BUYER BEWARE; it will cancel your contract if you ask too many questions. My co-purchaser and I put money down on a lot. ********** Homes denied our request to use discontinued product, and we emailed to appeal. The ******* area manager, *************************, called me (in the middle of my workday), not to smooth things over. ***** took an immediately combative tone with me, using the phrase, "we absolutely DO NOT allow it," to respond to our email. ***** refused to answer my questions. Instead, he stated this was due to "customer satisfaction" reasons, which I responded was counterintuitive, as it was not giving customers a choice. The conversation continued in circles. ***** escalated the situation by stating, "It's not like I have a personal vendetta against you" - as if he did have a personal vendetta against me. At that point, I said, "This conversation is over," and hung up the phone. I felt threatened by *****'s use of "personal vendetta" and tone of voice and did not wish to engage with him further. Imagine our surprise when ***** sent an email as "notice of termination" of the purchase agreement without speaking to my co-purchaser. I never expressed that I wished to terminate the contract. It would seem that ***** had a personal vendetta against me and was terminating the agreement based on his feelings. Further, we received a Cancellation to sign that falsely stated we were not satisfied with the design center selections. When I emailed ***********************, the ** of Sales for **********, he punted it to *****************************, the president of the ******* ******** of ********** Homes. ****** emailed me, blaming ME for canceling the contract and absolving ***** of fault. He emailed my co-purchaser that he did not believe that ***** was anything but professional on the call. I don't know in what world using "personal vendetta" and yelling at a customer is considered professional, but perhaps that's how ********** prefers to treat all its customers.Review from Likitha U

We will never purchase a Brightland home again, nor will we recommend one to anyone else. It has been a year since we moved in, and dealing with the warranty has been a constant hassle, despite having paid a significant amount for the house along with all the extra upgrades. After the 6-month warranty period, we were informed that any issues with the construction would only be addressed during the 11th-month warranty period. It has now been two months since we submitted service requests, none of which have been resolved. We have sent multiple emails to *******, left several voicemails at *******, and even reached out to the representative who initially came to inspect our service requests, only to discover she no longer works for this builder. When I expressed concerns about the poor quality of the upgraded kitchen cabinets during the 6th-month warranty period, I was dismissively told, 'You get what you pay for,' despite having opted for the highest quality available. Additionally, the house handover was problematic, for example, finding wood, nails, and other materials solidified in the garage flooring, which we are still trying to rectify along with many other issues. If so many visible flaws are evident, it raises serious concerns about the unseen problems and the overall structural integrity of the building, potentially posing safety risks.Review from Kalyana C

I dont have option to give negative ratings here.Never ever buy homes from Brightland Homes or Gehan homes.Please avoid buying homes from them.The worst quality of house with highest price paid home.Despite of many warranty tickets and complaints, the company does not care about home buyers. They dont solve /fix any of construction problems. Construction managers wont respond your problems and more over they lecture us.Never buy from Brightland homes/Gehan homes.Review from Stephanie R

Please please if you are considering buying a Gehan home, for your home and your money, hire your own independent inspector to inspect each section built. I did not and hired after the fact ten years later because exterior side of house the brick was buckling, crumbling and falling apart. Inspector stated whoever constructed did not score in the wall expansion joints, a lack of properly sized and located masonry wall expansion joints. It cost me a lot of money which Gehan ignores to answer why they will not reimburse me since the work was poorly done when I paid top dollar for home. There was multiple additional masonry wall construction issues. The brick ***** failed to properly position the bricks above the garage door opening area steel lintel. The lintel is deflected and undersized. The brick wall is creeping/displaced at the lintel and sides of garage door opening. This wall is cracking and displacing which is a safety issue. I cannot afford to address this. Beautiful front porch ceiling boards were coming loose and ready to fall which was a hazard, I had to pay to have redone properly. Also the front porch brick archway is improperly arched. I can go on!!! ... My advice is to NOT PURCHASE a Gehan bc they hire cheap workers not qualified while YOU THE ***** pay top dollar for your home. If you do buy, it is so worth it to pay for an independent inspector to inspect every step into building you home. I have had to put out so much money for Gehan's "want a sale but don't care about construction" attitude. So the house I absolutely loved when I moved into ended up being a costly nightmare that was crudely constructed.Gehan Homes Response

