    They have a long list of things you would be denied for in renting with them. I checked them over very carefully and i had none of the denial problems. They don't mention anything about credit score except you can have a guarantor sign with you. Since they didn't seem to care about credit score and i was confident we paid the $100 fee. Within hours we were denied over credit issues. They are so misleading. No one called to discuss anything or offer us a co signer. No one explained how credit can be a denial when it's not in their list of reasons to deny you. They are scamming people out of application money.

    Hi,

    The application fee pays for the service we use to run your credit and background for reference - we do not profit from applications unless an applicant is accepted and moves into our home. We do not have a specific score requirement as it is determined off of all credit factors including but not limited to too many serious derogatory items, balance of non-mortgage accounts is too high, too many recently opened accounts, revolving account balances are too high in proportion to credit limits etc. For our requirements, please see **************************************************************

    If I could give negative stars, I would. By far the worse property management company Ive ever rented from. Inconsistent communication, lack of time management on maintenance issues and the property is not only poorly constructed, but poorly managed. My fridge has been out for three weeks, dishwasher out for 7 months and none of the staff are in the same page to ensure repairs are done. Theyre the worse and I would NOT recommend ANYONE renting from them.

    If I could give negative stars, PLEASE believe me I would! I don't even know where to start! Initially applied for this property with my partner but we were denied, and they stated it was due to credit for one of us. I then proceeded to apply again with another co-applicant. 1 day after applying, I receive an email stating that we were "approved" (Great right?!, NOPE!) Within minutes I receive another email stating that I was "approved" for up to $900. $900!? Mind you NO WHERE in the so called "criteria" for the application process does it stat you can be approved but for only a certain amount. The story gets worse...I then receive a call from the "leasing agent" to coordinate the signing of the lease, moving in, etc. To THEN be told by the leasing agent that unfortunately the amount I was approved for would only enable me to apply for other houses/apartments since the initial one I applied to was more ($1495). But, he couldn't suggest other residences available as there were none for rent for that amount. So with all this confusion, the only help he could recommend is to contact American Ave via email and request for someone to call me. What business doesn't have a phone number to contact?! Why is everything so secretive! When I attempt to email them to request clarification, you know what happens? An automated email being sent stating that my application has already been denied. THEN! The icing on the cake?! I received an email today questioning when I was going to be able to submit the deposit and the holding fee for the property. WHATTTTTT!????? Very unprofessional and clearly there is severe confusion. WHY CANT SOMEONE CALL ME DIRECTLY TO CLEAR ALL OF THIS UP!?

    My roommate and I were notified a house was available. We paid a $50 nonrefundable application fee. For 2.5 days, my roommate and I had to jump through hoops, being continually asked for duplicate or redundant documents. At the end, we were told that while we had been approved, the house we were applying for had never been available to begin with (the explanation changed, first they said it had unexpectedly failed a building inspection, then they said it had been given to an existing tenant). However, the company then tried to sell us on houses other than the one we applied to. Long story shortwe were tricked into spending $50 and a good deal of inconvenience to apply to a house that was never available to begin with. It appears to have been a bait and switch.

    I am a current tenant and have put in over 5 emergency requests for maintenance! Our AC has been out for almost 2 weeks in 90 plus degree weather. My son is a severe asthmatic and is really struggling! I have emailed them repeatedly asking for follow-up on the maintenance requests, so far nothing has been done! They said I was scheduled for maintenance on the July 10th...we waited home all day and no one came. When I emailed (because there is no phone number) to inform them no one showed up, I received an email stating someone came but no one was home!! That is a complete LIE!! We were home all day long waiting on them. I have never rented from a company like this and will never again!!

    Worst experience ever. Scam be aware. The communication with this company has been horrible the entire process. I signed my lease April 2024 and didnt get to move in until the end of May due to a strong dog odor. After that everytime it was an issue Id make a complaint through their portal and theyll send a maintenance man out who only puts a bandaid on the issue. Well the winter time came and I realized the heat didnt work. I put in a request for a work order and the maintenance man told me the heat didnt work because of the gas wasnt turned on. So they didnt tell me until December of 2024 that the house had gas but had me put all the other utilities in my name. I never called the gas company because it wasnt in my budget but they showed up anyways saying some called to have it turned on and I was told by the gas company that I shouldnt have to pay anything. The following April I resigned my lease and May 1 they hit me with 2 bills that stated it was chargeback for the gas thats been on since December. My issue is why send the bill months later after its gotten so high. Also they wont even send me a detailed gas bill from the gas company stating how much Ive used. I havent even used the gas this whole summer but Im still being charged on top of that with late fees. They keep sending emails and text threatening to evict me if I dont pay the bill, mind you I pay my rent on time every month. Do not rent from them. I feel like I was taken advantage of being the fact Im a disabled veteran and now Im at risk of being homeless. Very unprofessional and all about money. Bad business all around zero stars do not recommend

    If I could give this company zero stars I would. My husband is deployed and weve been trying to get me and my daughter out on the lease for this house. 4 MONTHS AND 8 DIFFERENT PEOPLE have responded to us with no progress, no accountability, no phone number to contact, and inconsistent responses. As well as not being able to get our AC fixed in a timely manner. We have two small children who arent sleeping and are suffering from the heat within our home. DO NOT RENT OR BUY FROM THIS COMPANY THEY ARE AWFUL AND A COMPLETE WASTE OF TIME AND MONEY. I do not care to get a generic auto response to this review. I want a real individual to acknowledge this, give me a physical phone number to a real person and fix these issues immediately.

    Moved into a house I found with Zillow by American avenue and havent got keys yet and I have 30 days till my leave is up this property management is a joke moves in here with crown markings on the wall still have sharpie markers on my fridge from when I moved in here they had roaches its crazy that u can only contact via email Im pizzed off about to break down my door to get in my house due to them not giving me keys and me not living in the best area and me being locked out my house cant contact nobody Im ready to go to court over this I was suspected to move in a nice home but this has been the worst experience Ive ever had living in a home with this company very unprofessional.

    This has been the worst experience I've ever had renting a home. The first issue was the $900 non refundable pet fee ($300 PER PET). Then there was the gas charges for the home. The heater is the only thing using gas and that single service can't be canceled. I've shut off the gas access, but we're still being charged about $45 per month for something we don't use. The worst issue is the lack of insulation in the attic and the single pane windows. As it gets hotter, our electric bill has skyrocketed. Last month, we paid $300+ on electric. This month, we paid $530. The next bill is expected to be over $700. We can't afford to live here at these prices. Maintenance is the one that told us about the insulation issue almost 2 months ago and requests have gone unanswered since then. I won't be renting from this company anymore once we're finally able to leave this money sink behind.
