      I am writing to report a disturbing and potentially unsafe incident that occurred during my scheduled visit to a rental property located at **** ** ******* ******* **** **

      Upon arrival, I encountered a middle-aged white man with a long beard—he resembled someone from the Amish community—carrying a canister of pesticide and exiting the property’s gate. I retrieved the key from the lockbox using the temporary code provided to me. Moments later, the same man returned from a vehicle parked nearby and claimed he was a pest control worker hired by the rental company.

      He insisted on entering the unit with us to “inspect for pests.” This raised immediate concerns. We asked him to go in first, but he noticed we were not following him. Within seconds, he exited the unit and left the premises. The entire encounter lasted less than a minute—far too short for any legitimate pest inspection.

      His behavior was suspicious and unsettling. Why would someone claiming to work for the company attempt to enter the unit only after we opened the door? Why didn’t he have his own access code or key? We had scheduled the showing in advance, giving the company ample time to coordinate any maintenance or inspections separately. We were not informed of any pest control visits, nor did we consent to sharing our viewing with a stranger whose intentions were unclear.

      When we reported this to the rental company, their response was dismissive and indifferent. They failed to acknowledge the potential safety risks involved or take any responsibility for this serious lapse in coordination and communication.

      As a prospective tenant, I expect basic safety measures and professionalism. This experience was extremely distressing and has made me question the company’s regard for consumer safety.

      One of our trusted vendors
      was there doing their job.  We do not have control over when they visit
      the unit (separate companies we do not control) so knowing there was a showing
      would not cause us to alert anyone not to go at that time and do their job. We are sorry the prospect disturbed by the incident but none of our actions were improper and no refund
      is due.  We explained this to the prospect.All application fees are non refundable as outlined in our application criteria on our site at ********************************************************************

      I was approved to take occupancy for a property **** ***** ***** ** ******** ** ***** on 06/17/2024. I let JMAX company know on 06/07/2024 that my job would be sending me out of town to assist with a sisterhood company, and I would be back in a couple of months I wouldn't be able to pay $3000 that would be two deposits of $1325, and First Months rent $1325 which I have not heard of a rental property charging so much to move-in. Now I am being told that my deposit would be forfeiture because I didn't take possession of said property today. However, I explained to them my situation and although they said you could get assist with a company called ***** but I was under it was for the deposit because the add said no deposit pay so its very confusing what they are doing. They have a $75 per person over 18 and if not approved you loose the application fee *** **** **** * ********** **** *** ****** ******* ***** ***** *****. The say it's a holding fee but I thought that's what deposits where holding fees on a property. Now they are refusing to refund my monies, and I don't think that it's fair when I notified them of my situation. ** ** ******* **** *** ********* *** ********** ****** ********* *** * **** *****. I just want my money refunded back to me.

      On May 10th the applicant agreed to a nonrefundable holding deposit which clearly states its purpose is to remove the property from being advertised and if the tenant does not take possession for any reason they lose that nonrefundable holding deposit.  See attached document.  The applicant as stated in her complaint did not take possession.  No refund is due.*** ***** *********** **** ** ***** **** * ********** **** *** ****** ******* ***** ***** ********* If I can clarify anything or be of further help removing this matter from our record please let me know.

      October 6th 2022 for $48.00, I had spoke to someone recently about my charges and my background and the lady told me that it was OK since it was past five years so I went ahead and paid the $48 within 10 minutes they denied me, however, I do believe this is a discrimination case and I do plan on taking this to court not only did I message the company for a refund they have yet to respond after I asked for the refund I want my $48 back or I’m taking it to court I have all the proof I need I also had my phone on speakerphone when I had spoke to the lady. I cannot remember her name unfortunately but I do have three witnesses to verify that she said if anything is five years or older that they would not look at that and I could still apply again I got denied almost immediately.

      Ms ****** had a felony robbery conviction in January of 2016 which is within the 7 year conviction period.While we dispute the claim she was told otherwise on the phone- we know for a fact that the information was on the first page of her application in writing and she still decided to proceed with the application.  A copy of the first page of her application is attached.No refund is due.
