      Yes, hello, this is *****************************. I live here in tradition toward **************, and I would like to make a claim or just tell you that a business bureau, what a terrible deal I got, cost me $4 ,300. And they said they were going to find a buyer for my timeshare. And it&#**;s, the business is called H32**333636323335**H Deed Entitled, and the telephone number is ************, and this was Client Specialist ******, and her number is ************. I will call her again. I have sent many, many messages to them. And they say, well, we&#**;re still working on it. Please help me. I&#**;m an 83-year-old lady, military widow, deceased army man. And for 23 years, I get all tight about talking about this. But I need help. I&#**;m on a pension. And if I can retrieve not all the money, but get them out of business or just scold them, I don&#**;t know what to do. Someone told me that is **********, my resort, Timeshare, I&#**;m trying to sell. She told me to call the H333735363534353136**H and maybe they can help me. So I&#**;m calling for help, ************.       I wanted to cover a couple things in your complaint. First, we do not buy, sell, list or upgrade your timeshare. This is explained at the seminar before signing contract and it is also in the contract details. What we do is get you out of your timeshare. We have several emails and phone calls with you explaining the process and going over your concerns. Also, I am not sure who ****** is or what number that is, maybe you are getting companies confused? Southwest Deed & Title only has one phone number, ************** and also the Client Specialist that you speak with in our office is ******. Everything that the process entails, is outlined in the contract you signed. We have been trying to move forward with your process, however, you have refused to corporate with the necessary information that has been requested from day 1. If you could please call the office so that we can get this sorted out moving forward, we will get you out of your timeshare. All we ask is for corporation as outlined in your contract.

      I received solicitation from Southwest Deed and Title LLC by phone and by mail advertising termination of contractual obligations (via ownership interest) in two timeshare properties. I live in ********* and attended a presentation by the company in my area on 10/2/2021. The 90 minute presentation stressed the negative aspects of timeshare ownership, calculated the cost of their services versus the property taxes generated over the next ***** years, urged senior citizen attendees like myself to complete the process in order to avoid burdening surviving family members from inheriting the obligation, and offered a written 100% money-back guarantee. The client check list created by the sales representative included multiple references to attorney's, including an "invoice for attorney *************** (closing costs)". After signing the contract I paid Southwest Deed and Title $11,000 in full by credit card. The invoice for "attorney *************** (closing costs)" was received by mail on 10/11/2021 from a company called Timeshare Cures LLC. requiring $2,600 fee which I paid in full by check. I was contacted by ************* identifying herself as my case manager from a company called *************************. She confirmed that she is not an attorney. Her work product consisted of five letters written to the resort "as if they were coming from me". I was told that the resort could not know that I was working with a third-party. Even after my resort identified that proof of medical or financial hardship was required *** did not address those requirements or succeed in terminating my ownership interest. I have made repeated requests for a refund, these have been addressed by ***************************** and refused. After seeking legal advice I sent a demand letter by certified mail to the office address listed on the website, it was returned as "unclaimed, unable to forward". Southwest Deed and Title has stopped responding to emails and no one answers the phone. I am out $13, 600

      During the presentation process we were led to believe and conned into accepting actual ********************* to rid of our timeshare.Mention of a class action lawsuit etc to date NO active participation has actually happened other than a fellow indication to write the timeshare resort a letter asking to relived of it.So we paid $3500 + $1300 to *************** in FEB 23 and now its almost November and guess what=nothing poor communication or lets say NO communication The presentation was all good but fraudulent -not happy campers and are asking for a refund before we take the next step

          I do apologize for mis communication. I do want to cover the class action lawsuit you mention. According to the notes in your file that is something that was told to you by the marketing group that books our appointments, I do apologize for that, however that is not Southwest Deed & Title. At the seminar we do not tell you that you are a part of or signing up for a class action lawsuit. We also cover everything in our contracts so that it is black and white and outlined. There is nothing in our contracts about a class action lawsuit. We were hired to help terminate you contract and according to your notes, your process has been completed.       On Feb 25, 2023, I attended a seminar hosted by Southwest Deed employees (***********************, *****, and *****) regarding exiting my timeshare. At the time, I thought it was a great presentation, signed the contract and paid the $8995 fee. About 3 weeks later, I received the power of attorney documentation from Timeshare Cures, LLC for transferring my timeshare to them to take action, which was not explained in the presentation. I further discussed the process with the *************** employees, which would take about a year or more. I further discussed how the documentation specifically stated that I would give them full access to my timeshare during the year for ******************* and that I would continue to pay the maintenance fees until they sold it. Basically, I paid the upfront fee to Southwest Deed and would be paying another $9000 for maintenance fees for the year long process, while *************** made the profit from *******************. I also asked about reimbursing me from the rentals, etc. They stated that I would not be reimbursed for anything. At that point, I contracted Southwest Deed regarding cancelling the contract and getting my money returned, because their reps did not state any of this process or that *************** would be contacting me or that they would be keeping all funds from rental and sales. Instead the Southwest reps stated several times that I had a very good case to get all of my money returned from the timeshare company. That was totally inaccurate. Even the Southwest Deed manager stated that was all a misunderstanding. To date, Southwest refuses to return the money paid, because I was outside of the 3 day cancellation window. I have even tried to dispute the charge with my credit card company, but Southwest refuses to return and states that I need to provide the power of attorney documentation. Their employees totally mis-represented the process and Southwest basically stole my money. Both are horrible companies!!!

