I am writing to formally express my dissatisfaction with a recent customer service experience. Earlier today, I had a phone call with a representative named *******, with whom Ive previously spoken. While expressing my frustration about the delay in processing a payment that is already posted to my account, I was unexpectedly labeled as aggressive. At no point during the conversation did I yell, use profanity, or behave in a disrespectful manner to warrant that characterization.Following that, I spoke with a supervisor named ******* ***, whose dismissive and nonchalant demeanor only deepened my frustration. On November 27, 2023, RDAC mailed its initial collection letter to Ms. ******** at her last known address: ****************************************. That letter included the required notice of validation rights pursuant to section 809 of the Fair Debt Collection Practices Act and that letter was not returned as undeliverable to RDAC by the *******************.
On April 1, 2025, RDAC received two phone calls from Ms. ********* however the representative was unable to speak to ger because her account was in a holding que based off her last BBB complaint ID ********.
On July 10, 2025, RDAC reported Ms. ********* account to the three national consumer reporting agencies (Experian, *********** and *******) (****) with permission from our client, Preserve at **************RDAC has sent a request to delete this account from Ms. ********* tradeline. I appreciate the guidance on disputing the debt and the resources from the ************************************ and the FTC.
I have already sent a letter to RentDebt Automated Collections, LLC, disputing the debt and requesting they cease communication and asked them to provide me with my contract with them.
Furthermore, I understand that under the *****, a collection agency cannot report a debt on my credit report if I do not have a contractual agreement with them. Since I have no contract with RentDebt Automated Collections, LLC, their reporting of this alleged debt on my credit is in violation of federal law. I request that you investigate this aspect of their actions as well.

I am filing this complaint regarding an inaccurate and inflated collection placed on my credit report by RentDebt Automated Collections for $17,803, supposedly from Wedgewood Apartments. I vacated the unit around Jan 3, 2023, returned my keys, and have documentation from the management confirming this. Additionally, I received rental assistance through the Our Florida program, with several months of payments directly deposited (proof attached).Also, the Our Florida program payments totaling $5,010 ($835 x 6) that doesnt align with the $17,803 theyre reporting. That makes it even clearer they price-gouged and inflated this. Despite this, RentDebt is reporting a completely inaccurate and exaggerated debt.The date of first delinquency should reflect when I actually moved out and stopped occupying the unit, which was around January 2023. However, the collector falsely reports the account as opened in February 2024, more than a year after I moved out this is re-aging, and it violates the **** (Section 605(c)).I never received a proper debt validation or breakdown of charges, and I believe this amount is fraudulently inflated. The balance appears to be re-aged, which violates **** reporting laws. I am requesting that this tradeline be removed from my credit report immediately due to the inaccuracies, unsupported charges, and failure to validate.Attached are payment proof, communication with the property, and screenshots of the reported tradeline and Experian reporting history. I am submitting this additional follow-up under the Fair Debt Collection Practices Act (FDCPA 809(b)) and the Fair Credit Reporting Act (FCRA). I am formally requesting:
A copy of the original contract or signed lease bearing my signature
Documentation validating the full amount being claimed
Proof that the company attempting to collect legally owns the debt or has been assigned rights by the original creditor
To date, I have not received proper validation. If the above cannot be provided, the account must be removed from all consumer reporting agencies, and all collection activity must cease. Furnishing unverifiable or inaccurate information is a violation under federal law.

On June 5, 2025, RDAC received a dispute forwarded by the **** on Ms. ****** behalf. After conducting an investigation, RDAC responded to that dispute by marking her trade line as disputed and indicating the disputed information was correct.RDAC is unable to remove this trade line from Ms. ****** consumer reports. It is RDACs responsibility as a data furnisher under the Fair Credit Reporting Act (FCRA) that RDAC report complete and accurate information to the CRAs.

I do not accept RDACs response because the documentation they submitted is inaccurate and misleading. I vacated the property in January 2023, not in September as their report falsely states. There is no proof (photos, signed inspection, or timestamped documentation) of the charges listed. The balance forward of $15,371.72 is unexplained and bloated with arbitrary charges like a Florida financial penalty and cleaning fees without evidence. This violates FCRA 611 for unverifiable and inaccurate information. I am requesting deletion of this tradeline from all consumer reporting agencies.

