    THE WORST COMPANY EVER!!!! contradictory information cannot even confirm payments adequately DO NOT go through insurance with them, just pay it separately yourself. SUCH A HEADACHE.

    Appreciate the message above - I acknowledge outreach was attempted, but I had called back left 2 voicemails at this point indicating the best time for outreach, and responded to the latest email. No response since then.

    The online portal does NOT work. Have had to register three times since this trash company bought my mortgage. Now it's telling me "We don't recognize that log in". Forgot password / username or reregistering does not work. This company is absolutely terrible. It's going to cause people to go into foreclosure. I'm active duty military currently deployed (calling isn't an option!) and I can't even get an email response about **** let alone being able to pay my mortgage.

    Service Mac took over servicing our mortgage in Sept 2024. Since then weve received multiple incorrect statements and payments that have gone missing. Every time we call they say they will correct. Its gone on so long that theyve reported us late to the credit bureau and we got dinged 96 pts on our credit score!! We are now receiving foreclosure letters in the mail even though we are actually two payments ahead! I was told today that they placed our payments on the wrong loan and are in the process of correcting it. This was our 4th call for correction. I have had to threaten legal action to get it resolved and will be taking that action if its not corrected this week. Terrible service. Never do what they say they will do. And continue to ask ME to be patient while they tank my once excellent credit score..something must be done.

    terrible service. I am consistently getting late fees even though I pay on the 25th of the month and payment isn't due until the first (example I pay 2/25 and it is due on 3/1). I have had the same scheduled payment for years and never had an issue until they took over the loan, I even made 2 supplemental payments to make sure I wasn't somehow behind, yet the late fees continue. Does anyone know a way to get rid of them?Other issues are their site is terrible, never able to get in with user name and password, every time it requires a reset.I have also NEVER seen ANY business issue statements for every transaction. A statement should be a summary of monthly transactions, not a listing of each. Now to resolve the issues they have caused, I have to look at at least twice as many statements as should be necessary.

    ServiceMac, LLC (ServiceMac) values our customers and their feedback. A Customer Advocacy Specialist spoke with you on March 21, 2025, to discuss to your review and concerns in more detail. After carefully reviewing your account and prior to our phone conversation, we had previously addressed your concerns via email explaining your bank bill-pay payments were being sent to the incorrect address. For clarification, the payments were being sent to PO Box ****** and the correct address is PO Box *****. Additionally, an annual review of the escrow account (also known as an escrow analysis) is completed every 12-months and the escrow portion of your payment can increase or decrease depending on the annual homeowners insurance premium and property taxes. Our records reflect the escrow analysis was completed in October 2024 and your payment slightly increased beginning with the December 2024 payment. However, the prior payment amount was made in December 2024 and an additional payment was received to cover the increased payment amount. The monthly billing statement provides the prior months activity and provides year-to-date information, which is the standard format for the mortgage servicing industry. Finally, we always encourage our customers to call and/or email us for troubleshooting website login/password credential(s).     Items you failed to address in your comment. If it is an address issue on the payments how were some applied and some not. A consistently wrong address should result in a consistent result, either all would be applied, or none would be applied. If you receive checks that were sent to the wrong address (the only way you could know what address they were sent to), then why were they not applied correctly to my account. When I sent in an extra payment, it was also left as unapplied but additional late fees were charged. As for your comment regarding monthly statements, how can you have a monthly statement if it is issued multiple times per month. I am still a very dissatisfied customer and unfortunately I am stuck with ServiceMac until enough complaints pile up that maybe mortgage companies find someone better suited to manage their mortgages.

Regrettably, your request was misunderstood as using a debit card transaction and ServiceMac does not accept debit cards. Upon providing the proof of the payment via email, we were able to expediently determine the payment was misapplied. As of February 27, 2025, the payment has been credited to your account with an effective date of February 12, 2025. Additionally, the assigned Customer Advocacy Specialist also spoke with you today, February 27, 2025, to confirm the funds have now been applied too.     Had my mortgage switched to ServiceMac earlier in 2024, what a joke its been since getting moved. Escrow issues, tax issues, extremely poor customer service, non-responsiveness, etc. Genuinely cannot believe theres a poorer company servicing something so important out there.

    This company needs an automated pay by phone option. Every month I have the same issue - my website login credentials don't work. I try to reset my password and still cannot gain access with the temporary password it provides. Have to call the customer service line and get them to reset my password to gain acess. Until the next month when I have to do the entire process over again. Each month I save my password to my computer AND write it down. Still the same chain of events. If I try to "pay as guest" the website says it does not recognize my loan number. I'm staring at my statement! This is a broken, and extremely frustrating, system. If the office is closed you have no way of making a payment as there is no pay by phone option and the website tools are terrible.

    I made early mortgage payments. 2 went through and third for some reason hasn't. I've called 5 times over 6 weeks and get the same excuse. No one there seems to know anything. They verified they have my money but can't explain why they haven't made the ppayment. Everytime they say they are working on it. 6 weeks to make a payment is ridiculous

On September 17, 2024, the monthly drafting of your mortgage payment was established online through the self-service options and the drafting would start with the October 2024 mortgage payment. On October 1, 2024, the mortgage payment for October was drafted. Additionally, a one-time payment (setup on online via self-service options) was scheduled for the same date and this one-time payment posted to the November 2024 payment. We understand this may not have been your intention to pay both the October and November 2024 on October 1, 2024, and we requested proof the funds cleared your bank account to issue a refund. The documentation received did not have the clarity to show the payment cleared the bank account. We request the proof to ensure both payments cleared the bank account to issue the refund, if the payments were posted within the last 10 business days. We will have a Customer Advocacy Specialist contact you within one business day to review in more detail and you may also contact us via email at **************************************
