      Lack of timely communication over the last 12 months (i have one more year of lease with this company) Lack of care for their own property (I advised on many occasions damage to the home due to hurricanes that there has been no resolve for)Being charged over 6 months later for electricity without warning / written notification. When i called 2+ weeks before rent was due to address the issue, I was told someone would call back. Over the last 2 weeks I have called 5 times, each time with a note that its of high priority and I would get a call back. I still have not. This morning I called customer support and they attempted to call the local site manager, or assistant manager for help, and they have not answered / nor called back. additionally, I get charged monthly fees for services im not receiving. Ex, Im charged a monthly fee of $10 for replacement air filters and over the last 12 months ive gotten 3 filters. ************ has no professional timeline on communication ************ has no way to actually speak to someone who can address an issue timely ************ charges unnecessary fees Because of their lack of care and timeliness, my rent was pulled out when I didnt have the money to cover the extra fees, since bills are still coming out on top of that, im now -$700+ in my bank account with no answers or acknowledgement.

      My property manager I spoke with, ******* *. was very thoughtful, respectful, and informational. She provided extensive steps and information pertaining to every question I had, and was able to open a line of communication for me to avoid these delays in contact moving forward. The only reason the complaint was submitted was due to a 2+ week delay in answers needed for fees that were due.

      Reached out to ******* ****** we are looking for options to vacate given the ongoing issues with no repairs to the foundation/flooring for 2 years. Issue has now escalated to safety concerns. On 4/6/24 & 4/9/25 we felt & heard what sounded like 3 explosions from the ground and wood splintering causing a newly formed crack appearing in the living room. It happened again 2 days later. As a solution *Sollena mentioned she can escalate the situation to management for approval so we may vacate sooner than the lease date in June due to severe safety concerns* (as it could be a depression forming under the home/a sink hole). I shared we're actively looking for another place to rent due to the time sensitive issue at hand. *She confirmed I would get a call back in 2 business days.* I have remained in communication with the office, provided an update with the move out date, and have yet to recieve an approval.Manager ****** ******* called on 4/18/25 to share she's working on my escalation request to see if it's an easy solution and she's not ignoring me since they are extremely busy, but this has not been repaired in 2 years. The work order has been rejected, canceled, and I had to stay on top of it to get it reopened only for a technician to tells us it's too expensive to fix and Invitation Homes is not going to fix the issue. It's now 4/23/25, I have made multiple attempts (by phone and email) and Invitation Homes has yet to respond or give an update on what they originally offered as a solution (gain approval to vacate sooner due to safety concerns, recieve a call back in 2 business days) which was 3 weeks ago. Due to not recieving an update within the timeframe provided and actively knowing we're moving out sooner than anticipated due to safety concerns, I am now facing penalty fees, which will result in thousand of dollars.Representatives involved:Sollena Thrape ******* Port ****** ******* ******** **** ***** ********** ******

      My daughter and I live in a house rented by Invitation Homes since 2020. Since November we have told them that the refrigerator is not working. The freezer does not give ice or water and the regular refrigerator section freezes everything. We have had frozen eggs, milk, juices and fresh vegetables go bad because of this. They have sent several different techs to look at it. One tech changed a part. One tech told me it needed to be replaced. Before they would do that they had a vendor come and evaluate the situation. A second vendor was sent out. This one said it needed to be cleaned and that we need to disconnect it so it could be fixed. It has been at least 3 weeks and we have not had anyone come to do that work. I am an 82 yr. old insulin dependent person. My insulin must be kept in the refrigerator. We have explained this to the company to no avail. Since we cant keep any fresh food in the refrigerator, we have had to spend extra money eating out. This is quite expensive!

      On March 27th, tenants of this business, let their aggressive dogs outside without a leash who came onto my property and attacked 2 dogs in my care. Dogs have caused property damage to the rental home as well as my fence line. Despite calls and emails, management company refused to follow up with me.

