    This company, **************** charges $1 for a property record report and then continues to charge $20 a month subscription without the knowledge or consent of the payee. When I called and asked for any record of a confirmation email of a subscription or recurring charge, they were unable to provide evidence that they ever communicated to me that I would be charged $20 a month, or what service I was being charged for. It is evident company’s entire structure is based on customers not noticing they are being charged, because on their website and when calling customer service the only “service” they provide is cancelling your account. They would only refund me up to 5 months of charges, leaving 7 month worth of fees fraudulently charged and not refunded. That’s 140 dollars. I am a teacher on maternity leave and would love to have that money back.

    The company is called property records ************. The web address ****************.
    I go to the website and there is no address linked to ************ The only reason why I know they are located in *** ***** ** is the transaction on my bank account.
    This company has been charging my bank account monthly from 07/1/2024 to 05/29/2025 for $20. Total to date is $220.00. There are couple of months they have charged me twice.
    I have reached out this company twice in the last three months and was told I would get a refund.
    Each time I called they see that I open an account before 07/2024 and has been closed for a long time. They do not see that my account has been charged for the amount each month.
    This needs to stop. I am also filing a complaint with my bank as well today.

    I requested a property report from this company, which allegedly charged me a one-time fee of $1.00 in October 2024. Today, I was surprised to see a $20.00 charge from them. I went to their website to investigate. Once I signed into my account, I found no options available to cancel my subscription; the only choice was to chat with an agent. After reviewing my email correspondence, I did not receive any notification indicating order a number or that I would be subject to recurring charges. I brought this to the attention of the agent, she claimed that the only way to cancel my account is by calling. Lack of transparency and accessibility regarding account management and cancellation procedures is unacceptable. The agent answered the phone asking, “Are you looking to cancel your account?” I confirmed that I wanted to cancel since I wasn’t aware I even had one. The agent proceeded with the cancellation. I pointed out that I had been charged for several months, she insisted that the charges were disclosed. I reminded her that website reflected it as a one-time fee, she kept claiming that I had signed up for ongoing charges and the information was visible. Upon reviewing my credit card statement, I noticed multiple charges: $1, $7, and $9 on 10/8/2024, followed by a monthly $20 charge ever since. While they issued a refund for today’s charge, I expected a full refund for all unauthorized charges, as this practice is not only deceptive but also undermines customer trust.
    The sole means of communication for the business is through phone, chat, or email. My bank statement includes a phone number and "NM," but lacks a physical address, making it impossible to submit a complaint without location details. I came across a complaint online indicating an address in *** *****, yet it also failed to provide a specific physical address, mentioning only the state. This lack of transparency is misleading.

    I am filing a complaint against *************** for deceptive and fraudulent billing practices. The company advertises access to property records for a one-time fee of $1, but they fail to disclose that providing your credit card information results in an automatic subscription that charges $20 per month without clear consent.


    In August 2024, I used *************** ** obtain property records, believing the cost was only $1 as advertised. However, I later discovered that my credit card was being billed $20 per month for an unwanted subscription that I never knowingly agreed to.

    When I noticed the charges after a few months, totaling approximately $100, I contacted my credit card company. They informed me that the charges were recurring and classified as a subscription service, which I had not knowingly signed up for.

    I then contacted *************** directly. They admitted that the charges were part of a subscription but refused to issue a refund for the unauthorized charges. Instead, they simply canceled future payments while keeping the money they had already taken.

    Misleading Advertising – The website promotes a $1 fee but does not clearly disclose the recurring subscription before charging consumers.
    Lack of Clear Consent – At no point did I knowingly opt into a $20/month subscription.
    Refusal to Refund Unauthorized Charges – Despite admitting it was a subscription, the company refused to return my money.
    Predatory Billing – This scheme preys on consumers by disguising long-term subscription charges under the guise of a cheap one-time fee.
    Requested Action:

    I am requesting that the BBB investigate *************** for deceptive business practices and take appropriate action to prevent further consumer exploitation. I am also requesting assistance in securing a full refund of my $100 in unauthorized charges.

    I originally searched property records on my home and **************** also known as (**************** ** ********************** or ************************ *******
    I agreed for records at $1 on October 13th, 2024.
    Additional charges on October 13th, 2024:
    $7.00
    $15.00
    Additional charge on November 10th, 2024:
    $20.00
    Additional charge on December 10th, 2024:
    $20.00

    At no point was it made clear that they would sign me up for a subscription.
    Since I asked for a $1 report for one property on October 13th, 2024 I've been charged an additional $62.00. I too, did a deeper investigation on the site and came across multiple complaints about this service but with the same or slightly altered name like those in the parenthesis above.

    This business hopes that you never check your statements and once they have your credit card information, will continue to charge you. This is very deceptive and misleading. I would like a full refund of the $62.00 that was deceptively charged to my credit card.

    I thought I was getting a property record from ****** ****** *****. On a government look a like website and paid $9.95. After I paid, there's another window popped up asking for more money, I realized I got scammed. Don't even know who I'm dealing with at the time. propertyrecs.com started to charge me $9.95 every month without my knowledge. I didn't know until August. I disputed the charges and cancelled the card. Got a new card a week later but just found out that they still charge me $9.95 for August. Called them try to solve this problem. No one answer the phone. Sent email did not get a response. On their website, there's one phone number and an email address only. Don't even know where they are until now. Will file charges against them with ********** ****** for unauthorized use of credit card.

    I purchased a single property records search for the stated cost of $1.00 from **************** on 3/22/24. I was then billed $9.95 per month for April, May, June, July and August. I called the company and ****** said that the $1.00 charge was a "downpayment" on the "30 records per month subscription plan". I advised him that that was not listed anywhere on their website and in fact that plan doesn't even exist on their website. He credited me the fraudulent charges and cancelled my "account". To me this seems to be clearly a fraudulent business practice.

    I am rejecting this response because:



    As stated in my original complaint, and confirmed with a screenshot of your pricing page which I sent to the BBB, the pricing page says 1 report $1. However I was surreptitiously enrolled in a subscription which YOUR representative confirmed. The pricing page doesn't even mention this, nor does it have a "30 report per month" option which YOUR representative said I had been enrolled in.

    How many other consumers are you scamming in this way?

    I requested to get a real estate information and was asked to pay $1 for the service. 2 months later I realized I was being charged $20 every month after the initial $1 service. I was not informed on the site that I would be subscribing service and certainly not any sort of such recurring charges. I contacted their customer service and closed my account they told me I was on some sort of package even though I only paid the $1 to use their service. There were no disclosure on their website and there was not email confirmation of any sort informing the service nor the ongoing charges. The company just keeps charging the credit card on the monthly basis.

    I paid $1 on august 11 for a single report, every question on the website led me to believe it would be a one time purchase. however without explicitly telling me so they have opened and account on the website for me and charged me $20 to keep said account open, it was never made apparent that it was a subscription of any kind, not an email reminder or anything.

    i also have a slight security concern as because the site makes an account for you and does not make a password, Anyone! who has your email can login with ease, and seemingly do anything with your account.

    paid the $1 for the service but was then charged $20 at a later time contacted their customer service and closed my account they advised me i was on the bundle package even though i only paid the $1 to use their service no where on their website does it disclose they would charge you extra money after you paid for the report you needed