      I do want to start off by apologizing for any misinformation or communication in regards to the marketing company that books our appointments. At our seminar with Southwest Deed & Title, depending on service signed up for, we do go over with our clients that there is no promise of monetary compensation regarding your vacation property. You will find this on line 6 of your contract next to your initials. There are several different options and ways pertaining to getting out of your timeshare, it all depends on what you own. None of those ways consist of renting out your property. You are told at the seminar that you will be getting a case manager as well. During your welcome call on 3/6/23 it was explained to you that we would be sending your file to *************** and to expect a welcome call from them as well. At that time there was no mention of displeasure about your file being sent to them. We do follow our contract and put everything in black and white to protect our clients as well as ourselves. If you need another copy of the contract you initialed and signed, please call the office or send us an email and I would be more than happy to get that over to you.       In December 2022 I attended an End Timeshare with Southwest Deed and Title. I explained ****** was **** however, I have a court order showing I am the sole owner of the time share. They said not a problem we can get you out of this timeshare. So I paid the fee with this understanding. In several weeks I was contacted by Timeshare Cures LLC (their lawyers and closing costs) that you pay another $1300 to for closing costs. But they are not lawyers, they are consumer advocates working to help get you out of your timeshare. Well after 8 months we reached a stalemate, as I cannot get out of my timeshare without the exs signature on the quit claim deed. So SW Deed& Title lied and had shady sales practices all shown on their contracts. *************** was kind enough to refund my money even though they drafted a few letters and exchanged even more emails. However, SW has refused to refund me any money. Stay away from this company and go staring to *************** as that is who they use anyways. You are just paying them for the contact.

      I am rejecting this response because: You state that we can still do this by any means necessary. I have signed a contract with you, my Ex Wife has not, affecting her credit can have implications for both you and I. In addition, The FAQs with the contract state do not do anything that can affect your credit unless directed to do so by your Agent. My Agent *************** saw that we were at a stale mate and refunded me my money. I am asking SW Deed and Title to do the same since your Agent is no longer working my case.

There is an option to do exactly what is in the contract that you signed and they explained that option.       I went to a presentation on June 10, 2023, I was told by an ex employee of worldmark, that the only way to get out of my timeshare was to go through Southwest Deed and tile program, because it was no way out, so I paid the initial fee of *****. I got a call from one of their staff requesting documents, I told them I had a trip planned and was not to get a call until September, I have had 4 calls and a letter asking me to get a Deed or a letter with my points so they can collect the *****. To my surprise when I called worldmark and asked for those document, they said sure do you need any help or questions answered, I explained what I was doing and they informed me that this was a scam and I could get out of my timeshare with no cost. . They tricked me and they lied to me. People are scamming innocent people. They knew all the bad things to say about the company, so I know they knew about the Certified exit program that worldmark offers My timeshare has been paid off for 15 plus years. When I looked up Southwest deed and tile I see all the negative reviews, people have been taken by this company. I want my money back I do not need their service like they told me. One of the presenters was an ex- employee of worldmark so he was familiar with the certified exit program/process that worldmark offers but did not mention that. I was scammed. I called several times the ************ it's a non working number, tried to call to cancel within my 3 days. My credit card company gave me another number to try. The lady was no help. How could I cancel when the number on my credit card to contact them was not working. I had to take this step to get this resolved and dispute the charge.

        I apologize for the confusion and frustration. Our phone number is located on the contract that you signed at the seminar as well as the business card that is located inside the folder you were given. On your contract you can also find the cancellation policy in which it gives the email and mailing address and directions on how to cancel within the agreed upon period. 

      If Southwest Deed & Title was aware of a program that the resort offers to every owner for free and that it actually worked, then that is something we would 100% inform people of at the seminar. We are in this business to help people, this is why we put everything into a contract and have no fine print. Contracts are there to protect clients and the company as well. We will do everything that we promise and that was agreed upon when you initialed and signed the contract at the seminar. Please keep in mind that you did tell the resort what you were doing so of course they will say and do anything possible to keep you reeled it. They have no guarantee of what they said. We, however, have a guarantee on our contract to protect you. If you have any further questions please call the office.

