December 2021 From the beginning there has been and ongoing issues. From interacting with the office staff to the maintenance staff. I've had water leaks that lasted 14 days. Their refrigerator leaks water. When my upstairs neighbor shower , their water drips in my. Shower. The dishwasher has NEVER worked. Maintenance ruined a brand new couch. Last to mention its infested with rats. I can absolutely tell and know they are only here to collect a check. They do not absolutely on any level care about the service they render. They abide by no mission statement. And from reading the review, WOW. How is this acceptable? How are they surviving in business with the service lack of service they provide. I am a resident of Odin Properties. Odin has a systematic practice of overcharging for rent and assessing their residents late fees for non- compliance of renter's insurance even though they have been provided with documentation of insurance. I reached out to the corporate office and received an email from regional manager *******************************, She assured me that my policy was uploaded to my account and all non-compliance fees would be removed. They were not and I am still being charged a $15.00 non-compliance for renter insurance. Odin Properties receives Federal HUD Dollars which I believe they are in violation in many of their financial transactions with their residents. I have had so many financial issues with this company from overcharging for rent from 10/22 - 1/23 (which they did correct). The constant overcharge of inaccurate fees to my account is very stressful. I spend a lot of time emailing their corporate office (at least once a week), to resolve this issue with no reply. .As a senior citizen, I feel Odin Properties systematic practice of assessing non-compliance fees is financial exploration of their senior citizen residents.Initial Complaint

Unsafe and unlivable living situation while renting an apartment that has central air conditioning. Management refuses to answer the phone or have a technician fix the problem despite my informing them for months.Business Response

Hello,
We received a complaint about an HVAC not working on the weekend of April 16th.We responded by sending out a maintenance tech to acknowledge and repair the issue. Once we realized we needed coolant for the system we contacted an HVAC company who came out on Tuesday the 18th to make the repair. This was in April and the weather was mild and in no way was the unit unsafe or unlivable as the statement reads in the complaint.

I have time stamped photos that the interior of my unit exceeded 80 degrees and in some cases 85 degrees despite April weather. The windows cannot be opened because they are sealed for safety in our unsafe city and due to being on the first floor, and any use whatsoever of the oven, stove, or machinery vents into the living space - including the laundry machines and dryer for clothes. It was INDEED uninhabitable at that time, and the only way I cooled off my unit to a reasonable 70 degrees was by propping open a building door and my door to my apartment on the first floor for over 2 hours in the dead of night.

Hello,
We received a call on Sunday about the HVAC unit not working in **** ******** unit and sent a tech out to assess. Once the tech got there John was not home and did not allow access to the tech. We then came back out on Monday to assess the unit and needed an HVAC technician to make the repair. The HVAC technician came out on Tuesday to make the repair. We responded diligently to this complaint and made the repair in a timely fashion. Also, this was April and not yet hot outside so to claim his unit was uninhabitable is completely false. His unit has been working since April and we have had no further complaints from John since that time.

I use to live at this apartment complex for twelve years my address was **** ***** **. Apt * St. Louis, MO. *****. I never received my security deposit in the amount $500 and something dollars and they told me that I would be only getting $ 449.00. When My security deposit was $500. There was nothing wrong with the apartment when I moved out. They continue to give me the run around about sending the money out, and then they sent it back to corporate. Odin Properties are crooks. Every review that you read about the horrible living conditions, attempt to s**** you over financially, and lack of care and support are true. Im not sure how the BBB has not taken action against them. They do not want to pick up your phone calls, and they don't even want to deal with you directly. They charge you for things you shouldn't be charged for, at unreasonable prices, and then send your account to collections with no correspondence with you at all. You will have to stalk *********************** to get any kind of correspondence, and you'll be lucky to get a follow up (if they haven't already told her not to speak with you). It's sad that they will also choose to try and reach out based on reviews, however treat you like s*** as a paying customer/tent.Customer Answer

