      The heating and air went out, and has a gas leak. You could smell the gas, and they are saying that the original heating/air company that came out was incorrect. They have stopped the work orders and turned the gas back on. The occupant is sick now and elderly, and they have stopped answering the phones when I call to try to help her! There are a lot of issues with this house, but this is by far the greatest problem! She is paying far too much for this house to have this many issues, and has continued to pay the rent regardless of these. It's a sham and a shame to live like this!

      All of the 1 star reviews are real. This company is predatory and their employees are just as bad. I am not the type to do this but I don't want anyone else to get into the same situation. They definitely do not care if life happens to you, they just want money. Million dollar company and they won't even get a decent rent portal to pay rent or make partial payments. Then they add hundreds of dollars of late fees. I lost my job back in July and have been going through so much since. I received rent assistance but lost it because they did not want to give me a simple form that I needed. Fast forward to now, I've been on a payment plan but they just continue adding late fees. When this could have honestly all been avoided. They have been making me drive an hour one way every other week to bring a check because they don't have a rent portal that works. They want you to pay more money. Like why take advantage of someone going through things?? Atleast I'm trying? Could not be paying at all. They are awful. Predatory. Make you pay thousands of dollars to move in as well and the house isn't even up to par. Our backyard looked like a jungle when we moved in. House was filthy. Everything about this company is just awful. Definitely wish I would have read all the bad reviews and lawsuits before signing.

      If I could leave Zero stars I would. Let's start this off with the fact that an emergency situation in my home was not handled in an urgent manner. I called the emergency services number when I found a water main leak in my home. It took more than 48hours to get some one sent out. Been having to turn my water off and on. Can't wash clothes, can't take a shower, etc. They sent a non qualified leak detection plumber to investigate. Had to take time off of my busy job for it to be wasted. This was on a Thursday. Said they would reschedule with me to have a leak specialist come out. Friday comes along, I don't get a single update about the issue. I called every manager I could- who always seems to be out of office... maintenance manager said to stay with a friend ! Not funny ... Only to find out they wouldn't be able to send another tech out til Monday!! All weekend - no water. Doesn't feel very urgent.! Monday comes along, I had to take the whole day off - losing money from my job...the company was able to find the leak after a few hours, But invitation homes was not paying for emergency services( which I verified the vendor plumbing company did offer over the weekend repairs and emergency services) ** then scheduled them for a week and a day later. Here we are a week and a day later - taking off yet another day from work- losing money, the tech is back to finalize the repair and fill concrete. My closest floor is torn apart. The plumbing company is doing their job just fine, the problem is the ** was not willing to pay the emergency services in an emergency situation. There would be mold growing in the carpets and hardwood floors if it wasn't for me cleaning up like crazy with a shop vac. When I called to discuss with property manager again, I was then transferred around and was put on a waiting list to talk to him. A week has gone by and still haven't been in touch. I don't feel right about paying full rent with unusable amenities....

      I was looking to rent and each time I seen the Sparrow logo, I just stayed away from them, far away. Very unprofessional, especially, **********************, who apparently is either unorganized or unable to do math. I only wish there was a way to leave ZERO stars !!!I applied for a town home which was just over ***** a month. I paid $300 for the application fee, have 800+ credit score, nothing even slightly bad in my credit at all, have been paying ******** at my current place, have bought and sold 4 homes in the past 7 years, bought 2 new businesses this recent July. Knowing that as a self employed owner I would not have pay stubs to provide as proof of income, I read their qualifying guidelines which state I can pay my lease upfront, the entire years lease in full and was still denied. Why ? Well you need to show bank statements for the past 6 months with a average balance of over the equivalent of 3 years rent which was approximately $82,800 which I did provide to them !! No response to my emails asking what's the problem. Very unprofessional, actually rude for not answering any questions or willing to speak on the phone, and I ended up finding a town home elsewhere and move in 1 November 2022. I will never ever recommend Sparrow to anyone and makes me wonder if the non-refundable application fee is more lucrative for them then anyone paying rent ??

      You should read your own "other" category for additional source of income: Your own site depicts the following statement:In lieu of monthly income, bank account statements (including savings accounts) may be provided. A minimum average ending balance of three (3) times the total rent due for the entire term of the lease must be provided in order for the applicant to qualify under this method. For example, if the monthly rent is $1500 with a 12-month lease term, the average ending balance of the bank account must be a minimum of $54,000.I sent proof of having over 84K in personal accts.

