Applied for one of their apartments on ****, **, Park at Idlewyld. Paid application fees + a $200 hold deposit middle of May 2023 oi e with my debit card. Application was denied a few days later due to credit score. Was told hold deposit would be refunded from *******, ** billing department via ** Mail and in check form within **** days. Now 45+ days later nothing received. Have left a dozen plus voicemails to their WA billing department over the last 3 weeks as well as dozens of emails directly to their billing department, as well as to their ceo and cfo..Zero responses to vmail or email, zero refund received..Call apartment complex in ****, ** and am told check sent out almost a month ago and referred to billing department in WA. Each month we are being billed for valet trash and valet trash is not being picked up. We have spoken to the apartments several times as well as the company and no improvement.Business Response

Firstly, my home has been accessed by staff without proper notice on three occasions within the past 6 months. According to ****** law. Secondly, my utility bills were inexplicably reduced and funds were returned to me, but only after I raised concerns regarding the accuracy of the amounts and the formulas used for calculation. This even included a separate payment I made in response to an amount posted on the portal by CloudTen, which may or may not be Avenue5 just rebranded, followed by a threatening letter demanding additional payment. Once again, I have not received any answers to my emails regarding this issue.Thirdly, no compensation has been offered for the amenities that were promised to me upon moving in, only to be closed off just three days later. Despite assurances from Avenue 5 staff that the trash chute would remain clear following the introduction of an on-site maintenance person, this has proven to be untrue. Almost every time I attempt to dispose of my trash, the chute is clogged as depicted in the photographic evidence I have. Furthermore, Avenue5 staff informed me that the problem is not caused by tenants, but rather due to incomplete repairs on the trash compactor from last year when we were left without trash service for several weeks. Allegedly, a faulty laser is preventing the compactor from activating. The numerous lies and falsehoods surrounding this matter are deeply concerning and should be a source of shame.Lastly, I am seeking clarification on whether the Avenue5 property management team is affiliated with Sunrise/CloudTen. I have repeatedly asked for this information but have received no response. By law, they are obligated to provide me with the name of the owner, their address, the ******** property management company names, and address as well as the authorized recipient of notices. Additionally, any pending legal actions should be divulged. I requested immediate disclosure of this information weeks.Customer Answer

The building I lived in was sold, renamed and had 4 different property management companies during my time there. This complaint was against Avenue5 who took over for Cloud10, the building had the same owner under those 2 companies and the issues worsened. I can provide proof of business interactions with both. The fact that it has taken them this long to respond, only to point the finger at Cloud10 speaks for itself. What occurred was that the new owner was attempting to flip the building they immediately painted the outside of the building did some Landscaping work rebranded the building and change the name and then they refused to do any sort of work inside the building particularly in the homes because they were planning on remodeling it was a constructive eviction they were driving everybody out so that they could remodel and I didn't leave I didn't realize that that was what was going on all I knew was that there were lots of problems I continue to file work orders make phone calls send emails in the entire time all I got was harassment they interfered with delivery of packages they gave information that was blatantly false they gave half truths that were accounting errors there was all kinds of things going on there and currently there's a lawsuit and also a class action lawsuit these people are scumbags and they need an F rating

I received a collection notice from a company supposedly dealing GH *********** LLC in the mail. No explanation as to why I was sent to collections, no details on the collection amount, and a threat to my credit report.My only knowledge of this company is supposedly they may be involved with my former apartment complex but no confirmation. I have never received any notifications of a bill from GH *********** LLC. Further, when I have tried to contact my previous apartment about access to payment history for my prior rent, it was cut off and I never received a call back or email back to my inquiry. Only a collection notice.I left my security deposit with the company and was told that should cover all charges, but that appears to be a lie. Below are the items I want information to:What are the actual charges for? Supposedly $65.83 but no way to tell what is legal fees, actual amount due, and collection agency charges.What did my security deposit cover when I left the apartment?What are any collection agency fees associated with this amount?Why was I not mailed a bill or allowed for this to be addressed through the RentCafe system?Why is my payment history under RentCafe no longer accessible?Why was I immediately sent to collections with a potential of ruining my credit before this debt was ever issued?Why does the apartment complex refuse to take phone calls or emails to respond to inquiries about these issues? I am rejecting this response because:I called to speak to multiple representatives in June 2023 and was threatened with continued damage to my credit if I didn't just pay without backup. Further, each person I spoke with from your team to the collection agency refused to actually provide me the paperwork until I threatened legal action because it was my only recourse. Your team members and collection company employees openly admitted that they send everything straight to collections in hopes of ruining people's credit because we have chosen not to renew our lease and your team deems that every non-renewing resident must pay your company additional funds for something.
After my experiences with the two parent companies that I chose to rent from in *********** (and I did my research), I can only say that I am thoroughly disappointed in the landlord's team members from both agencies and will not move back to ** any time soon. Not only do the landlords that control these buildings completely take advantage of residents financially and treat every expense and rule as if we are in an HOA (I repeatedly was told that these were not condo units), but the government agencies meant to protect tenants chose to ignore issues as well and side with the landlords leaving residents with no one to help them.
I am choosing not to reach out to either of the landlords (that I rented under) via email again because it took over a year for your company to even respond to the BBB and it will only result in no change for other tenants. At this juncture, I am doing my best to repair my financial situation after attempting to live in the *********** area where price gouging on rent and utilities are rampant. I want this on record with the BBB so people who do their research can see these comments.

