      AR is a terrible Company and gauge their good paying residents for EVERYTHING from extermination fees ( for insects already in the building). They charge the most astronomical late fees , twice a month. Their rent increases average $200 - $300 at the end of your lease. Every year. They charge you for cleaning the carpets for the next tenant when you give your notice. The fee is $225. They only pay less then $100 to clean carpet, the contractor told me what he charges.They will not take your call and maintenance is rude and has access to your home. Terrible Management Company. Stay away!

      Zero stars if I could. Terrible place and terrible people managing it. I moved to ****** Pointe on 08/08/2022 and there was no inspection or walkthrough, I made the inspection and took pictures of everything. I gave them a list of all the issues they needed to repair, but I never received a response or the issues fixed. One day I found my door unlocked and open, went to the office to tell them and they said it was because maintenance went in (without letting me know) so they left my apartment open. Of course I left when my lease ended, I gave them a notice with more than 60 days as they asked in the lease and took all my stuff out even before my time ended. On the last day I went to check and finish the cleaning and they had the lock changed already, I asked the manager (***************************) why they changed it if I was still on time and she only said "Oh well, we always do that", anyway they open my door and I checked everything was on order and took some pictures, I also asked her to come with me to do the final inspection and she refused to go claiming she wasn't the person to do the inspections. I left her the door key and the mailbox key and asked her for my deposit back and she told me she was sending me the check to my new address so I wrote it down for her. My last day there was on 02/29/2024 and after 15 days I received a letter from a "debt collector" (not itemized) saying that I owed them $1200 so I went to ask her what was it, and I guess she got mad because now I received a letter with the amount increased to $1400. They don't confront you face to face they only tell you to call the Resident Advocate that they own and make it look like a debt collector but when you call to check why I'm in collections at this time, they say "We are Pre-collections from the same company", they only advocate for the Company. DO NOT MOVE HERE, they will steal your money for no reason and the worst thing is that they actually can ruin your credit even if you are fighting it.

      I have been a resident at Hamilton Place since Sept 2021. I spent half my time there in unit ***** and since June 2022 I have moved up to ***** unit in same building. During that transition, I paid all transfer fees and anything asked of me and was NEVER late on my rent due to the fact I used your portal to have my rent taken out on the 1st of the month. When I switched apartments the office manager sent me an email stating that the amount of the rent is different due to moving to a different floor and that I should make sure the new amount was correct. So I did and assumed it would just continue to come out on the 1st like it was the whole year prior with no discrepancies. It is just now being told to me, after I called to ask why I had to pay $383 late fee, that I have been getting charged a $173 late fee for my rent being late every month! The office manager looked and said it has been coming out on the 4th of every month since June 2022!There is absolutely no reason I would have moved it from 1st to 4th especially if it would make it late every month! I use the auto pay system for that exact reason- TO NOT BE LATE.I cant believe I get a letter/email for every other discrepancies on my account but not once did the staff who know everything else that goes on with my account, failed to mention this was happening? Your property manager, ****, went back and looked and said it has been coming out like that since June which is exactly when I was switched to the different unit. Which means you guys have charged me $1600 for something I didnt even know I was paying late! I never changed the date so why did it come out on the 4th? Makes zero sense. Why would your system allow someone to pick a date thats gonna make their rent late or get this rediculous late fee amount. I am really upset I have been taken such advantage of and would really like to speak to someone from the A.R. Building lease management team. *******************************

      DONT MOVE HERE! it's a money racket. We moved here in Nov 2023 with 2 Labrador Retrievers. We pay an extra $80 a month for them. We were asked last month to get DNA testing by taking a swab of their mouth. They charge $350 for every time they find p*** outside not picked up. We just received an email saying we owe them $2450 on top of our $2100 we pay for rent for dog p*** that was supposedly not picked up from last November! This is absurd as we go out of our way to pick up our dog p*** with headlights on our heads at night! If you are rich and can afford $2450 out of your pocket and don't mind extra fees and live in a studio apartment then this place is for you. If your the average *** DONT MOVE HERE!