      Please reconsider the cancellation of work order B13847063, the repair or replacement of the spa and pool heater. The home was advertised with a prominent picture showing a home pool with spa. There was no disclosure that the spa was non-functional. The home was also advertised with the neighborhood amenities of a golf course, clubhouse, fitness center and pool; none of which have been present for the last nine years! Since none of the above advertised community amenities are available I feel the least Invitation homes should do is make sure that the pool and spa amenity at my home is fully functional.

      Invitation Homes continues to attach junk fees to their Security Deposit and Move In Funds payments. They charged me $9.95 twice, for my single payment. I tried in vain to pay using a bank draft. Invitation Homes does not have a bank draft payment available until after you become a resident and have already made the required upfront payments. I thought perhaps if I used a debit card linked to my primary checking account instead of using a credit card I could avoid any fees. I was chagrined to see not one but two ridiculous junk fees attached to my initial payment. I have requested reimbursement for the junk fees but have not received any correspondence from Invitation Homes regarding my request.

      Invitation Homes falsely advertised that I would enjoy community amenities which are not available due to proprietor bankruptcy nine years ago. Please see the attached listing document which (still today) touts a tennis court, fitness center, community pool, golf course and clubhouse as available community amenities with the rental of their home. The amenities have been unavailable for nine years. I was told by a community representative that Invitation Homes has been asked on many occasions to stop advertising amenities which are not available to their tenants, however, they persist.

      Regarding the non-functional fitness center, community pool, and golf course, we acknowledge that these amenities have been advertised incorrectly. We are currently reviewing our advertising practices to ensure that all information provided to our renters is accurate and up to date. We regret any confusion this may have caused and will take immediate steps to correct this. We have reached out to the *** for clarification and possible exception.

      We understand the gravity of the situation involving the irrigation system and the lawn. It is unacceptable for our renters to be held responsible for issues stemming from non-working systems. We will prioritize the repair of the irrigation/sprinkler system and installed new sod in the backyard home. Our maintenance team has scheduled for the remainder of the landscaping and irrigation repairs for 4/25/2025.

      We also recognize the importance of unobstructed access through the gates, especially given the demanding work schedule as an ER nurse and have now provided **** with two gate decals for access.

      We apologize for the delay in approving and starting the exterior and interior home and pool work orders. We understand how this has impacted Lisas plans and the expectations of their guests. We will expedite the replacement of the pool/spa heater and lights to ensure the pool is usable. Additionally, the pool has been professionally cleaned.

      We appreciate Lisas patience and understanding as we work to resolve these matters.

      Invitation is charging for courtesy notices from the **** Their contract states that they may do this, but "to reimburse Landlord for administrative time and effort expended in complying with the particular violation on Resident's behalf." No time nor effort has been expended to rectify the situation on behalf of Invitation Homes. The charges should not be assessed, as there were no damages to Invitation Homes, nor any effort, other than typing in the charges on our bill. I want the charges immediately removed.

      I went over Nov 2024, Dec 2024 Jan 2025 3 months without running proper running water for bathing/drinking with two minor children in the home. I was offered 50 % off balance due to rent abatement-me, until repairs were fixed. They must have knew they were at fault that is why they offered this program. I accepted-due to not having money to move. I paid the amount as agreed on the date it was due. Balance was zero for March 2025. I go to my residential portal to pay April's rent and I have a court fees/attorney charges on the account. I phoned/email asking why this charged occured if my balance going forward was zero. ***** ******** repsonse was you owe those fees due to us filing in Jan. I requested a copy of the ledger- the ledger reflects Feb filing court fees. How can she state the fees are from Jan and the ledger reflects Feb? I took the 50% agreement in Feb and it was accepted and agreed by both parties. I even received an email stating if you pay this amount, you will have a fresh start for March 2025. I told ***** ******** my ledger don't reflect that. I then receive another ledger showing the month now removed off the ledger. How can that be? Any charges on the account have to have a description so residents know what they are being charged with. I go to print out the ledger sent on 4/11/25 and it has deleted from them. I do have screenshots of the original sent to me on 4/11/25 along with a reference number for the call and the email. Invitation Homes altered my ledger unlawfully and have not provided me with what month I was charged with the attorney court fees on my ledger. This is an act of fair housing, and retalition of hate due to me excersizing my rights.

