1 starI have never ever rented from such a scamming company that will find a way to rack up any charges that they possibly can to put you in debt with them and you can never get out of that debt!! I am absolutely disgusted with this company!!! NO ONE RENT FROM THIS COMPANY EVERRRRRRR!! They are the worst I have EVER seen or experienced renting from!!!!!! 1 starThey photoshop the grass to appear as picture perfect lawns. They want you to water the lawn in the winter. They acquire outdated homes and have a "renovation" team come in and update the home. They never respond to emails or texts. I spoke to a human being twice, that was when I was told I was approved, and then at move out inspection. Stuff was falling apart 3 months after move in. They nickel and dime you once move out is complete and they hit you with random "damages". All the floors in the home were sagging and not a single countertop was level. Huge gaps between floors and baseboards. Oh, and I almost forgot to mention, they painted over weeds that had grown onto the exterior brick of the home. They say you wont have to pay a security deposit, you will. It is just labeled as different fees before you even move in. STAY AWAY. PLEASE LOOK FOR RENTAL PROPERTIES ELSEWHERE.Review fromJasmine M

1 starIf I could give zero stars I would. I lived in one of their homes for 2 1/2 years. I was never late making a payment. When I moved out I made sure to clean up, I patched up all of the holes that were made when I hung up my decor. I replaced all of the ********** left the place in good condition. When I did the final move out walk through with one of the gentleman from American avenue he told me not to paint (I bought paint & planned to paint) he also told me not to shampoo any carpets because he would have it done & I would not get charged for it. JUST FOR THEM TO TURN AROUND & KEEP MY WHOLE DEPOSIT AND CHARGE ME FOR THINGS THEY TOLD ME NOT TO DO. American Avenue is unprofessional and sketchy. 1 starIf I could leave 0 stars I would. This is the absolute WORST company to ever do business with. My family and I are actively searching for a new home due to violence in our current location. American Ave have stunning homes, we begin touring some homes in mid May. Once we got inside, the houses were in shambles! Ceiling parts falling, windows with cracks in it, YOU NAME IT! We tried to contact them to notify them of the conditions, in which we received an instant email stating we would have to fill out an application to be able to talk to someone. Mind you, the application comes with a COST $50 PER PERSON! So we looked into other properties because I didnt feel comfortable with the company. We didnt like the other houses from the other management companies and saw another stunning house on American Ave. My mom and I requested to do a a self tour at different times, today, 6/7, in which both of our codes DID NOT WORK. We emailed, we received an instant email back with the same code that did not work (suggesting this is AI). I sent another email stating I want to talk to a human representative, in which I received another instant email stating they only communicate with individuals who have already submitted an application. How can you expect someone to give you money, but do not have clear communication from the beginning?? ******** company, and obviously a scam!Review fromBryana Z

1 starI applied for a home with American Avenue recently and was denied through the 3rd party screener they use. I was denied for a rental balance from Nov. 2019 that I have been fighting and disputing since Sep. 2019 before it even went into collections BUT before applying I already paid the balance just because the issues I previously had with finding a new rental and even had the paid in full letter. I have also never been late or missed a rental/utility payment. The person that highly recommended American Ave herself has a recent bankruptcy on file and also her cousin has been evicted from every home she has rented with a minimum of 5 rentals within recent years but they were each approved for their own place. American Ave claimed in the credit requirements that the score has to between ******* but mine was a allegedly a 537 since ********** hadn't updated the balance change on their end. I tried emailing every email address that I could find even the leasing email they tell you to contact. Each time you do finally get a response it is a different person writing you. I was willing to provide the paid-in full letter, rental payment verification, utility payment history, and everything else they needed. American ave seems to have a bunch off issues because they even still have listings on Zillow of houses that ae already rented but sent me texts to be able to tour the home until within 24 hrs getting a automated text and emails that the house is was already rented and they made a mistake and to find another home to tour.Review fromAshley R

