1 starawful. Run as far away as you can. After moving to MAA in 2020. My rent has gone from 1300 to 2400. This place is terrible, maintenance issues, bugs, and ac issues. The office staff is rude, callous and obnoxious, they will ingore your calls but come into your home unannounced. Nicole York is a disgusting excuse for a human being and should be fired after all of these reviews below. They came into my apartment without notice TWICE and violated my rights. I'm a single mom of 2. They treated me like a criminal while they searched my home from some annonymous complaint. Do better. Don't move here!!!!!Review fromJanise C

1 starFor over 20 years this business shows no proper licensing/registration with the Florida Department of Business and Professional Regulations and no registration of filing a fictitious name for doing business. I entered into a lease agreement with TPC-Brandon on September 10, 2020 and was evicted withe the property name as Paddock Club Apartments. After researching i later found out that there is no license for TPC-Brandon and the only license issued for the property address 921 paddock club dr, Brandon Fl 33511 is doing business as MAA BRANDON dated February 8, 2016 to present.Review fromAdam F

1 starHow it possible they are A+ rating 1 an average of 1 stars. By the far the ************** company I ever have been associated with. As a tentant over the course of a year, I had dozens of problems that took extremely long to fix. They told me when I moved into the apartment everything would be fixed but that was definitely not the case. By the time people read these reviews its usually too late but do your best to avoid this company at all cost. Specifically MAA Gateway. 1 starThere were months of renovations and the contractors they chose left trash all over the community for the duration. The front office left notes for the wrong days work was being done. I would have to bring everything inside from outside each time. When I asked the front office if they could have more accurate communications they said they already do what they can. I contacted MAA headquarters and was told if I email them it will not go to my front office and someone would follow up with me. I emailed them and got an email back from my front office that was very threatening saying I should not be talking to them like that. I would not have emailed my complaint if I were told that maybe it would go to the front office. They had assured me it would not. I called headquarters again and they sounded very concerned and said someone would call me back in a few day but no one did. Today I got an email asking me to review the apartment. I did and stated for it to not have my name on it. One of the questions I answered was that I probably wouldn't renew my lease. A few hours later I received an email back from my front office to sign documents for ending my lease. When I called headquarters again they told me the only thing they can do it send a message to my from office. This apartment management company is terrible. 1 starThis apartment complex has been an absolute nightmare. I've been living here for 10 months, and thankfully, I only have one month left before I can leave. At first, I wasn't even planning to write a review because it feels like they couldn't care less about their customers.Not too long ago, there was a flood in my apartment caused by a heater issue upstairs. They didn't bother to inform me about what was happening. On a Saturday night, the maintenance team showed up and placed a bunch of fans to dry the walls, expecting me to stay in the apartment despite the noise being unbearable. It took them 4-5 days to resolve the issue, and since I don't know anyone in ******, I had to stay in Airbnb and pay for it out of my pocket.But that's not all; a few months later, my next apartment experienced the same flooding problem. It seems like there might be some serious plumbing issues in this complex. To add to the frustration, maintenance went through my personal belongings without giving any prior notice. When I asked why, they said it was for flooding, but that happened 2 months ago, and they couldn't even provide a clear explanation for their actions.The fireplace in my apartment isn't working, and despite mentioning it to them multiple times, they haven't done anything to fix it. This showed me again how little they seem to care about their tenants.I thought my lease ending in August would be a relief, but today, I experienced yet another flood in the bathroom. I'm dreading how they'll handle it this time and what other unpleasant surprises I'll have to endure in this awful complex.I wish there was an image upload section for me to prove everything happened!! 1 starI had issues from the time I moved into my apartment, MAA Park Point in *******. When I moved out, I was charged to replace the carpet when it didn't require it. Now, trying to get in contact with someone other than the assistant manager of the property is impossible.MAA

1 starThe air conditioning unit has been non-functional since the inception of the lease in January 2023. I have opened multiple maintenance requests over the past six months and was told they will only replace the 20+ year old unit once the system totally fails. The unit finally completely stopped working on June 19th, 2023. I have been forced to purchase my own portable air conditioner in order to have any sort of cooling in my home. There is only windows in the living room so I have been forced to sleep on my couch for over a week now. Their contractors finally came to install a new unit on June 26th, 2023. After watching the contractors mess with my personal belongings through my camera, I came home to still no air conditioning. I went to the leasing office but the leasing agent was not aware there was still an issue. A maintenance worker came into the office and told us the contractors messed up the wiring. Understandably frustrated not having central air conditioning in 90 degree plus ******* Summer due to your neglect and incompetence, I stated I will not be renewing my lease. The maintenance worker stated that when I own a home, I can hire whatever contractors and work at whatever pace I choose. He further stated he does not care if I do not renew my lease. I assured him MAA generally wants to retain tenants who pay on time paying and have zero community complaints as long as they can. Lastly, I have contacted their corporate headquarters numerous times over the past week for some sort of relief but keep getting deferred back to the leasing office. It is clear to me the local leasing office nor corporate cares uphold their obligation to maintain a suitable living environment for their tenants.MAA

1 starMAA is a good property for renting apartments but however , I was assaulted and it was recorded by assailant under age children the two of them. I had maintenance worker telling me what a member of management has allegedly said that was the I was aggressor starting rumors the Property Manager needs retraining the assistant property manager should be the the property manager in my study of management there is always two sides a situation why cant a Property manager remain neutral and understand that this has been going for 17 months not from one incident by the pool their has been 5 incidents that I kept quietly to myself and not notified MAA this property manager dont have the facts of the situation this is 5 incidents out of this one neighbor. I served my country in ***************** Army and no one should be assaulted no matter how loud I was ineffective management is what Im dealing with but if management can get training on customer service this would be the ideal place to live. I have had three tenants tell me they are not renewing their lease because of the disrespect from the rental office. 1 starThis has been one of the worst years Ive experienced living in an apartment complex. I thought I was moving to into a luxury apartment, I have seen rats bigger than dogs. The water smells like garbage. This is the same water they want me to brush my teeth with, nothing works. Nothing is fixed its just replaced with something older. There are three coats of paint peeling off of my patio that fall onto my head every time I go outside, my car was towed. It cost me almost half of what I pay for rent to get it out, when they tow my car. And when I try to get my car after it was told, they had the wrong phone number on the Tow signs inside the parking garage, so I had to wait a day to get my car, which cost me more $. I have been here almost a year never have I received a gate fob, when they finally got some in stock, they wanted me to pay $50, none of the security gates work. Anybody can come in and out whenever they want. This is the worst apartment complex in the ****************** area. literally! they trick into moving down here by giving you a good deal, one free month. post Mid town Square in ******* *****. Do not move here. There are other complexes around the area that are just as affordable and way nicer. Dont make the same mistake I did.
