1 starNeed to have negative ratings as this company is the lowest of the low. I agree that this company should be investigated for FRAUD! They took over my account and immediately put some forced insurance (which is not needed) that raised my payment by 1.5x. If you are placed with these a-holes, run, don't walk, and find someone else to take care of your loan.Review fromKaren P

1 starThis is worst mortgage company Ive dealt with. They werent able to communicate to my insurance agent and let my policies lapse and on top of that they are charging me a lot of extra money to cover insurance they put in place since my current insurance policy lapsed. 1 star********** THIS COMPANY SERVICEMAC THIRD PARTY/SISTER COMPANY TO AMERIHOMES MORTGAGE. THESE COMPANIES SHOULD BE INVESTIGATED ON HOW THEY CONDUCT BUSINESS THESE COMPANIES ARE EXTREMELY SHADY AND FRAUDULENT ! I STRONGLY RECOMMEND IF YOU HAVE OTHER OPTIONS TO GO WITH ANOTHER MORTGAGE COMPANY DO SO. RESEARCH THESE TWO COMPANIES AND READ ALL THESE REVIEWS WHICH ARE ACTUALLY HAPPENING OR HAS ALREADY HAPPENED TO HARD WORKING PEOPLE ESPECIALLY SENIOR CITIZENS. 1 starServiceMac services my mortgage account including making payments from escrow for property taxes and homeowners insurance. My insurance premium due 7/29/25 was not paid on time and I was required to pay it myself to avoid a lapse in coverage. ServiceMac requested their team make the payment for insurance on 7/10, however, this did not leave sufficient time for the check to be cut, sent and received by my insurer. They need to request payment from escrow earlier enough for receipt by the insurance company (*** in this case) to avoid any lapse in coverage.ServiceMac, LLC

On June 16, 2025, we sent an email advising you of the upcoming insurance renewal and the email was opened the same day. On July 10, 2025, we received the renewal information for the term of July 29, ********* and disbursed the premium from your escrow account on the same day. Regrettably, the payment was returned and deposited to your escrow account. On July 25, 2025, we reissued the payment from your escrow account to the same insurance company. If you paid the premium from your funds, the insurance company will refund the duplicate payment directly to you, as the insured on their account. We understand your concerns, and it is important to contact us with your annual insurance policy renewal. 1 starThis is the WORSE mortgage company ever. The mess up your escrow. Give u a new bill every month. They are the reason I sold my house. I warn you dont you ever use them. I sold my home they paid taxes out after I request a payoff. Then they send me another pay off after I close. Please dont u ever use themServiceMac, LLC

1 starwould leave zero stars if I could, a 1 star is far above what is deserved for these ppl. my loan was transferred to them recently and its been nothing but issues and problems their staff give me different answers for and take no accountability. they did an escrow assessment and my payment went up, less than 6 months later it goes up again and they blame it on property tax. I checked the CAD tax rates for my property and they haven't gone up. they resort to an email to direct all issues and my previous issue I occurred has a "case" has been open for two months with out resolution. Now I'm being charged a grass cutting fee twice and a lock changing fee when nothing was ever changed and the property has rock and not a single blade of grass. feel helpless with this company, I don't even know how to escalate this and/or to who. ***?Review fromLinda S

They won't even answer a simple question without us verifying information in their phone system and then they come back on the line and reverify it. You get so mad, you just hang up. 1 starBEWARE - MAKE SURE TO ASK IF YOUR LOAN ORIGINATOR WILL EITHER USE OR TRANSFER YOUR LOAN TO SERVICE MAC - THIS COMPANY IS THE ABSOLUTE WORST IN CUSTOMER SERVICE - THIS COMPANY NEEDS TO RETRAIN EVERY EMPLOYEE FROM LEVEL 1 CUSTOMER SERVICE ALL THE WAY TO THE MANAGERS OF THE ESCALATIONS DEPARTMENT.Review fromBobbi B

2 starsWe took out a mortgage in November 2024. It has already been transferred twice. It is currently with ServiceMac, LLC. We made our June payment and was mailed to *********. They sent the payment to Service Mac due to the transfer of the loan. We have received ***eated non-payment notices for our June payment knowing we made it. I called ServiceMac today and was told that we still owed almost $300.00 due to an escrow shortage. I explained to the rude ***resentative e for ServiceMac that I informed ********* we did not want the escrow as we pay the taxes and insurances ourselves. So communication was lost again when transferring to ServiceMac. The sickening part is I was told by the rude ServiceMac *** today that they cannot accept a "partial payment" or apply a "partial payment" to our loan and it will continue to show late until we make the escrow shortage payment. What kind of customer service is that. It is unacceptable. We made the payment we were told was due and they tacked on an additional almost $300.00 and now we are late. Then I requested the escrow be taken off of our account. I was told she would put the request in and I should wait a few days and call back and request they email me the request to stop the escrow on the loan. What in the world kind of run around is that! Just send me the form so we can sign it. Then I asked for the extra that will be in the escrow account to be applied to the loan and was told they couldn't do that either. RUN RUN RUN from this place. If you read all the negative comments, ServiceMac comes back with an excuse to make themselves look glorious. I do not recommend this company. Stay away. We will be refinancing locally. Unreal that they are holding our payment and not applying it to our loan because it is a partial payment according to them but yet we paid what was billed.