1 starI WILL NEVER RECOMMEND THEM!!! My kids and I moved in 2023 and the section 8 inspection was going to failed them but seen me start crying so they approved the house. (BIG RED FLAG) The carpet was filthy before we moved in. A month after we moved in the basement start leaking and kept doing that every month. S*** was falling apart within a month or two of us being there. Pest control issue real bad..Then they had the nerve to asked for $1700 for that house knowing **** well it's raggedy and they already failed inspection 3+ times of us being there. Section 8 decided that we can moved out before 3/31/25 I already hurry up and find my kids and I something better and we moved out on the 10th. God finally answered my prayer ???? These MFS had the nerve try charge me for April and May rent even though we ain't there anymore and the neighbor kept throwing his junk in the backyard as we was moving out and they charged me for his s*** They won't stop blowing up my emails and my phone. Saying that I owe them so much money they just adding money knowing that I'm on section 8 and can't afford that s*** I feel sad for the next person that gotta deal with them and move in that house with them type of neighbors. I ???? that section 8 take them off they don't give a F*** ABOUT THEIR TENANTS THEY'RE MONEY HUNGRY..PLEASE DONT RENT FROM THEM!!! I WANTED TO STAY IN THAT HOUSE UNTIL MY OLDEST DAUGHTER GRADUATED FROM HIGH SCHOOL BUT THE WAY THAT EVERYTHING KEPT BREAKING AND COMING APART IT'S WORTHLESS. 1 starThis company is scamming honestly. You go on self guided rental property tours then when you try to reach out to someone or anyone for that matter for questions before and after applying, no one but automated messages are sent to you by different phone numbers and emails. I spoke to one person on their security team days after trying to get a live person and it was only because I was inquiring if I was being scammed because they use a findigs website for you to apply. I asked about an agents name that I saw with the company sent me an automated message and he said he had no way to get me in contact with her and that she was a real agent. Multiple listing are on Zillow as a verified source through American Avenue with their link although none of the homes actually show on the company website. Then I paid $50 for one application and get denied because they use an artificial intelligence resident score from transunion without considering real factors like the fact that Im a military veteran, have a 673 credit score, high paying job for years, good rental references,&no judgments or evictions or money owed to prior companies before during or after the bankruptcy because the bankruptcy was literally due to hardship. I also had that same bankruptcy discharged in 2024 with court and lawyer proof and they did not even bother to look. It was a waste of money and time honestly. 1 starFirst Ill start with the process of viewing was very simple,as well as the application but I feel like it may be a scam. My friend completed an application for a rental property and was denied. We looked over the requirements and he over qualifies. However, the reason that they provided was very incorrect information and when we tried reaching out to speak with someone we didnt get any response and now that Im reading these reviews I feel so bad for my friend and his kids because I recommended without doing my research until now & they were put in such an awkward situationAmerican Avenue Property Management

1 starY'all are catfishing people with the pic of the property provided. The lot is way over grown and the lot next to it. The house is so dirty on the outside. I received an email after I scheduled to view the house that said I would get an email 24 hours ahead of time with info on how to access the house. Did not receive that. It is absolutely impossible to reach an actual person. I received an email from ********* *******, she has a phone number listed that she did not answer ever when I called 3 different times. "leave a message or just text me!" Nothing. No response. Day of my tour, receive a text 15 MINUTES before my scheduled time with a code. Drove past the house, not inviting at all, missed it on my first drive by because of how over grown everything is. Didn't even do my tour.Review fromBen S

1 starDon't even attempt to apply for a property managed by this company. They waited until my wife and I submitted our 2 x $50 application fees before telling us the property was already leased to someone, even though the listing was still on Zillow and we were in steady communication about it the past couple days. This was followed by constant badgering to "transfer your application to one of our other properties!" Don't trust any of their listings. It is likely a bait and switch to coerce you into applying for something less desirable and more expensive.Trying to rectify the situation was like talking to a wall. "Unfortunately, it is possible for an application to be approved while another applicant secures the home by paying the hold fee during that time."For reference, even if it was just a bad coincidence: In the same week, we had 2 other property management companies not allow us to submit applications because they were currently considering another application. I wish we researched them prior to applying. Judging by the other 131 one-star reviews, you shouldn't ever give this company a chance.
