On 6/16/22 I requested a virtual address with a month to month agreement for 12 month duration with the understanding as outlined on Reguss website that the agreement and services could be cancelled at anytime. On 4/12/23 with 2 months remaining into current agreement, Regus was notified of my intent to not renew past my 12 month agreement date of 6/30/23. Upon submitting my request I recieved a letter confirming my intent to not renew however the end date was showing as 6/30/24 instead of 6/30/23. Since 4/17/23 they have been contacted by phone, their Tacoma email and directly on their website and have been informed that I do not wish to enter into another agreement, and they were not authorized to further auto draft from card on file. On 6/20/23 they auto drafted my card without my consent to prepay for 7/1/23- even though they were notified over the course of ****** **** and early June to not renew me into another contract and to not draft payments from my card. On 6/22/23 they finally responded stating they will not entertain my request to terminate the new contract entered because their global agreement requires a 3 month response to not auto be renewed into another contract Regus entered me into another contract, while I was still fulfilling an existing agreement, and has refused to terminate this new contract that I do not agree with and will not allow me the option to remove my credit card information from their system. They have also blocked out the option to cancel this contract from their website which shows as an available option on their website thus holding me into a 12 month agreement that I did not approve or authorize.

Dear BBB,I am writing to file a complaint against Regus Management Group BC for unfair business practices. I signed a one year virtual office on May 10th but canceled right away due to another cheaper option. I understand that the agreement for the virtual office service is for one year. However, I immediately requested cancellation within two hours of signing up as I did not use the service at all.Despite my cancellation request, Regus processed the payment and insisted on charging me a monthly fee. I believe it is unfair to be charged for a service I did not use, especially when I expressed my intention to cancel right away. So, I called the chase to dispute initial process fee $141 and part of monthly fee $62, and I got a temporary credit. However, I see another monthly fee $78.94 is transferred from my bank account, I don't think it is fair to be charged without using Regus service. I have attempted to resolve this matter directly with the company but have been unable to reach a satisfactory resolution. I am now seeking your assistance in mediating this dispute and ensuring a fair resolution.Enclosed are relevant documents for your review.Thank you for your attention to this matter.*********,******************* Owner of *********************

We received notice that Regus sent account ******** to collections due to non-payment. Our CEO had submitted multiple tickets to get this resolved after his account went inactive in June 2022. The account has since been incurring fees. I have been emailing and calling since May 9th, 2023, asking to be escalated to a Billing Manager or Accounts Receivable Director. We continue to get the runaround. Not one agent has taken this seriously and escalated as requested. The "past due" balance on account ******** needs to adjusted to $0 and the account terminated as requested.

On May 31, 2023 I talked to ***** at ****** Regus Spaces last week. He neglected to tell me that Parking fee was not included in the monthly rent. I called him upon leaving the office building and told him I was not going to pay additional parking fee for me or any of my visitors. I told him to cancel the agreement that was less than 1 hour after leaving the premises.***** also said there would be a $56.00 set up charge. When I saw my bank statement there was a charge for $586.00 which is more than the monthly rent!Regus will not cancel the agreement despite the unethical business practice of deceiving potential renters.

      Customer Answer

      Date: 06/12/2023

In addition to not disclosing parking was NOT included in the monthly rent, On my bank statement, I was charged $998.00 ($499.00) for first and last month rent AND another $586.00 which is another $499.00 plus which I now see is an additional $56.00 for a Value Added Tax They cannot charge a VAT on a product or service bought in the US.
I wish I would have been aware of the reviews for this company before I visited their business.

We went to Regus on June 5th and 6th asking for a one month lease of office space. They showed us a space and we signed the month-to-month leasing agreement. After we signed, we were informed we were on the hook for July as well even though we explicitly stated we only wanted a one month lease. After we already signed the lease and paid money they told us the termination policy is 30 days before the start of the next month and thus according to their policy it would have been impossible to not rent for July because our contract started on June 6th. Despite us saying we only needed the space for ***** *************************** who works for Regus failed to mention the fact that we had to sign a lease for more than one month until they already collected money from us. It had been 20 hours after signing the lease when we asked ************************* and *********************** to be released for the month of July because we never wanted to lease for July in the first place and they refused to do as such. ******* on behalf of Regus blatantly hid this from us in order to extract an extra month of rent from us. We consider his behavior to be extremely dishonest and predatory.

