1 starDo NOT move here serious health hazards, ongoing HVAC failure, and dishonest ************* experience at Discovery at the Realm has been nothing short of a nightmare. I endured over 30 days without a working HVAC system from March to May, with repeated breakdowns from September to May. As of today, it still only functions at 60% and on a 102-degree day, the system failed completely, leaving tenants in dangerous, unlivable conditions with no communication or accountability from ************* unit also suffered from severe humidity and mold issues, which management continuously downplayed. They even misled the insurance company, claiming it was only water damage, not mold despite the visible evidence and odor. I experienced rashes, respiratory symptoms, and had to seek urgent care and medication out of pocket.Although they verbally stated they would reimburse me for my hotel stay, they have failed to do so and refused to cover damage to my personal property or medical expenses. They also:Refused to offer any rent concession or return rent paid during uninhabitable conditions.Illegally charged me a month-to-month fee, even though I signed my lease renewal before the deadline.Lied about my key return date, and withheld personal belongings, including a bidet and washer/dryer hose.Allowed a putrid dead fish smell to linger across the property for a week due to pond ********** make matters worse, they knowingly listed my unit as make-ready for another tenant despite the unresolved mold and HVAC issues. This is a health hazard and shows blatant disregard for resident safety.This isn't just my story the move-out rate is high, and many other tenants have experienced similar issues. If you care about your health, safety, and rights as a tenant, DO NOT risk moving here.This property should be called Discovery at the Wasteland!!!Review fromMorgan F

1 starAvoid Reveal Apartments (managed by Avenue5) at all costs. I've rented for over 10 years, and this has been my worst experience completely unprofessional, disorganized, and deeply disappointing.I was promised a luxury renovated unit. What I got was a barely livable space: warped floors, chipped mirrors, crooked cabinets, protruding nails on the balcony, a broken washer, and a long list of cosmetic and functional issues. I was shown upgraded finishes and told Id have soft-close cabinets instead, mine are misaligned and stick shut.The nightmare started on day one. I arrived on my confirmed move-in date, only to be told the unit wasnt ready no call, no warning. I waited for hours before finally getting keys to an apartment even the staff admitted should not have been released. My move-in was ultimately delayed by five days.I was assured issues would be resolved quickly they werent. I had to constantly follow up for updates. Work orders are closed without any work being done. Communication is nearly nonexistent, and one staff member was consistently rude and dismissive. They claim the property gates lock at 6 PM they dont. The gates are always open.Heres just a sample of what I walked into:Warped floors and baseboards, with flooring peeling up in the living room Chipped cabinets and doors, holes in surfaces, and command strips from the previous tenant Scratched appliances Nonworking outlets Door frames that dont seal Holes in the walls and painted-over nails Sticky residue and debris outside the front door A washer with no cold water (with the excuse: cold water doesnt work in ******* completely false)This property might look appealing during a tour, but dont be fooled once you move in, youre on your own. 1 starWe signed our lease over two months in advance with the expectation that the unit would be clean and move-in ready. What we walked into was appalling.The apartment had feces, urine, and saliva stains in the bathrooms, mold in the showers, and an active cockroach infestationroaches were coming out of the fridge, oven, and dishwasher. Larva filled the cabinets, the air filters were black from years of neglect (despite being told they were replaced), and the backyard was knee-high with weeds. The condition of the home suggested it had been previously occupied by hoarders, with embedded filth and lingering odor throughout.We tried contacting the property manager, ****, multiple timeswith no response. Only after we posted a public review did we receive a phone call. There was no apology, just defensiveness and blame-shifting. **** has made a clear effort to distance herself from the basic responsibilities of her role.Meanwhile, my husband and I have now taken three full days off work to clean and repair the unit ourselves. Two professional cleanings have already occurred, and we are still dealing with the mess. The time, stress, and expense weve endured are completely unacceptable.****, the maintenance technician, has been helpful and responsive, but hes cleaning up a mess he didnt ********* Avenue 5 Residential: The dozens of one-star reviews calling out **** by name are not random. She claims to be transferring to be closer to home, but its clear shes moving on to escape accountability. Her negligence poses a serious risk to your reputation and liability.We have documented everything with photos. This was not a mistake. 