Had a 6 month lease and never got a lease agreement from them. 1 month before my lease was over I went to the front desk and let them know I was moving out and asked the employee if there anything else I needed to do, employee said to turn in keys and leave the apartment clean now 3 months later Im getting a bill for insufficient notice fee. I live at the Lullwater at Jennings Mill property in Athens, Georgia, which uses Entrata's ResidentUtility Support to generate its rent and water utility invoices. I believe there was a billing error on my latest invoice on January 24 (invoice #REMOVED) that resulted in an excessive water charge. I am filing this complaint as, over the last two weeks, I have attempted to contact Entrata five times via phone and email, but have yet to reach anyone who can assist me.
The bill I received states that from November 1, 2025 to December 1, 2025, I used 7,330 gallons of water, for an average of 244 gallons a day, resulting in a water utility bill of $120.50. This shocked me, as the previous month, according to my statement for October 1 to November 1, I had used 2,940 gallons for a daily total of 98 gallons, resulting in a bill of $26.38. I did not change my habits between October and November. Looking back further, aside from some low-usage outliers when I was out of town, I have consistently used around 3,000 gallons of water a month, less than half the amount for which I was charged in this latest invoice.
Concerned, I contacted the leasing office on Tuesday, January 27 and spoke with the property manager, who sent maintenance to check for a leak. They did not find one and said that my water meter was in good working order. The property manager suggested I contact Entrata using the number on my invoice. I called and left three voicemails before I received a return voicemail on Friday, January 30 from an unknown number stating that I could direct questions about my water bill to my leasing office. My property says there is nothing more they can do and that I must resolve this with Entrata.
Given my own knowledge of my water usage and due diligence from my property's maintenance team, it is not possible that my water usage jumped this much from one month to the next. I would like to know how Entrata arrived at this number and how we can resolve this situation.Business Response

Entrata provides utility billing software support services to the property. We do not physically read water meters; rather, we rely on meter data provided through the propertys billing process.
After reviewing this matter with the property, we determined the following:
During one billing cycle, the property was unable to obtain an actual meter read. As a result, an estimated read was generated for billing purposes. In the subsequent month, when an actual meter read became available, the system calculated usage from the last actual read to the new actual read. However, the system did not properly account for the prior estimated billing cycle when reconciling usage. This resulted in an overstatement of water usage on the January 24 invoice.
Upon receiving Ms. REMOVEDinquiry, Entrata researched the account and identified this reconciliation error. We calculated the corrected usage amount and provided the property management company with the appropriate credit amount to apply to Ms. REMOVEDledger. The property confirmed that the adjustment has been processed and the matter has been addressed.

I am a resident at a property who uses Entrata’s services. My bank denied rent payment on 3 different times due to me attempting to submit my rent payment before bank hours opened on the day I was paid. The money was in my account for each time but the bank declined the transaction because their computers “weren’t caught up” at that time. I no longer can pay through the application because of this, the option to use my debit card or even put a new card on file no longer works. I am a full time firefighter and at times I work multiple shifts in a row (24 hour tours). This hinders me from getting to the bank to get a bank certified check to pay rent. Since this change, I’ve had no other choice but to be late paying my rent (our property charges a late fee of 10% of the rent). Each time, I’m paying an additional $280 dollars for something that was beyond my control. I’m asking if it would be possible to reverse this and to allow me and my roommate to pay using the application again.Business Response

At the outset, Entrata is a property management software provider. While residents may use Entrata’s platform to submit rent payments, all payment policies—including NSF limits, late fees, and payment method restrictions—are established and enforced solely by the property management company. Entrata does not have the ability to override those property-level settings.With respect to Mr. REMOVEDaccount, our records show that he exceeded the NSF (non-sufficient funds) limit configured by his property. As a result, the system automatically placed all leaseholders on certified funds only, per the property’s rules. Once this status is applied, residents are no longer able to submit payments via ACH or debit card through the application. Mr. REMOVEDpreviously contacted Payment Operations and was advised that this restriction must be addressed directly with the property, as Entrata cannot remove or bypass property-defined payment controls.
Regarding the returned payments, Entrata confirms that ACH transactions are submitted to the resident’s bank for processing on the next business day after the payment is entered into the system. In this case, JPMorgan Chase made the determination to return the rent payments based on the available balance at the time of processing. These returns were not caused by branch hours or timing of the initial submission, and the payments were not returned in error by the bank.
Entrata does not assess late fees and does not determine whether a resident may use alternative payment methods following NSF activity. Those decisions rest entirely with the property management company.
If Mr. REMOVEDwishes to request reinstatement of online payment options or seek review of late fees, he will need to work directly with his property, as only they have authority to modify these settings.

I am a resident of an apartment in, Ohio that uses Entrata’s Resident Portal system for rent payments. On 2/4 occasions, my rent payment was declined, and I was charged a $35 NSF fee. On both occasions the linked accounts had sufficient funds to cover the rent amount and processing fees. The payments were submitted well in advance. My bank accounts were linked exclusively through Plaid. I did not manually enter routing or account numbers, eliminating user-entry error.
The first payment error occurred shortly after initially linking my bank accounts via Plaid following move-in.
After the first incident, I followed Entrata’s recommended troubleshooting steps by deleting and relinking my bank accounts through Plaid. Despite this, the same error occurred again on December 1, even after relinking the accounts prior to submitting payment.
Each time, after deleting and relinking the accounts, the payments eventually processed successfully, demonstrating that the accounts were valid and funds were available. A Resident Portal support agent explained the payment return as stemming from misidentified bank information during Plaid confirmation or Entrata’s payment processing. The recommended solution was to delete and re-add the account via Plaid. This explanation is insufficient because I did delete and relink my accounts multiple times, including before the December 1 payment, and the issue still occurred. If bank information pulled directly from Plaid is being misidentified, that is a system-level technical failure within Entrata or its Plaid integration, not resident error.
I contacted Resident Portal support, my building’s resident manager, and
Entrata through my building’s management. Despite these efforts, I was repeatedly told that the NSF fees were “non-refundable.” The first NSF fee was credited by my building manager as a courtesy, acknowledging the issue. The most recent NSF fee remains unresolved, despite identical circumstances and evidence of sufficient funds.Business Response