Our company had made online inquiries about office space at various locations, including a Regus branch situated at ************************************************************************. However, we ultimately decided not to proceed and never visited the premises. To our surprise, several months later, we received a phone call requesting payment of $3,221.03 and $5,217.13 to "settle" the account. This situation leads us to question whether they leased a physical space to a nonexistent tenant or if this is simply the most exorbitant mailing address service we have ever come across. Regardless, the revenue generation methods employed by Regus are clearly unsustainable. It is imperative that Regus reassess their ethical practices in order to maintain credibility.

      Customer Answer

      Date: 06/08/2023

Its very difficult to get them to answer our inquiries with this. They wont tell us:

      1. If anyone actually leased a physical space

      2. Who is the person at *************** location that leased a space.

      3. The name of the location manager and most importantly anyone in the company that holds a valid ************** *********** Broker or Salesperson license.

      4. What identification was provided at the location and whether any keys were given to someone.

Below are the requests we sent when we finally learned of this matter. Regus set this account up with an *** email address thats never used for business. Its run by one of the staff in Rockland County, *************************

      Hello *****

It seems that there *** be some confusion among everyone involved.

The main point I would like to address is that we do not have a myregus.com account, nor do we have any intention of setting one up.

Furthermore, we do not have a lease or any form of agreement for an office at the Westchester Exchange. We have not received any services from Regus, so the suggestion of paying a fee to have services restored is perplexing.

Several months ago, I did receive a call from someone at Regus, during which I made it explicitly clear that I would need to personally inspect any space we were considering before making any decisions.

Additionally, I emphasized that any real estate transactions or agreements would have to be conducted in person with a legitimate leasing agent.

Leasing an ************* unseen" and without physically obtaining a set of keys is absolutely out of the question for us, under any circumstances.

I hold a valid real estate license in ******** and have encountered various landlords and management companies engaging in dubious practices, but never before have I encountered an attempt like the one Regus seems to be making.

      Kind regards,
      *******************

PREVIOUS DISPUTE OF THIS ACCOUNT AND REQUEST FOR FURTHER INFORMATION ON 5/17:

Subject: Disputed Alleged Debt - Immediate Action Needed

      Dear **************,

I am writing to reiterate the concerns outlined in my previous correspondence on May 11th, 2023, regarding the collection notices I have been receiving from the *** Collections Team. As a representative of ******************* Creative, LLC, I cannot stress enough the critical need for a swift and satisfactory resolution to this matter.

To summarize, I have persistently challenged the claim set forth by your company that I owe a supposed debt. I have unambiguously and firmly declared that I have never been a tenant of Regus, nor have I granted permission to anyone to sign a lease agreement in the name of ******************* Creative, LLC, without my explicit written consent. It is an established legal ***** that a commercial office space lease must allow a thorough examination of the premises and a complete comprehension of the lease terms and conditions.

Moreover, I must address the previous collection attempt, which encompassed an inexcusable demand for an exorbitant payment of $5,217.13 in order to "resolve the issue." This action not only demonstrates a lack of good faith but also calls into question the integrity of the purported debt and Regus's collection methods.

Considering these points, I once again insist that you expeditiously furnish me with the full name and *** ********** of State *********** Salesperson License number of any individual involved in leasing the office space Regus alleges to be under contract. This essential information will enable the validation of your company's claims in accordance with pertinent legal requirements.

Due to the severity of this conflict, I must inform you that Regus's attempts to collect on a supposed debt without a legitimate lease agreement violate well-established legal principles governing commercial real estate transactions. The ability to thoroughly inspect the premises and fully understand the contract terms is a fundamental safeguard for tenants entering into such agreements.

I wish to emphasize my commitment to pursuing all possible legal avenues to safeguard the interests of ******************* Creative, LLC, in the event your company fails to adhere to these requests. This *** include filing official complaints with the appropriate regulatory agencies and initiating legal proceedings to seek adequate compensation for damages incurred due to Regus's unwarranted collection efforts.

As a professional organization, I trust that Regus will grasp the seriousness of this situation and act immediately to address the matter. I expect a detailed response that addresses all the concerns outlined in my prior correspondence within [reasonable timeframe, e.g., 10 business days] from the date of this letter.

