Details of the Complaint:I moved out from The Social North ************************ in *********, ********, managed by Trinity Property Consultants, on July 31, 2024. The next day, August 1, 2024, I received a move-out charge totaling $250. This charge included a $200 move-out fee and a $50 trash fee.While I accept the $50 trash fee, I strongly dispute the $200 move-out fee. We were not informed of any such fee upon signing the lease, nor do we understand its basis. Throughout our tenancy, we experienced numerous severe issues, including:Lack of hot water Malfunctioning air conditioning Poorly maintained elevators Despite these ongoing issues, we fulfilled our lease terms and left the apartment in good condition. Charging an unexplained and unjustified $200 move-out fee is unreasonable and unacceptable given the circumstances of our tenancy.Resolution Sought:I request that Trinity Property Consultants revise their billing to remove this unreasonable charge.Initial Complaint

I am writing to express my deep frustration and disappointment regarding the ongoing rodent problem at my apartment complex. Despite numerous attempts to address this issue, it has become evident that this is a complex problem that has not been adequately resolved. During my time with the apartment homes, I have lived in two apartments in two separate buildings and encounter rodents. Living in these conditions has significantly impacted my quality of life. I have experienced numerous sleepless nights and constant anxiety due to the presence of rodents. The situation has become unbearable, and I no longer feel comfortable or safe in my own home. Furthermore, I have discovered that the rodents have been accessing and contaminating my food, appliances, and clothing, which is completely unacceptable. It is disheartening to endure these conditions, especially considering the financial commitment I make in paying rent for a comfortable and sanitary living space.My hope by filing this complaint is that the property manager and their leadership will take the proper steps to solving this problem and not cut corners.Initial Complaint

******* la primera queja 04/24/2024 la segunda 06/03/2024 y la tercera hoy 07/27/2024 explicndoles a la propiedad la plaga de cucarachas que hay en este complejo de apartamentos, me dieron una falsa solucin a la queja que puse el 06/03/2024 pero digo falsa por que esta no acabo con la plaga, hoy ya es lo mas fatal que me a ocurrido una cucaracha callo en mi comida y casi me la como. soy una mujer embarazada y se *** mltiples infecciones que esta plaga tienen y que podran afectar a mi beb. deseo que yo pueda desalojar este lugar sin tener que pagar una multa, mi contrato finaliza hasta 09/30/2024 es mucho tiempo.yo he comprado anti plagas pero nada *** mata, se reproducen muy rpido.todas *** noches *** fumigo y tengo que gastar bastante agua para lavar y dejar todo impecable.este complejo de apartamentos no es eficiente con este gran problema que me causa estrs.I made the first complaint on 04/24/2024, the second on 06/03/2024 and the third today on 07/27/2024 explaining to the property the cockroach infestation that exists in this apartment complex, they gave me a false solution to the complaint that I made on 06/03/2024 but I say false because this did not end the infestation, today is the worst thing that has happened to me, a cockroach fell into my food and I almost ate it. I am a pregnant woman and I know the multiple infections that this pest has and that could affect my baby. I wish that I could vacate this place without having to pay a fine, my contract ends until 09/30/2024 is a long time.I have bought pest control but nothing kills them, they reproduce very quickly.Every night I fumigate them and I have to spend a lot of water to wash and leave everything spotless.This apartment complex is not efficient with this huge problem that causes me stress,Initial Complaint

My ** broken down about 3 months ago and have since then been without **. I made several work orders for the repairs and nothing has been done about repairing it, but the only thing that management did was to install a small window unit in my bed room which barely cools and struggles to keep the entire apartment cool. I have reached out to management for an update on my repairs and they fail to communicate with me on any updates, I have been a tenant for 5 years and always pay my rent on time so i expect my repairs to be done in a timely manner. I lived in the Renew at *********************** ran by trinity consulting company. I could write pages about my awful experience but it ended with them charging me $400 in cleaning fees and all they did was take ice out of the freezer, scrub some walls and counters. It was not $400 worth. They just charged me so much to spite me. While living there I was surrounded by trash and dog p*** When I complained they acted like I was crazy and called the police on me. Completely unprofessional the entire 5 months I lived there. I will not stop submitting these requests until I know someone has looked into this terrible complex operation. I paid $400 in cleaning fees and THOUSANDS in rent for an apartment that was so unbearable I had to fight to end the lease.Initial Complaint