Entrata does not hold resident funds, determine payment acceptance, or assess non-sufficient funds (NSF) or return fees. Any fees charged to a residents ledger are assessed by the property in accordance with its policies and Entrata system settings managed by the property.Our records reflect that Ms. REMOVED has experienced three returned payments, none of which were returned by Entrata. All returns were initiated by REMOVEDinstitution, not by Entrata.

These fees are often labeled as NSF fees, but they represent return fees charged to the property, which the property may elect to pass through to Ms. REMOVED. Decisions regarding fee waivers or credits are solely within the propertys discretion, not Entratas.
While Ms. REMOVED indicates that her accounts were linked through Plaid, the return codes received from the financial institution reflect issues identified by the bank, not a system-level error initiated by Entrata. Entrata provided standard troubleshooting guidance, including deleting and re-adding the account, which is consistent with industry practices for resolving bank-reported return issues.
Entrata remains committed to supporting both properties and residents by providing accurate payment reporting and technical assistance. Any request for fee reversal or adjustment must be directed to the property, as Entrata does not control resident ledger charges or refund.

ResidentVerify a subsidiary of Entrata, Inc. appreciates the opportunity to respond to the complaint submitted by Ms. REMOVEDregarding an alleged unauthorized credit inquiry on September 20, 2025.
After a thorough review of our records, Resident Verify was unable to locate any application or screening activity associated with Ms. REMOVEDin 2025. Our investigation included checking both our internal systems and Experian’s reseller database. No hard or soft credit inquiries initiated by Resident Verify were found for Ms. REMOVEDin 2025.
We did, however, identify a prior application submitted by Ms. REMOVEDfor a property she applied to as the guarantor on September 20, 2024. That screening resulted in a “Pass” outcome and was completed using valid authorization provided at the time of application. This authorized 2024 inquiry appears unrelated to the 2025 date cited in the complaint.
Based on our findings, Resident Verify did not initiate or process any credit inquiry for Ms. REMOVEDin 2025. Therefore, there is no correction required to her credit report from Resident Verify.

I KNOW there is something WRONG with this company's business practice.
Through their partnerships with larger property management companies and some very sophisticated algorithms -- Entrata accessed my bank account information from my property management company -- without my consent. Furthermore, they recently began billing both my bank accounts several times over for some arbitrary $25.00 fee -- without any reference to what the product or service is.

Entrata provides payment processing services for property managers and landlords, including single-family home rentals. We do not independently access bank account information without authorization. Instead, residents provide their account information when submitting rent or related payments through Entrata’s secure payments platform, which is integrated with their property management company.
The $25.00 charges referenced in the complaint are charges associated with a nonsufficient funds (NSF) fee. This fee is assessed when a rent payment initiated through Entrata’s system is returned by the customer’s bank due to insufficient funds or other return reasons. In order for this fee to be applied, a transaction must be submitted through Entrata’s system using the complainant’s bank account information. For rental payments due on August 1, 2025, Mr. REMOVEDwas assessed two NSF fees on August 3 and August 5.
Entrata does not charge arbitrary or unauthorized fees, and all fees assessed are tied directly to payment activity initiated through our system. After reviewing the information provided, we were unable to locate a transaction under Ms. REMOVEDname or email address. To investigate further, we would need additional identifying details, such as a propertys address, name of the management company, or valid email address that may have been used in connection with the transaction.

We are in receipt of Mr. REMOVEDcomplaint regarding a credit inquiry associated with our background screening services. From time to time, individual consumers contact us because they do not recognize our companys name on their credit reports and assume there has been an unauthorized or fraudulent event.
In this case, our records indicate that on August 19, 2023, Mr. REMOVEDelectronically signed a Consumer Authorization form in connection with his interest for renting an apartment at AMLI Midtown 29. The authorization provided consent for us to conduct the background screening.
Given the amount of time that has passed since the screening was completed, we contacted the credit bureau for confirmation. The inquiry no longer appears on Mr. REMOVEDcurrent credit report.
We have no record of him contacting us prior to submitting the complaint, as there is no record of any phone call, email, or letter on file. Had we been contacted earlier, we could have addressed and resolved the matter without the need for a formal complaint.Initial Complaint

I have been paying my rent thru Flex for a year. May 2, 2025 Entrata took my full rent from my account with my knowledge or authorization. The payment going to Flex was then declined. My bank is overdrafted over $800. My life insurance was declined and canceled and I'm 79 years old. Car payment was declined. I don't have money to pay my bills. This is wrong. Entrata is a property management software provider that offers technology solutions to owners and managers of apartment communities. One of the services we provide is a resident portal, which allows residents to make rent payments online. However, its important to clarify that Entrata does not manage resident accounts, control payment amounts, or initiate transactions independently.
All payments made through the resident portal must be initiated by the resident, including entering the payment amount and the associated financial account information. REMOVEDdoes not have access to resident bank accounts and does not withdraw funds without user action through the portal.
