      WORSE THAN 0 STARS!! First time renting from this company and it will be the last... if I could break the 2 year lease we singed I would. They don't care about their tenants, just their money. We moved in with repairs still needing to be completed and found mold inside one of the bathrooms. It was like pulling teeth to get them to get something done about it. God forbid you need to speak to someone about your service requests, all you get are people passing the buck saying its someone else's responsibility and they will pass the message, BUT nobody does anything. It took me 5 calls and a nasty email to the lady I signed my lease with before I FINALLY got someone to speak to me and then she wanted to argue about what the company is responsible to complete. My tenant rights say anything attached to the property is on them since they own the building... but they want to argue and claim that's not true. The only vendors that KNEW what they were doing was the plumber for the Hot water Heater, the electrician that repaired the dining room light and the in house tech *****, the rest of them have wasted our time with 5 second appointments with no results. They don't call to schedule appointments and when I pick a time online, its never confirmed and the vendors just show up unannounced. I even had to withhold rent for 5 days before I got someone out to look at the mold... then got charged late fees!!!! I REALLY would NOT recommend this company to anyone, unless your good with handling your own repairs out of your pocket and your good with never needing questions answered. WORST RENTAL COMPANY EVER!

      DO NOT RENT FROM THIS COMPANY!!! This company is horrible they will find anyway possible to take money from you . They literally charge you for everything and they have horrible customer service. Run do not rent a ********************** from them!! We moved out six weeks before our lease ended and paid all rent through the last month. When we had our moveout prewalk on Aug 30, 2022 the house was spotless!! It was cleaner than when we moved in. Nothing was left undone, nothing was left unclean. The carpet was professionally cleaned on September 2, 2022 (on the moveout checklist). We left a copy of receipt and they still charged ** for carpet cleaning. We stopped by the house on September 3, 2022 to mow the grass (that was also on the moveout checklist) and do a final check. The house was spotless!!Our lease ended September 4, 2022 which is when we had our final moveout walk. How can a house be trashed in one day? They also charged me for 10 days of rent instead of 4 for September. They charged me three times for a service fee. They kept over $1000 of my security deposit because of these bogus charges. During our moveout prewalk we were told we shouldn't have any problems because the house was spotless. I've emailed requests to have my money returned to me. I have called and left messages with customer service and no one will respond to me. I know it's a game they are playing hoping I will go away but I won't because I WANT THE MONEY THEY STOLE FROM ME!!!!

      On 10/21/22 1:51pm I submitted a ticket to get someone out to fix our ac heater. Since heater died. Its over 24 hours later and still haven't had anyone scheduled. I've called invitation homes 4 times now and they keep telling me someone will call me within the hour. Its 45 degrees out and freezing inside 62 degrees. This is an emergency ticket and they aren't helping me. I cant believe this is how a business is ran. Also been waiting 6 weeks for some of our tickets items to be fixed. Fireplace isn't working. I submitted a ticket for that and they moved all my existing open work orders out another month when I added that on.

      I have rented from invitation homes for the last 5 years and it's been ****. 1st they don't give a **** about their tenants as long as they get the money! I received and cease and desist notice for something that I didn't do. They went inside it with the *** versus their tenant who is their customer just for the sake of having peace with the ***, the *** always has an undue influence on Invitation homes and they kind of kiss *** just to make sure that they're allowed to stay in some of the *** communities I am being forced out of my home I had no violations. Beside the ones that I was falsely accused of with was a defamation of character. All the violations were false which I am filing a discrimination and harassment lawsuit against my *** and also invitation homes because they failed to provide me with fair housing and a decent place to live without the *** President following my son because he's black and they want to make sure that the neighborhood is safe. My nephew ages 12, 13 were ask to walk around the community with birth certificates and social security cards while on the property invitation home fails it's tenants a great deal because seems to be very attentive when it comes to collecting rent, I was also harassed stating that I had illegal tenants living in my unit due the number of cars that was in my driveway 3 cars I was told by invitation homes that I needed to provide pictures 2 of the cars were mines. I hate this company it's all about money with them they could give two ***** about the people who rents from them! I am obtaining legal counsel in this matter! And to top it all off I get an email from FPL stating that my service is being shut off on 10/31/2022 because I new customer requested new service at my address I guess this will be a long fight because I'm being forced out my unit and my and my children will become homeless! I'm going to the news on this company I have several emails and notices! But they will not just throw me out easy!

      This company is a SCAM. Applied for a property that was listed at $2175, the income requirement is 3x. I make 10x with, i showed ***************************** paystubs of $5000/week! $20, 000/MONTH and she declined my application for Insufficient funds. They have not returned the $305! $250 admin fee. *************************** never replied to ANY emails. Contemplating getting a lawyer and suing the company and her specifically. Also posted about this online how someone making 10x the required income gets denied for nit having enough money. This is a SCAM

      There was no inconsistency, the application was denied due to FUNDS, Finances, income - whatever lie ur trying to whirl, no one is buying. Dont lie the refund has NOT been provided for the $250!
