitude) to his brother *********************(who NEVER replies to emails AFTER they are marked as read) and from there down to *********************** (director) and her minions that she has to do her dirty work (*************************, *******************, ***********************). These ladies have NO KNOWLEDGE of how to be a property manager or a property manager assistant. I signed a lease Aug 4th (hence Fri), but was NOT able to move in BECAUSE I WAS NOT ABLE TO GET A KEY (hence neither door code worked), they had to call someone that Friday to let us in the property to conduct our "Before Move Inspection", during that inspection, door k**** came off, so, of course, we were NOT going to stay there. I immediately notified Excalibur (have my paper trail) and they still thought we were going to pay prorated rent from the 4th-1st! Fool on them bc we didn't get KEYS UNTIL Aug 16th and we offered to pay prorated from the 16th-31st but they didn't want that! I was so ready to take them to court with all my proof but CDC paid them bc I d* sure was not! I want to start a petition to them closed down COMPLETELY!! They are scammer, slumlords, and lazy AF!! I am going to get this petition started and if anyone has ANYTHING they want to say or show up at these board meetings with me to get this company CLOSED, please send me an email @ ****************. com! They have to be STOPPED and ONLY we can STOP them!!

      Whew! Just TRASH! I hope they all get the karma they deserve. Families just want a comfortable home, doing things the right way only to be taken advantage of. It's really sad they they're allowed to have their names attached to anything. There should be a red flag next to their name on any and all sites they are affiliated with!!!

      This company deserves NO stars. Let's start with I filed a professional complaint with the better business bureau and I m going to the courthouse to file a formal complaint against this company. I completed an application for my family and I. We chose to move in on 11/2/23. Once the first part of my application was completed for the first house we originally wanted and applied, we completed the pet portion of the rest of the app. The next day after submitting the application, I was notified that the house we initially wanted was taken off the market and that I need to choose another house. We chose another house and it was immediately declined stating that some income couldn't be verified. Told me to email the income information to this email of the supposed rental application processor, so I did that at 4:57pm and at 5:02pm, another denial email came immediately following that and then the time was.....excalibur was closed....and it was a Friday so I couldn't get a physical person on the line. I was more than scammed. I was robbed without a gun at the most critical time of my life. I need my money back. I'm fighting for my money back. This is more terrible because their not even accredited anymore. Their BBB rating is an F and has been revoked since 04/2023. I wished I had did my homework on them before applying but I didn't because I needed somewhere and some one to accept me and my dogs. This was a TERRIBLE experience. So bad I will never give their info to another living soul so help me God. You can't do good people wrong and think you'll get away with it.

      I currently rent from them since 2/2023. I have a giant tree that has fallen on my *************** them several times regarding the issue through email , Maintanence, Manager. The tree has not been removed from my yard as its an immediate danger for my young ****************** Several other issues regarding in home issue as well had not been addressed and I had to hire a professional to fix issues that was listed on my move on sheet. Excalibur later told me I am responsible for anything in the home mind you I just moved in the property. They never late to try to collect rent or file against you in court but yet I have a giant tree 3 to be exact on my house and covering the whole yard. Ive paid outside contractors to quit to remove the tree & due to me renting I was informed its the landlord & rental company responsibility. My water heater has had a bad leak since moved in and my water bill is over $200 monthly. I notified them as well about the issue since my move in & this couldnt get addressed immediately. The list just goes on.

      Excalibur homes agents pays customers with gift cards to give them positive reviews on ****** ,they are are bunch of crooks and have the nerves to brag about their ****** reviews

      The application process was a nightmare, we thought wed have a month of overlap before needing to move out of our previous home based on the estimated application process time (7days at most) - we didnt hear back from Excalibur on our application until 3 days before we had to leave our old apartment (the application process took an entire month). Then when we moved in, there were repairs that needed to be made, and we later learned from an electrician that this house shouldve never been put on the market because the wiring was a fire hazard and any real inspector would have notified that. So either they hired unqualified/ fake inspectors, or they deliberately put this house on the market knowing it was a death trap. Weve been trying to get this place rewired since we moved in because we had no AC all summer during the hottest ******* in recorded history (even had to sleep at friends houses with our pets on some nights), AND no heat currently and its been 59 degrees in here for a week now. Excalibur has stopped answering our calls and emails, when we get someone on the phone they hang up. We just reported this as a code violation and Im documenting this here at the Better Business Bureau to help DETER anyone from ever doing business with this company again. It is insane how many properties they manage across *******, they should be shut down.
