I paid my rent on time. When I moved into the house, the yard was dead. The plumbing was clogged, but there was new paint on the walls and new floor so I dealt with it.Something that I feel I need to file a civil suit on for performance is my security deposit in this company. They told me very rudely when I asked about my security deposit at the lease in date that I wont even see it until 30 days.Patiently waited at 31 days. I called to verify my mailing address.42. I emailed the property manager and said my expectations have not been met. At 45 days I called back because the office is closed and I explained at 42 days ******** the property manager for the DFW area called me and promised to overnight a check and a tracking number. She never did that. She knew if she called there would be no trace of it in the paperwork email chain and she was adding salt to a wound. The house looked better when I moved out then when I moved in, especially the yard.I actually had a huge use for that money, I know its only 1500 bucks but that goes along way on my kids braces. When I owe someone money, I dont fake call them and I dont lie to them and ridicule them. I simply pay them the same way they pay me electronically and on time this really really really bothered me. I will never rent a From this company that property manager, moral and ethics issues.They literally have my money and wont give it to me no matter how much I asked for it.They wont pay me anything for interest. If theyre late they just laugh about it and say sorry.Congratulations I will never ever ever do business with this group of criminals again.Review from Michelle P

I had put a low rating on Invitation Homes before because they decided to take out my spa heater after I moved in without telling me and were not going to replace it. I called numerous times and nobody would call me back until I put the negative review. It still took a while but they did finally agree to replace it because it was advertised with it and that was the reason I chose this house. I do appreciate that. BUT!! I have had so many more problems since I moved in. They wont let you make partial payments against your rent, say from different accounts or since I only get paid twice a month I wanted to pay half with each pay check. One top of that, they charge $120/month for pool maintenance. This is 15 minutes a week to put a chlorine pod in the floaty thing, skim the top of the water, vacuum it, and test the chemicals. These are all things I can do myself when they dont even do a good job half the time. The utilities are ridiculous. My last bill was over $600 and I am just one person living here. I noticed that there were two electric charges of almost $100 each. I have called several times and keep getting told they will look into it and once again no one will call me back. Being that it has to be paid with the rent in one payment, all or nothing, what can I do. Then because of the astronomically high water bill, they did a leak test outside and said there was a broken sprinkler and that Im responsible for replacing it. What?? I didnt put the system in and wouldnt even know what to do to fix this. Why is this not their responsibility? The bottom line is that Im stuck in a two-year lease but save yourself and do not get involved with this company. They only care about the money, not the person inside trying to survive.Review from Maria W

Technician ******************* always does exceptional work. He will go above and beyond to make sure the work is completed and that youre satisfied. I had a wooden fence gate that was severely damaged by a mowing company - it was in several pieces and I felt like for sure would have to be replaced - he went out there gathered up the pieces and completely put that gate back together. I could not believe it and you can hardly tell anything was ever wrong with it.Review from Rose S

*************************** is an extremely friendly and efficient technician. Very knowledgeable and took the time to explain the processes as well. He was also very accommodating when I had to reschedule the visit not once but twice !Invitation Homes is a wonderful property management company that makes the process easy from day one. The homes themselves are newer with newer appliances . The motto of making where you live truly feel like your home is one they live by and the ease of using the maintenance app is very beneficial for tenants.Invitation Homes Response

Stay away! Bad management and most likely fake reviews.Don't believe the positive reviews you see for these people. ****** a few of the names of the reviews followed by "Invitation Homes". You will be surprised at the number of people that give 5 stars that have the same First name Last initial that WORK AT Invitation Homes.I am currently in a dispute with them for overcharging me over $350. Their response is to stonewall and ignore you. I am currently dealing with them through lawyers, so I will leave out details here.Some of the other issues:- It took me 5 months to get a tree that was visibly dead on my property removed. Over 15 maintenance requests that were denied. Each time with a new reason. We had a tree guy come out and he said, "I would not live in this house at the moment with this tree". Did they care? Nope. It took me countless requests and threats of legal action to get them to remove it.- Their maintenance is the WORST. It took 3 months to fix a dishwasher.- Maintenance broke my roof and never fixed it.- FEES! Oh my, the number of fees is just crazy. Whatever price they advertise, add $200 minimum on top of that a month.Invitation Homes is owned by Blackrock. Blackrock is the largest single-family homeowner in *****************. These people are the reason others can't afford a house. Do not support them.Invitation Homes Response

I have been renting for 6 1/2yrs and out the **** blue here comes the excessive s*** The fact that Invitation Homes is making it a requirement to get internet is beyond me! I have never seen anything more ridiculous than this. As of February 2024 for anyone renewing a lease or new lease is REQUIRED to have internet. So not only am I worried about my rent increasing again now they add on another additional $85 for f****** internet! The craziest s*** I have ever heard of. They are more concerned about the dollar and it shows. Worst f****** company I have ever been with. And no I dont want to talk with leadership.Invitation Homes Response
