I am filing a complaint against SDG&E and Trinity Property Managers at Arrive Broadway. Due to a billing typo, I was overcharged ($600 and $800 in successive months). After reporting this, I was advised to halt auto-payments and instead pay in person. Despite compliance, I received a lease violation notice and eviction threat.Additionally, the leased unit lacks promised AC, heating, and security, impacting my living standards. The units poor ventilation causes paint chipping and potential mold growth, posing a health risk, as my puppy has become frequently ill. I am investigating the paints toxicity currently. When seeking reimbursement for these issues, manager(s) **** and **** dismissed my concerns, crediting my account instead, which benefits them financially by way of earning interest off of erroneously collected funds. This situation suggests unethical practices and possibly that my overpayments subsidize another tenants expenses - Im being billed for apt 202 and 1007. I urge an investigation into these practices and demand action to ensure refunds and the resolution of maintenance issues to uphold promised living conditions. I am active duty and I cannot just move as they have repeatedly suggested and I can no longer afford to over pay them / risk the eviction effecting my credit as it is linked to my security clearances. I have tried for months to work this out but I have been met with either lies (being told I could pay bi monthly with no extra fees) or I have been dismissed by them saying Its my fault due to a typo. I do not believe a typo short render me homeless, ruin my credit score, and cost me my career. Provided them acknowledging the error and track record of payments by me showing monthly payment despite being over charged.

I co-signed a room for my son at a student housing, lease expired , then it was renewed several times between the appt complex and my son, I've never once signed any documents for renewal, the bathroom tiles was supposed to be fixed while he was moving in at the beginning and the office never did, the appt was so infested with roaches, we made several attempts to get pest control out, per the appt they sent a company out several times, but the roaches were still there, it got to the point roaches was crawling onto his bed, in the shower, everywhere, ( I have all the pictures and videos to share) which became a health safety, I request for a new room , we were told they can't until the current appt was treated first, after months of back and forth so he decided to sleep somewhere else and not pay for the appt until they come up with a solution, nothing was done until he found another place, now they're suing me for $7648.91 when I didn't sign the renewal lease, I have a copy of the lease , I've been calling Trinity Central Billing since December and I'm yet to get an answer, All they keep saying is give them two weeks to get the paperworks from ************** because they didn't renew the lease, they just took over the company. I sent emails, I called almost every 2 weeks, I don't want to go to collection and they never call me back. I feel like since I didn't renew the lease they have no business sending me a bill nor to collection , neither is my son specially the room was uninhabitable because it was infested with roaches.. """""now I received a notification from the Previous owner that Good Morning *****, **************************** sold this Community in March of 2023. We are unable to process or assist in your request due to no longer owning. Please reach out to the new owners or the community directly to assist. Unfortunately, this is something we cannot assist with. When I called Trinity Property consultants, spoke and explain to ***** or ***** this morning she still insisting that they have to wait from **************************** to give them another 2 weeks, I can't get answers at all, I already sent them copy of the lease showing where I didn't sign any documents,

I was evicted from **************** in 12/2020, which I just found out that Trinity no longer owns. This was during the time of COVID where times were hard for everyone and I missed out of work for health problems. This company evicted me during COVID and has now placed that on my record and did not want to help in any way during that time. Now I have an eviction hendering me from renting anywhere else. I have reached out before to try to pay them and get this eviction off but they did not want to help me. I just want my case heard and be able to get this off my record because during that time no one should have been evicted when the whole world was shut down. I just dont know what else to do because I loved this property and the management until this happened. I need this resolved as soon as possible so I can put it behind me. Im not looking for any financial compensation, I just need my account and case cleared.

After residing in my home for almost 16 years . This *** purchased the small and cute complex. However, apparently they do not have a bookkeepers what Im being told? How is this possible? Every single month since these people have purchased this property I have been overcharged a minimum of $175 every time I asked to speak or meet with a bookkeeper. I am told we dont have a bookkeeper This month I was overcharged almost $500. This is absolutely un acceptable. I dont have a number to get a hold of anybody at corporate every time I call they say leave a message. This is extortion innocent if you dont pay theyre gonna throw you out and I dont wanna have an eviction on my record so Im just prepared for whatever pops up this month and going to have to pay it. What else am I gonna do , Ive been fighting with a brain tumor since 2021 and Im a very good tenant. I even blow my own yard I take care of things very well and I take pride in my home. It doesnt feel like home anymore. These people are not people they dont care they just want money I get it its a business, but when you rip me off every month and now theyre adding on whats called a noncompliance fee. What am I noncompliant about , can you explain that to me can you break it down? Its either pay it or get out again I cannot reach anybody at corporate. Nobody will call me back and I do not want to have to deal with these people that the flavor of the month who works in the office they took away all of our drop boxes so we cant drop our rent off so if your rent is literally not there by the fourth, they automatically charge you a late fee which they wont reverse , so I know already to have at least an extra 500 bucks which I dont know about you, but I dont have I will never ever ever ever rent from this company again !!! extremely poor business practices. Extremely, I think Ive been overcharged well over $1000 which nobody will explain to me.