      Terrisha contacted Invitation Homes regarding legals fees from an eviction filing on their account and being without proper running water for three months in 2024.  The last rent payment made from ******** was in October 2024. The November 2024 payment was returned *** (non-sufficient funds). Legal fees were placed on the account once invoices were received from the attorneys. 

      As a gesture of good customer service, Terrisha was given a one-time concession of $350 due to the maintenance issues.  In addition, ******** was offered Second Chance, which took 50% off the account balance in the amount of $3522.07. The late fee for February and March was waived as well.  We held the legal fees so that the balance could be paid without reflecting in the total due. We offered to make a payment arrangement for the legal fees, which was declined.

      I am rejecting this response because:  There is discrepncies in the ledger. My account balance was zero and now they added fees not giving a description of what month. I have emails stating my account will be a fresh start. Meaning I owe nothing. I have several ledgers reflecting differents each time. They should not offered a one time payment plan to clear the account then add fees. The attorneys dont take 3 months to send an invoice. This is a mishap on there part and they are treating me unfairly due to my family status and race.

      Invitation Homes is the property manager for my entire street. They were contacted multiple times over the course of months by our local water supplier about having backflow testing done at all the properties. Invitation Homes ignored the requests which resulted in all the water being shut off in our neighborhood. At no time did anyone in the property management team contact us tenants about this issue. I have left multiple messages and requests for call back and still no one has made an attempt to contact me to resolve this issue.

      ****** **** (Director of Operations) and ****** States (Regional Maintenance Manager) reviewed Kevins complaint. On April 15th, we began receiving notifications of water disconnects to this neighborhood due to expired backflow inspections. Backflow notifications had been sent to the owner on record and unfortunately as the Property Manager, not owner, Invitation Homes had not received these notices. Invitation Homes had received a few notices prior to disconnect from residents and those inspections had been completed. Once we were notified, Invitation Homes hired two plumbers to begin inspecting and having water re-activated. On the first day we were able to have most homes inspected and passed to have water services restored. Any homes that did not have water were approved for hotel reimbursement or a daily credit towards rent. We have requested the mailing address for these notices to be sent to the Property Manager (Invitation Homes) rather than the owner. We apologize for this inconvenience and do not expect this to happen again going forward.

      After several issues with our rental property went unaddressed we decided to move from the property. Only after we gave our notice to vacate did the management company come in and begin making repairs and fixing issues. Once we moved out they sent a list of damages that we were charged for. One of the largest items was $2000 to replace a granite countertop that is clearly not granite to begin with but press board covered in epoxy. That is the same material that was there when we moved in. Upon disputing these charges I requested invoices, receipts and photos of the work performed and was denied. I also requested the original move in report with the photographs that were added to that report and got nothing. I am willing to pay my share of any damages made by me and my family as I believe fairly that I should but I believe that this company is retaliating against me since I was a good tenant that always paid and paid on time but they could not keep me locked into that rental. They know that I am willing to pay what is owed but they are going above and beyond to collect for damages that have nothing to do with our stay in this home. I want all work and charges documented so that I can pay what is right.

      Invitation Homes has received and reviewed Thari *********** complaint to the Better Business Bureau. We value our customers and are working directly with our resident to resolve the matter. Invitation Homes responds here to the Better Business Bureau's request for information as a courtesy.        

      A representative reached out to Thari and listened to their concerns and experience. We were able to further assist ***** in resolving the expressed concerns.

      Invitation Homes prides itself on good customer service and legal and ethical compliance. As always, it is our hope to quickly reach a successful resolution of the complaint directly with the claimant and that this response shall close the matter with the Better Business Bureau.
