    ServiceMac services my mortgage account including making payments from escrow for property taxes and homeowners insurance. My insurance premium due 7/29/25 was not paid on time and I was required to pay it myself to avoid a lapse in coverage. ServiceMac requested their team make the payment for insurance on 7/10, however, this did not leave sufficient time for the check to be cut, sent and received by my insurer. They need to request payment from escrow earlier enough for receipt by the insurance company (*** in this case) to avoid any lapse in coverage.

    This is the WORSE mortgage company ever. The mess up your escrow. Give u a new bill every month. They are the reason I sold my house. I warn you dont you ever use them. I sold my home they paid taxes out after I request a payoff. Then they send me another pay off after I close. Please dont u ever use them

    would leave zero stars if I could, a 1 star is far above what is deserved for these ppl. my loan was transferred to them recently and its been nothing but issues and problems their staff give me different answers for and take no accountability. they did an escrow assessment and my payment went up, less than 6 months later it goes up again and they blame it on property tax. I checked the CAD tax rates for my property and they haven't gone up. they resort to an email to direct all issues and my previous issue I occurred has a "case" has been open for two months with out resolution. Now I'm being charged a grass cutting fee twice and a lock changing fee when nothing was ever changed and the property has rock and not a single blade of grass. feel helpless with this company, I don't even know how to escalate this and/or to who. ***?

    We are new to this company and cannot call to ask a simple question without having to verify ALL of our information like 10 times. They won't even answer a simple question without us verifying information in their phone system and then they come back on the line and reverify it. You get so mad, you just hang up. Completely ridiculous.

    BEWARE - MAKE SURE TO ASK IF YOUR LOAN ORIGINATOR WILL EITHER USE OR TRANSFER YOUR LOAN TO SERVICE MAC - THIS COMPANY IS THE ABSOLUTE WORST IN CUSTOMER SERVICE - THIS COMPANY NEEDS TO RETRAIN EVERY EMPLOYEE FROM LEVEL 1 CUSTOMER SERVICE ALL THE WAY TO THE MANAGERS OF THE ESCALATIONS DEPARTMENT.

    We took out a mortgage in November 2024. It has already been transferred twice. It is currently with ServiceMac, LLC. We made our June payment and was mailed to *********. They sent the payment to Service Mac due to the transfer of the loan. We have received ***eated non-payment notices for our June payment knowing we made it. I called ServiceMac today and was told that we still owed almost $300.00 due to an escrow shortage. I explained to the rude ***resentative e for ServiceMac that I informed ********* we did not want the escrow as we pay the taxes and insurances ourselves. So communication was lost again when transferring to ServiceMac. The sickening part is I was told by the rude ServiceMac *** today that they cannot accept a "partial payment" or apply a "partial payment" to our loan and it will continue to show late until we make the escrow shortage payment. What kind of customer service is that. It is unacceptable. We made the payment we were told was due and they tacked on an additional almost $300.00 and now we are late. Then I requested the escrow be taken off of our account. I was told she would put the request in and I should wait a few days and call back and request they email me the request to stop the escrow on the loan. What in the world kind of run around is that! Just send me the form so we can sign it. Then I asked for the extra that will be in the escrow account to be applied to the loan and was told they couldn't do that either. RUN RUN RUN from this place. If you read all the negative comments, ServiceMac comes back with an excuse to make themselves look glorious. I do not recommend this company. Stay away. We will be refinancing locally. Unreal that they are holding our payment and not applying it to our loan because it is a partial payment according to them but yet we paid what was billed. Any attorneys out there??

    This company says they have taken over my mortgage. They can not provide me with any verifiable information. I have called multiple times and no one can help me. At this point I suspect this is a scam.

    My mortgage got transferred here. My first payment was already mailed to original company. The original company wired it to this investor, service MAC still hasnt credited my account with the payment. They say they dont have the payment. Communication is terrible. They are not fixing the problem only calling and calling and calling but not noting anything we speak about so call me again to repeat, repeat, repeat! Find the dang payment and credit the account! Not to mention laws that state Im protected when companies change loans! This is the worst company I have ever dealt with. How do I change my mortgage somewhere else!?!?

On May 21, 2025, we mailed you a Servicing Transfer Notice informing you that the servicing of your mortgage would transfer to ServiceMac effective June 1, 2025. We understand you made your payment to your previous mortgage servicer and that payment needed to be forwarded to us in order to be credited to your account. On June 13, 2025, we received the wire transfer from your prior servicer. The payment was posted to your account on June 16, 2025, with an effective date of June 6, 2025the date your previous servicer received the payment. Please note that during a mortgage servicing transfer, there is a 60-day ***** period during which no late fees are assessed and no negative credit reporting occurs due to the transition. We understand your desire for immediate confirmation regarding the status of your payment. At the time of your calls, that information was not yet available. However, our records indicate that our team noted your inquiry and confirmed the payment was in the process of being forwarded.     I called ServiceMac on 5/17 to make a payment via my lenders requirement for Rate Lock Expiration. I made it very clear what this was for and stated it at least 5 times to avoid any confusion. The **************** *** still didnt understand and applied the payment to the wrong place. After speaking with my lender ****************** we both called ServiceMac and we explained that the payment needed to be refunded to me so that I can have it re-applied to the correct place. This customer service *** missed a digit in my account number as a result my bank rejected the transaction. On 6/3 I again called ServiceMac to alert them that the account number was incorrect and to make the correction to process AGAIN. At the same time I requested escalation for a manager to call. On 6/4 I called back to get an update to find out from the customer service *** that the wrong task /request was submitted and the request was closed. Again requesting the correct account information. Since I have NOT received a call from the manager I ask for one ONCE AGAIN. After waiting for 8 mins none made themselves available.