i have no idea how to get in contact with someone from Social Seminole. i have called for months on end and only got an answer twice; i am in need of a copy of my lease for tax purposes. i started a lease in August of 2023, i told the manager who i spoke with before i signed my lease, i am a travel nurse on contract in ******, this is my tax home, and i wont be there to pickup the keys on the 18th & if it would be alright for someone else to get them on my behalf. he said yes no problem send me his license and he can come get them. My friend went to pickup the keys multiple times and was denied. I called and emailed to figure it out considering i was told it wouldnt be an issue. He was not able get my keys until almost september. I have not asked for a refund on the month of August, even though i was unable to get my keys for the whole month after speaking with a manager about the situation. revamping the portal multiple times since August 2023 and not waiving any late fees even when acknowledging the portal is down. The phone numbers constantly changing &i have to check every automatedemail i get for the new one. I have a document under my portal that says i have accepted my renewal lease and gives me paperwork that shows my current lease dates, my renewal lease dates, and the price changes. i never signed this nor even opened any of the renewal emails. The employee explained that social seminole accepts it on your behalf and then you sign it i told her ive never received this document with any of the other numerous renewal emails/offers i received over the last few months. She said thats just how it works This is also very concerning as it makes it look like i personally accepted this when i did not. i want a refund for august 2023 & to have my lease as they are refusing to show me my lease. There are multiple reviews in the last three months of mold and no ac/heating in the units as well.

Around March 15, 2022 my sister and I moved out from our apartment. The property manager notified my sister and I that we were eligible to receive our security We paid $728 for a security deposit at ************************** in ************, **. The property manager at the time was notified via e-mail where she confirmed the correct forwarding address. I was told to wait 30 business day for my check to arrive at the forwarding address we put on the notice to vacate and in e-mail. Instead the regional Manager ********************************* and then property manager, ******, mailed my security deposit to an address in KS. I have no connection that state. They mailed my security deposit to the wrong '*********************'. Per the new property manager, ******, at **************************--no one is getting back with her. It is 01/19/2024 and no one still cares to get back in contact with my sister and I who are on the lease. If this cannot be solved, the matter will be addressed in legally. I want my move in cost fully refunded for this two year wait.

ChatGPT I suddenly began receiving phone calls from a debt collector on 11/20/2023, which escalated with numerous calls over the past several days. Initially dismissing them as spam, I later received a mail from ******************** in Georgia, threatening to report the debt to credit bureaus unless I paid $230.I ******-signed a rent agreement for my 24-year-old daughter, who rented an apartment from Trinity Property Consultant, DBA as Social West in ****, ****, until July 2021. During her tenancy, she faced issues with poor repair records, maintenance neglect, and unaddressed requests for fixes. Consequently, she moved to a different complex on 7/4/2021, leaving the apartment clean and keys inside, following the manager's advice. However, the records claim she moved out on 7/20/2021, during her overseas absence after 7/5/2021.On 7/27/2021, I received a request to pay $330.38 for repairs. I requested evidence of damages, receiving photos of minor wall scratches ($25 each) and a substantial charge for repainting the bedroom ($240). Having paid everything up to that point, I sought additional photos of alleged damages before paying, but they never provided them. Now, 2.5 years later, they have sent me to a collection agency for $230, claiming to have 60 photos to prove damages, which they intended to email me, despite my repeated attempts to provide my email and address than never happened. In the multiple conversations, with ********************** agent it is clear that Social West did not have the requested bedroom damage photos and statement of having one now , was a bluff. To avoid potential damage to my credit score, I reluctantly paid the collection agency, contacted the **** Attorney General, and retained a lawyer who advised payment over risking a significant credit score decrease.Since than I have learned that HUD has a definition of normal wear and tear for tenants, and that is all subject in this matter. This business appears to be engaging in unjust charges for regular wear and tear, employing aggressive collection tactics towards students and their cosigners, and failing to respond to requests for evidence. They provided some photos during the initial request, never presented additional photos for significant charges, and ultimately sold the debt to a collection agency, bypassing direct contact with my daughter.

I hope this message finds you well. My name is ***********************, and I am writing to formally file a complaint against Trinity Management Group regarding ongoing issues within my apartment unit, which have not been adequately addressed despite multiple attempts. The maintenance concerns in my unit include marked and chipped walls, a persistent bathroom sink leak, non-functional appliances (washer, dishwasher, and ******'s ice maker), a wobbling ceiling fan, and prolonged hot water outages. Despite multiple work orders, these issues persist, creating an unsightly and unsafe living environment. In addition, challenges in setting up internet services due to the poor condition of the building's cable box have led to an inability to establish a reliable connection, adversely affecting my ability to work from home. The area under the kitchen sink emits a foul odor, indicating a potential issue that requires urgent attention. Moreover, the installation of cable box and internet hook-*** left behind damages to the walls, which remain unaddressed and unrepaired.Furthermore, I received a mail key that does not work, preventing me from accessing my mail, adding to the ongoing inconveniences I have been facing.Despite my diligent efforts to be present during maintenance visits, issues persistently reoccur, necessitating continuous follow-up. The leasing office's initial response of a $150 rent credit is insufficient considering the magnitude and persistence of these problems. A transfer request to a different unit has been denied, leaving me with no choice but to escalate this matter to seek a comprehensive and satisfactory resolution.I kindly request the Better Business Bureau's intervention to ensure Trinity Management Group addresses these concerns promptly, providing a safe, habitable, and functional living environment. I trust your organization will take immediate steps to rectify these issues and restore normalcy to my living situation.
