      Dear Homeowners, Run from this company and save your money. *************************** is horrible. Tenant damages came to USD 8000 (approx.) But the inspection team from Excalibur did a good mathematical calculations and finalized the tenant damages to tenants advance money which is 1/3rd of charges. When you ask, all you hear is some state law points and they wont agree the fact that tenant damaged the home. For example, tenants left all the walls with food marks and dry wall damage due to 3M stickers all over the house. They finalized the charges to 850 to repaint the whole 3200 sqft home (missing the fact that walls need repair due to food and peel offs) Very unfair, costly, and they wont work for you. Being a home owner, I would never trust this company to manage any of my properties again.

      Horrible, terrible, run!!! We found a home that we thought was worth it and was in a bind due to having to move from a previous property. The move in inspection was terrible. On move in day there were dead mice in the garage, termites, broken window pane, over grown bushes, overgrown bushes on the deck, broken window pane, with a long list of things. I still have grace because we were already moving in that day and had no where else to go. I brought it to their attention and the sent an exterminator a week later for the mice. The termites ate through the side of the garage. I had to cut all of the trees that grew over the deck myself. I later discovered there was a water leak when it rained due to roofing issues. This was known prior by them. After losing about *****k worth of camera equipment, it took them a week plus to patch it up. Guess what! It came back but this time block mold was coming out of the hole. I still paid rent accordingly. I had no A/C or heat on the 2nd floor for almost 2 years. Placed tickets and they were never resolved even after calling and following up. It took them 2 years to replace both units and this was because they completely went out. My electric bill was over 1700 during the summer. So after being tired and life changes, I decided to move and informed them ******************************************* for 7 months of rent and add the damages that were there before me as well as the ones caused by the leak. Please do not lease from them. They do not care about you or your well being.

      Terrible experience. Office staff does not answer the phone. constantly changing property managers. We had multiple dead trees fall because they owner chose not to remove them and Excalibur was ok with this. One hit their own home and in the process trapped our vehicles in causing us to **** to work at our own expense. We had a utility room light out for 4 months causing us to do laundry in the dark and there was no urgency by Excalibur to make the homeowner fix it or countless other electrical issues. Our daughters room had rotten windows that could not be repaired during the winter and ended up having to be replaced and the process took 3 weeks. Using a meat thermometer I was able to discover that my daughters room was 48 degrees during this time. She of course ended up getting sick. We had a roof leak in my sons room and it ruined his dresser. There was noticeable damage water damage on the ceiling before before water came through that our property manager was aware of but nobody cared. All of these this were inspected and approved ok by Excalibur before we moved in. Our homeowner also had certain rooms locked where they kept their things storage and we had to be available to allow them access as they needed it. At one point in November they interrupted our Thanksgiving to access the basement. Everything about this experience was bad. Excalibur is very one sided and only cares about the homeowners rights and could care less about the tenant's experience and their response time to assist. If you care about yourself, your family or your friends advise them no to use this company. By the way, their ratings are so high because the inspector requests that you log in to leave a review Infront of him. Things aren't always what they seem. You have been warned.

      I would rate lower if possible. We have gone weeks without hearing from our property manager, *******, about issues with our AC. We have also been without power due to a leak in our roof for 2 days. No one has responded beyond telling us that "They will send this to the appropriate people." And, "Someone will contact you soon." They will not give contact info for us to directly call the maintenance professionals, and they are not treating our situation with any amount of urgency.

      When it comes to returning calls, handling payment issues with their own systems, they will charge you late fee's and never fix the issue. Then you will have to constantly call and get told you will get a call back and you will never get it. It has been at least 7 months I have been waiting on them to speak to the owner so that they can waive my late fee due to no fault of my own. I have not been able to pay online, I have to get a cashiers check just to send or deliver it 45 minutes away from my house and because of the original late fee that wasn't my fault but their systems were down, I have compounded 7 months of late fee's even though I pay on time. Now they wont accept payment unless I pay all the late fee's that never got handled. The Property managers do not care, they will not call back, email you back, they have high turnover, this is unprofessional.

      I am disabled and I rented a home in December and I already need to move! The oven nor heater worked in the dead of winter ! The service guy didnt come until January! The heater nor air conditioning work. Excalibur sent vendors to assess the situation but they never returned to complete the work. The oven leaks gas periodically, the stairs are slanted and I have fallen going both up and down the stairs. The washer and dryer wont fit in the laundry room so the dryer is in the hall blocking access to a bedroom. The home has no screens and obvious moisture. There are ceiling leaks throughout the home. There is visible debris blocking all air vents, including the dryer vents. It appeared as a nest. The downstairs has no air ventilation and per the vendor they sent the downstairs needs a solo air conditioner. Excalibur sends vendors to make you think theyre attentive, but the repairs dont happen! I later found out that there was an actual shoot out in the home and the bullet holes are still very visible especially the mailbox! Please help me get moved and out of this home. I need an attorney! Help!

      Deeply frustrating in maintenance processes and communications - if you ****** the company's recent dealings it is not a surprise though.We signed a lease renewal around Christmas, with a promise of one month's rent credited since we would be staying, and a few days later learned that they would no longer be managing our lease, and that it was being transferred to another company. Save and document every conversation, signed document, etc. because we are now in a situation where they claim to have sent over their entire portfolio on us, but the new company still shows us as pending renewal. Nothing showing the new lease, the terms, or the credit. Excalibur was incredibly dismissive in my conversations with them trying to right this clear oversight of theirs. They do not care at all that they messed up in the transfer process, and who knows who else is having to deal with this right now.I also want to note that earlier in the year we adopted a dog and communicated with them every step of the way to get approvals beforehand, provide any needed information afterwards, etc. When we stopped hearing back, I assumed that we were good to go, but at renewal we learned that the dog was never submitted and that due to yet another oversight we were at the risk of living outside the terms of our lease. Thankfully with some persistence (and all of those saved emails) we were able to get it corrected. They are careless, that has become very clear.

      Applied for a home and immediately when we submitted the application they sent us an email saying the house was no longer available. I asked for a refund of my application fee (which at the time was NEVER processed or reviewed) however they still processed my application for a home that was not even available at the **** we initially applied. This is fraudulent activity and this company will not refund us our $150 application fee.

      I moved into one of there home in *******,**. First day it had a gas leak on the third day the power started going out and we were able to find out that house is wired with two different type of wire and no one will ************* or respond to emails