Our Rental Qualification Criteria does not state that a renter can pay the entire lease upfront, so that is currently not an option, and according to the information we reviewed, the combined household income of all applicants did not meet the requirement of a minimum of three (3) times the monthly rent.       My son leases and I live with him. I am 67 and work from home. We have not been able to shower, use toilets, wash dishes etc since Saturday the 8th. He has placed calls to the maintenance line, has many work orders one at critical. We are day 9 of being in an unlivable house. They sent a handy man out last week who said this is out of his scope of support. We were able to shower Thursday as another *** snaked the pipe from the house to the septic tank. He put an elbow or patch. The line needs to be replaced. Imagine not being able to use a toilet for 9 days. This water has flooded into our tubs and my bathroom. We need someone to help and not ask to post our complaint and email...please make them help fix this. It is not hard. I would think the town should know in case there is a bigger issue. We don't know where else to turn for help. I can be reached at ************* We are located in ********* **.

      My family has been renting with Invitation Homes for 9 years. (Don't let that fool you though as we haven't stayed because we wanted to. More like we're stuck here because our family has become so sick and suffered in so many ways a financially is one of them) I've been begging and pleading for years for them to fix the issues at our house. I have documentation of every single issue. Pictures, videos, emails, phone calls and I've made a massive file. I've had all of our doctors document our medical records. They send unqualified people to do repairs and they lie. Our pipes are broken on the side of our house inside the wall, under the house (they were supposed to tear the floors out years ago and replace the pipes but didn't do it) The master bathroom floods with sewage and regular water at random times and goes into our room. The carpets were supposed to be replaced, go figure that hasn't happened either. The walls, ceilings, floors, attic and roof are full of water and humidity and mold and I have begged for them to help so my family is safe. Our AC breaks every few months and floods the carpets, the water causes brown and black spots on the walls and ceilings. They haven't fixed or replaced the roof and their idea of fixing the discoloration is to paint over it. The storm door finally got replaced but the man didn't know what he was doing and took the broken hardware off of the old door and put it on the new one and we had to communicate through a translation app because they were tired of the few good vendors feeling so bad for our family and what we have been living in and having five kids in it that they told us the truth and how bad things were. The company sent a mass email to all vendors stating they can't tell the residents any information. Our water is bad, mold and water in our cabinets and they expect us to live here when they take out the mold parts and leave ** without a stove for well over a month or two, possibly more.       If I could give zero stars I would. The maintenance for our home is nonexistent. They refuse to address water damage and mold, air conditioning issues, electrical issues, and plumbing issues. Their crew did shoddy construction and we moved into a lemon. No one will help ** at invitation homes

      I can truly say I didn't have maintenance issues but dca paid my rent and then they also charge me for the same month and I paid what ******* told me to before dca paid and they lied about it and came up with all kind of other stuff I was only late with rent one time just to get the assistance and they stole it so SAD. Everyone I spoke with wanted to play dumb but my receipts says different I learned the hard way about them.

      One of the worse run companies I have ever seen. The company has no oversite and must lose money constantly. I personally watched them lose guaranteed money because they don't returns calls or have any way to contact someone other then the receptionist. The managers and cooperate employees do not return calls EVER! Their Processors send out request for more information but have no way to respond back to or get in touch with. They fail to review documents which in return causes them to lose leases and lower the rent because they cant rent the property's. If you do end up renting from them they never complete service requests. They charge services fees for multi different items that are normally completed or included in normal rentals. Their kitchens and Bathrooms are never upgraded or updated. They have no way to pay the rent without adding fees unless you physically deliver a paper check to their offices (Which no one is ever at the location.) But the biggest issue with their company again is, No one that can help you with anything ever returns your calls. I once left a message everyday for a week and three weeks later still no returned call. On a Friday morning at 9 AM they say the manager will call you today by 5pm. but then no one calls and you cant leave another message for a call back until Monday. I can only imagine the Money lost adds up over time.

      Horrible company to rent from. Zero is what I would give them. We rented from them 4-5 times. Didn't have many is***s until we had to break a lease! ***** hit, and ***** lost his job of 40 years. They had a 45 day notice that we were leaving ON OUR OWN. The house was MOVE IN READY when we left ON OUR OWN. They yard was done, floors, EVERYTHING. The house was rented as soon as we moved. They kept our deposit and that is what they said they were going to do and we were fine with that (since we broke the lease) although they had NEVER kept our deposit before. They get people that have to be removed from their properties, they get people that trash their properties, and they get people that run up bills trying to evict them and here we move on our own and now they are trying to *** us. IF YOU READ these reviews I am sure you think some are just people being ignorant on purpose but MOST OF THEM ARE LEGIT! DO NOT RENT FROM THEM, they are bogus, they will get you one way or another!
