    Reeder Property Management went above and beyond to make sure I received my entire deposit I paid upfront when I move in. Almost 4 years later, *** is such a caring and professional Property Manager. The entire team at Reeder deserves alot more shout outs with positive feedback . Thank you all.

    Reeder Asset Management is opportunistic predatory and draconian in its policy enforcement. while a police officer who pulls you over might issue a fix it ticket or a warning over violations that have threatened public safety, Reeder will fine you 500 dollars for having a betta fish in a bowl. No warnings, no strikes, no mercy. It doesnt matter if you have lived in the unit for two years without a single violation. If they can legally charge you hundreds of dollars for any reason they will. I understand that they have very good lawyers and that their abuses are legal, but if you if you dont want to be fleeced, then avoid reeder management. They have discovered a reliable method to extort people legally. That is their product and they are very good at what they do.

    Being charged a $300 cleaning and repair fee for a carpet that is in basically the same condition it was when I moved in outside of normal wear and tear. Documented the damage before moving in and even had it deep cleaned before I moved out. Being charged almost $300 to paint the back of a bathroom door due to a smudge? Also being charged an almost $300 cleaning fee for the single room in general that was left pretty much spotless upon move out. Youre SUPPOSED to clean an apartment before someone new moves in and thats not my responsibility to pay for when I left it cleaner than I received it. Also being charged a $75 late fee for a utility bill that was paid before my selected move out date, getting no new notification of that specific bill that was added onto the account randomly during the month. Ac didnt work most of the time I lived there, especially the last couple of months of my residency. Heating went out for about a month or more at some point last winter also. Repairs to a hole in the wall wasnt done from before I moved in all the way until after I started moving out, even though they had promised to handle it within the week of me moving in. When I reported possible mold in one of the bathrooms, that wasnt handled at all either. Someone came to look, said it wasnt dangerous and theyd be back. No one ever came back and the tenants were threatened a cleaning fee if we didnt clean it ourselves. The mold still hadn't been treated at any point during my stay. This past winter we had a gutter fall and it was left there untouched for at least 3 months. Horrible horrible management.

    *********************, as a management company we do not keep one ***** of tenant's security deposit. It either goes to restore the unit to the original condition or is returned to the tenant. We have a 'security deposit dispute' process and if you feel you've been charged erroneously I encourage you to submit a claim and we will take another look at all of your claims.

    Awful from the start. I rented from them for 3 years. They leased the apartment I wanted out from under me and gave me one that smelled like a dog kennel and then refused to do anything about it. Left me without hot water for a week during winter. Didnt fix a hole in the ceiling for 2 months after a water leak. Black mold was in the walls from that and they cancelled my maintenance request to fix it and get the mold out. I legally broke my lease and moved due to unsafe city code violations (confirmed by ***** citys chief inspector). Now theyre trying to come after me for abandonment even though I told them over two months before I moved that I would legally just leave if they didnt fix these unsafe code violations.

    There was no communication regarding policy changes on a lease renewal. Remind you, a LEASE RENEWAL, not a new lease. Did I make the assumption that the previous lease agreement would transfer over and I would just sign the same lease, yes. But there was no communication from Reeder regarding the changed policies. The original lease had 1 pet approved, the new lease did not. When they came for the inspection, they found there was an animal. Not trying to hide it or anything because I thought it was fine especially from the lack of communication they provided. My cat is also approved as a ESA animal and they did not send me a new pet screening to provide her documentation, again if this was not provide I assumed it was transferred to the new lease. They charged me a $575 FEE, which is more than it cause to spay the animal. They made no exceptions. They had a minimum violation fee of $100, which due to my good payment for the last two years and zero violations, that should have been my maximum charge. They now gave me ONE day to pay $575 or I get charged late fees which is just in human. Who has that kind of money, because if I did I sure as **** would not be renting this dump from them. Beware of these *********, the person who gave me this news was Kiersten O******** and did absolutely nothing to fend for her client. Again my pet is approved as a ESA, didn't ******** mater one bit.

    I would give negative stars I spoke with the owner prior to moving into the home - he assured me that when we moved (after a temp stay while our house was closing) we would get our deposit back. The "manager" accused us of flooding the house when we moved out however thank god I had a videoed walkthrough with her- the place was filthy and they wouldn't give my keys to my mailbox for 2 weeks BEWARE DO NIT RENT FROM THEM

    They have charged us left and right for no reason at all. It was stated in the information for the house that it had granite counter tops, a working hot tub, and that the house was move in ready. They charged ** a double deposit, but yet the counter tops are ****** concrete. The hot tub does not work and looks like it hasn't worked in ages, we kept getting locked out because of the front door handle, the upstairs shower did not work, half the interior doors can't latch due to blown out door jams... I can't access the garage unless i enter through the back, because they refuse to fix the garage door opener. They just charged ** again because apparently they sent a person to the house to work on sprinkler system, but we weren't home... we never told them we would be home. **** is rude and refuses to listen to customers. And we have been told by many people, that they will do anything to keep the entire security deposit upon move out. And they never return calls!

    NEGATIVE STARS!Who wants to start a class action lawsuit? This company is a looney tunes house. my story is the same as the rest of them. basically, its protected in some cushiony jargon that allows legal abuse and harrasment. Pretty sure a judge who was given the scope would be ******. we need to change laws because of these **** ***** who take advantage of the vulnerable. the reason why life on earth *****. thanks for a taste of your misery now i know i never want to live in your shoes you irresponsible scam artist ******.

    I wish I would have read the reviews on them before ever getting involved with them!! I really hate to leave reviews, especially bad ones but I feel others need to be forewarned. They definitely take advantage of the "little man". I rented a townhouse from them for 2 years and it was nothing but a headache. I stayed in contact with them through emails, texts and voicemail but they were horrible at getting back to me. They overcharged me for utilities, water, sewer and garbage, a tenant package where filters were supposed to come to my house every 3 months and never did. Reeder added on $700 of unwarranted fees and in the end when my lease was finally up I cleaned the place and filled all the nail holes in the walls for them and they kept my $1400 deposit and charged me an extra $500 for damages done to the place. WHAT?!!! I was a property manager for years and know how to clean a place but they took advantage of the system. During my second yearly inspection with them, their guy even said that this is the cleanest place he's ever had to inspect!! This is the worst business I've ever had to deal with and I caution you to be careful when dealing with them. This is not their first time taking advantage of people and sadly it probably won't be their last. DON'T BE THEIR NEXT VICTIM!!

    Nothing but lies about condition of property. Leaking drains and faucets, interior doors broken in half, hole through to exterior. Not cleaned at all. When asked about condition of residence we are being told that we accepted everything when lease was signed from another state. This is one of the worst businesses I’ve ever worked with. Highly DO NOT recommend.