Currently my dishwasher, microwave, and oven do not work at all. I started reporting my dishwasher and microwave at the end of 2021. I signed a new lease and was assured that these items would be fixed. My oven stopped working over a week ago. These items have been reported directly to the staff, and management with no response. I applied for an apartment @Atlas in ********, after 3 weeks of not answering your phone and ignoring emails I was denied for the apartment I applied for. I have never received my deposit back only messages that they're working on it. Local management just blatantly lies about their refund process and it's intentionally delaying my refund. The entire staff are unprofessional no matter what issue one might have (from a broken dishwasher to the forced valet trash that is rarely actually picked up) I asked to move apartments because the neighbor above me would get drunk and throw actual debris at my door yelling homophobic remarks, all because I turned him down when propositioning me for ***. The office told me I could move then retracted the offer, forcing me to live under this nightmare until my lease ended.When my motorcycle was stolen I asked them to review the footage at the entrances to the complex, hoping to get a license plate to follow up my police report and they denied me.After saving and saving I was able to buy another one to get to and from work, it was stolen too and again, the office denied **** lost a 3,000$ bike and a second 2,500$ bike and now walk to work every day because the information that wouldve been on those cameras was denied to **** have nothing positive to say about living there and hope that no one else has to experience what I didBusiness Response

I moved out of an apartment owned and operated by Avenue 5 Residential and had my final walkthrough with the maintenance person on May 9th, 2023. Aside from being lied to about a number of things by the on-site property manager, I have not received my deposit back in the alluded 21 days since vacating the property. I have called the corporate office several times in attempt to talk to someone with more authority than the onsite property manager and no one is able to help me, they told me over the phone that other than talking to the property manager I would need to talk to a lawyer. The property manager did email a list of charges that would be deducted from my deposit but the charges do not match up with what the market rate would be for those services. In addition to that, the property manager refuses to send receipts of services that were needed for cleaning/repair and even threatened to add on additional charges when the initial charges were questioned. It has now been over 30 days since vacating the apartment, and the property manager as well as the corporate office are giving me no solutions and ignoring my concerns.Business Response

As of may 2023 I have been charged for no absolute reason of 145$. My online portal has been messed with so all the information updated on their is incorrect *** tried talking to the new property manager but shes very unprofessional and rude ,on may 11th I believe I brought the office a money order of 1,138$ my exact bill , there wasnt a late fee at the time because I came bright in early 9am . ***************** believe her name is told me I was fine! And my acct was at 0, and I wouldnt be charged the late fee being I paid before it applied on the acct.Well I was charged my late fee because she applied my money order late! Which fine its okay but thts 50$ I had a credit applied to my acct back in march I know this because I was reimbursed check fees tht *************** applied to my acct after I paid my rent I was credited 85$ to my acct . But since the system switched and they were changing everyones acct because rent went lower that they cant see the credit and that I owe 145$ when my acct just told me I was at 0 . Also the 145$ was applied to my acct sometime during the middle of the month of may . Which was awkward being that , charges are only applied the 1st and 11th which I had already paid my bill and I saw with my own 2 eyes 1138$ owed and I paid exactly that Im really upset because every month since this change over with the ****************** my acct has had problems, Ive had issues every month up until this month .. couple months ago they misplaced my money order and then found it , over charged me but credited me the only proof I had was my portal and they messed something up in that and trying to blame me I need help! need to see my portal from Jan I cant even see that on my end anymore its really messed upBusiness Response
