      Please DO NOT RENT. This company is horrible. They nickel and dime you every month but when they overcharge you its hard for them to pay you whats owed. I am due a credit of $1365 because of them overcharging me for a water bill that was the companys issue that they didnt fix. The company is aware of the credit. They gave me the credit and then took it back. I have been calling and calling for over a month and still cant get assistance. This is not the first issue Ive had with the company. They want their money but dont want to give you your money when its due. I even called corporate and still havent received any assistance. Please find another company to rent with because they will charge you unnecessary fees also. I have the screenshots to prove it.

      If I could give zero stars, I would. Renting from Invitation Homes has been one of the worst experiences Ive ever had with a property management company.They charge you with endless hidden feesmonthly charges for things like HVAC maintenance that they dont provide..But the real issue? They make you responsible for nearly every single repair or damage, even for things that are clearly due to normal wear and tear. Youd think paying rent every month would at least get you basic maintenance, but noexpect to pay out-of-pocket for anything and everything, or risk them charging you even more when you move out.Its a money trap disguised as a home. Avoid if you value transparency, fairness, and your sanity.

      *** had a great experience with this rental company so far! They have been incredibly responsive and helpful every step of the way. The moving-in process was seamless, and both my sign-in representative, Nicholae, and my community manager, *******, were fantastic in helping me get settled as quickly as possible.Ive also had a positive experience with maintenance. Its been easy to log any concerns through the app, and Ive always received a quick turnaround and excellent support. Overall, Im happy with the level of service and communication and would highly recommend this company.

      Today marks about a month since I moved into my home, and I have to say Ive been very pleased with Invitation Homes so far. Every maintenance ticket and issue Ive had has been addressed relatively quickly, and everyone Ive interacted with has been kind, polite, and professional. From ***** with the *** ****** from ****** Bugs, to ******* from Strada for my electrical issueseach one was prompt, knowledgeable, and delivered excellent service. I truly appreciate the support and responsiveness from everyone involved."

      It's been two months and they refuse to get me a mailbox key - they wont even tell me what mailbox is mine and keep referring me to the local post office. When I go in they say it's on the property manager to handle this issue. They have since ghosted me and refuse to help with this very important issue. I have not been able to receive mail

      DO NOT RENT WITH INVITATION HOMES. My family of 6 (4 children) + a German shepherd have been without AC for all of July. On 7/23 when my AC was scheduled to be fixed the vendor could not complete the repair due to not having the necessary parts needed because he never got communication from INVITATION HOMES that the parts were approved. I then was told I could not receive hotel accommodations because it was not 90 degrees or higher outside. I was told Friday 7/25 and the next few days after would be above 90 degrees and I could receive hotel accommodations at that point. Friday 7/25 comes along and I have no calls or communication from my local office regarding those accommodations, only a call from a random vendor that my repair would be scheduled for the following Wednesday 7/30. I call my local office Friday afternoon so that I could receive those hotel accommodations and I give my information on how many people are in our home so a hotel can be booked along with the name to put it under. I am then told I would get a call back shortly with updates on that hotel. At 4pm on 7/25 I have not recieved any updates so again I have to reach out. I make 2 calls in between 4pm and 5pm and the reps are not able to get me through to anyone I have previously spoken too and I am left to deal with 95+ degree weather all weekend. Monday 7/28 comes along, another 95 degree day and I have to go ***** these same ladies that never seem to follow through with follow **** I finally get in touch with property management and she tells me sorry that she was really busy and sorry that I was missed on Friday. I am told again that I could not be accommodated because the next 2 days until my scheduled repair were below 90 degrees. My family had to suffer all weekend in a hot home, 3 of my kids had nose bleeds from the heat and humidity and instead of rectifying the situation with a 2 day hotel stay that we should have already recieved I was met with sorry excuses.

      I want to leave a review because I am very Satisfied with invitation homes maintenance crew all the way from the customer service **** to the service techs. Its been almost 1 year and my experience so far has been great and I want to let invitation homes know that **** ***** always goes above and beyond fulfilling work orders in a timely manner he is kind and informative and very professional.