The standard warranty on this home is 10 years. The home is almost 3 years past the warranty coverage, however, our Brightland Homes representative did a courtesy walk on the home. There were no signs of structural issues at the time of the visit. The brick issue was isolated to a few bricks on a small area of the wall and is not structural or warrantable issue.Review from Lavonda H

A lady I know purchased a home from them. This was a brand new home! Built in 2018. The vents were sealed improperly on this $400,000 and now her home is full of mold! She cant even live there so she is still paying her mortgage and paying to live somewhere else. This has been for over a year and they still wont correct it. I closed on a contract with Gehan for two new builds in Nov of 2019. They were closed on in April and May 2022, ***** months later. Numerous issues were discovered throughout the build and upon closing. In August 2023, 16 months after closing and I am still having issues. I think the main reason for the problem is that Gehan has little accountability or oversight for their vendors. A prime example is that upon closing, the oven range that was installed in the home was damaged. I requested a discount because of the damage, not wanting to deal with the replacement. They said that a discount would not be allowed so I went ahead and approved having the oven range replaced. The range that came to replace the damaged one was also damaged, so it was not accepted and the vendor took it back. Then they brought a damaged range a second time. I asked the vendor to please inspect the unit before delivering but then it happened a third time... then a fourth... this happened SEVEN TIMES until finally an acceptable range came in. This is just one example of the many headaches that come with working with Gehan or really, their vendors. Another instance is that after about a year of my tenant living in the home they realized that the vinyl plank flooring in their child's bathroom seemed to "float on water" and when they stepped on it water seeped out from the connection points in the flooring. After further inspection, there was water damage in the child's closet and mold growing on the walls in the closet, bathroom, and the cabinets. Turns out that Gehan's plumbing vendor (VA Plumbing) did not plumb the bathtub. This means that the water from every shower over the last 12 months has gone straight onto the foundation and seeped under the flooring all over the house. It has been 7 months and the plumbing issues are still not resolved, leading to this review being written.Review from Dave W

The perfect mix of ineptitude, dishonesty, and apathy - that sums up the company, the employees, and the culture. Gehan (now known as Brightland) is an utter disaster. We have built 4 homes in ******* previous to this transaction and buying a home from Gehan is the most unpleasant experience we have ever had with a builder. It is impossible to list all the ways Gehan stumbled. Here are a few of the most egregious areas:The actual home build. Start to finish our home took 18 months. We got quite a few laughable, entertaining excuses along the way.Closing. At time of closing we were missing the ****************, the correct refrigerator, the included landscaping, a gas meter. Additionally, our paver driveway was not complete. And again, too lengthy to list the long, long list of scratches, dings, stains, missing grout, etc. Five months later we are still chasing them to finish repairs.Customer service. Throughout the course of the experience we came to believe nothing we were told. This is across the board - sales, construction management, etc. to be *****, we felt they were dishonest with us throughout the entire process. The company is so cheap and unwilling to fix its mistakes it ***** the soul from their employees, who in turn leave at their first chance to work somewhere else. For clarity, this experience is not unique to us. It is the experience of EVERY single homeowner who buys from Gehan - without exception. My advice to anyone considering purchasing a Gehan home would be to RUN THE OTHER DIRECTION!!Review from David D

We closed the deal on July 24, 2022. From the very beginning, during the construction process, shocking ******************** emerged. Almost all the walls and windowsills were crooked and slanted. When we noticed this, the builder had to order additional bricks to dismantle and rebuild. The perimeter of the backyard is uneven with pits where water constantly accumulates. The tile in the master bathroom has errors in the pattern. One corner of the foundation is cracked. The doors are damaged and defective. Nails are protruding from the front facade. The floor makes a characteristic sound in some places, indicating unprofessional work. The garage doors work intermittently. The company is ignoring its responsibilities for repairs and defect correction. We are very disappointed about our purchase and strongly not recommend you do business with this company.Review from Kelsie W

Gehan homes is a joke. We've had nothing but problems with our 2 year old home, and they will find any loophole they can (or just make one up) so they don't have to help. Currently dealing with our shower leaking into our closet because they did a **** poor job on our shower and bathtub. Absolutely heartbroken that we bought from Gehan.