I am submitting additional documentation to support my original BBB complaint regarding the inaccurate $17,803 collection claim reported by RentDebt Automated Collections on behalf of Wedgewood Apartments.
1. Rental Assistance Was Approved and Paid
I was approved for state rental assistance through the Our Florida program in 2022. Multiple payments were sent directly to Wedgewood Apartments three payments of $835.00 were deposited (FebApr 2022). Two additional payments ($835 each) were placed on hold due to Wedgewoods lack of cooperation. These payments are clearly documented in my attached screenshots.
2. Wedgewood Failed to ********************* Checks
Attached are photos of two physical government-issued checks made out to Wedgewood Apartments (both for $835.00), which were never cashed. Despite being valid payments, Wedgewood escalated the balance and charged late fees instead of applying these funds. This is an example of misapplied or rejected assistance, not valid unpaid rent.
3. False Move-Out Date = Fraudulent Charges
I vacated the unit and returned my keys in January 2023, not September as they claimed. Their records inaccurately include September rent, Florida financial penalty, and cleaning charges long after I left. Ive attached an email from their office (July 2023) confirming confusion over my move-out status further proving I had already vacated.
4. Ledger and Charges Are Inflated and Unverifiable
The ledger provided shows unexplained balance forwards, duplicate charges, and excessive late fees without transparency. There is no signed itemized agreement to justify over $17,000 in charges. Many of these stem directly from ignored payments and mishandled assistance.
This tradeline is invalid and in violation of FCRA 611, and I am requesting:
Immediate deletion of this account from my credit reports (Equifax, Experian, TransUnion)
Cease collection activity
A fair and thorough reconsideration of my dispute, now supported by documented proof

ON 9/13/2022 resident made a payment via ACH for ******* that was due and on 9/15/22 the check bounced back and from there resident didnt make any other payments and the balance continued going up until she vacated on 9/26/23 . No payments for a year , therefore the balance is due.
Please find copies of Ms. ****** full payment ledger which breaks down the balance forwarded, signed lease agreement, and pictures provided by our client, Wedgewood Apartments, attached to this complaint for her records.

This is a formal response to RentDebt Automated Collections (RDAC) reply regarding my account allegedly placed by Wedgewood Apartments with a balance of $17,803.32.
I dispute the accuracy of their response and am requesting further investigation and deletion of this tradeline for the following reasons:
1.
I Was Not Living in ******* in September 2023
RDACs claim that I vacated the apartment on September 26, 2023 is false. I was no longer residing in the state of ******* at that time. This timeline is entirely fabricated or misrepresented. I have documentation proving I was living elsewhere during this period and am happy to provide proof of address if needed.

This is a formal response to RentDebt Automated Collections (RDAC) reply regarding my account allegedly placed by Wedgewood Apartments with a balance of $17,803.32.
I dispute the accuracy of their response and am requesting further investigation and deletion of this tradeline for the following reasons:

I Was Not Living in ******* in September 2023
RDACs claim that I vacated the apartment on September 26, 2023 is false. I was no longer residing in the state of ******* at that time. This timeline is entirely fabricated or misrepresented. I have documentation proving I was living elsewhere during this period and am happy to provide proof of address if needed.

RentDebt Automated Collections, LLC (RDAC) is in receipt of Ms. ******** ****** complaint. RDAC has completed its investigation, and the results and our response follow.
Ms. ****** account was placed with RDAC for collections, on December 21, 2022, by RDACs client ******* Ranch with a balance of $22,650.12.On December 22, 2022, RDAC mailed its initial collection letter to Ms. ***** at her last known address: ********************************* That letter included the required notice of validation rights pursuant to section 809 of the Fair Debt Collection Practices Act and was not returned as undeliverable to RDAC by the ********************
On February 10, 2023, RDAC reported Ms. ****** account to the three national consumer reporting agencies (Experian, **********, and Equifax) (CRAs) with permission from our client, *********************
On March 27, 2023, RDAC received an account adjustment from ******************** for $12,978.57 on Ms. ****** account, bringing the balance due to $9,671.55. On April 10, 2023, RDAC sent a request to the **** to update Ms.****** ********* to her correct balance.
On May 4, 2023, RDAC received three disputes forwarded by the **** on Ms. ****** behalf. After investigating Ms. ****** claims, RDAC responded to each dispute by updating her ********* to disputed and indicating the disputed information was correct. RDAC is unable to remove this trade line from Ms. ****** consumer reports. It is RDACs responsibility as a data furnisher under the Fair Credit Reporting Act (FCRA) that RDAC report complete and accurate information to the CRAs.
As of May 22, 2025, RDAC has not received a direct dispute from Ms. ****** Please find copies of Ms. ****** final account statement and signed lease agreement provided by our client, ********************, attached to this complaint for her records.
We welcome Ms. ***** to contact our office at ************** Monday Thursday from 8:00am to 7:00pm and Friday from 8:00am to 3:00pm Central Time, to discuss options that might be available to her and to assist in resolving her account.