      No stars from me. It was an okay place to live in between owning a home. Like other people on here, they ding you for everything. A few cat scratches just on the edge near the doorway and they replace the whole carpet. No inspection or walkthrough while we were still there. They dont confront you face to face. They hound you later with their collection agency Resident Advocate which is a serious misnomer as they only advocate for the Company. Im filing a complaint with the Attorney General in my state to see what more can be done

      I rented from this company for six years - never late with rent and a good tenant. Notice was sent 08.03.23 I will not be renewing my lease and I was told that the date on the letter to give notice by, which was 09.01.23, will not be honored, therefore, was charged a late notice fee. I was also charged for Oct insurance when I moved out Sept. Approximately a month after moving out, I received a final payment letter (not itemized). The letter stated it must be paid within 15 days via online or check sent to the address below or it will be reported to the credit bureaus - this was at 11am. By 4 pm I went to make payment and was directed to a debt collector asking for an account number and pin. I called the leasing agent and was told they do not know the process, have limited information, no one has paid so quickly, and so on. Because I am a responsible adult, I sent a check the morning made out to A.R. Building Company to the address provided in the letter sent via email. The following day, I called the number and was told they do not have an account for me. The next day, I receive a letter in the mail from the collection agency with an account number and instructions on who to make the check out to. I called the number again and was told I now have account and they do in fact collect for this company, but do not report to credit yet as they are a third party collector. I then paid over the phone, charged an electronic fee, charged another fee to stop payment on the check I already sent all because one could not type a letter with simple instruction, a clear explanation, or inform their own employees of the process. ALL OF THIS INFORMATION COULD HAVE BEEN CLEARLY TYPED OUT IN THE ORIGINAL LETTER THAT WAS SENT VIA EMAIL EXPLAINING IT IS JUST A THIRD PARTY COLLECTOR - DOES NOT EFFECT YOUR CREDIT AT THIS TIME AS MOST OF US DO CARE ABOUT OUR CREDIT AND ARE RESPONSIBLE - CHECKS SHOULD BE MADE OUT TO...ETC. Positives: excellent maintenance and some office staff.

      Zero stars for this company. We moved into a brand new property that was appealing to the eye, but construction is very cheap. Paint on the walls is damaged by the smallest things, which we have heard from other tenants that they charge ridiculous amounts to repair. The walls are cracking and the building is less than four years old. We also had an issue where there was a lapse in our auto-payment setup. We were set up for auto pay for our entire stay, but due to annual increases in rent payments, my wife had accidentally set up a one time payment instead of auto pay. But, the company does not notify you of your missed payment until 10 days overdue, at which point they are already charging you two late fees for an extra $400. We also went an entire summer without a functional icemaker in our refrigerator. We were patient and courteous while jumping through the hoops that they required. But, when I sent an email and made multiple calls to corporate about these issues (late fees, broken fridge), they were simply brushed off. Being a tenant for 3+ years, I expected a bit of leniency, but they just flat out said no without any explanation. I cannot stress enough how unfair and shady the practices of this company are.

      Trying to resolve a SPRINGHOUSE LOCATION lease issue due to family tragedy, so far NO EMPATHY or RESOLUTION from the local SPRINGHOUSE STAFF concerning a lease that has not even begun yet. Just business as usual to them and on top of that they will not give out their next in the chain of command's contact information. Everybody has a boss and I would hope the bosses would want to protect their COMMUNITY RELATIONS, these local Springhouse employees do NOT own the company so their must be a protocol in force when you feel they are underperforming with their job duties or sadly just simply just don't care enough about their good 10+ years customers.If this issue is not resolved and they continue to be callus to FAMILY EMERGENCY SITUATIONS, ALL (3) **************** stations WILL be contacted with the story to include other social media outlets.I WILL update if problem is resolved.

      My tenant rights were extremely violated by ***********************. I paid about $8000 to leave because my right to quiet enjoyment was nonexistent, and I was dismissed by the office because I live alone (discrimination based on familial status)They now want me to pay another $1300 and wont tell me why.Thats $9,300 just to get some peace and quiet.

      Run far away from this place. Do not take its F rating lightly. This corporation is greedy and is not here to make a happy home for their residents. They give you false information, run your credit, take your deposit and then decline you due to an animal not looking how they want. Yet breed paperwork states otherwise. Parkside estates is absolutely horrible.