Subject: Urgent Complaint: Delayed Air Conditioning Replacement and Rent Compensation Dear Better Business Bureau,I hope this message finds you well. I am writing to file a formal complaint against ReNew Apartments ************** regarding the prolonged delay in replacing the air conditioning unit in my apartment.Despite multiple requests and assurances, the management has failed to address the issue promptly. I signed the ***** annual lease with Solhaus in the last year. At that time, they posted a promotion called "one month free of annual lease". I also confirmed it with someone via phone. The lease starts from September 1, 2023 to August 24, 2024. So, I suppose that the August rent should be waived. Now, when I contact them, they told me that I have to pay the August rent. On July 9th, 2024 I submitted a maintenance request for debris on the property. The debris, I suspected, with the coming rain would clog the drainage system and cause potential flooding. I was wired it would be taken care of and my open maintenance request was closed. It was not taken care of. On July 11 at approximately 8pm my apartment began to flood. But 11pm I had over 4 inches of standing water in my apartment. The exit path from the building had also flooded due to the drain system being blocked. It was 2am, with water still coming in before emergency maintenance finally arrived to provide assistance. My child and I, now without sleep, had to pick up all of our belongings that had floated about the apartment and move them into the living room(by the slider where the apartment floods first), and then find a dry place to rest while the extractor did their work. I'm the meantime, ******* at the leasing office assured me that they would credit the electric for the dehumidifiers as I had 15 of them running in my apartment, to my rent and she would work on a place to stay. While all of our belongings were in the living room, nothing was done about the existing debris and the rain came again and the apartment again flooded leaving all of our dry belongings, now wet. The extractor came back, now at 5 days of these dehumidifiers running non stop and having paid for a hotel for 5 days, I'm being told to kick rocks and that they are not providing me any assistance for the electric, loss of my rental ect. Due to the issue being negligence by the leasing agency that caused the flood, my insurance also will provide no assistance.Initial Complaint

I recieved an apartment denial on August 25th, 2023. The company was supposed to send me a check of $250.00 for what I paid for the holding fee. I sent an email August 25th asking when can I expect to receive my refund. I waited almost a month for a response. On October 6th a leasing agent emailed me saying that my address needed to be updated. I updated my address. I called throughout the month and could not get in contact with anyone regarding my refund. I am writing to formally notify you of the uninhabitable conditions in my apartment, Apartment 1123, at The Heights at ********. The presence of cockroaches and a recent electrical fire have created an unsafe and unlivable environment, significantly threatening my health and well-being.Georgia law (O.C.G.A. 44-7-13) mandates that landlords must keep the rental property in a habitable condition. This includes ensuring that the property is free from health hazards such as pest infestations and electrical hazards. The law states:"A landlord must keep the premises in repair and make all repairs necessary to keep the premises in a safe, habitable condition. If the landlord fails to do so, the tenant may take appropriate legal action."The cockroach infestation has been ongoing since March 2024, despite my previous requests for pest control intervention. Pest control was scheduled to be dispatched every Tuesday for four weeks. However, they failed to treat the entire apartment on their first visit on July 2, 2024, and did not enter the premises at all on July 9, 2024. This has led to unsanitary conditions, affecting my ability to live comfortably and safely.Furthermore, the electrical fire on July 14, 2024, which required the fire department to be called, has rendered parts of the apartment dangerous. The fire damaged electrical wiring and appliances, increasing the risk of future incidents and posing a serious safety threat.Given these circumstances, I am requesting the immediate termination of my lease without penalty. The ongoing issues have made it impossible for me to continue living in the apartment safely. I believe this request is reasonable and justified under Georgia law, considering the serious health and safety risks present.Please confirm in writing that my lease will be terminated without penalty and provide details on the process for vacating the apartment.