1 starI am filing this review to document my experience with Avenue5 and Aura Thirty2, specifically regarding deceptive billing practices and disregard for basic tenant rights under Texas law.I moved out of my apartment on May 12, 2025, after two years of consistent tenancy, timely rent payments, and proper move-out documentation, including photo and video evidence. Shortly after, I received a final statement from the property listing $654.33 in move-out chargesabove and beyond the $300 security deposit I had initially paid. These charges included carpet replacement and other items that were not only unsupported by documentation, but directly contradicted by the condition of the unit as recorded at move-out.I made multiple written requests for an itemized list of deductions, as required by Texas Property Code ******. I was met only with vague billing language and no justification for the charges or explanation as to why the security deposit was insufficient. Under ****** of the Texas Property Code, such a failureespecially when made in bad faithmay entitle tenants to statutory treble damages and additional penalties.Because the company refused to remedy the issue, I filed a formal small claims lawsuit in *************, which is currently pending. Despite this, I have reason to believe they may refer the alleged balance to collections, even though the charges are actively under legal disputeraising further legal concerns under the Texas Debt Collection Act and the Fair Debt Collection Practices Act.This review serves as both a warning and a record. I urge other tenants and prospective renters to be cautious and to document everything. A landlord's refusal to follow basic statutory obligations around security deposits and billing transparency is unacceptable. 1 starThis was my first apartment, and my experience has been nothing but frustrating. From the start, there were issues like not receiving all keys, incorrect parking assignments, and a broken fridge that made constant buzzing noise. Ive had pest problems since moving in, and *** had to call maintenance so many times that Ive just given up. For the price Im paying, the living conditions are disappointing. I regret signing the lease. Their idea of Renovated apartments is a sloppy paint job. They advertise cheap rent ($1240) but really I was paying around $1550 and with the other utilities $1800 at least and its just me.On top of that, the water is frequently shut off, which has disrupted me from getting ready for work a few times. And I accidentally did not give the required 60 days' notice to not renew, my base rent was jacked up from $1,240 to $2,800, then $3,800 for the final month. While it was my mistake, Im just a student and was already moved. I feel like that was very predatory. 1 starI live in Alexan 100 in ******. My experience here was fine until new neighbors moved in above me recently. Theres been nonstop noise - loud, heavy, and happening throughout the day and late into the night. After a few days of it messing with my work and sleep, I reached out to management hoping theyd be understanding. They emailed back and forth with me for a few days, asking for obvious questions. I even provided them with videos and they clearly show how loud it is during quiet hours.Still, management told me it doesnt meet the threshold for a noise disturbance and that theres nothing they can do - which is clearly not what the Seattle laws or even their own lease says. I even spoke with the neighbors directly, and I have video of them admitting the noises lined up with them being up early or moving furniture. And immdeately after that the noise continued (again, caught on video) and it definitely matches what Seattles noise laws define as Unreasonable ******** now Im stuck dealing with daily headaches, lost sleep, and constant stress while management shrugs it off. Im looking into my options, but the management's lack of even an effort to help has been really frustrating. The local manager told me she reached out to the regional manager, but I haven't heard back from them in over a month. I'm just shocked at the level this company seems to operate at - looking at the other reviews, it's definitely systemic and not a one off. 1 starDO NOT MOVE *************** WILL neglect you no matter how ************ I was locked out bc my fob reset. it happens once a year with no warning. I got home and was stuck for over an hour. maintenance said they would charge me $100! last time they said "it's only once a year"that, and the elevators never work, they double booked our parking spot and didn't reimburse us, it took THREE DAYS for someone to come help us when we had no hot water..and I can go on and on.AWFUL AWFUL AWFUL!Review fromSerena S

1 starHave not lived at an apartment for YEARS (3yr+) and sent to collections for "services unpaid". All accounts were closed out with this business at the end of my lease and all services paid.They claim they are under management by Avenue5 which is known as a fly by night company. Buying properties, sinking them, and charging previous tenants fees.