Please note that I am maintaining a record of all communications related to this matter and stand ready to present it as evidence should legal recourse become necessary. I genuinely hope that we can resolve this dispute amicably and without additional escalation.

Thank you for your prompt attention to this urgent matter.

      Sincerely,

      *******************

PREVIOUS DISPUTE OF THIS ACCOUNT AND REQUEST FOR FURTHER INFORMATION ON 5/11:

      Dear *****,

I am writing on behalf of ******************* Creative, LLC, in response to the collection letters that we have received from your company, Regus, regarding an alleged debt owed for leasing office space.

We are deeply concerned about the claims made in these letters, as we have never leased any office space from your company, and we have not authorized anyone else to do so on our behalf.

Please be advised that no one has the authorization to lease any office or storage space without our express written consent. By written consent, we mean that we must see the space in person, sign an actual hardcopy lease agreement, and receive a copy of the executed lease agreement. We have not taken any of these steps with Regus or with any of your representatives.

Therefore, we strongly dispute the validity of any alleged debt that your company is claiming we owe. We have not entered into any contractual agreement with Regus, and have not received any services or benefits from your company that would justify the claim for payment. Furthermore, we find it alarming that your company is attempting to collect a debt that is not owed, and that these actions *** constitute a violation of the Fair Debt Collection Practices Act and other applicable consumer protection laws.

We would like to remind you that Regus is definitely in violation of the Uniform Commercial Code and the ************** Real Property Law by making fraudulent claims to collect a debt from us. These laws are designed to protect businesses from being taken advantage of, and we will not hesitate to take legal action if necessary to enforce our rights under these laws.

We hereby demand that you immediately cease any attempts to collect this debt, as we do not owe any money to your company. Additionally, we request that you promptly remove any negative reports that *** have been made to any credit reporting agency and confirm to us in writing that any such reports have been withdrawn.

Furthermore, we would like to request the name and the ************** License number of the real estate broker or licensed salesperson that was responsible for the transaction that Regus is claiming occurred to substantiate the amounts it feels is owed to them.

In the event that your company refuses to comply with these requests, we will have no choice but to take legal action to protect our rights. Please be advised that I hold a ************** real estate license, and as such, I am well-versed in the legal requirements for leasing commercial space. I find it particularly concerning that Regus would engage in such unscrupulous tactics to collect a debt that is not owed, and I will not hesitate to use all available legal remedies to pursue justice in this matter.

Please be advised that we reserve all of our legal rights and remedies in this matter. We expect a prompt and satisfactory resolution of this dispute, and we trust that this matter can be resolved amicably and without further incident.

      Sincerely,
      *******************, Managing Director
On behalf of *******************, Creative, LLC

Regus Office Space is charging me fees that I did not authorize and not putting my monthly payments toward my actual account balance. Because of this I have an outstanding balance and they have now reported me to a collections agency. I have tried contacting them on several occasions including the home office and their customer service numbers, only to be given the run around. I have emailed them but have not received a call back from anyone. How can they report me to a collection agency and not explain to me about this matter?

I entered into a month to month contract with Regus/Spaces in May of 2022. Approximately in August 2022, the debit card I had on file with them to pay my monthly fee was compromised and I had to get a replacement. When I tried - over TWENTY times - to replace the card on file with Regus, it was never accepted. I sought customer service assistance MULTIPLE times with no response. I even reached out to my Account Rep, who said it wasn't her concern. As a result of my inability to update the payment info, my access to rent monthly space was suspended. As a result, I haven't been able to use the service since August 2022. I had assumed they had long-since canceled my account, however, I recently received a call from a ******************* requesting the monthly fees back to last August, for a total of over $1700. This would have been resolved many months ago if I could ever get a response from anyone at the company. As recently as 5/18/2023, I sent a customer service request through their portal requesting someone in billing help me resolve this. Still no response as of the date I am typing this.

My initial contact with the company was 04/10/23, on one of the invoices I was charged for March 2023 late fees. How is that even possible? I paid the activation fee during my initial request but it was not reflected on my first invoice. In less then two months times of conducting business, I have received at least 4 invoices. I have received several very aggressive and threatening emails pertaining to false balances and have yet to receive a contact phone call introduce me to the company as promised or explain the invoices. I do not trust this company to do business with and have since placed a termination of services agreement due to its bad business practices. I would like a total refund and never to be contacted by the company.