      I took a risk on these people and for two seconds I thought they were gonna scam me, THEY SAVED ME, it took longer than I expected and even had some fits but by god they got us every ***** from *************, and they didnt take shit! Its still so **** unreal, they did what they said. You gotta have patients and stay on there ass! But they know what there doing im thankful I took that risk.       I can understand that the process of getting out of timeshare can be frustrating and at times lengthy. There are certain steps that need to be taken in order for things to move along the path we need them too. Your case manager has requested certain steps for you to take and you have refused. This can prolong the length of time it takes for one to be relieved from their timeshare. We ask in the beginning for you to correspond, communicate and follow all instructions given by your case manager in order to have a smooth sailing process.  You have also called the office several times, left several voicemails, emails and website submissions. At this point you have been harassingly calling the office stating that you do not and will not do what the case manager has asked and that you are going to make the administration that answers the phone miserable. You have called the office and left a voicemail or hung up when the phone was answered between ******* times in a 3 day span. At this point we need you to follow the instructions of the case manager so that we can finish the process and we kindly ask you to please stop harassing the office, this does affect the ability of other clients to be able to call through.

      I sincerely apologize for any inconvenience this has caused. I do see where we had correspondence with ***************** in October. We do return each phone call and email that we receive. I do not see where I received the letter in the mail, however, I do see the email from ***************** and our response to her. As you stated in one of your attachments, you had 3 properties and were pleased to get out of 2 of them with us. Some resorts do take more time and more work but in the end we do always finish the job when allowed. We are here to help people and not take advantage, the fact we resolved 2 of them shows that we do what we say. There are several avenues we can take to finish the job we were hired for and we do follow our contracts to the letter. This is to project our clients and us as well.       I again apologize for the frustration. Some resorts are more difficult than others to work on as you have found out in your case. The last resort we had more work that needed to be done on it than the other 2. It was positioned in the exact spot needed in order for you to be able to contact them with that last needed call. I can assure you if ********* and us had not been working on your file, then that call would have went a different direction for you, however, due to the amount of work done on the file everything was already in place for you. As previously stated, if we were a scam we would not have gotten you out of the first 2 resorts and we would not have positioned the 3rd  resort in a spot for that call to be successful. We are so glad that you are out of your timeshares and no longer have to worry about them, this is the ending result that was discussed when you signed contract, being timeshare free!       My husband and I attended a seminar January 2021 about timeshare exit. We were convinced they would be able to terminate our contract. We are seniors and can no longer afford it and didnt use. We paid **** to southwest deed and title. Its now been 18 months and the attorney ******************************* said she sent out two Letters to seascape with no reply. I never received letters she claimed she sent. I ran ad and found someone who wanted the timeshare so quick claim deed was signed over. I contacted many People at southwest deed and title in MO. No one got back to me after several calls. Finally I received email saying they will not refund my money. They claim paperwork costs. I have not been given the names of the owners. Only given the name ******. I have sent several emails and letters ! Please help me. I noticed there have been in the past sane complain with BBB. They did nothing promised and wont return the money ! I have attached emails from ******* and ***** ! ******* was the young man who sold us was honest. He had no idea they were scamming people. Him and ***** tried to help us to move avail

       I apologize for the time its taken to respond to this. You have also put a complaint up in another location that I have been responding too. I do want to cross the statement about ******* not knowing we were scamming people. First of all, we are not scamming anyone. We have clients sign a contract to cover ourselves and also the clients. We help thousands of people out of their timeshare and those people are ones who uphold their end of the contract and do not breech the contract. When dissolving a timeshare, the resort can throw out obstacles that we have to cross over so when a client throws out their own obstacles and breeches their contract it makes it twice as difficult and takes more time due to us having to cross double about of obstacles. Secondly, ******* knows that we are helping people and that we are not scamming people, this is why is working for us to this day because he knows that we do what is promised when allowed. We have a guarantee, that guarantee is that we will get you out of your timeshare in any means necessary. This is why clients hire us so that when resorts throw out those pesky obstacles, we make sure we have a way around them no matter what at no extra charge to the client. You have one flat fee with us, it is not like hiring an attorney yourself. We do not charge by the phone call, the email, the letter, the hour etc. You have one flat rate and we make sure everything is handled. All we ask is for the contract to be followed because that is what outlines success for our process.

      We again apologize that you feel this way. We have stayed within our contract as promised. We have always been able to get you out of the timeshare, there was not a point where we were not going to be able to do so. As I stated previously, contracts are in place to protect both parties. If we were unable to get you out of no fault other than ours, then this would be a different conversation, however, we were still able to get you out of your timeshare. The bottom line is that you hired us to get out of your timeshare. The attorney had already been working on your file and sending letters to the resort which sped up the process of you signing it over to someone else that you know. On a normal bases the resorts do not allow you to just sign over your deed to someone else. Since we had already been working on giving it back to them, when they got your proposal of signing it over to someone else, of course they went that route instead. It is more beneficial to them than dealing with our attorney's. But no where was it to the point that we were unable to do what was hired to do.

      We were given poor communication with what was occurring with our case.  At no time did the attorney guarantee us she would get us out of the contract. To the contrary she made a statement she didnt know why we were promised to get out of the contract. Again only promises came from southwest Deed and title ! We did not breach anything. Poor communication that we did not know what was occurring only the attorney has never heard a word back from seascape. We are very unhappy how you all are turning this around ! You know you were wrong. You have too.  The attorneys not at fault she openly said we should not be promised that.  Please return our money immediately ! I have contacted attorney general office today. I will not stop until you do the right thing ************;