My account was continuously charged for renters insurance even though I submitted proof of having renter's insurance prior to moving in. There was water damage in my living room for about a month or so from a leak in another apartment that was not addressed before I moved out. I also submitted a maintenance request for a leak in the bathroom which no one showed up to address until a week after the leak had stopped itself. My account was sent to collections with a $75 fee for a dirty refrigerator, on top of the insurance charges which should not have been on my account at all. I paid the ****************** just to prevent negative impacts on my credit. The company made no attempts to reach out to discuss these charges prior to sending my account to collectors regardless of my numerous attempts to get in contact with them to address the concerns. Odin Properties is the owner and manager of ************* Apartments in Frankfort KY. We applied for one of their apartments on 10/16/22 paid $70 application fees. Started ***** security deposit at $36 and ********* insurance at $22 a month on 10/19 at the instruction of the manager for a 10/24 move in. Never heard a word till 10/30. She called and said it wouldn't be ready due to needing new floors and would be at least a week. Never heard a word from her. No calls answered. Was told ******* was let go and that our apartment would be ready on 11/20 after o contact from anyone or any calls/emails returned. 11/20 came and went. Went to the office cause no one would return calls for weeks finally got the new manager *************************. She said would be ready in two weeks waiting for a tub to be installed. Had to again renew our lease for yet another month. 12/16 came buy she said would be ready by next Friday for sure. Came by and nothing. Went in on Monday morning 12/19 couldnt find anyone but our move in date online was stated as 12/26 now. We went back on 12/26 and the maintenance guy said she was no longer with the company. And to talk to someone at their sister company who then said everyone is on vacation till Tuesday January 3rd and it will be answered then for sure. That date has come and gone and not a word. I have called both apartments at least 100x no answer. I have called Odin properties and been hung up on multiple times for asking who I can talk to. “We can’t help you call the property manager at the apartment” which there isn’t one? We have renewed our lease month to month 3 times with penalties. We have paid 3 months of ***** Deposit and *********. We missed over two months of living cause our house is packed for their ever lingering move in date. We’ve missed other nicer apartments because we were told we signed a lease that we never signed. And most importantly we have no place to move to and wasted time and lots of money and have been ran around.Initial Complaint

I am a current resident of Odin Properties in **********Townhomes in Bridgeton,N.J I have been charged an exuberant inflated amount for water and sewer, I have been double billed numerous times. I was charged a higher rate for a service fee to pay my rent using the online portal. My lease renewal was raised by $120.00 . When I inquired about these concerns my lease renewal was removed. The property manager has forged documents, harassed me on a monthly basis and offered to allow me to opt out of my current lease early. When I declined she removed my options for lease renewal. I have spoken with other residents that have said they don't pay a water and sewer bill and their rent has not been increased. I am supposed to receive a Bill for water and sewer but I don't. I have informed management about this and stated that I would not pay the charges without a bill. I received an online statement from a company that I have never heard of. My concern is embezzlement and fraud using a dummy company. I am looking for an attorney to take them to court and there should be some kind of federal investigation concerning these property owners.Initial Complaint

I live in *********** Apartments with my sister and the condition will live in are deplorable. There is a infestation of roaches, mice and major repairs that need immediate attention. I have to contacted management for plumbing issues but maintenance did not want to enter the apt due to there being a dog in the apartment, but the dog was put up, and maintenance was informed, but they never returned to the apt. Also, there are the sink in the bathroom sewage would come up, did not have water for three days, sewage coming up in the tub. Tenant states that there is an infestation of roaches and mice.. We contract with ******** Extermination Service, and we treat our buildings on a regular basis but it up to the tenant to keep their housekeeping up to par. Unfortunately, all tenants don’t keep house the same way and we are forced to treat on a regular basis to try to combat any infestations.
Tenants also have an unauthorized pet that is of an aggressive breed and we were unable to enter the apartment on several occasions but finally was able to address all the issues reported. I will be addressing the unauthorized pet. Currently I am not aware of any other concerns that need to be addressed.
I would also like to add that I am the new Property Manager at ****** **** Apartments and started the beginning of November 2022. have been addressing previous and present concerns diligently.

In response to this there are still many issues going occurring. First let's address the Roach/Mice infestation that hasn't been handled properly or quite frankly at all by this management company. Here is Video/images occurrences of the ongoing issues within the apartment. I also have provided photo evidence of my proof of pet deposit for my animal. I am not responsible as a tenant for the switching of the management team with that being said its not my position to ensure my pet was signed onto the lease after I paid the deposit for them. They may contact me anytime about arranging times to come inside the apartment to ensure that my pet may be put away and that im home. The issues with the plumbing in the tub has been resolved but the sink has not, with the maintence team they ended up breaking the handles on my bathroom sink in the process. With that being said there is still work to be done fixing the issues and coming to a resolve for this conflict please contact me about any additional info. Thanks

Leased unit *** of ****************************** after a move from unit *** (Starting August 23, 2021) due to an infestation and humidity issues. Deposit of $1250 was satisfied by tenet 8/19/2021.
